Premium shopping haven in Kulaijaya to open on 11-11-11

JOHOR BARU: Johor Premium Outlets (JPO) in Kulaijaya is set to open its doors to shoppers on Nov 11, or the auspicious 11-11-11 date.
Genting Bhd senior manager (Strategic Investments) Jean Marie Pin Harry said that initially, JPO would offer about 80 branded items.
“Shoppers will enjoy between 25% and 65% discounts on branded items all-year round,’’ said Pin Harry .
He was speaking to reporters at the signing of a two-year agreement between Genting Property Sdn Bhd and Telekom Malaysia Bhd (TM) for the provision of TM’s UniFi highspeed broadband services to all retail outlets at JPO.
Genting was represented by Genting Property Sdn Bhd senior manager Beverly Goldman and TM Bhd by its Johor general manager Mohd Roslan Mohd Rashidi.
It was witnessed by Iskandar Regional Development Authority chief executive officer Ismail Ibrahim.
Pin Harry said as a conglomerate with over 40 years’ experience in the leisure and hospitality-related industry in the country, Genting would work closely with other parties to promote the JPO.
“We’ll tie-up with travel operators as well as with our Sentosa Resorts World to bring Singaporeans and foreign tourists to the JPO,’’ he said.
The JPO is a 50:50 joint-venture between Genting Group’s 54.6% owned subsidiary Genting Plantations Bhd and Premium Outlets, a division of US-based Simon Property Group.
The RM149mil complex has a built-up area of 30,658 sq m and is located on a 17.8ha site. It is the first of its kind in South-East Asia.
JPO will offer a wide selection of off-season branded items such as designer fashion, sportswear, children’s wear, bedroom linen, jewellery, shoes and fashion accessories at discounted prices.
Meanwhile, Mohd Roslan said this was the first collaboration with a commercial complex in Johor under TM’s Developers Programme.
He said todate, it had collaborated with three Johor-based property developers to provide UniFi services to housing schemes. |

MUAR: Johor requires almost 2,500 welders and technicians in the electronics and electrical sector within the next six months to cope with the increasing demand of the setting up of a petroleum hub in Penggerang, said state Unity, Human Resource, Science, Technology and Inno-vation Committee chairman M. Asojan.
The state Labour Department had been talking to some of the companies involved in the project to find out their needs, he said.
“This area is going to be booming in future. We will have to plan from now to cater to the needs for both skilled and semi-skilled staff,” he said.
Asojan said about 50,000 jobs would be available in various sectors throughout the state, especially in Iskandar Malaysia, over the next two years.
He noted that the Johor Premium Outlets in Kulai would need 1,000 workers, including 250 management staff members to run the place which was expected to open its doors in November.
“More workers will be needed as projects such as Legoland Mal-aysia as well as universities and colleges begin operations in Nusa-jaya,” he added.
Asojan said the state would organise job carnivals to tell people about opportunities available and get them involved in skills training for better job matching via Kepak (Career, Business and Skills Training Carnival). |

