马顿与买家达协议 迟收3209万售地款项

(吉隆坡9日讯)马顿(MALTON,6181,主板产业股)子公司LayarRaya,与土地买家Fame Action达成协议,延迟收取总值3209万令吉的售地款项。

该公司向马交所报备,双方于去年12月9日,签署买卖合约,Layar Raya以3566万令吉,脱售位于蕉赖乌鲁冷岳,面积达10.3542公顷土地给FameAction。

Fame Action是上市公司环球东方(GOB,1147,主板产业股)的子公司。

此外,延长付款期间,Layar Raya将依据双方签署的买卖合约,向Fame Action征收以年利率8%计算日息。【南洋网财经】

马顿正在发展50英亩位于Kinrara,Bukit Jalil地段,GDV发展总值为42亿(hohup出地malton负责建)
马顿可以得到42亿中的82%的营业额,Hohup得到18%

Pavillion II的 net lenttable space是2百万方尺
大过目前的Pavillion Bukit Bintang
Pavillion Bukit Bintang net lettable space才1.3million sq ft 总市值就有40亿

将来Pavillion II 如果上市成REIT总市值应可超过40亿
如果再加上Pavillion II周边的酒店公寓计划和马顿在槟城Batu Kawan 300英亩土地未来的发展价值。

母股顯著上漲 憑單平平只因估價高

如果一家上市公司的股票在過去一年股價漲了超過3成,而該公司又有一項槓槓比率不俗的憑單,很難會想像到這項憑單的表現不僅比母股差而且幾乎還要虧錢。這種情況就發生在產業發展公司馬頓(MALTON,6181,主要板房產)的股票和憑單。

在2013年8月底,馬頓的母股價錢只有78.5仙,它的憑單價錢是38.5仙。在1年后的今天,馬頓母股已經上漲到1.03令吉。不過該公司的公司憑單在這個期間的價錢保持在39仙左右。

業績不俗缺乏驚喜

既然憑單是一種有槓槓性的產品,買憑單的朋友,就是寄望它能夠比母股提供更好的回報率。可是上述例子卻令買馬頓憑單的投資者大失所望。

為什么會如此呢?馬頓憑單又不是即將到期的那種。它其實還有接近4年才到期。問題其實出現在馬頓過去的估價有點過高。

參考一年前馬頓母股和憑單的價錢,當時馬頓憑單的溢價高達接近70%,其引伸波幅則是約50%。當時馬頓的價位還比1令吉低不少,而每個價位波動的百分比比現在超越1令吉后來得高。這意味馬頓母股的歷史波幅因價格變動百分比高,而也相對來得高。

反觀目前超過1令吉的馬頓母股歷史波幅,已沒有之前那么高而跌到30%左右。

馬頓母股雖然漲幅不算低,但是去年馬頓憑單投資者所預期的漲幅可以說是50%,但母股僅漲了30%。這可解析為何馬頓憑單的幾乎沒有上漲。

到了現在,馬頓母股在1令吉以上的投機性已沒有以往那么強了。馬頓憑單目前的估價已經回調到比較合理的水平。

可是如果馬頓母股現在進入穩定成長期,現有憑單的估價或許還不算低。

(吉隆坡31日訊)馬頓(MALTON,6181,主要板房產)執行主席拿督林曉春料將合理化旗下私人資產,包括將白沙羅城中心(Pusat Bandar Damansara)全數房產注入馬頓。

根據財經週刊《Focus Malaysia》 引述消息報導,同是柏威年產托(PAVREIT,5212,主要板產托)主席的林曉春,預計會將白沙羅城中心發展總值約30億令吉再發展工程,于年底注入馬頓。

“這項注資活動估計以轉換股票方式進行,最終林曉春將增持馬頓股權。”

這是林曉春通過馬頓整合白沙羅城中心資產大計劃的一部分,但不排除未來會將白沙羅城中心旗下辦公樓和商場注入柏威年產托,而林曉春兩夫妻共持有該產托37.45%股權。

目前林曉春持有馬頓37.9%股權,或通過私下配售為再發展工程集資數十億令吉。報導指該公司已委任經紀執行企業活動,料集得約4000萬令吉資金,每股配售價為1.10令吉。

有消息指機構投資者看好馬頓,但基于股價波動而無法購得一筆顯著股權。

Malton top regional pick in property sector

PETALING JAYA: The Malaysian property sector will remain “overweight” for the third quarter of the year with key drivers being stronger gross-domestic-product (GDP) growth for 2014 and upcoming infrastructure developments, said RHB Research.

