去年，该集团全年销售达14.26亿令吉，按年增15%。

该集团计划在新的一年推出8个项目，发展总值达21.9亿令吉，主要是在巴生谷。

行家建议：

虽然18亿令吉目标看似艰巨，但我们认为可以达到，因为该集团目前进行着14亿令吉项目，且销售相当不错。

同时，未入账销售达15亿2000万令吉，属健康水平，至少可支撑未来2年的盈利。

林木生集团地库还有3806英亩，潜在发展总值料达290亿令吉。

我们依然青睐该集团在国内大众市场可负担房屋领域的地位。

由于该集团持续交出成绩，维持“超越大市”评级，并缩窄实际净资产价值折价至20%，上调目标价至2.87令吉，预计回酬为17.7%。

林木生集团开发旅游景点

马来西亚是古代海上丝绸之路重要的据点，也是现今热烈响应“一带一路”倡议的沿线国家之一。

大马也是东南亚境内最早和中国建交的国家，两国经贸关系自古以来就十分密切。

如今，中国已连续第八年成为大马最大的贸易伙伴。两国携手合作的项目包括关丹产业园、马六甲临海工业园、东海岸铁路等多项大型计划。

中国经济腾飞，也吸引许多大马企业入驻，纷纷把业务版图扩展至中国，林木生集团（LBS，5789，主板产业股）就是其中一个领头羊。

大马产业发展常青树——林木生集团成立于1980年代，创办人是拿督斯里林木生，当时公司由建筑业务起步，于1992年毅然转型，涉足产业发展领域。

随后，丹斯里林福山从父亲手中接棒，继续展开商业宏图，如今已巍然成为大马主要发展商之一。

2002年，林木生集团正式在大马交易所主板上市，生意也扩充至中国珠海。该集团是在同年收购珠海国际赛车场，并在2003年投入资金提升设施，将赛车场打造成旅游景点。

林木生集团董事经理丹斯里林福山接受《南洋商报》专访透露，公司计划在珠海国际赛车场加入主题乐园与商业元素，致力把赛车场打造成为文化旅游景点。

而这个蓝图也在去年11月16日获得中国高新区发展和改革局的批准。

“我们在大马是产业发展商，但在中国，我们信心满满进军开发旅游景点，因中国游客数以万计；只要投资资金，把赛车场转型计划做好，优厚回酬指日可待。”

提升地库潜在价值

据林福山说，该公司在珠海国际赛车场的总投资额高达50亿人民币（约30.9亿令吉）。

随着中国国家主席习近平在2013年9月和10月倡议“一带一路”，林福山相信这可进一步提升珠海国际赛车场地库的潜在价值。

“中国地皮不断升值，我认为投资回报非常可观。”

当被询及是否有意进军中国房地产领域，他表示目前未有这个念头，因正专注于珠海国际赛车场的转型发展。

另一原因是：林木生集团地库多在大马，故始终会以大马房地产发展业务为主。

目前，该公司在大马拥有许多地段，足以应付未来10至15年的发展。

·跨国经商了解当地法律

经常往返大马与中国的林福山坦言，要在中国经商并不容易，除了须耐心考察、了解当地法律，还须考量与当地人合作的种种问题。

精通多语障碍不大

“虽说大马华裔的祖先源自中国，但我们生长于大马，一些文化、习惯与生活态度等都有所不同，因此面对事情的处理方式也自然有差异。”

他提醒，这些都是必须要小心处理的细节。

相反地，林福山也认为中国企业来马经商也非易事。

他建议，跨国经商最重要的就是要摸清楚当地的法律，且须专注于每个环节。

他认为大马人精通多种语言且能驾驭中文，要在中国做生意的障碍不大。

“加上许多大马华人祖先都是迁移自中国南部，因此我们懂得多种方言如广东、客家、福建话等，与乡亲交流，增添一份亲切感。”

马中建交已顺利走过了第一个“黄金40年”，展望未来，林福山相信，马中贸易一定会与日俱增，两国政府之间的关系也会越来越好。

他说，中国把“一带一路”概念下的多项建设带来大马，有助于带动大马经济。

“一个国家的经济发展良好，就代表着有很多生意可做。”