Pantai plans 3 more hospitals
Pantai Holdings Bhd plans to expand its foothold in the country by expanding its hospital network through three new hospitals with an total investment of RM720 million.
Chairman Khairil Anuar Abdullah said the three new hospitals, scheduled to be operational within three years, would be in Iskandar Malaysia, Kota Kinabalu and Manjung in Perak.
"With the purchase of 15 acres of land in the mixed development area of Medini, Iskandar, the Gleneagles Medini will be built in phases.
"In East Malaysia, a new Gleneagles Hospital will be opened in Kota Kinabalu, a 200-bed tertiary hospital.
"And in the next few years, we will see the completion of our 10th Pantai Hospital, a 100-bed community hospital in Manjung, Perak," he said at the launch of a heart centre in Pantai Hospital Kuala Lumpur.
Deputy Prime Minister Tan Sri Muhyiddin graced the occasion today. The company is also focusing on promoting its services abroad.
On overseas expansion which lies under the jurisfication of its parent company, Parkway Pantai Ltd, Khairil said the parent entity was interested in opening hospitals in countries such as United Arab Emirates, India, Vietnam and Brunei.
"To-date, our promotional activities, including participation in
international expositions, have yielded results, with health tourists visiting our facilities from around the world.
"Last year, we welcomed an increase of such tourists to our hospitals in the group and we hope to see continuous growth in the number of patients especially those visiting Pantai Hospital Kuala Lumpur," he said.
Khairil said the group was now constructing a new block with an investment of RM230 million. It is set for completion in the first quarter of 2014.
"After the completion of the new block, we are anticipating medical tourists from Indonesia, Middle East and also from Singapore," he said.
He said the group's hospitals in Melaka and Penang also recorded a heavy flow of medical tourists. Healthcare group Pantai Holdings has a network of 11 hospitals throughout Malaysia under two brands -- Pantai Hospitals and Gleneagles Hospitals.
Collectively, the group has more than 1,800 beds, with over 100,000 admissions a year, powered by more than 700 doctors and 2,000 nurses. -- Bernama

(新山8日讯)温州8大领域商家前来大马及到访柔佛州,以了解本地依斯干达特区发展计划的环境和投资商机,并希望透过3方的沟通奠下合作基础。
此8大领域涵盖农产品、鞋革、五金水暖、家具、电子电器、服装、汽摩配件和房地产等相关领域。
中国温州市副市长徐育裴和温州市商务局副局长陈健今日率领80余名中国投资者访马,并在柔佛依斯干达特区和本地商家交流,出席者尚包括温州市人民政府驻马来西亚温州投资促进联络处主任张小群、马来西亚依斯干达特区发展局执行主席依斯迈和柔佛州旅游及国内贸易委员会主席何襄赞。
徐育裴受访时指出,今次到访目的主要是让温州商家前来寻找商机,但这些合作依然视双方的沟通和决定。
她表示,马中往来亲密,中国如今是大马最大的出口国,出口额超过42亿美元,双边总贸易额超过60亿美元。
“同时,中国在大马留学生有超过1万人,大马人到中国留学则有超过4000名。”
陈建致词时表示,目前大马有9家温州投资者,总投资额达214万美元,当中7家属于贸易机构,2家办事机构,投资产业主要在五金、电器、电缆、鞋类、服装等领域。
同时,大马在温州共有13个投资项目,投资则达310万美元。
他指出,商家将在今次首度访马时了解本地情况,进而决定投资项目。
“2010年来温州对大马进出口总额达2亿8350万美元,同比增长30.5%,其中出口额达2亿4752万美元,同比增长25.2%。”
他强调,温州是一个民营经济高度发达的城市,目前共有14万民营企业家,其中企业集团有180多家;民营企业的数量、工业产值、外贸出口、从业人员占了全市份额的90%以上。
温州也是中国10大品牌之都,且成为鞋和电器制造之都,当地目前有203个中国驰名商标和中国名牌产品。
他表示,温州的民间资金超过1000亿美元,该地区的人民都是以“商”起家,根据非统计数字,温州有175万人在全国各地创业经商,创办企业有4万余家,并在中国193个城市建立了温州商务。
“我们有63万人在世界各地从商贸业、制造业和资源投资开发。” |

Malaysian govt to consider limiting home purchases

The Malaysian government may impose a one-house-per-individual restriction, according to Datuk Seri Ismail Sabri Yaakob, Minister of Domestic Trade Cooperatives and Consumerism.
He said that any individual who wants to acquire a second home must sell his /her first house and that the government is studying the possibility of approving only 10 percent rental increases for houses once a contract expires.
“Since there is no rule to control the rental rate, some owners increase it by 100 percent,” Ismail Sabri said.
He said that a room in Kuala Lumpur has a rental cost ranging from RM300 to RM400 and added that only the affluent can afford to buy eight to 10 houses to be rented out to those who cannot afford to purchase their own homes.
“The owner would then increase the rental after the contract expires after two years,” said Ismail Sabri.

