另外。还有一间法国的化妆品美容一站式 Sephora 在九月开张。。
目前在马来西亚只有在西马的 Starhill gallery (pavilion对面), KLCC 和 Paradign mall. |

搬上搬下,何必呢??每次去到,都要找过,看这间是关了,还是搬了。。。
我觉得the spring最近很多店面都从新分配。。其实是为了coach 和 h&m 的进驻。。
他们需要非常大的店面/和空间。。所以mph 和food court 都得让步。。
毕竟他们都是国际大品牌,店面没有好的位置,他们不会投资的。。

A group handshake by tHe Spring Bintulu management team and representatives of the key tenants.
BINTULU: Bintulu’s first and only regional lifestyle shopping mall, tHe Spring Bintulu, is set to open its doors to shoppers by mid-November this year with a targeted 90 per cent occupancy.
The co-owners, Sarawak Land (Kemena Park) Sdn Bhd and Benlong Realty Sdn Bhd said the mall has achieved 70 per cent occupancy with key tenants that include Parkson as the main anchor, and Uniqlo, MBO Cinemas and Ta Kiong Supermarket as mini anchors.
The unveiling ceremony of the key tenants was held at the Millennium Ballroom of ParkCity Everly Hotel here yesterday.
The signing ceremony for key tenants was led by Parkson chief operating officer Law Boon Eng, followed by MBO Cinemas/MCAT Box Office Sdn Bhd strategy and growth director Ikmal Nizam Ariffin, Ta Kiong/Lotus Quantum Sdn Bhd director Huang Lee Kieng, Uniqlo (Malaysia) Sdn Bhd store development manager Shu Fukumoto, Popular Bookstores business development general manager Siew Sheue Liang, Maxis Mobile Services Sdn Bhd retail sites acquisition specialist Janet Chan, OSIM (M) Sdn Bhd business development manager Wesley Ng, Watson’s senior property manager Christine Leong, and Switch/ CG Computers Sdn Bhd director Winson Wong.
Located at the city centre, the RM245 million-project has retail space of approximately 390,000 square feet able to accommodate up to 127 retail outlets, featuring international fashion and beauty brands and more dining and entertainment options for the shoppers to explore.
Other features of the mall include 1,317 parking bays for cars and motorcycles, a seafront esplanade for major events and a food court with 686 seats, boasting a vantage point which offers a panoramic view of South China Sea from the alfresco area.
The mall expects an estimated three million visitors in the first year, and the targeted footfall may increase due to the recent international connectivity via flights from Singapore.
The Spring Management Services (Bintulu) Sdn Bhd will manage the lifestyle mall with the aim to deliver tHe Spring’s unique brand of shopping experience to the shoppers.
Shoppers can expect to be treated to exciting retail events, exclusive redemption programmes, and they can finally experience the one-of-a-kind festive mall decorations which tHe Spring is celebrated for.

新欣11月開分店到民都魯了,
終於有百盛和MBO了,

其它tenant还算可以对民都鲁来说

若果古晉總部的品牌都來民都魯,
詩巫/沐膠—民都魯—美里/汶萊

我上回亲自走访民都鲁各大商场包括times square, commerce square, paragon, parkcity和一些商业区比如town square
经过一番拜访之后发现这些商场人气真的只有凄凉两个字可以形容,如果硬要跟古晋区比的话,甚至连summer mall的人潮都还比较多
民都鲁全部mall店面出租率平均大概50%,times square最高上面两楼根本没几个店面,paragon street mall几百个单位只租出十几间,听说已经开两年=_=|||,commerce square里面竟然没冷气,仔细一看原来不是mall是street mall,出租率大概也只有30-40%
坦白说目前民都鲁人口撑不起那么大的市场,顶多只有spring可以存活,靠的是management skill而不是市场依据
古晋总部是不会搬去民都鲁的,除非那里的市场比古晋大,以最基本的人口条件来推算的话民都鲁大概只有古晋的三分一
古晋的零售市场在目前来说是东马最大的,靠的不是外来人因为古晋本身已经占有人口优势、医药旅游、多家高等学府、轻工业、国家公园、议会旅游etc...各方面的条件才撑得起整块市场
这就是为什么西马大财团mydin和aeon的首站选择在古晋开店而不是其它地区包括沙巴,特别是aeon要来开店之前针对砂拉越和沙巴所有城市做出三年评估报告,最后还是选择在古晋落脚,虽然沙巴旅游业发达,但是医药、教育水平、议会发展还不如古晋。 |

我不是說集團總部遷過來,

2020年之前陸續建成:
富麗華、SK One(CCK集團)、Crown Pacific(The Spring旁)、Emart、Giant(美里/詩巫陸續關店,不知道還有麼)
的確是一次開得多過頭了,到時就看哪家的
管理效率*(百貨+餐廳+影院+娛樂+免停車費)

古晋零售市场是东马最大的是根据确实的数据还是推测呢?一直以为亚庇零售业比古晋大因为那边很多游客,而且奢侈品牌如MK, Kate Spade, Tumi, Thomas Sabo 在那里有分店。 |