Its analysts said the third key driver was the front-loading of big-ticket items ahead of the implementation of the 6% goods and services tax (GST) in April 2015.

Maintaining their sector rating, the analysts said concerns of a rate hike should have already been discounted by the market.

“In line with our expectations, property sales generally recovered from the first quarter. The weak second-quarter results were not a surprise as developers typically report stronger earnings in the second half,” they said in a regional real estate research report yesterday.

RHB’s analysts said their regional key stock ideas were Malton Bhd and Indonesia’s Modernland.

They said Malton would enter a new phase of earnings growth, with its financial year 2015 (FY15) earnings set to be underpinned by RM470mil unbilled sales and RM410mil construction contract value.

Adding that Malton had a compelling re-rating angle, they said that its Bukit Jalil City project would be a major turning point while new launches this year would drive FY16 earnings.

RHB Research’s top buys for the Malaysian property market are Sunway at a fair value of RM3.60, Tambun Indah (RM3) and Matrix Concepts (RM3.80).

Maintaining its “neutral” sector rating on Indonesia, the analysts said demand for mid-range property priced in the 500 million rupiah to below 2 billion rupiah per unit range would remain robust.

With an increase in debt level, they expect changes in capital structure as new mortgage regulations could impact the collection period/cashflow.

RHB Research also maintained its “overweight” call on Singapore, with the REITs sector outperforming the broad market as it provided a total return of 13.5% against the Straits Times Index’s total return of 7.9% on a year-to-date basis.

Its analysts continue to see an upcycle trend within the sector given favourable demand-supply dynamics within subsectors such as commercial, retail and industrial.

Following a 30% quarter-on-quarter rebound in second-quarter results and a 58% surge in presales, RHB Research has upgrade its sector call on Thailand to “overweight” from “neutral”.

Its analysts said growth drivers included stronger forecasted GDP growth, less stringent lending measures from mid-2014, a low interest rate environment with a policy rate of 2%, and a a 20% higher budget for the nationwide infrastructure plan worth 2.4 trillion baht.

Meanwhile, they expect the property oversupply issue in Hong Kong to worsen in the second half as developers generally have 20-30% more saleable projects to be launched.

Imposing a “neutral” call on the sector, they said the China developers came out with disappointing interim results, adding that margins were down while net gearing and inventories were high.

传林晓春招2外资 重建白沙罗市中心

(吉隆坡27日讯)消息指,丹斯里林晓春正与霸菱亚洲(Baring Private Equity Asia Group)和卡塔尔投资局协商中,一同发展重建白沙罗市中心(Pusat Bandar Damansara)。

《The Edge》财经周刊报道,林晓春通过Impian Ekspresi投入巨资重建的白沙罗市中心规模庞大,发展总值高达30亿令吉,因此正寻找外资合作伙伴“撑场”,相信洽商对象不仅这两家外资。

消息人士透露,林晓春希望外资伙伴,能收购Impian Ekspresi的股权。

白沙罗市中心的重建计划,包括办公楼、服务式公寓、酒店和零售店面。

计划再度更改

据悉,林晓春希望霸菱亚洲投资在零售广场和办公楼部分,而卡塔尔投资局可投资在广场或服务式公寓。

若成功与卡塔尔投资局合作,这会是双方第三次合作参与大马大型计划。

看好白沙罗市中心 林晓春斥逾十亿购地

二零一四年十月十八日 晚上七时十一分
(吉隆坡18日讯)根据全国产业资讯中心的数据显示,在截至2013年底,巴生谷的办公室面积总计约1亿1000万平方尺。不过在产业疲弱的环境下,富豪丹斯里林晓春(图)正在出售白沙罗市中心(PBD)的办公室单位,每平方英尺平均售价1500令吉,并胥视楼层位置、风景和其他细节而定。