馬來西亞依斯干達特區(Iskandar Malaysia)是第九馬來西亞計劃(2006-2010)下,被鑒定為高度發展之重要催化劑。古來再也縣位於依斯干達經濟特區最北端的E區域,一般看好這個區域具備崛起成為經濟特區內急速發展的優勢,包括士乃蘇丹依斯邁國際機場、物流中心、南
北大道及第二通道等所帶來的便利。
據悉,目前正在如火如荼及計劃展開的工程,包括面積200英畝的“士乃自由貿易區(Senai Free Zone)”、2千718.68英畝的“士乃物流城(Senai Logistics City)”、佔地148.70英畝的多媒體超級走廊資訊城(Bandar MSC Cybercity)、亞洲著名電子公司台灣鴻海集團、美國SOLEXEL(馬)有限公司注資28億令吉的太陽能光電板廠,以及預計在今年11月11日落成的柔佛名牌折扣購物中心等。
這一系列的大計劃,預料將讓古來整個經濟面貌轉型,對社區肯定造成一定的衝擊,以古來現有的基本設施來看,地方當局是否已做好準備?商家又以甚麼心態來迎接即將來臨的轉變?
張震亮:立交橋將竣工
古來經濟肯定騰飛
武吉峇都區州議員張震亮認為,隨著許多建設工程如火如荼地展開,預料整個古來未來的經濟肯定將騰飛。
他舉例說,耗資5千400萬令吉興建的士乃立交橋,若如期在今年尾竣工,將可解決士乃目前所面對的交通瓶頸及進一步帶動士乃工業區的投資。
“立交橋的建竣及馬新第二通道的古來大道樞紐的完工,將讓古來內陸的交通規劃得更好、更完善,也更具吸引外資的條件。”
早前已撤廠商回流古來
張震亮說:“據我所知,古來一帶除了吸引相當多的外資設廠,包括一些早前已撤離古來的廠商,如今也重新回流到古來重新設廠。”
他表示,外資的前來,除了為本區居民提供更多的就職機會,肯定也能在經濟方面帶來正面的效益。
他分析說,單單首階段佔地44英畝的柔佛名牌折扣購物中心,若每天能夠吸引逾萬人次的旅客前來,無形中將帶動本區與旅遊業相關的下遊行業。
“從柔佛名牌折扣購物中心,我們看到了新的機會很快就會發酵。因此,我們鼓勵社團、鄉團都能共同來發展與旅遊業相關的下游工業。例如旅客前來時,不可能僅僅是購買名牌產品,他們肯定會帶回紀念性的物品,甚至找德士出來找小吃等,這些都是機會。”
需策劃覓地設步行街
“對小販商公會而言,我希望他們能夠好好地策劃,尋找適宜的地點開設步行街,將具消費力的旅客吸引過來。”
他表示,除了購物中心,許多工程已如火如荼地展開,相信這兩三年,便會讓整個古來的經濟轉型。
“目前,我們感受最明顯的是屋業發展及產業交易已有蓬勃發展跡象,一些花園住宅區以往只售賣40多萬令吉的半獨立式,如今已高漲至七八十萬,甚至超出百萬;一些花園區的排樓原本只售23萬令吉,如今價格已飆升至30萬令吉。”
他表示,房產價格的飆升,除了是建築成本的增加外,也可能是外資前來置產,導致本區的房產在市場需求下開始增值。
特區仍有許多發展空間
鄭振賢:商家應尋商機
士乃區州務大臣特別事務官鄭振賢認為,經濟特區目前仍屬於地步的階段,仍有許多發展的空間。
“如果以火車來形容,目前仍處裝配的階段。不過,火車一旦開動,整個區域在10年內將獲得迅速發展。”
“我發現這裡的商家對特區仍抱觀望的態度,可能是大家都沒有看到特區所帶來的成效,還抱著半信半疑的觀念,我建議商家們不要隔岸觀火,應更深一層接觸及瞭解特區可能帶來的商機。”
特區人文素養停滯不前
為了落實經濟特區安全城市的要求,政府也耗資1千900萬令吉,在古來優美城佔地16英畝的土地上興建古來再也縣警察總部,這座肩負本區治安重任的警察總部已在今年5月間啟用。
此外,一座耗資800萬令吉的消拯局,目前也在古來太子城如火如荼的築建。
鄭振賢說:“雖然特區的硬體設施及經濟已開始轉型,但人文素養還停滯不前。我擔心這種現象若沒有獲得糾正,未來社區將衍生許多社會問題。”
未來10年人口將更快速成長
他說,古來副縣90年代的人口只有十二三萬,如今人口已劇增至25萬人,未來10年人口肯定將更快速的成長。
他希望當局能夠儘早興建多一間華小及在區內設立圖書館,推動更多終身學習計劃及推動與人文素養相關的活動,從而減少社會問題。
“目前古來政府醫院的設備已無法應付吁求,衛生部應迅速提昇醫院的床位及設施,以便從容的
面對未來的吁求。”
工業區治安仍有待加強
他說:“對於外來投資而言,治安也是重要的因素之一,我認為這裡的治安,特別是工業區的治安,仍有待加強。”
其實,古來再也縣除了是柔州唯一擁有機場的縣屬,也是少數擁有5個南北大道出入口(士年納、古來、士乃、士乃機場及柔佛名牌折扣購物中心)的縣屬。
在兼具各項優渥條件優勢下,古來欲展翅高飛成為柔州一顆閃亮的衛星鎮將指日可待,只是,大家都準備好了嗎?
商家觀望等待商機
古來中華商會會長曾凡新
全球性經濟蕭條及政府朝令夕改的政策,導致本區商家對經濟特區的發展仍抱著觀望的態度等待商機。
目前,我們可以看到一些廠商的到來,多少帶動了本區的建築業及一些中小型工業,但一般的商家尚未感受到,包括我們對這些發展也還沒有一個頭緒,加上全球經濟走向的不樂觀,我們不能盲目地投資,須先看到一點點眉目。
當然,如果柔佛名牌折扣購物中心真的能夠如願吸引許多外來旅客,我想具本地特色的手工藝品業,富有一定的發展潛能。
旅遊部應拓更多景點
士乃中華商會會長黃端陽
有發展就有機會,近一兩年來,泗隆工業區吸引了一些廠商前來設廠,加上柔佛名牌折扣購物中心的即將開幕及台灣鴻海集團高科廠房的設廠,肯定將帶動本區的發展,包括就業機會等連鎖反應。
華人做生意,如果看到商機肯定會配合局勢的發展,但在目前這個全球經濟無法預測的情況下,還須政府多加配合才能落實,就如治安及警方的效率各方面,皆有待加強。
我相信,特區帶給本區最大的商機主要與旅遊業相關,例如飲食業、酒店業等。我們希望旅遊部能夠配合特區的發展,開拓更多景點留住旅客的腳步。(星洲日報/大柔佛) |

