KUALA LUMPUR: More regional and national investors are showing interest in Iskandar Investment Bhd’s (IIB) landbank in Nusajaya.
President and CEO Datuk Syed Mohamed Ibrahim said at a press briefing here that there might be some ground-breaking deals in the next two to six months to the tune of RM1bil.
Several Bursa-listed, Chinese, Indian and Hong Kong developers are in different stages of negotiation. A Chinese investor, with Chinese Development Bank financing, is negotiating to build a four to five-star hotel with a gross development value of RM400mil in Medini North, near Legoland.
A renowned Indian resort developer plans to build a low density premium resort in Medini South while a Hong Kong developer is negotiationg to enter a joint-venture development to build mixed residential and commercial developments. This Hong Kong project is still in the preliminary stage.
“We expect interest to pick up as we go along,” Syed Mohamed said, adding that local developers were also considering having projects in Nusajaya.
IIB has close to 4046.9ha in Nusajaya, with Medini taking about 902.5ha.
The thrust of the work done by IIB thus far includes Medini itself which is located between the two causeways leading to Singapore. Themepark Legoland is part of Medini while Educity comprises a further 123.4ha, and Marlborough College 36.4ha.
Medini infrastructures, Legoland the themepark and education-related projects are the three main catalytic projects executed by IIB, which is 60% owned by Khazanah Nasional Bhd, while the Employees Provident Fund and Kumpulan Prasarana Rakyat Johor each has a 20% stake. IIB is responsible for bringing investments into Johor’s Iskandar Malaysia.
Syed Mohamed said another parcel would be carved out for education, currently known as Educity II. The interest in education has also resulted in Raffles University setting up campus in Johor. |

这个标题把Iskandar讲到像是一个神地。。这几年来要不是有反对党在吉隆坡和槟城的造势,屋价的起伏也不会这样大,要是只依靠国阵来发展Iskandar Johor, 那是不够的。。几年后你会发现很多现在刚买屋子的所还银行利息还多过你买的屋价,就后赚到的也只是发展商和银行吧了,刚投资Iskandar Johor 屋的人须谨慎。。 |

谢谢你的分享.... 我相信这里的每一个理智的投资者都不会把Iskandar看成"圣地", 投资者看到的是成为"圣地"的潜能, 跟它现在像不像"圣地"是两回事,没人可以预测得到将来...
近年的屋价大起, 不只是大马的事, 而是全亚洲都在起,然到我们的反对党也在其它国家造势吗???
楼上也有提到,Iskandar的发展很大程度上靠的是私人与外资的推动,政府只负责吸引外资...
我不会惊讶几年后的利息会多过房价,所以几年后的房价也许会更高....
我个人其实蛮喜欢看到反对的意见,几年后到回来看,时间就可以证明一切... |

SINGAPORE: The Singapore and Malaysian governments plan to open a rapid transit link between the city-state and the neighbouring city of Johor Bahru in Malaysia's south by 2018, both governments said in a joint statement on Monday.
"The terminating stations of the (rapid transit system) link will be in the vicinity of JB Sentral, Johor Bahru and in the vicinity of Republic Polytechnic, Singapore," the statement said.
"It is targeted that the RTS link will be operational by 2018. The RTS link will have a co-located (customs, immigration and quarantine) facility in Singapore and another co-located CIQ facility in Johor Bahru so that commuters need to clear immigration only once for each way of travel."
The announcement comes as Malaysia and Singapore officially sealed the Points of Agreement (POA) on Malayan railway land in Singapore.
The signing ceremony took place in Putrajaya, Malaysia on Monday.
Foreign Minister K Shanmugam signed on behalf of Singapore while Malaysia's side was represented by the Minister in the Prime Minister's Department, Nor Mohamed Yakcop.
The signing officially marks an end to year-long negotiations on implementation details that kickstarted following the landmark announcement of the POA breakthrough by the prime ministers of both countries in May 2010.
The joint statement by the prime ministers of Singapore and Malaysia said that preparations for the relocation of Keretapi Tanah Melayu (KTM) from Tanjong Pagar to the Woodlands Train Checkpoint on July 1 are on track.
A joint venture company, called M+S Pte Ltd, and Iskandar JV Company will be established by Thursday.
M+S will develop the four land parcels in Marina South as an integrated development and the two land parcels in Ophir-Rochor, also as an integrated development.
Iskandar JV will undertake two wellness developments in Iskandar Malaysia.
In addition, Khazanah and Temasek will jointly consider other potential developments which are commercially viable in Iskandar Malaysia of up to 500 acres of land, inclusive of the said 215 acres.
Also on schedule is the implementation of the work plan to hand over the waterworks under the 1961 Water Agreement by Singapore free of charge and as a matter of goodwill after the expiry of the agreement on 31 August 2011.
Malaysian Prime Minister Najib Razak and Singapore Prime Minister Lee Hsien Loong expressed appreciation and satisfaction on the work done by the ministers and officials in achieving the historic breakthrough in the POA.
Both prime ministers also reiterated their commitments towards further strengthening bilateral relations.
They noted that the resolution of the POA would pave the way for the two countries to explore new areas of cooperation. |