预见经济增长6%

他举例，一旦一条铁路竣工，周边的产业都会升值。不仅如此，还能推动旅游和餐饮业等。

林福山非常看好大马的经济增长，更预见明年经济增长可达6%。

回顾去年，大马首三季的国内生产总值表现让人感到惊艳。

去年首季，大马国内生产总值按年劲扬5.6%，次季再涨5.8%，来到第三季，更是冲到6.2%，每次都超越市场预计。

“国家政策越来越好，大马的潜力很大，充满许多机会，建议大家好好抓住商机。”他补充。

·地库充足规划3年发展

早几年前，大马房市大热，许多企业欲从中分一杯羹，纷纷前脚跟着后脚，多元化至房产领域，而许多发展商也开始主攻高档产业发展项目。

惟近期房市增长步伐走缓，导致许多发展商要改变策略，转攻可负担房屋，但林木生集团却没有面临如此窘境。

“发展商要转回售卖可负担房屋并不容易，毕竟当时买下的地皮并不便宜。若要便宜卖，又怕亏本；若要重新在外面找新的地皮，也不容易，造成业者有些措手不及。”

他续称，林木生集团的大部分地皮都是当初以中等价位购入，地库遍布于柔佛、雪兰莪、怡保、金马仑与亚庇等地。尽管地库充足，但林福山表明：未来仍要继续购地。

他分享，买地时主要会考量到地点、适合推出何种产业类型以及价位等。

“我们将今年的销售目标设在18亿令吉，希望可以达到，但我们也清楚，要在如此市况下达标并不容易。”

无论如何，他对林木生集团的前景十分有信心，高瞻远瞩的他，目前已在规划未来3年的发展大计。

·多重身分担任要职

1982年，林福山毕业于英国威尔斯大学土木工程系并荣获一级荣誉学位，更在同年获得英国钢材协会全英钢材设计赛第二名。

籍贯福建安溪的林福山，除了是林木生集团的掌舵人，也是马来西亚林氏宗亲总会总会长、马来西亚安溪会馆联合会总会长和马来西亚雪隆安溪会馆会长。

此外，林福山也在大马数十个社团担任重要职位；于商界，他是马来西亚广东投资促进总商会会长与马来西亚-中国总商会名誉顾问等。

中国方面，林福山是中国政协第十二届第五次会议海外特邀代表，也是中国福建省政协第十一届第三次会议海外的特邀代表。

·促进广东马六甲贸易

林福山在推动马中商界交流方面功不可没，随着去年为珠海国际赛车场启动升级和转型计划，也趁势设立马六甲文化经贸中心，加强两国合作特别是广东与马六甲省州友好关系。

“我相信马六甲文化经贸中心的推出，是实现诸多美丽愿景的第一步。它可作为重要平台，向中国展示独特的马六甲王朝遗产，同时也可作为两个区域之间的货物和服务交换通道。 ”

马六甲文化经贸中心将包括以郑和远征远东的航海史为主题的博物馆，通过一系列多媒体显示器，让游客有机会如同身临其境，重新体验这趟航海旅程。

另一个模仿当年马六甲古城的村庄，内设零售空间，展售最优良的马来西亚产品。此外，将设一站式中心，促进广东与马六甲之间的贸易和旅游业发展。【e南洋】

（吉隆坡11日讯）林木生集团（LBS Bina Group Bhd）今日推出2018年首个发展项目，即位于武吉加里尔的公寓项目，发展总值为9亿5470万令吉。

该集团此前表示，放眼今年取得18亿令吉的产业销售。

林木生集团董事经理丹斯里林福山指出，这项名为Residensi Bintang的项目，北楼有47层，南楼则50层，占地2.19公顷（5.47英亩）。

他说，该地靠近Bukit Jalil City Mall和Paradigm Garden City Mall。

他今日在推介礼上向记者表示：“武吉加里尔是新生家庭和年轻购屋者的首选策略地点。我们有信心今年售出60%的单位。”

林福山指出，该项目有1342个公寓单位。建设工作将交由持股55%的子公司创建集团（MGB Bhd）负责，并将于2022年中旬完成。

不担心升息影响业绩
林木生集团18亿销售可期

（八打灵再也26日讯）虽然国行升息引发产业市场将受冲击的忧虑，但林木生集团（LBS，5789，主板产业股）认为隔夜政策利率（OPR）调涨25个基点对房市影响不大，该集团仍有信心可达成今年18亿令吉的销售目标。

董事经理丹斯里林福山今日出席股东特别大会后向记者指出，25个基点的调涨幅度属于温和，而且长远来看对国家经济有利，因此，不担心升息会对公司业绩有任何影响。

“我认为市场会消化这种程度的升息，而且调涨利率的同时，大马也会吸引更多外资流入进而推动经济，因此，料不会对国内房市有很大冲击。”

他也点出，集团不会因为升息而更改产业销售计划和市场营销策略，并有信心达到年初设下的18亿令吉销售目标。

本月销售可达2亿

“我们今年有16个进行中的发展项目，发展总值达33亿令吉。此外，还有一些由政府补贴的可负担房屋项目，今年底前要达到18亿令吉销售应该不难。”

