帝亿置地 雪隆沙巴推逾10亿新盘
(雪兰莪‧沙亚南7日讯)帝亿置地(TITIJAYA,5239,主板产业组)在新的2018财政年,计划在巴生河流域与沙巴策略地点,推出总值逾10亿令吉之新房产项目。
在今日股东特大后,该公司副董事经理林宝亿表示,在2017财政年,帝亿置地因市场买气走缓,而延宕推出一些计划。他表示,该公司有信心达致2017财政年的3亿令吉销售目标。
他披露,截至现财政年首9个月,该公司达致2亿令吉左右销售额,与目标相距不远。
林宝亿指出,近期安邦路之计划获得强劲订购,显现复苏迹象。
他说,有关房屋计划的贷款批准率达99.97%,也强化公司盈亏平衡。
该公司即将推展的3项计划位于雪隆策略地点,分别为Riveria<a href=mailto:Sentral@KL>Sentral@KL</a>、安邦路3rdNvenue和雪兰莪白沙罗西部;另一项则是亚庇的The Shore。
林宝亿指出,新项目高达70%的售叫价60万令吉以下,余者70万令吉以上。陪同出席新闻汇报会者,包括该公司执行董事林贝芳。
询及帝亿置地多番与中国中铁股份集团(CREC)合作,是否有意联手竞标隆新高铁工程,他说,要涉类似工程,专精与竞争力颇为重要,若有机会乐意和伙伴参与竞标。
不过,他强调,该公司目前仍无此计划。

帝亿置地末季多赚14%
2017年8月31日
(吉隆坡30日讯)截至3月底末季,帝亿置地(TITIJYA,5239,主板产业股)净赚1701万2000令吉,或每股净利4.31仙,按年增14.1%。
公司向马交所报备,该季营业额录得1亿2205万2000令吉,按年亦扬14.5%。
累计全年,帝亿置地取得7673万5000令吉净利,年增12.3%;而营业额却是稍逊于去年,录得3亿8075万2000令吉,减4.8%。
展望未来,因有持续的销售和现有项目的贡献,公司对于下财年表现有信心。【e南洋】

持139亿产业项目.帝亿置地盈利可维持
(吉隆坡6日讯)尽管产业领域复苏不显著,惟帝亿置地(TITIJYA,5239,主板产业组)2017财政年净利表现超出分析员预期,加上该公司手握近139亿令吉产业发展项目,分析员看好该公司来年仍可维持表现。
帝亿置地全年净利成长12.3%,至7670万令吉,比大马投行研究及艾毕斯研究的净利预测分别超出13%及7%。
大马投行说,该公司正面表现归功于成本控制、H2O及3Elements产业项目。
艾毕斯研究补充,该公司部份盈利成长是来自工程延误赔偿(LAD)贡献,数额为580万令吉。
未入账销售4.09亿
2017财政年,该公司的新销售为3亿5500万令吉,而该年推出的发展总值为3亿6700万令吉。目前,该公司的未入账销售为4亿900万令吉。
艾毕斯补充,该笔未入账销售相等于2016财政年1倍的营业额。
艾毕斯说,该公司旗下TL的产业单位库存从1亿7500万令吉降低至8600万令吉,成功将资产套现,争取更多现金在手。
明年推5项目
发展总值17.5亿
大马投行说,2018财政年将会推出5个产业项目,发展总值为17亿5000万令吉,销售目标为5亿令吉,主要以可负担房屋为主。
该行认为,长远来看,该公司手握138亿5000万令吉发展总值的地库,可支撑该公司至2027年的发展。
该公司预期在2018年落实早前和政府换地的计划,将建设6所学校建筑,以换取武吉免登3.7英亩及橡胶局4.8英亩的地库发展计划。
艾毕斯预期,该公司2018及2019财政年的销售可达到5亿令吉和6亿令吉,并上调该公司2018年净利5.2%至8300万令吉(相等于按年增长8.4%),2019财政年的净利预测则保持为9040万令吉(按年增长8.9%)。

