帝億成功置地 秉持“可持續性”發展迎未來

房地產發展商將在今年和明年持續面對挑戰,但帝億成功置地通過推介位于策略性地點的發展計劃,料2017財年銷售額仍可維持約3億令吉。

帝亿置地放眼3亿销售
2017年2月25日
(吉隆坡24日讯)由所推行的商业策略支撑,帝亿置地(TITIJYA,5239,主板产业股)放眼2017财年总销售额能取得3亿令吉。
帝亿置地董事经理丹斯里林顺平今日接受媒体访问时说:“我们有信心可以实现目标。”
次季赚2040万
此外,通过与战略伙伴合作,能有效管理公司的营运资金。
尽管房市进入盘整期,但林顺平认为,公司可利用未来地库和即将推行的发展计划,增加公司价值。
截至去年12月杪次季,帝亿置地净赚2040万令吉,比上财同季的1760亿令吉,按年增15.91%。
由3Elements发展项目、H2O计划,及Embun项目推动净利增长。
不过,营业额则按年跌30.48%,从1亿530万令吉,跌至8070万令吉。
林顺平冀望,通过持续的销售和现有项目的进展,截至2017年6月杪的业绩能取得令人满意的表现。【e南洋】

林贝芳:女性担大旗靠能力靠能力
在传统企业上,男性一般担任重要职责及有决策权,但随着时代进步,女性角色也逐渐吃重。
首相拿督斯里纳吉希望上市公司可以提拔更多女性首席执行员,将比例提高至30%。因为董事部结构越多元化,越能带来不一样的火花,为市场创造不一样的活力。
不过,根据人才机构(Talent Corp)调查显示,截至2015年,在大马交易所首100家上市公司的董事会中,女性仅占14%的席位。这个数字距离30%的目标,仍有一定的差距,到底女性适不适合担任重职?而在上市公司任重职的女性,又是怎样看待?
“太子女”也得从低做起
帝亿置地(TITIJYA,5239,主板产业组)执行董事林贝芳表示,时代进步,女性在职场担任的角色并没有局限,因为许多职业,原本只由男性担任,但近年来已经有女性担任。
她举例,工程师及绘测师,这类理工色彩较重的行业,已经越来越多女性从事这类工作,甚至部份建筑工程的工头,也由女性出任。由此可见,性别不再是主要考量。
“以前的印象,修读工程师必定是男性,但是现在已经看到很多女性工程师了。”
林贝芳认为,现代职场比起过去,赋予女性有更多成长空间,职场升迁的机会,取决于技能,大于性别。不过,要担任公司要职,还是得取决于能力。
以她本身为例,虽然大学毕业后直接到帝亿置地任职,当时没有因“太子女”身份直接空降至高层部门。
帝亿置地由丹斯里林顺平创办,林顺平是林贝芳的父亲。
“我从低做起,开始时是在会计部,然后市场部、产业发展部及各个部门,前后四五年,了解各个部门的运作,过后才被升任至现有职位。”
2012年,林贝芳升任为执行董事。
父亲
最好的指路灯
在职场上,没有人能一帆风顺,面临挑战之时,父亲就是林贝芳最好的“指路灯”。
“父亲是一个很镇定的人,有问题的时候会反问你:怎样?现在问题出现了,你认为要怎样解决?”
“他给我的感觉,好像天掉下来也不用紧。看到他如此镇定,犹如打了“强心剂”,我们也比较放心,想方设法去处理。”
林贝芳说,值得称赞的是,父亲会给意见,但不限定两姐弟处理事务的手法,从而得以发挥及获得更多经验。
“从父亲身上,我领悟到:作为一个领导人千万不可以恐慌。毕竟事情发生,就只能坦然去面对。何况,当你知道背后有人在支持你的时候,你自然就定下心了。”
林贝芳表示,父亲给他带来最大的影响,应该就是处事不惊及广结人缘。
“父亲待人处事非常谦虚,不会因为职业地位不高而不结交,因此有不少朋友,有些情谊甚至长达20多年。”
她记得父亲曾经说,年轻时常常到政府部门处理文件手续,因而结识不少朋友。
“有些朋友在当时只是跑腿(office boy),但父亲仍与他们真诚结交。随着时间过去,一些能力较强的朋友,在相关部门也升任至较高的职位。一旦面对程序上的问题,可以向他们请教,办起事来少走很多冤枉路,自然提高了效率。”
她说:“父亲人脉极广,让我了解到,对待朋友必须真诚,因为这些朋友日后可能是你的贵人。”
互动沟通
尽显诚意
林贝芳表示,父亲学历只有小学五年级且不谙英文,但这些并不是障碍。