PUTRAJAYA: Malaysia and Singapore have officially sealed the Points of Agreement (POA) on Malayan railway land in Singapore.
This heralds a new era in bilateral cooperation that includes the development of a rapid transit system and iconic wellness projects in southern Malaysia.
The historic signing on Monday officially marks an end to year-long negotiations on implementation details that kickstarted after the landmark announcement of the POA breakthrough by the prime ministers of both countries in May 2010.
At a short ceremony in Putrajaya, Malaysia was represented by Minister in the Prime Minister's Department Nor Mohamed Yakcop, while newly-appointed Foreign Affairs Minister K Shanmugam signed on behalf of Singapore.
The mood was jovial between the ministers and they expressed optimism that the signing will usher in a new era in bilateral cooperation.
Mr Nor Mohamed said: "It's a very happy day. It's a new beginning for us in cooperation in attracting investment. It's excellent for both countries. We are confident this is a new beginning for good cooperation and plenty of investments. Certainly, not only Iskandar will do well but the whole of Malaysia will do well because of confidence factor in attracting foreign investment.''
Mr K Shanmugam said: ''It really takes the relationship to a different level. It's win-win....for both countries and promises much more. In that sense, in every sense, it's historic moment.''
Already, Singapore's investments in the southern economic region of Iskandar have tripled to over US$1.2 billion since May last year.
Under the land swap arrangement in the written instrument signed on Monday, Malaysia was given four parcels of land in Marina South and two more in Ophir-Rochor in exchange for giving up Malayan railway land in Singapore.
A 60-40 joint venture company, called M+S Private Limited, will be set up between Malaysia's Khazanah and Singapore's Temasek to undertake the development of the land parcels in Singapore.
Another 50-50 joint venture company will be set up to develop two iconic wellness projects in Iskandar Malaysia.
Mr K Shanmugam said: "This is a very substantial commitment, this is the first 215 acres; also, don't forget the projects in Singapore which are going to be (worth) billions (of dollars); it's a very significant start.''
Under the agreement, both countries also undertake to improve connectivity by expanding the rapid transit system (RTS) from Singapore to Johor Bahru by 2018.
A joint technical group is targeting to call the tender for a consultancy study on the RTS link by the fourth quarter of 2011.
Malaysia and Singapore are also working towards resolving their differences over whether development charges are payable on three parcels of railway land in Tanjong Pagar, Kranji and Woodlands. This has been referred to the Permanent Court of Arbitration.
Separately, as a gesture of goodwill, Singapore will be handing over the waterworks to Malaysia free of charge and in good working order after the expiry of the 1961 Water Agreement. A ceremony will be held to mark the event on 31 August this year. |

看来MRT East-West line, 只extend到Tuas而已,不会cross border...可惜!!不过也大大减短johor-spore的来回时间。。。

