MK置地未來2年 推出發展值22億計劃

(八大靈再也27日訊)MK置地(MKLAND,8893,主要板房產)計劃未來2年在白沙羅柏蘭嶺、白沙羅達邁及怡保,推出發展總值22億令吉的房屋項目。
MK置地總執行長劉書銓今日出席常年股東大會后指出,目前正等待當地官方批准,才推出上述房產項目。
“我們依然會專注于巴生谷一帶的發展,並預計未來會推出更多可供出售的房產。”
MK置地位于白沙羅柏蘭嶺擁有的半獨立住宅項目包括Rafflesia@Park、Rafflesia@Hill及Rafflesia@Peak。
該公司在白沙羅達邁擁有一個公寓項目,怡保則擁有單層和雙層排屋住宅項目。
劉書銓說:“我們一直都在物色新土地,但比較傾向選擇有需求的地區。我們計劃利用位于霹靂和吉打的2023公頃土地,進行短期和長期計劃。”

MK置地联营发展白沙罗土地

(吉隆坡30日讯)MK置地(MKLAND,8893,主板产业股)独资子公司Saujana Triangle私人有限公司,与MammothEmpire置地私人有限公司签约,联营发展Damansara Perdana中部分的土地。
该公司今日向马交所报备,上述土地由2块土地组成,面积达11.78英亩。
Saujana Triangle是地主,Mammoth Empire置地则负责发展。
根据文告,Saujana Triangle将获得8211万9200令吉现金,及整项产业发展计划发展总值的22%。
MK置地指出,该项联营计划有助于加快整个Damansara Perdana发展大蓝图的发展速度计划,对公司未来表现有利。
同时,MK置地认为,这是与其他有声誉发展商合作的机会。
而且MK置地无需付出额外的发展资金,Mammoth Empire置地将负责整个发展计划的资金和资源。[南洋网财经]

積極策劃總值10億新項目‧MK置地努力推銷售

(吉隆坡11日訊)MK置地(MKLAND,8893,主板產業組)計劃今年至少推出一項新房產項目,並積極策劃3項發展總值達10億令吉的新項目,以加強目前跌至3億令吉的待進賬銷售。
大眾研究拜會管理層後發表文告說,該公司的現有項目萊佛士(Rafflesia)反應欠佳,也並未推出其他新項目,造成待進賬銷售疲弱,因此目前急起直追。
大眾披露,該公司即將推出的新項目發展總值達2億令吉,平均售價為每平方呎700令吉。
“其他項目包括哥打白沙羅達邁的7英畝項目,以及白沙羅柏達納的17英畝項目。白沙羅柏達納項目分為3期,發展總值為5億令吉左右。”
大眾表示,該公司能否順利推出更多新項目,特別是白沙羅柏達納的項目,將成為股票估值調升的關鍵。
聯營發展白沙羅柏達納
11.8英畝土地
除了上述項目,該公司較早也與Mammoth Empire控股簽署聯營協議,攜手發展白沙羅柏達納的11.8英畝土地。
大眾認為,雖然該公司僅從上述聯營計劃中的土地交易獲得8千210萬令吉,每平方呎地價為160令吉,低於同區土地在2013年4月的交易價200令吉,但考慮到地勢開發不易等問題,該公司不算吃虧。
“這項最新的土地買賣可以進一步加強該公司的資產負債表,也可能促使該公司增派更多現金股息予股東。”

MK置地业绩&董事变动

(吉隆坡17日讯)MK置地(MKLAND,8893,主板产业股)截至2014年12月杪次季净利按年挫4.31%,录得1321万8000令吉或每股盈利1.1仙;同期营业额跌17.87%,报1亿1535万3000令吉。
合计上半年,MK置地净赚2082万令吉或每股盈利1.73仙,按年增8.07%;营业额则下滑14.24%至2亿2233万2000令吉,去年同期为2亿5924万1000令吉。
另外,丹斯里慕斯达法从即日起卸下MK置地主席的职位,由女儿菲琳娜接任执行董事兼主席,前者将以非独立非执行董事的身分,继续留在董事部。
目前,慕斯达法直接持有MK置地8240万5198股或6.84%的股权,同时间接持有4亿8825万2718股或40.53%的股权。【南洋网财经】