在一项私下产业预览中(只能通过邀请参与),林氏经已有效地展开收复超过10亿令吉的投资过程。

现年53岁的林晓春是马顿有限公司(MALTON,6181,产业组)执行主席,以及柏威年实业信托(PAVREIT,5215,实业投资信托)的主席。他在PBD已拥有9.5英亩土地,目前与雪兰莪产业有限公司(SPB,1783,产业组)洽购后者在该处的第2幅面积达6.34英亩的土地。雪兰莪产业是PBD的原本业主兼发展商。

若交易能顺利进行,林氏则合共拥有15.84英亩的土地。而雪兰莪产业则持有另外两块共达13英亩的土地。

林氏以每平方尺1500令吉出售位于PBD的办公室单位,而该单位的每平方尺租金是8令吉,因此每年的租金回报率约为6%。上述租金率相等于吉隆坡市中心的办公室租金率。

双峰塔的租金率是每平方尺介于12至15令吉。在被林氏收购前,大部分的PBD办公室租金每平方尺仅4至5令吉。

随着PBD成为高档商业区后,有产业顾问指出,如果林氏可以成功出售旗下的办公室单位,这将是一个奇迹。

但是,有房地产专业人士称,他在2006年脱售位于与吉隆坡柏威年同一地点的柏威年商业大楼时,每平方尺仅1000令吉。

有产业顾问认为他的叫价太高了,因为在2004年,KLCC控股有限公司卖出Binjai On-The-Park时,每平方尺售价只是1000令吉。

脱售柏威年的商业单位,对于林氏来说,是一项成功的创举。

林氏对PBD产生兴趣始于数年前觊觎该处9.5英亩土地而起。为争夺该幅土地,他与柔佛机构有限公司(JCorp)进行一场法律诉讼。

其后,双方庭外和解,柔佛机构以上述地段向林氏来换取5亿5000万令吉现金以及位于PBD的两批合共26万6668平方英尺未来将要发展办公室单位的空间。

不久后,柔佛机构将首批总值达1亿4000万令吉的18万6668平方尺未来将要发展的办公室单位空间,向马顿交换位于八打灵再也的V 广场及964个泊车位。因此,马顿取得PBD相当于1亿4000万令吉的重建空间权利。

兴业证券研究行于9月2日在一份2014年报告中透露,马顿拥有选择权将PBD的办公室单位,从2014年11月起的4年内,以每平方尺售价825令吉分阶段提高至1050令吉卖给林氏。

交换完成后,柔佛机构在重建PBD时,只剩下8万平方英尺的可发展办公室空间。根据上述的报告,鉴于V广场的1亿4000万令吉的价格标签,这意味着该可发展办公室空间值6000万令吉,或每平方尺达750令吉。

第2次购买

今年3月,林氏通过Jendela Mayang私人有限公司再次前来收购。这一次,他的兴趣是6.34英亩的土地。他建议以总值4亿5000万令吉或每平方尺1628令吉向雪兰莪产业购入上述土地。

在9月30日,雪兰莪产业向马交所公布,旗下数家子公司已与Jendela Mayang订立出售该地段的买卖协议。

该幅土地,原先用作停车场,已独立估价达3亿令吉,或每平方尺1086令吉。这意味着林氏付出比其估值多出50%。

据资料来源说,在土地估价方面,这个概念被称为婚姻价值。买家愿意支付超过土地的实际价值,因为上述土地的旁边是他之前所购入的土地。一旦合并后,林将有共达15.84英亩的地段,这给予他有更多空间来发展。

另一个更重要的因素也随之而来,就是涉及公共铁道交通的连通性和可达性。

第2次购买的土地是首次购买土地的“门户”,因为PBD捷运系统或地铁站将在上述地段内兴建。这对林氏来说是无疑是锦上添花。

雪兰莪产业在2014年3月3日称,林氏通过旗下子公司Bungsar Hill私人有限公司,目前在该幅土地内,为PBD地铁站的出入口,承担设计及建造工程,让公众可利用该通道进出地铁站。

Bungsar Hill和地铁机构之间的协议于2013年5月2日签署,该子公司也在上述土地内,负责设计、建造和提供停车场设施予巴士、的士、私家车、货车、摩托车以及单车使用。