她说,业务上有些工作需要与不同人接触,若对方不谙中文,父亲仍坚持亲自与对方洽谈业务,尽量不使用翻译。因为父亲觉得,只有亲自交谈,才能让对方感到诚意。
“父亲洽谈业务,虽然掺杂了英文和马来文,有时还加上身体语言,双方仍可以愉快的沟通。”
她补充,大学时期,父亲去澳洲看望她时,在街上闲逛时都不需她陪同。
“20、30年前,父亲在澳洲或英国等地出差时,不受语言障碍影响,反而四处游走。”
她说,父亲勇于探索、镇定、真诚待人等等的精神,对她影响深远。
设基金会
援助学子
林贝芳说,虽然父亲学历不高,但极度重视教育,常年活跃于华校团体,经常捐款。
“父亲遗憾受教育不多,因此现在尽量给予帮助,例如赞助学生爱心午餐。学生空腹上课,将无法集中精神,但填饱肚子后自然不会分心。”
林贝芳表示,父亲经常说,人在成功以后要回馈弱势群体,因为施比受更有福,未来自己也可能是受惠的一群。“这样的想法,影响我们两姐弟。”
林贝芳说,为了让慈善活动持久下去,公司在2014年设立了基金会,以慈善为目标,希望可以协助更多学子。
父亲放手
更好发挥
帝亿置地早期发展的项目,以巴生一带有地产业为主;但首个高楼产业,却出自林贝芳之手。
林贝芳说,父亲希望在经营企业上有不同的突破点。10年前她刚进公司,当时公司在梳邦买了一片地。
“父亲希望该产业项目带有年轻色彩,所以全盘由我负责,当时我不足30岁。”
林贝芳表示,当年她打算产业展示厅以全白色呈现,询问父亲意见但他回应:“小事不要问我”,让她有更好的发挥。
“当时大概花费了几百万令吉,当然该产业项目也获取了盈利。”
林贝芳说,该产业项目E-tiara是公司首个巴生以外的项目。
陪谈生意
耳濡目染
在80年代时期,彭亨政府寻找承包商打造福隆港项目,林顺平承包了该计划。当时,通往福隆港的道路相当崎岖。
林贝芳与弟弟林保忆经常陪同父亲到福隆港,童年的家庭日就这样度过。在耳濡目染的情况下,播下了两姐弟以后会接手家族企业的种子。
“小时候,父亲在福隆港工作,我们就在那边玩耍,长大了就陪同父亲出席各种相关活动。小时候在巴生吃肉骨茶,父亲与友人商谈产业发展事务,经常听到的内容都是发展、发展、发展。”
“即使父亲没有规定要我们接手生意,但我们已经认定了会走上产业发展的道路。何况,我比较喜欢这一行。”
寻平衡点
减少冲突
询及会否忧虑与弟弟不和,进而可能发生争权事件时,她表示,两姐弟一起长大,为了公司发展,即使有争执也不会闹得不可开交。
“我们两姐弟经历过穷苦,对物质没有看得非常重。”
她说,有些事情需要不同的角度,才能提供更中肯的意见。两姐弟各司其职,让公司业务走得更远。
“当然,在业务上看法,双方必须找出一个平衡点,就看谁被说服退让。家族生意会争吵,通常都因为金钱,但我们更注重家庭关系。”
提及产业领域放缓,林贝芳表示,这是该公司目前所面对的挑战。
“银行收紧贷款条件,以致想买产业的人无能为力,因此公司将调整策略。公司已经历过两次经济危机,因此懂得如何进行调整。”
调整策略
助客户置产
“客户所面临的挑战是无法购买房产,这也是公司所面对的挑战,所以公司必须协助客户置产。”
林贝芳举例,公司将会在产业价格及类型上做出调整,协助客户买到心头好。
“以前的人对屋子空间要求比较大,但现在的人追求生活方式。有了电脑后没有必要购置太多书,那么空间自然不需太多。”
国家银行总裁拿督慕哈末早前表示,月薪低于5千令吉,产业可负担价格在13万令吉左右。对此,她表示,公司产业项目位于优质地段,属于口袋型地库。地库成本高,售价自然比较高,但尽量维持在50万至70万令吉。
“年轻人刚出来工作,确实无法负担现在的高房价,但有心购买的人仍会想办法买产业。”
善用现金
联营发展
“公司未来会更注重巴生河流域的市场,因为当地人口不断增加。”
询及地库方面,林贝芳表示,未来新的产业项目,暂时将以联营的方式营运,这样公司才能更自由运用现金流。
年报显示,帝亿置地目前共有13个产业项目,发展总值达86亿令吉,地点涵盖巴生河领域及槟城。
手记
林顺平虽然学历不高,但深知教育的重要性,因此林贝芳两姐弟皆大学毕业。林贝芳遵循父亲处事的宗旨,谦虚有礼。两姐弟透过份工,以避免争吵;这凸显了家族企业要永续,必须明细分工。
未来帝亿置地的发展又是怎样的一片景象,这就交由林贝芳两姐弟发展了。