KUALA LUMPUR: Iskandar Malaysia is set to receive some RM2 billion investments from a Beijing-based real estate developer.
Zhuoda Real Estate Group yesterday signed two memoranda of understanding with Iskandar Investment Bhd (IIB) to buy land and develop mixed residential and commercial projects in Medini, IIB's flagship development in Iskandar Malaysia.
The first deal is for the development of a residential project at Medini North, with Zhuoda buying a plot of land there for US$53 million (RM158 million) and investing another US$389 million (RM1.2 billion) to develop it.
The second one is for Zhuoda to lease 40,000 square metres for about US$24 million (RM70.8 million) and invest another US$169 million (RM520 million) to develop it.
"The definitive agreements are scheduled to be signed at the 3rd World Chinese Economic Forum in Kuala Lumpur on November 3," IIB said in a statement released in Beijing yesterday.
The project in Medini North, the leisure and tourism destination in Iskandar Malaysia, will be a joint venture between IIB's subsidiary Medini Iskandar Malaysia Sdn Bhd (MIMSB) and Zhuoda.
To be 80 per cent owned by Zhuoda, the joint-venture company will build residential units on about 73,000 sq m site.
IIB president and chief executive officer Datuk Syed Mohamed Syed Ibrahim said this is the first major investment by a Chinese property development company in Iskandar Malaysia.
"Bilateral trade between China and Malaysia is expected to rise to at least US$80 billion (RM239.7 billion) in 2011 and IIB's partnership with Zhuoda will further support the efforts by both governments in promoting two-way investment between the two countries," he said in the statement.
Zhuoda chief operating officer Yang Han Qing said the company, established 18 years ago, has a total asset value of US$7.8 billion (RM24.1 billion) and net asset value of US$6.6 billion (RM20.2 billion).
"This signing is a milestone for Zhuoda's initial overseas investment and a landmark in Zhuoda's history to become a globalised company," Yang said.
According to the Iskandar Regional Development Authority, Iskandar Malaysia has recorded a total cumulative investment of US$25 billion (RM75.96 billion) from November 2006 to June 30 2011. Foreign investments accounted for 40 per cent of this amount. |