MK置地擬今年推介6億房產項目

(八打靈再也5日訊)MK置地(MKLAND,8893,主要板房產)將在今年推出2項發展計劃,發展總值(GDV)估計達6億令吉。
MK置地總執行長劉書銓說:“上述計劃仍有待相關單位批准。一旦獲得批准,將在4月至6月期間推出市場。”
他在該公司舉辦的新春宴會時,如是指出。
他指出,有關發展計劃涵蓋售價45萬令吉起、位于白沙羅達邁的服務式公寓,及坐落白沙羅柏蘭嶺的公寓,每單位售價至少60萬令吉。
他說,公司去年下半年就發現銷售減緩,因消費者購興已從高檔房地產,轉向可負擔房產。
考量到房產買家的購興,他透露公司計劃在霹靂州進行其他可負擔房屋發展計劃,但未透露詳情。
該公司也將平衡產品組合,即讓巴生谷房產貢獻70%至80%銷售。

MK置地净利微增

(吉隆坡27日讯)MK置地(MKLAND,8893,主板产业股)截至3月31日第3季净利按年微增0.06%,并派发每股1仙股息。
根据文告,第3季取得1568万7000令吉净利,或相等于每股1.3仙,和上财年同期的1567万7000令吉,几乎持平。
同期营业额为1亿652万8000令吉,相比上财年同期的1亿4068万1000令吉,下挫24.28%。
累积首三季的净利按年扬升4.48%至3650万7000令吉;营业额则跌17.77%至3亿2886万令吉尽管面对消费税落实、政府要减低家债和打房的措施,MK置地的产业项目具备策略位置优势,尤其在巴生谷和怡保的产业,料将成为公司的主要推动力。【南洋网财经】

產業近完工‧MK置地盈利或走軟

(吉隆坡4日訊)MK置地(MKLAND,8893,主板產業組)最新業績雖下滑,但表現仍勝預期,由於現有產業項目接近完工,分析員預料其未來盈利可能走軟。
大眾研究表示,MK置地截至2015年6月杪第四季淨利下跌46.1%至1千660萬令吉,營業額一如預期般下跌,但賺幅仍比預測中來得多。全年淨利跌19.2%至5千310萬令吉,也超出預期。
在沒有推出任何新的產業項目下,MK置地靠其進行中的白沙羅柏蘭嶺(Damansara Perdana)和霹靂州Meru的發展計劃推動盈利。
大眾研究認為,MK置地的未來盈利將會疲軟,原因是手上產業計劃正接近完成,而Rafflesia產業的銷售進度比預期的慢。
該公司預計今年會推出一項位於白沙羅柏蘭嶺的產業計劃,以為目前放緩的未入賬銷售(目前約3億令吉)注入新的活力,該計劃尚待批准,發展價值約逾2億令吉。在目前大環境不佳的情況下,沒有任何跡象顯示何時會推出該計劃。
另外,該公司近期內也有意在Damai Damansara推出約7英畝和在白沙羅柏蘭嶺17英畝的發展計劃。該公司也有意售出其非策略性資產和斯迪亞旺沙的土地約總值9千600萬令吉。
這項交易比預期中來得久,這是因為上次的交易並不獲得批准,但是分析員相信該公司仍有再次尋求脫售。在修改其入賬預測後,分析員略為上調MK置地2016至2017年的淨利預測,分別至4千990萬令吉和5千零80萬令吉。

最新进展
MK置地(MKLAND,8893,主板产业股)终将推出自2009年来首个公寓计划,位于白沙罗达迈(Damansara Damai)的6.56英亩土地,发展总值达4亿令吉,预计会在未来数周内推出。
面积达1015平方尺的单位,将从45万令吉起跳。
下一个产业计划是位于白沙罗柏兰岭(Damansara Perdana)的服务式公寓,分为3期,发展总值5亿令吉,但推介时程未定。
行家建议
由于过去缺乏新产业推介,加上当前艰辛的市况,未入账销售从去年的3亿令吉,进一步跌至当前的2亿令吉。
虽然我们正面看待新推介,但当前时势欠佳,需求放缓中,因此公司考虑以较低赚幅的整栋销售方式,减少风险。
除非公司销售土地,否则短期业绩将会继续受压,我们将2016和2017财年的净利,下调16%和2%。
不过,我们仍看好所拥有地库的价值,特别是在白沙罗柏兰岭的地段,近期可见许多发展商在该区购地,因此维持“超越大市”的评级。
另一方面,据了解,延宕多时的Armanee Terrace计划,将会在今年底完成。