7090万买Sri Komakmur
帝亿置地中国中铁亚庇合建The Shore

(亚庇27日讯)帝亿置地(TITIJYA,5239,主板产业股)今天与中国中铁发展(马)私人有限公司(CRECD)签订框架协议,合作开发位于沙巴亚庇的The Shore综合产业项目,发展总值达5亿7500万令吉。
首先,帝亿置地以7090万令吉收购Sri Komakmur发展私人有限公司全数股权。
Sri Komakmur持有沙巴3块面积达75.44英亩土地,市值达1亿7264万令吉,未来可带来约10亿令吉的发展总值。
委The Ascott管理
接着,帝亿置地和中国中铁签署框架协议,根据工程、采购、建筑与委托协议范畴进行合作,参与The Shore项目。
The Shore位于亚庇,也在收购的土地范围内,发展面积为1.82英亩。
帝亿置地也与新加坡公司The Ascott有限公司签约,由The Ascott管理The Shore的服务公寓,为期15年。
帝亿置地集团董事经理丹斯里林顺平、副董事经理林保亿、中国中铁工程机构(马)私人有限公司董事经理汪佑平、常务经理赵晓平,一同出席签约仪式。
此外,其他出席者还包括华总会长丹斯里方天兴、中国驻亚庇总领事陈佩洁、沙巴州副首席部长兼工业发展部长拿督斯里邦里玛陈树杰、Blu Waterfront发展有限公司主席拿督阿旺赛、Ascott国际管理大马区总经理林宝山,以及Ascott住宅信托管理有限公司总执行长郑文辉。
优势互补吸引中资
楼高25层的The Shore发展计划,将建有561个建筑面积409和541平方尺的服务公寓,售价从45万3000令吉起。项目预计今年5月开始,料48个月完成。
The Shore位于沙巴的黄金地段,毗邻有数个地标,如国家银行沙巴分部大楼、马来西亚皇家海关、武吉巴丹医院、沙巴高尔夫乡村俱乐部等等。
林顺平向记者表示,通过该框架协议,The Shore将可利用中国中铁的实力,进一步提高建设质量和执行力。
“中国中铁也可通过与我们合作,进驻经济飞速增长的沙巴产业市场。”
林保亿也透露:“中国中铁在中国具有强大的影响力和号召力,料能吸引更多投资者投资The Shore,特别是那些钟情于商业、住宅及旅游产业的投资者。”
冀打造更多新地标
据悉,The Shore仅占上述收购总面积75.44亩土地中的1.82亩,由此可见,帝亿置地未来将有更多沙巴发展项目,不过,该公司目前不愿透露太多。
林保亿指出:“双方都热衷于探索沙巴发展,有进一步合作的可能,在州内建立更多新地标。”
目前,中国中铁和帝亿置地已是第二次合作。

