业绩符合预期

最新进展
城中城产托(KLCC,5235SS,主板产业信托股)截至12月杪末季,取得3亿4712万8000令吉,或每股净利19.23仙,不过,按年跌44.31%。
末季营业额按年微跌0.71%,从3亿4714万4000令吉,跌至3亿4468万9000令吉。
全年净利年跌21.7%,报8亿8597万1000令吉;营业额年扬0.25%,报13亿4354万6000令吉。
行家建议
扣除重估收益,城中城产托2016财年全年核心净利,虽年跌0.8%,录得7亿1900万令吉,仍分别占了我们与市场预测的99%及95%。
该公司业绩由较强劲的零售营业额和稳定的办公室租金收入所支撑,惟吉隆坡文华东方酒店(Mandarin Oriental)表现较为疲弱。
因此我们稍微下修2017和2018财年净利预测,各下调0.5%。但维持目标价在8.10令吉。
我们相信,酒店业务净利改善、达雅布米大厦(Kompleks Dayabumi)City Point大楼竣工,及潜在的资产入注,将催化该产托评级上调。
不过,股价表现特出后,近期上涨空间有限,因此下调评级至“守住”。

徵税打击旅客流量 KLCC產托冀提升旅游业

(吉隆坡6日讯)KLCC產业信托(KLCC,5235SS,主板房產信托股)认为,政府刚通过的《2017年旅游税法案》预计影响我国旅客流量,酒店业者希望政府將所徵收的税务,用以提升本地旅游业的价值。
旅游发展税是在国会下议院于周三(5日)「停钟」开会19小时內,通过的其中一项议案。KLCC產业信託首席执行员拿督哈欣瓦希在股东大会后的记者会上坦言,隨著国会下议院已经通过法案,徵收旅游税已经是铁板钉钉的事情。
「因此,政府如何利用这笔资金提升我国旅游设施和推动旅游业务,让旅客感到「值回票价」成为最关键的议题。我们也尽力確保旅游税不会对旅客造成太大的负担。」
KLCC產业信託旗下有一些酒店资產,包括市中心的文华酒店。针对將徵收的旅游税率,哈欣瓦希则表示,由于法案刚通过,一切仍待旅游部敲定及通知。
根据《东方日报》日前探悉,旅游部在向国会提呈的旅游税草案中,將落实廉价至各星级酒店每间房每晚徵收2令吉至20令吉不等的旅游发展税。
哈欣瓦希谨慎看待旗下酒店业务2017財政年(12月31日结账)前景。
他进一步说,额外的税务和去年7月份开跑的最低薪金制,都將衝击酒店业务表现。
「在营运环境艰鉅的环境下,我们將维持文华酒店平均房价,並专注保持酒店服务素质。」他预计,基于文华酒店展开最后阶段的翻新工程,2017財政年入住率料持平在47%。
至于办公楼业务,则將在多项长期租借合约的支撑下,趋向平稳。
值得一提的是,KLCC產业信託也正就埃克森美孚大厦(Exxon-Mobil)剩余的40%空间出租一事,与潜在的单一租户展开洽谈。
哈欣瓦希表示,该公司正和一家油气领域科技服务供应商洽商租约。「我们希望在未来1至2个月內,敲定这份租约。」
埃克森美孚大楼原本是由埃克森美孚全面承租;但隨著租约在今年1月底届满,埃克森美孚与KLCC產业信託签署长达18年的租借合约时,仅租用埃克森美孚大楼60%的可租借面积。
另一方面,儘管阿里巴巴进驻大马,以及电子商务逐渐普及化,但哈欣瓦希认为,零售业务仍有利可图,因为大马利用电子商务平台购物的比例仍不高,根据谷歌数据这类销售仅为2%。
「我们將继续留意消费者行为改变,適时地引进或更换购物广场內的品牌產品,以迎合市场的需求。」
他补充,隨著阳光广场每年將有1/3的租户租约届满,该公司將趁此展开品牌重塑计划,譬如將1楼打造成男性高级服饰区。有鑑于此,阳光广场2017財政年出租率预计持平在96%。