明年推18亿新产业
帝亿置地放眼6亿销售

(吉隆坡12日讯)帝亿置地(TITIJYA,5239,主板产业股)放眼2018财年销售量可达5至6亿令吉,并在该财年推出发展总值达18亿令吉的新项目。
帝亿置地财务总监陈建富,今日在股东特别大会后向媒体指出,销售量目标的主要推动力,是安邦路的3rdNvenue项目,以及KL Sentral的Riveria City项目。
“再加上即将发展的Damansara West项目和已推出的沙巴The Shore项目,我们有信心可以达到5至6亿的销售量目标。”
获准发新股购地
帝亿置地股东在今早特大批准发行新股收购NPO Builders私人有限公司(NPOB)所有股权,取得雪兰莪武吉拉惹(Bukit Raja)的两片土地的提议。
该公司将在上述土地进行Damansara West综合发展项目,占地46.2英亩,发展总值达24亿令吉,预计可让公司维持忙碌10年。
他补充,2018财年的新项目,包括将在年尾推出的Damansara West第一期服务式公寓项目。
“该项目发展总值达8亿令吉,将在年底推出,可为2018财年带来盈利贡献。”
该项目共有4栋楼和2000个单位,每栋楼约需一年时间推出,预计3至4年内可全数推出4栋公寓,并在2023至2024年竣工。
他指,该项目主攻可负担房屋市场,售价介于30万至45万令吉,单位面积为750至1000平方尺。
目前,该公司地库达273英亩,主要分布在巴生谷和沙巴,未入账销售达4亿1000万令吉。
寻找合作并购机会
询及是否有意增加地库?陈建富表示,公司一直都在寻找适合的土地,但将通过与地主合作的方式持有相关土地,以降低资本支出和负债水平。
他补充,公司未来可能与本地和海外投资者合作发展新项目。
“目前,公司并没有与任何投资者洽谈并购活动,但一直在寻找合适的机会。”
展望未来,帝亿置地将陆续推出更多售价低于60万令吉的可负担房屋项目,以迎合现今的市场需求,相信2018财年表现更为出色。
他预计,未来产业市场可能面对的挑战为家庭负债水平,希望政府可致力改善该问题,使国家经济更具弹性,减少该问题对个人和房屋贷款的影响。
暂无筹资计划
另一方面,陈建富点出,目前公司持有约1亿的现金,加上资金足够,目前暂时没有再筹资的计划。
“我们未来将针对新项目的合作,才决定是否进行筹资活动。”
帝亿置地将继续执行扩展策略,因此,预计负债水平将微幅上涨,陈建富对此表示,根据现有的扩展策略,公司舒适的负债水平为0.7倍。
此外,该公司也将在现有和新项目逐渐采取“工业化建筑系统”(IBS),以减少劳工成本和优化建筑品质。

拥优质地段成卖点
帝亿或迎外资同业股东

(吉隆坡18日讯)在巴生谷多个黄金地点拥有地库的帝亿置地(TITIJYA,5239,主板产业股),迎来多个投资者兴趣,很可能有一家大型产业公司将投资作为大股东。
《星报》报道,帝亿置地副董事经理林保亿证实,正和数方讨论合作,主要是看好该公司的项目和过往记录,同时也对我国房市长期展望有信心。
他拒绝透露更多投资者的详情,但根据消息,当中领跑的投资者并非来自中国,他们认为我国产业市场目前疲软,是入场的好机会,因此选中拥有优质地段的帝亿置地,也是“相对安全”的投资。
5亿销售未进账
再者,该领跑者过去项目的价位和种类,也和帝亿置地的中价房屋的方向相近。
该公司目前拥有432英亩的地库,发展总值高达86亿令吉,大部分处于巴生谷,有一些位于槟城和沙巴,而且这些地库已有20年未被重估。
同时,未入账销售目前约5亿令吉。
截至今年6月,总资产达14亿9000万令吉,总债务则有8亿1068万令吉,意味着净资产价值为每股1.65令吉。【e南洋】 |

帝亿置地委执董

(吉隆坡25日讯)帝亿置地(TITIJYA,5239,主板产业股)委任曾在多个政府部门服务的拿督诺姿拉巴哈里,为独立非执行董事,即日起生效。
帝亿置地今日向交易所报备,现年61岁的诺姿拉巴哈里也将担任审计委员会的主席。
董事经理丹斯里林顺平表示:“我们欢迎诺姿拉巴哈里担任董事,并期待着与她合作,以维护公司内的良好企业监管。相信她过往在各个政府部门和外国的经验,可为董事部创造更大价值,在她专业领域提供宝贵意见。”
诺姿拉巴哈里曾在财政部担任助理秘书和副秘书(管理),也曾在卫生部、农业部、沙巴的首相署行政现代化及管理单位(MAMPU)服务。
她曾被委任为财政部旗下Cradle基金主席,现也是证监会旗下私人退休金管理局(PPA)董事成员。

The completion of the Proposed Acquisition has resulted in Titijaya Resources Sdn. Bhd. holding 70% of the issued share capital of Ampang Avenue Development Sdn. Bhd. and this would render Ampang Avenue Development Sdn. Bhd. being an indirect subsidiary of the Company.

轻快铁项目占用地段3年
帝亿置地获6500万赔偿金

(吉隆坡23日讯)轻快铁3项目暂时占据帝亿置地(TITIJYA,5239,主板产业股)旗下地皮3年,该公司因而获得6500万令吉的赔偿金。
帝亿置地向马交所报备,子公司莎阿南市中心私人有限公司(SACC),在11日接获八打灵土地管理局致函。
函件表明,由于暂时占据该公司在莎阿南的一片地皮,因此将赔偿6525万182令吉。
根据文告,该地皮位于莎阿南第13区,由SACC持有,面积达6万5216平方米。
帝亿置地集团董事经理丹斯里林顺平,通过文告表示,公司一直都在评估不同的方式,以释放及优化资产价值。
“这笔赔偿金预计能贡献帝亿置地的表现。此外,兴建大型的基建项目,如轻快铁第3路线,也预计能推高毗邻道路的价值等。”【e南洋】