另外，截至昨日，林木生集团已获得1.01亿令吉销售。

此外，林福山披露本周末将会有一马公务员房屋计划（PPA1M）项目的买卖合约签署仪式，目前已有500多名以上的公务员注册，预计会再创下另外1亿令吉的销售额。

“加上本周末PPA1M Mercu Jalil项目的进账，本月杪前销售料可达2亿令吉。”

另一方面，集团今日召开特大，为之前建议的股票分拆及红股计划寻求股东批准。

最终特大顺利进行，两项动议也获得全票支持通过。【e南洋】

（吉隆坡28日讯）林木生集团（LBS，5789，主板产业股）截至12月杪末季，净赚2431万6000万令吉或每股3.64仙；营业额年涨26.21%，达4亿672万4000令吉。

林木生集团今日交易所报备，比较上财年同期净利2782万8000令吉，或每股4.72仙，当季按年减少12.62%。

税前盈利按年减少8.37%，至4949万9000令吉，归咎于利息收入和其他收入减少，以及财务成本增加。

全年净利增21%

累计全年，净利年增21.22%至1亿340万3000令吉；营业额年升37.09%，报13亿6213万8000令吉。

该集团称，当季和全年营业额改善，归功于大量正进行中项目的认购率亮眼。

产业业务依然是该集团的主要贡献，营业额年增42%至12.1亿令吉；税前盈利也按年扬27%至1亿7700万令吉。

建筑和贸易业务，营业额和税前盈利，分别增长21%和3%。反观管理、投资和其他，及赛车场业务，录得较低营业额和税前盈利。

截至目前，林木生集团拥有约4123英亩地库，其中42%位于雪隆、40%柔佛、12%霹雳、5%彭亨和1%沙巴、

截至2月27日，总产业销售额达2亿9300万令吉；截至12月31日，未入账销售企于14.2亿令吉。

未入账销售14亿
林木生业绩看涨

（吉隆坡1日讯）林木生集团（LBS，5789，主板产业股）截至去年底的未入账销售高达14亿令吉，相等于全年营业额的1.2倍，有望激励接下来的业绩表现。

JF Apex证券行在报告中指出，林木生集团去年共取得了14亿令吉的销售额，较前年的12亿令吉更上一层楼，高出15.2%。

等于全年营收1.2倍

更出色的是，该集团的未入账销售高达14亿令吉，是去年13亿6214万令吉营业额的1.2倍，保证了接下来的业绩动力。

林木生集团今年会推介8项新计划，发展总值高达22亿令吉，这包括太子城（Bandar Saujana Putra）、我的雪兰莪房屋计划、Mercu Jalil一马公务员房屋（PPA1M）、Residensi Bintang、Alam Perdana PPA1M、Cyber South有地住宅，以及柔佛的可负担房屋。

“我们预计，该集团今年可取得17亿令吉的销售额，明年有望增长至19亿令吉。”

首两月已卖1.72亿

大众投行研究则指出，今年首两个月，林木生集团取得2亿8500万令吉的销售，已经比去年同期的1亿7200万令吉销售额，多出65%，是今年表现强劲的征兆。

其中，武吉加里尔的项目会是主要动力，销售额达1亿2700万令吉。

“Alam Perdana也是强劲的贡献来源，达6600万令吉。这些标青的表现意味着，尽管营运环境充满挑战，但只要产品和地点对，市场依旧买单。”

大众投行研究给予“超越大市”评级，目标价1.31令吉；而JF Apex则建议买入该股，目标价1.30令吉，反映了该集团集中火力在可负担房屋的策略，所带来的强劲盈利动力【e南洋】

林木生入股NWP 74%
携手发展珠海赛车场

（吉隆坡5日讯）林木生集团（LBS，5789，主板产业股）与NWP控股（NWP，5025，主板工业产品股）签约，联手将中国珠海国际赛车场发展成综合商业项目，并以9350万令吉，认购后者扩大后股本的73.7%。