办公楼业务逊色
城中城产托首季净利微跌

(吉隆坡22日讯)城中城产托(KLCC,5235SS,主板产业信托股)截至3月31日首季净利,按年下跌3.3%,因为埃克森美孚大厦(Menara ExxonMobil)租约更新及零售租户持续调整。
该产托首季净赚1亿7673万令吉,或每股9.79仙,上财年同季净利达1亿8275万令吉,或每股10.12仙。
同时,首季营业额按年微升0.57%,达3亿3666万令吉。
城中城产托称,由于大马埃克森美孚勘探及生产公司,释放出埃克森美孚大厦40%空间,导致办公室业务营业额及税前盈利略下跌。
“我们与一位潜在租客处于达成租约的最后阶段,以在次季出租埃克森美孚大厦剩余40%空间。”
随着埃克森美孚大厦剩余40%空间将取得长期租约,该产托预计办公室业务仍持稳,而零售及酒店业务则持续面对挑战。
派息8.6仙 委新主席
城中城产托亦宣布派发总值8.6仙的首次中期股息及收入分配,分别是每股3.1仙股息及每单位5.5仙收入分配,皆在6月5日除权。
另一方面,该产托向交易所报备,委任丹斯里莫哈末西迪哈山为新任主席。

长期看俏.短期平淡.KLCC产托财测不变
(吉隆坡23日讯)KLCC产托(KLCC,5235SS,主板产业投资信托组)2017财政年第一季财报表现平平,分析员虽看好长期前景,但短期缺乏新鲜重估因素,维持财测和投资评级不变。
丰隆研究表示,KLCC产托现财政年办公楼业务租金收入可能受埃克森美孚(Exxon Mobil)不再续租影响,但相信大地宏图(Dayabumi)大厦租金调涨和扩建效应将可填补缺口。
“该产托管理层现正与潜在租户洽商承租埃克森美孚留下的空间。”
安联星展研究相信KLCC产托业务将在2020年显著增长,主要是大地宏图大厦资产强化工作上轨,而空置的Lot D1也将在等候合适的租客后开始发展。
整体来看,两大证券行相信KLCC产托在长期办公楼租赁合约,以及具备地理优势的资产扶持下,维持其财测和“守住”评级不变,目标价介于7令吉66仙至8令吉。

2017年8月16日
(吉隆坡15日讯)城中城产托(KLCC,5235SS,主板产业信托股)截至6月杪次季,净利几乎持平,并派息8.6仙。
该公司今日向交易所报备,次季净赚1亿7795万8000令吉,或每股9.86仙,上财年同季为1亿7786万3000令吉或每股9.85仙。
同期营业额则按年微扬0.88%,报3亿3751万9000令吉。
另外,城中城产托也为埃克森美孚大厦寻得新租户,4月起,国家石油是该大厦40%空间的新租户,租赁合约为期3年,可连续更新5次。
累计上半年,净利按年微跌1.65%至3亿5468万3000令吉;营业额按年微升0.73%,录得6亿7417万6000令吉。
另一方面,城中城产托将在10月4日支付每股8.60仙股息,除权日和享有权益日,分别落在9月6日及8日。
展望未来,董事部认为城中城产托全年表现将稳定,归功于办公室租赁长期合约。
不过,零售与酒店领域面临挑战,应该不会明显改善会持续翻新酒店,但对公司整体业绩的影响不大。【e南洋】