今年推20亿新盘.帝亿规划130亿项目
(吉隆坡6日讯)帝亿置地(TITIJYA,5239,主板产业组)今年计划推出发展总值20亿令吉的房产项目,未来数年也计划推出130亿令吉的房产,加上专注于可负担领域,分析员看好发展前景。
大马投行近期会晤帝亿置地管理层后发表报告说,预计该公司2017财政年可达到3亿令吉销售目标,与2016财政年相同,而今年上半年新销售已达1亿4360万令吉。
该公司未入账销售达4亿7100万令吉,将在未来两年陆续入账。
帝亿置地管理层计划今年推出发展总值20亿令吉的新房产,大部份位于巴生河流域及沙巴亚庇,其中最大的要数沙巴亚庇The Shore项目,发展总值约5亿7500万令吉。
接下来陆续推出的包括吉隆坡安邦路的3rdNvenue首期项目(发展总值4亿9300万令吉)、Damansara West首期项目(3亿6100万令吉)、吉隆坡中环附近的Riveria首期项目(3亿1700万令吉)、阿拉白沙罗的H2O B栋项目(1亿9100万令吉)及蕉赖的Park Residensi(7500万令吉)。
今年3亿销售可达标
大马投行表示,帝亿置地未来数年料持续推出发展总值达130亿令吉的房产项目,并可保持占有率至2027年。
大马投行指出,帝亿置地的优势是有能力联营发展地库及与策略伙伴换地,这不单可以降低资本开支,更可以减少持地成本。
大马投行表示,截至2017上半年,帝亿置地的净负债率仅为33%,有能力收购更多地库。
帝亿置地去年8月建议以2配3比例,配售最多6亿1499万股不可赎回可转换优先股(ICPS),此举将能使得该集团拥有足够资金发展更多房产项目及收购地库。
大马投行维持帝亿置地的“守住”评级,合理价则上修至1令吉72仙。

帝亿置地偕中铁发展
沙巴打造5.75亿房产
2017年5月15日
(吉隆坡15日讯)帝亿置地(TITIJYA,5239,主板产业股)与中国中铁发展(马)私人有限公司(CRECD),合作打造一项发展总值达5亿7500万令吉的“海岸”产业发展计划。
今日,帝亿置地发文告指,双方在大马首相拿督斯里纳吉见证下,交换了解备忘录。
中国中铁(CREC)是全球最大型的建筑公司之一,也是帝亿置地一起发展Embassy Row计划的联营伙伴。
帝亿置地集团董事经理丹斯里林顺平指:“通过与CREC合作,双方将利用彼此的能力,让该项目取得成功。我们将会联手切入沙巴增长中产业市场,并旨在吸引更多中国投资者,特别是对商业和住宅产业领域及酒店产业有兴趣的投资者。”
“海岸”位于亚庇市中心最后一块空地,会打造成新的海滨高级中心,包含豪华商业中心。
该发展项目将有25层楼,包含561个单位,预计将从开始动工后的48个月内竣工。【e南洋】 |

项目贡献.撙节奏效.帝亿第三季净利扬27%
(吉隆坡26日讯)归功于两大产业发展计划贡献增加,以及成本管理措施奏效,帝亿置地(TITIJYA,5239,主板产业组)截至2017年3月31日第三季净利走高26.77%,从前期的1517万1000令吉增至1923万2000令吉,推高9个月净利11.77%至5972万3000令吉。
第三季营业额按年下挫32%至7047万6000令吉,拖累9个月营业额减少11.84%至2亿5870万令吉。
该公司发文告表示,基于市况严峻,集团将继续追逐战略结盟,以及地库增持机会,董事部相信集团可善用未来地库活动机会,以及新发展计划推介来强化价值。
“此外,集团与外资伙伴联营项目进展顺利,有望对下年盈利作出正面贡献。”
帝亿置地说,在现有和新产业发展计划支持下,董事部相信凭藉持续销售和现有工程进展兑现下,截至2017年6月30日财政年表现将令人满意。

最新进展:
帝亿置地(TITIJYA,5239,主板产业股)在截至3月杪第三季,净利年涨26.8%,报1923万令吉,或每股净利4.92仙,去年同季为1517万令吉。
营业额却从去年的1亿365万令吉,年减32%,至7048万令吉。
累计首9个月,净利报5972万令吉,年升11.8%;营业额为2亿5870万令吉,年跌11.8%。
营业额减少,但收益取得增加,归功于成本管控奏效。
行家建议:
帝亿置地表现符合预测;不过,我们认为,末季不会有太大变动,因此该季料为表现较弱的季度。
该公司在2017财年上半年,新销售总额为1亿4360万令吉。预计,该公司有能力在今年内,完成3亿令吉的销售目标。
截至上半年,有4亿7100万令吉的未入账销售额,料能持续贡献盈利。且持续发展可负担房屋,该公司将能在充满挑战市况中,保持发展韧力。
上调投资评级至“买入”,目标价从1.72令吉上调至2.23令吉。