由于第2次购买的土地可连接PBD地铁站,这有助改善之前在毗邻购入土地的价值。估计首幅土地的购入总值高达7亿5000万令吉,包括现金支付柔佛机构5亿令吉、资产及办公室空间交换价值分别达1亿4000万令吉和6000万令吉,以及与斥资介于4000万至5000万令吉向20名业主收购它们在PBD的其余办公室空间。

连同第2次收购的4亿5000万令吉,但仍有待捷运公司放行,他预计在PBD花上逾10亿令吉的投资。

马顿首季净利飙272%

(吉隆坡17日讯)马顿(MALTON,6181,主板产业股)截至9月杪首季,净利飙涨271.87%,达1510万9000令吉,或相等每股3.55仙。

根据文告,上财年首季净利为406万3000令吉,或每股0.97仙。

马顿表示,虽然Jaya14工程完工后,促使建筑和工程管理业务盈利见跌,但总值3570万令吉的土地脱售案完成,成功激励业绩表现。

当季营收取得22.48%增长,从9110万7000令吉,提高至1亿1159万1000令吉。【南洋网财经】

现财政年推12亿新产业 马顿业绩有望刷新

(吉隆坡21日讯)马顿有限公司(MALTON,6181,产业组)将在截至2015年6月30日止财政年度,推出3项总发展值达到12亿令吉的新产业。透过这些新推介成为催化剂,马顿放眼在现财政年超越2014财政年的收益和净盈利成长水平。

企业融资董事黄志杰(译音)透露,这些计划包括35亿令吉武吉加里尔城市计划第2期,这也是与和合建筑有限公司(HOHUP,5169,建筑组)在一幅50英亩土地的联营发展。

“我们将在2015年首季杪推介约4栋或525单位的服务公寓。它也将拥有38个。这阶段的发展预测总发展值为6亿令吉。”

马顿也将在其于班底打南推介Nova Pantai计划的400服务公寓单位,发展值4亿令吉。整项总发展值9亿令吉的计划,拥有1140服务公寓和280可负担公寓。

与此同时,该公司将启动在安邦的Ukay Spring计划,包含半独立和排屋,发展值共1亿8000万令吉。

黄志杰称,这家由富豪拿督林晓春控制的建筑暨产业发展商,在截至2014年9月30日止首财季的业绩,显示它正朝突破2014财政年数字的道路上前进。

在上述季度,马顿的净盈利暴增逾3倍至1511万令吉,比较2014年首财季只有406万令吉;而营业额也提高22.5%至1亿1159万令吉。不过,上述数字也获得完成以3570万令吉脱售土地的局部推动。

在地库扩充方面,黄志杰表示,该集团‘相当满意’其现有超过600英亩的地库,因此不会太积极物色收购更多。

“收购地库现在并不太紧急,因我们拥有足够土地保持我们未来10年的忙碌。我们更专注于完成我们现有的计划。”

在马顿的地库中,200英亩是位于柔佛边加兰,该地区已被指定为马来西亚来临区域石油与天然气中枢。该柔佛地段的总发展值达5亿令吉。

黄志杰透露,马顿计划在当地着手一项城镇发展。首阶段发展将可能在2016财政年包含销售60单位双层店屋。其余地段则计划作为住宅和商业发展用途。

马顿也曾于2012年购入槟城峇都加湾300英亩租赁地。该地段位于槟城第二大桥出口附近。

黄志杰指出,峇都加湾地段将在未来10年展开发展,但任何发展将只会在2016财政年才开始,胥视监管当局的批准而定。

筹4000万营运开销 马顿建议私配4000万股

(吉隆坡28日讯)马顿(MALTON,6181,主板产业股)建议,私下配售最多4000万新股,筹资最高4000万令吉。

马顿文告指,将在未来半年,分批发出上述私配股给第三投资者,至于投资者身分和发售价,则在稍后公布。

假设发售价为每股1令吉,马顿则可筹得4000万令吉。

公司计划把当中一半偿还银行贷款,其余一半则是营运资本和上述活动经费。

马顿指,私配新股可在不增加利息成本下筹资,并可贡献未来盈利和推动业绩增长。【南洋网财经】