零售店办公楼复苏.KLCC下半年料胜上半年
(吉隆坡16日讯)KLCC产托(KLCC,5235SS,主板产业投资信托组)首半年净利虽微挫至3亿5500万令吉,但符合分析员预期;分析员认为下半年料由办公楼与零售带来更亮丽业绩。
年终酒店入住高
联昌研究预期办公与零售,将驱动未来盈利增长,主要是预期零售租户年终假期有更多促销活动,埃克森新租户之贡献,东南亚运动会与观光旅游业蓬勃发展促成文华东方(Mandarin Oriental)有更佳出租率,并抵销酒店的高营运成本。
其酒店业首半年营收按年改善6%,主要是文华东方酒店休闲与餐饮业增长;然而,受高折旧与利息成本所累,酒店业税前亏损达150万令吉。
联昌研究维持KLCC产托盈利不变,认为基于其规模和优越地点,很多办公楼出租为长期性质兼强劲品牌,预料可以溢价交投。
派息稳定
联昌认为,其周息率在稳定盈利和丰厚派息支撑,预料可吸引投资者兴趣。2017与2018财政年周息率约为4.8至5.0%,比较起来是不够吸引力,相比同侪平均5.2至5.5%。
丰隆研究说,长远办公楼租约,埃克森美孚大厦从4月1日起获租出,其中一大租户是国油子公司,显示KLCC产托受主要大股东的支持。
丰隆认为零售和酒店区块则保持挑战,酒店客房维修持续,预期2018年杪才完成。KLCC产托所面临的挑战是,在吉隆坡中央商业区兴建中的新办公楼与酒店拔地而起,这可能对KLCC产托形成挑战。
谈到派息,丰隆认为,第二次中期股息8.6仙,派息率达95%,比2016年次季的92.9%仍高。肯纳格研究则预测今明两财政年派息34.5仙至35.4仙,周息率达4.4%至4.5%。
肯纳格调低今明两财政年财测7%与6%至7亿和7亿1900万令吉,主要是实现之分配收入(RDI)下跌。

(吉隆坡13日讯)城中城产托(KLCC,5235SS,主板产业信托股)在截至9月杪的第三季净利仅微幅下跌,同时派发每单位8.6仙股息。
该产托向交易所报备,净利从去年同期的1亿7822万6000令吉或每单位9.87仙,年跌0.3%至1亿7770万1000令吉或每股9.84仙。
若按税前盈利,该季则取得1.3%,至2亿3305万8000令吉,高于去年同期的2亿3012万2000令吉,归功于强劲的酒店业务贡献,以及零售资产的韧性表现。
营业额则年增3.3%,报3亿4050万3000令吉。
城中城产托在财报中指出,旗下产业投资业务中,办公资产营业额年跌0.3%,而零售资产则上扬3.22%;两者税前净利分别年升0.63%和1.66%。
另一方面,旗下酒店业务的营业额和税前盈利,分别取得年升23.48%和2.6倍。

酒店办公楼支撑.短期欠催化剂.KLCC产业估值不再诱人
(吉隆坡14日讯)KLCC产业(KLCCP,5089,主板产业组)2017财政年9个月财报合格,分析员普遍预期酒店和办公楼资产将成为未来盈利增长动力来源,但相信短期重估催化因素匮乏,当前估值已不再诱人。
仍在探讨收购资产
KLCC产业2017财政年9个月核心净利5亿3240万令吉符合预期,达到MIDF研究全年目标的74%,而第三季核心净收入为1亿7770万令吉,按年和按季下跌0.3%和0.1%,主要是酒店业务表现良好抵销办公和零售业务疲弱表现冲击。
展望未来,肯纳格研究表示,KLCC产业现仍在探讨收购资产,并已获得股东批准10%配股献议,同时管理层也与埃克森美孚更新为期9+3+3+3年的租约,其中埃克森美孚将续租埃克森美孚大厦的60%空间,而管理层也已为其余40%空间鉴定租客。
联昌研究预见在年终假期、埃克森美孚(Exxon Mobil)大厦新租客带来贡献,以及东方文华(Mandarin Oriental)酒店入住率改善下,预期办公和零售业务将成为KLCC产业的盈利动力来源。
丰隆研究认同,称东方文华酒店第三季表现有所改善,主要是东运会拉高入住率,以及餐饮需求增加,而酒店现已落实第二期的客房整修工程,预计在2018年完工。
“我们预见在装修工程竣工,以及旅客增长支持下,未来酒店业务贡献将有所提升。”
但丰隆研究对KLCC产业办公业务前景不甚乐观,认为管理层虽看好在长期办公租约支撑下,未来表现将靠稳,但未来2至3年仍有显著的新增办公空间涌现,不预见办公领域的供过于求问题将在短期解套,因此维持未来财测不变。
整体来看,各大证券行对KLCC产业前景仍心存忧虑,主要是集团凭藉黄金地段、强大的零售资产品牌等因素值得享有估值溢价,但丰隆研究认为在缺乏增长催化下,该股估值与大马政府债券相比已不再诱人。