特区未来两年数大酒店将矗立 3000客房招待游客

(新山24日讯)随著大马依斯干达特区旅游业在未来两年将取得突破性发展,特区内多间大型酒店将陆续矗立,以应付大量的游客,估计在2014年,将有2000至3000间的酒店客房。
柔州务大臣拿督阿都干尼指出,古来的柔州国际品牌商品中心将于今年11月开幕,估计可吸引140万人次游客,于明年开幕的乐高乐园也估计可带来44万人次游客。
他今午为位于金海湾的皇殿酒店(The Palazzo)主持动土礼时指出,除了2014年落成的皇殿酒店,未来两三年,还有超过4间酒店将在新山建立,应付游客人潮。
新酒店包括KSL的5星级酒店共900间房、武吉英达花园的4星级Granada酒店198间房、百万镇的Renaissance酒店300间房及努沙再也公城港的香格里拉酒店。
大臣指出,位于东部走廊的迪沙鲁也将有3间酒店,金海湾也计划建立豪华公寓,以及至少2间滨海酒店。
交通全面改善
他说,2012年,多座汽车高架天桥、立交桥等工程,都会完工通车,使特区内的交通全面改善。
他指出,去年柔州共吸引360万人次的游客,其中150万人次为外国游客,今年首季进入柔州的游客便多达130万人次。
他相信,柔州未来将有许多瞩目的旅游景点,政府、旅游业者等应该极积对外推展旅游特色。
提及大马依斯干达特区投资,阿都干尼指出,过去许多外资都选择新加坡,近年开始对大马依斯干达特区感兴趣。
他说,在欧美承受债务危机的时候,中国却极积往外物色投资地点,依斯干达特区也成为中国投资者首要目标;未来特区内将有多项重要投资宣布,包括与中国的合作。
皇殿酒店2014年建竣
皇殿酒店(The Palazzo)耗资1亿500万令吉,将于2014年第二季建竣。
皇殿酒店将由华联集团独资子公司Lentang Cahaya(M)私人发展有限公司发展,并另一子公司中环酒店管理公司管理。
集团主席为丹斯里郑金炎,他在接过父亲的酒店生意后,至今拥有约14间酒店,他说,皇殿酒店是其集团在新山的第一项酒店计划,共27层楼高。
中环酒店理公司总经理郑慧敏指出,四星级的皇殿酒店位于金海湾商业区,即滨海大道的开端处,占地1.05公顷。
她指出,酒店集酒店客房与酒店服务式公寓于一体,交通四通八达,乐高园和柔州国际品牌商品中心与酒店距离皆在25公里范围内。
她说,酒店靠近苏丹依斯干达大厦,便于出入新加坡,更接近会展中心、金海湾码头、商业中心等。
皇殿酒店设备包括293间豪华客房、可纳容500人的宴会厅、5间多功能大厅、5间饮食店、健身室、游泳池、高级酒廊和购物商店。 |