The Straits Times understands the line will be part of the East-West Line’s forked Tuas extension – a 14km above-ground stretch on which work could start in the second half of next year, and be completed in 2015.
The branch leading to the Second Link will be completed first, with the other branch leading to the factories in Tuas South to follow, said sources.
Engineering drawings done last year show the line continuing westwards from Joo Koon station towards the Second Link, with four stops along the way.
The plans call for a rail viaduct rising 20m above ground, about twice the height of current elevated MRT tracks. This, an MRT first, will take the track above the Ayer Rajah Expressway/Pan-Island Expressway intersection.
At some point, the rail viaduct will run along a road viaduct – another first.
The Transport Ministry said alignment of the extension has not been finalised, but confirmed that a stop will be sited near the Second Link.
It ruled out extending the East-West line to Johor from the Second Link station.
Plans for a cross-border metro extension, to be ready in 2018, were announced in May by Prime Minister Lee Hsien Loong and his Malaysian counterpart, Datuk Seri Najib Razak.
But observers say that because plans are for the extension to stop at Tanjung Puteri in Johor Baru, the line across is likely to be launched from the Woodlands station, not the Second Link.
Industry watchers said having an MRT line to the Second Link is crucial, even if it is not extended across the border.
Dr Lim Wee Kiak, who chairs the Government Parliamentary Committee for Transport, said the Second Link station offers commuters an alternative if the Causeway checkpoint gets too crowded.
For Resorts World Sentosa (RWS) spokesman Robin Goh, having an MRT station at the Second Link – and as soon as 2015 – may well translate into more Malaysian customers visiting the resort, principally, its casino.
He said a station there will attract more free-and-independent travellers, who now make up about half of the visitors to RWS. As it is, 20 to 30 bus-loads of Malaysians now go there on an average weekday, ‘and a bit more on weekends’, he said.
Sources said the Second Link stop could also be a train depot for future MRT lines that connect to the East-West line’s western tip.
Transport researcher Lee Der Horng of the National University of Singapore said, however, that to maximise the potential of a station at the Second Link, it will be critical to provide connectivity on both sides, ‘so travellers will not end up in the middle of nowhere’.
On this front, a bus terminal for cross-border services could possibly be sited near the Second Link station.
Mr Sebastian Yap, the spokesman for the Executive Bus Agencies Association, said talks on moving the interstate bus terminal in Lavender Street have been going on for years now.
The recent announcement to set up a Downtown Line station in Jalan Besar has given added impetus to move the bus terminal out, given that the urban development around the station will need to be maximised.
But Mr Yap thinks Tuas is not the ideal new location.
Saying the association preferred Boon Lay, he said: ‘A good terminal service is all about connectivity. Besides the MRT, we need taxis as well as public buses.’
Those working in Tuas are thrilled at the prospect of an MRT extension there.
Mr Mike Leong, a 30-year-old Malaysian who works at Daimler’s logistics centre in Tuas and spends four hours each work day travelling between home in Johor’s Gelang Patah and his workplace, is looking forward to a shorter commute.
Packed buses ferrying Malaysians enter Singapore via the Second Link daily and head for the Jurong East MRT station, from where company buses pick them up and drive them westwards again to Tuas. It is a circuitous trip which Mr Leong thinks ‘wastes a lot of time’.
Raffles Country Club vice-president Lek Seow Yam said an MRT extension to Tuas would make it easier for businesses there to fill positions.
He said: ‘It can be difficult to find people who want to work in Tuas because of the distance. An MRT line would also encourage more people to patronise the F&B places there.’
NUS’ Dr Lee suggested that the Tuas extension could include Nanyang Technological University (NTU).
‘If we can provide an airport extension, I see no reason why the MRT cannot be extended to NTU,’ he added.

Tuas Link MRT Station

Tuas Link MRT Station (EW33) is an elevated Mass Rapid Transit station on the East West Line, under the Tuas MRT Extension project in Singapore. When opened, it will replace Joo Koon as the western terminus of the East West Line.
It was first announced on 11 January 2011 by Transport Minister Mr Raymond Lim in a speech while visiting Bedok MRT Station when new platform screen doors opened there.
To be completed by 2016 and benefit an estimated 100,000 commuters daily, it is expected to be connected to the Second Link and Tuas Bus Terminal, thus having the possibility of having international trans-border services en-routing to terminate at the bus terminal instead of the current Jurong East Bus Interchange.
Trains can head straight to the Tuas West Depot after the station.
The livery of the station may be green.

