房产市场严冬未过,不少大型发展计划半路叫停,发展商不愿冒险,丹斯里林顺平在二零一六年进军吉隆坡市中心,通过收购行动,联营参与一项发展总值15亿令吉计划,如今要叫停了。
丹斯里林顺平创办的帝亿成功(TITIJAYA 5239),是在去年二月,通过收购一家公司,取得一项联营发展权,以将吉隆坡金马律奥迪安戏院旧址发展成集合零售商场和服务公寓的计划,如今计划或生变。
15亿令吉计划生变
因为计划中要发展的地段,已上了广告板叫卖,献议售价是每方尺RM3200,价钱可商议,该地段的土地市价应该介於尺价RM2800-RM3000之间。若土地叫卖,有关发展计划相计已告吹。
帝亿成功是林顺平一手创造的公司,它发迹的地方是梳邦再也,林顺平在公司上市後,积极将业务扩大到不同地区,吉隆坡市中心是林顺平一直想要进军的地区。
在去年,帝亿成功收购一家发展公司TAMARIND HEIGHT的一百巴仙股权,并由这家公司和DREAMVISTA有限公司达到联营发展协议,以发展金马律三段土地,总面积是2.91英亩。
它就在SOGO购物中心和MAJU JUNCTION斜对面,金马购物中心则在另一面,这个地点算是吉隆披的黄金地点。
林顺平的计划是建立零售商场和两栋共管公寓,发展总值(GDV)高达15亿令吉。
帝亿成功表示,这项计划可以为公司带来长远利益,也实现公司进军吉隆坡市中心的策略。
礦家陸佑是舊主
这三片土地的原地主是已故矿家陆佑所有,一直来由陆运涛基金会持有,不过在二零一三年卖出,至今相信转了数手,如今到底谁是持有人尚待查证。
陆佑家族在吉隆坡仍有大量地库,它在二零一三年出售安邦路,即KLCC邻近三点二英亩土地,成交价是RM3300尺价,买主是新加坡上市公司OXLEY。
至於林顺平有意发展的土地,目前的市价应介於RM2800-RM3000之间,整片地值4亿令吉左右。
土地上的奥迪安戏院是在一九三六年建造,在後期已转为专播放印度戏,不过在二零一五年也宣告结业。
帝亿成功失去这项发展计划,不会对集团财务造成任何影响,它在雪隆两地仍有多项计划在这行,帝亿成功最新的股价是RM1.50。 |

联营隆地段受看好‧帝亿置地财测不变
(吉隆坡20日讯)帝亿置地(TITIJYA,5239,主板产业组)将与Golden Vogue私人有限公司等3造签署联营协议,以共同发展吉隆坡占地2.91英亩土地。
考量到该地位于吉隆坡城中城的战略位置和高发展价值,集团有信心联营协议将进一步强化未来营业额,并对财务表现带来正面贡献。
●分析
艾毕斯研究对此联营协议持正面看法,早前有媒体报道该地段挂上了“出售”的广告牌,如今显示该项目可能面对问题的忧虑已告消除。
但是,随着政府宣布停建新购物中心、办公楼和豪宅(价值逾100万令吉)的最新条例,可能导致该集团必须修改在该地段兴建零售商场的计划。
帝亿置地原本建议在该地段展开价值15亿吉的综合发展计划。
据了解,帝亿置地原本计划在2018年推介名为Odeon吉隆坡的产业项目,兴建一座零售商场和两栋服务式公寓,面积介于450-850方尺,参考售价为每单位45万令吉起。
由于政府从下月起生效的新规定影响,艾毕斯相信该产业项目的发展总值将降低。
该产业计划是采盈利分享方式,该集团支付地主20%的发展盈利(包括土地成本)。
艾毕斯保持财测不变,维持买进评级和目标价2令吉零6仙。

帝亿置地迎东急入股4700万

(吉隆坡29日讯)帝亿置地(TITIJYA,5239,主板产业股)获日本地产巨头——东急不动产(TLC)的助力,投资4700万令吉。
帝亿置地向马交所报备,子公司Epoch产业与TLC签署有条件股权认购协议,后者将以每股1令吉的价格,认购前帝亿置地的4700万A级普通股。
根据文告,TLC是日本第三大地产公司,手持总值超过1兆日元(约365亿9891万2000令吉)的资产,并且是日经指数成分股之一。
发展Epoch产业
Epoch产业目前正发展位于雪州八打灵再也市的地产项目Mizu Residence,包含3栋服务式公寓和1栋SOHO,发展总值达3亿令吉。
集团董事经理丹斯里林顺平指出,非常开心得到TLC的信任和投资,并相信双方的合作可使公司继续走在产业市场的尖端。
“我们期待可从TLC身上学会更多有关城市发展的知识,这将使公司在未来的发展上获益不浅。”
TLC将在来临的每财年末,根据股权协议来享有帝亿置地的分派的股息和利益分红。

帝亿置地首季赚2056万

(吉隆坡30日讯)市场营销开销减少有功,助帝亿置地(TITIJYA,5239,主板产业股)截至9月杪2018财年首季,净利由去年同季的2004万3000令吉,按年增长2.6%至2056万4000令吉,或每股5.02仙。
该公司向马交所报备,当季营业额则跌4.18%,写1亿306万3000令吉,稍逊去年同季的1亿755万9000令吉。
帝亿置地解释,这是因为上财年同期有更多的产业项目竣工,如Seri Alam、Zone Innovation、Embun 和 3Elelements等等。无论如何,正在进行中的H20和Primrose项目已经在首季开始积极地贡献营业额。
展望未来,帝亿置地对于长期增长前景保持乐观,旗下持有的地皮都位于黄金地段,是潜在买家向往的地点。

BHD. | Reference is made to the Company’s announcement dated 28 November 2017 in relation to the acquistion of two (2) ordinary shares, representing 100% of the issued share capital of Asas Dinasti Sdn. Bhd. (Company No. 1203746-K) (“Asas Dinasti”) by Titijaya Resources Sdn. Bhd. (Company No. 1078020-X) (“TRSB”), a wholly owned subsidiary of Titijaya, for a total consideration of RM2.00.
The Board of Directors of Titijaya wishes to announce that TRSB had on 5 December 2017 subscribed for additional 3,998 new ordinary shares in the enlarged issued share capital of Asas Dinasti, for a total cash consideration of RM3,998.00 (“Subscription”).
That following the Subscription, the Company’s effective interest in Asas Dinasti through TRSB, shall reduce from 100% to 40%. As a result, Asas Dinasti has become an indirect associate of the Company.
The Subscription will have no material effect on the earnings per share, net assets per share, gearing, share capital and the substantial shareholders’ shareholdings of Titijaya.
None of the Directors and/or major shareholders of Titijaya and/or persons connected to them has any interests, direct or indirect in the above Subscription.