Johor wooing big money

JOHOR BARU: The state government is working to lure more Chinese investors to come to Iskandar Malaysia, Mentri Besar Datuk Abdul Ghani Othman said.
He said there were strong indications of interest from the Chinese to invest here, adding that progress in the development of Iskandar Malaysia was not expected to be affected by the present global recession or the eurozone debt crisis.
“Iskandar Malaysia will be an ideal location for them to invest.
“Even now there is already strong interest from the Chinese to invest here. We do not foresee a major impact from the looming crisis and uncertainties, which have hit the United States and Europe,” he said after the ground-breaking ceremony of the new RM105mil Palazzo Hotel in Danga Bay here on Saturday.
The four-star, 27-storey Palazzo Hotel and Serviced Suites will have 293 rooms and is expected to be completed by the second quarter of 2014.
Abdul Ghani said China was a country with surplus funds, especially American treasury bills.
“Chinese companies are willing to invest in African countries to source for resources and they are now looking for more places to invest,” he added.
Abdul Ghani, who is also the co-chairman of Iskandar Regional Development Authority (Irda), said that since Iskandar's inception in 2006, the project had attracted about RM76bil in investments, with 40% of these projects already implemented.
He added that the joint investments between Malaysia's Khazanah Nasional Bhd and Singapore's Temasek Holdings in Iskandar, which would be finalised soon, were expected to give the project a further boost.
Earlier, Abdul Ghani said more hotel rooms would be needed in line with rapid developments taking shape in Iskandar, the opening of the Johor Premium Outlets (JPO) this year and Legoland in 2012.
“By 2014, we can expect to have at least 3,000 new rooms to cater for an estimated five million visitors annually for the JPO and Legoland,” he added. |

说比做的还多, 之前轰轰烈烈宣传的IDR Water Front - Oakwood Residence, 说好会在2012年建好, 干嘛没看到动静的, 还有说好要重建Jln. Wong Ah Fook, 在那???????

Catalyst Projects Can Generate RM13 Billion Annual Investments In Iskandar Malaysia
KUALA LUMPUR, Oct 1 (Bernama) -- Construction of catalyst projects in Iskandar Malaysia will generate annual investments of about RM13 billion until 2015, says Iskandar Regional Development Authority (IRDA) Chief Executive Officer Ismail Ibrahim.
IRDA is a statutory body responsible for realising the vision and objective of Iskandar Malaysia which will be transformed into a premier economic growth area.
It will be home to some three million people and total investments are expected to reach RM383 billion when the projects are completed in 2025.
He said the projects, viewed as tourists attractions, would not only generate economic growth but also provide high-income employment for many.
Citing the example of the international Legoland Malaysia theme park taking shape in Iskandar Malaysia, he said the park would open in the third quarter of 2012 and attract more than 1.5 million tourists and create 1,500 job opportunities.
"Todate, more than 12 catalyst projects were in its initial stage of operations and we expect more to join the bandwagon each year," he told reporters after a presentation on Iskandar Malaysia at the National Institute of Public Administration here today.
Some of the catalyst projects in the pipeline include Johor Premium Outlet, Medini Iskandar Malaysia, Indoor Theme Park and Edu-City.
Ismail also said the participation of foreign investors in the projects would also open opportunities for local investors to share experience and expertise.
"The foreign investors will bring with them technology, knowledge and expertise in specific fields and this is a good opportunity for local investors to enhance their expertise," he added.