林木生集团今日向交易所报备，通过独资子公司Lamdeal Investments有限公司与NWP控股合作，发展和改造珠海国际赛车场的占地264英亩地皮。

双方将从今天签约起的60天内，商谈发展细节。

同时，林木生集团以每股8.5仙的价格，收购NWP控股的11亿股，相等于扩大后已发行股本的73.7%，以便通过NWP控股为该发展项目融资。

该集团将完全以现金支付。一旦完成认购活动，林木生集团将触及强制全面收购（MGO）门槛。

NWP控股的主要业务，是制造及买卖多种类的木材产品，包括制造木材成型、底漆、木材和层压木材、锯材、胶合板和单板贸易，以及提供窑干服务、锯木服务和农产品贸易。

通过参与上述发展项目，NWP将多元化至包括产业发展、产业建筑和产业投资新业务。

设多项中马文化产业

林木生集团的提升及改造珠海国际赛车场计划，获中国高新区发展和改革局批准，预计总投资成本将达5.26亿美元（约21.96亿令吉）。

其中，占地86万2395平方米的西部地皮，获批容积率达0.22，建筑面积为18万9727平方米，将发展中马文化中心、赛车场设施、主题公园、商业地区及游客观光塔。

而占地15万3213平方米的东部地皮，容积率为1.5，建筑面积为22万9819平方米，将用于发展大马文化村、中马文化博物院、郑和文化馆、大马经济与贸易建筑、主题商业区、主题酒店、商店街及日常设施。

该集团最迟必须在2019年及2020年11月前，取得当地政府部门的相关批核，如水务资源部、环境部、土地与资源部等。【e南洋】

林木生集团也以9350万令吉，认购NWP控股扩大后股本的73.7%。

行家建议：

以2013年脱售Lakewood高尔夫球乡村俱乐部的经验，林木生集团认为，发展珠海国际赛车场的投资回酬和期限，会比直接卖地或上市更有价值。

因此，我们对于最新的消息并不意外。

另外，相信入股NWP控股，是要将NWP控股用作发展珠海国际赛车场的融资工具。

珠海国际赛车场的大型投资，可能高达22亿令吉，NWP控股目前并无任何负债，可以进行融资，进而避免对林木生集团的资产负债表造成压力或未来需要集资。

（吉隆坡6日讯）林木生集团（LBS,5789,主板产业组）发布一系列企业活动，分析员正面看待发展中国珠海国际赛车场计划，预计有望带来特别股息，惟惊讶于全购NWP控股（NWP,5025,主板工业产品组），因无法为该集团带来协同效益。

林木生集团宣布，和NWP控股达致框架协议，联手发展其持股60%股权，位于中国珠海的264英亩土地，将该国际赛车场转型为综合商业产业项目。

同时，将以9350万令吉现金或每股8.5仙，认购NWP控股11亿股新股或73.7%股权，在完成后将展开强制性全面献购（MGO）。

兴业研究正面看待此消息，认为将能够兑现上述土地价值。

艾毕斯研究对于林木生集团管理层决定发展珠海地段，而不是将之在香港上市或脱售的举动不感意外，主要是因为该地段长远来看，将更具价值，无论是在投资回报率（ROI）或投资回报期方面。

这可从林木生集团在2013年中，脱售Lakewood高尔夫球俱乐部中获利而作出的推断。

早前林木生集团旗下的珠海国际赛车场转型项目，获得当地高新区发展和改革局批准新土地用途。

艾毕斯认为，林木生集团计划与中国当地伙伴共同发展珠海国际赛车场项目。一旦林木生集团成立融资架构，该集团将开启与中国伙伴的合作计划。

艾毕斯指出，林木生集团并不排除降低珠海国际赛车场持股的可能性。

或售股寻中国伙伴

“林木生集团可能透过脱售股权或寻找中国当地发展商为伙伴，共同发展该项目。一旦成功兑现，有望带来另一轮的特别股息计划，同时也让林木生集团拥有更多的弹药，收购大马地库。”

林木生集团在2013年，脱售珠海两项资产后，预计获利2亿4000万令吉，并在当时派发了特别股息。

联昌指出，林木生集团以8.5仙认购NWP控股股权价格合理，在完成购股活动后，林木生集团将以同样价格全购NWP控股剩余股权。

联昌认为，林木生集团认购前者新股，除了能够透过NWP控股为中国珠海国际赛车场融资部份资金，也能透过NWP控股保持该项目的掌控权。

兴业指出，林木生集团料透过内部融资，以认购NWP控股的新股，因此预计不会对该公司手握的现金带来显著影响。基于缺乏发展的详细资料，包括潜在发展总值、发展期限及融资架构，因此维持林木生集团的财测。

市场惊讶全购NWP

艾毕斯却惊讶于林木生集团收购NWP控股一事，归咎于后者无法带来协同效益。同时，NWP控股业务主要涉及木材领域，且没有任何产业发展经验。

尽管分析员正面看待林木生集团发展珠海国际赛车场项目，惟该集团股价不升反跌，今日滑3仙，挂1令吉。