新加坡和马来西亚双边关系继续强化,两国政府也将携手合作在柔佛海峡两岸同时进行房地产战略性投资。
我国淡马锡控股公司与马来西亚国库控股(Khazanah)昨晚联合发表文告宣布成立两家联营公司,分别发展在新加坡和马国依士干达特区(Iskandar Malaysia)的综合发展项目。
淡马锡控股与国库控股的这两项合作计划是李显龙总理和马国首相纳吉于去年5月举行会谈时所达成的协议。
由淡马锡控股占40%股权,国库控股占60%股权的马新私人有限公司(M+S Pte Ltd,之前称为M-S Pte Ltd),将共同开发位于新加坡滨海南新市区及奥菲亚-梧槽路的六块优质地段。
位于滨海南的四块地将用于发展综合项目,联营公司已委任国库控股的间接独资子公司马友乃德置地( UEM Land)和淡马锡控股间接独资子公司丰树投资(Mapletree Investments)联合负责项目的发展和行销。
至于奥菲亚-梧槽的两块地则将发展另一综合项目。这个项目的发展及行销则由马友乃德置地和淡马锡控股另一间接独资子公司嘉德置地(CapitaLand)负责。
这两个发展项目将建有办公楼、住宅、酒店和零售商店等,可建筑面积约50万1020平方米,总发展价值(gross development value)高达110亿新元。
与此同时,淡马锡控股与国库控股也将成立各占50%股权的联营公司Pulau Indah Ventures,联手在依士干达特区发展两个总值估计约30亿令吉(约12亿新元),可建筑面积达136万5675平方米的商业项目。
两家公司昨天联合发表文告透露,它们自去年5月起便开始寻找适合发展项目的地段,如今已锁定两块地段,一块在美迪尼北(Medini North),另一块在美迪尼中(Medini Central)的文化遗产区。

联营公司有意在这两块地段发展服务公寓和企业培训中心,另外也计划供其他商业、零售、住宅及与保健服务有关行业作发展的用途。
文告说:“国库控股和淡马锡控股目前正同潜在合作伙伴及不同项目的业者进行讨论与磋商,以充分发挥这个地点的商业潜能。”
两家公司已在今年第一季度展开相关规划与设计工作,目标是在五年内完成第一阶段的发展。
美迪尼区的发展概念是把东方文化、历史及建筑风格和最新科技、世界级物流及安全系统结合为一体。美迪尼北的现有项目包括乐高积木乐园(Legoland)、乐高酒店、时尚购物商场和鹰阁美迪尼医院。附近的其他设施包括公主港家庭娱乐中心和教育城等。
国库控股董事经理阿兹曼·莫达(Azman Hj Mokhtar)说:“国库控股自2006年便开始参与发展依士干达特区,现在淡马锡控股的参与,将极力配合依士干达现有及未来的发展计划,并增加依士干达发展的动力。”
淡马锡控股执行董事兼首席执行官何晶也对两国的合作项目表示有信心。她说:“我们很幸运能得到马来西亚的马友乃德置地和新加坡的丰树和嘉德置地等主要房地产公司的高度专业的支持。”
嘉德置地昨晚也发表声明指出,它的首席营运总监林明彦将负责带领几个主要的跨商业部门项目。 |

你问的问题,基本上没有人会回答你,因为未来的事情没有人懂;如果你说会不会成为另一个MSC cyberjaya那样,也没有人懂;
可是如果说投资,请问你是指什么的投资?房地产?如果是房地产可能你得等很久,因为新山房产整体来讲“还没有”像KL或者PG那样成熟,如果你要投资也可以,这里有个活着的例子就是我们的jason版主(前提是你也深谙投资道理);
如果说基础建设投资(educity, legoland),投资家全部都是外国投资者,所以你说的白象,他们的risk比你还要大几千倍甚至几万倍到;
如果说政府花钱的地方,大概就是建了N多条路,而且每条都是dual不然就是triple lane;还有新的行政中心(已经建好的了,也最好自己去看);
最后,lz这个贴整10几面全部都是讲iskandar,你如果勤劳一点就自己爬贴,在不然就是自己开车进去iskandar走一走![](static/image/smiley/default/handshake.gif) |

所谓的“私人界”,很大程度上都是一些官联企业。只要需要动用到政府的拨款或注资,同样的一套是可以用在 Iskandar 的,尤其是那些基建工程。 |