帝亿置地 雪隆沙巴推逾10亿新盘
(雪兰莪‧沙亚南7日讯)帝亿置地(TITIJAYA,5239,主板产业组)在新的2018财政年,计划在巴生河流域与沙巴策略地点,推出总值逾10亿令吉之新房产项目。
在今日股东特大后,该公司副董事经理林宝亿表示,在2017财政年,帝亿置地因市场买气走缓,而延宕推出一些计划。他表示,该公司有信心达致2017财政年的3亿令吉销售目标。
他披露,截至现财政年首9个月,该公司达致2亿令吉左右销售额,与目标相距不远。
林宝亿指出,近期安邦路之计划获得强劲订购,显现复苏迹象。
他说,有关房屋计划的贷款批准率达99.97%,也强化公司盈亏平衡。
该公司即将推展的3项计划位于雪隆策略地点,分别为Riveria<a href=mailto:Sentral@KL>Sentral@KL</a>、安邦路3rdNvenue和雪兰莪白沙罗西部;另一项则是亚庇的The Shore。
林宝亿指出,新项目高达70%的售叫价60万令吉以下,余者70万令吉以上。陪同出席新闻汇报会者,包括该公司执行董事林贝芳。
询及帝亿置地多番与中国中铁股份集团(CREC)合作,是否有意联手竞标隆新高铁工程,他说,要涉类似工程,专精与竞争力颇为重要,若有机会乐意和伙伴参与竞标。
不过,他强调,该公司目前仍无此计划。

帝亿置地末季多赚14%

(吉隆坡30日讯)截至3月底末季,帝亿置地(TITIJYA,5239,主板产业股)净赚1701万2000令吉,或每股净利4.31仙,按年增14.1%。
公司向马交所报备,该季营业额录得1亿2205万2000令吉,按年亦扬14.5%。
累计全年,帝亿置地取得7673万5000令吉净利,年增12.3%;而营业额却是稍逊于去年,录得3亿8075万2000令吉,减4.8%。
展望未来,因有持续的销售和现有项目的贡献,公司对于下财年表现有信心。【e南洋】

持139亿产业项目.帝亿置地盈利可维持
(吉隆坡6日讯)尽管产业领域复苏不显著,惟帝亿置地(TITIJYA,5239,主板产业组)2017财政年净利表现超出分析员预期,加上该公司手握近139亿令吉产业发展项目,分析员看好该公司来年仍可维持表现。
帝亿置地全年净利成长12.3%,至7670万令吉,比大马投行研究及艾毕斯研究的净利预测分别超出13%及7%。
大马投行说,该公司正面表现归功于成本控制、H2O及3Elements产业项目。
艾毕斯研究补充,该公司部份盈利成长是来自工程延误赔偿(LAD)贡献,数额为580万令吉。
未入账销售4.09亿
2017财政年,该公司的新销售为3亿5500万令吉,而该年推出的发展总值为3亿6700万令吉。目前,该公司的未入账销售为4亿900万令吉。
艾毕斯补充,该笔未入账销售相等于2016财政年1倍的营业额。
艾毕斯说,该公司旗下TL的产业单位库存从1亿7500万令吉降低至8600万令吉,成功将资产套现,争取更多现金在手。
明年推5项目
发展总值17.5亿
大马投行说,2018财政年将会推出5个产业项目,发展总值为17亿5000万令吉,销售目标为5亿令吉,主要以可负担房屋为主。
该行认为,长远来看,该公司手握138亿5000万令吉发展总值的地库,可支撑该公司至2027年的发展。
该公司预期在2018年落实早前和政府换地的计划,将建设6所学校建筑,以换取武吉免登3.7英亩及橡胶局4.8英亩的地库发展计划。
艾毕斯预期,该公司2018及2019财政年的销售可达到5亿令吉和6亿令吉,并上调该公司2018年净利5.2%至8300万令吉(相等于按年增长8.4%),2019财政年的净利预测则保持为9040万令吉(按年增长8.9%)。
