未獲售屋廣告准證‧迪尼帝擬推“先建後售”

(吉隆坡23日訊)即將更名為“新達南”的迪尼帝(TRINITY,2259,主板產業組)指出,由於目前該公司未能從當局申請到售賣產業廣告准證,所以,該公司正計劃以“先建後售”方式推行新產業計劃,若進展順利,預料可在2014年初進行,以增強公司現金流。
該公司執行董事蔡金蘭指出,首個先建後售計劃落在雪州蒲種,將以小規模方式進行,初步資本介於2千萬令吉至3千萬令吉之間,並以較為成熟的產業市場為主,因為這可節省基本建設成本。
她表示,該公司希望在未來2至3年裡能夠轉虧為盈。蔡金蘭今日在該公司常年股東大會後,回答記者詢問時作上述披露。
“該公司也將持續脫售一些資產,以取得更多現金。不過,該公司尚未到急於脫售資產地步,而是等待時機良好或是價格適當才脫售資產。該公司資產包括地皮外,還有酒店及購物中心,後者仍能為公司帶來租金收入。”
她披露,該公司旗下產業單位包括之前擱置的產業計劃,至今已是接近完成的最後階段。該公司進行的一些聯營產業發展計劃,料在未來兩年裡仍可為公司帶來收入。
談到該公司持續蒙虧,她表示,這主要是融資成本過高所致。目前該公司的銀行貸款總額為3億7千500萬令吉,加上中國業務則達到約4億令吉,而其中一半屬於同一間銀行貸款,該公司持續與後者洽商償債條件,以便減緩融資成本。
負債額降至13億
她指出,該公司負債額,已從5年前約20億令吉,降至目前約13億令吉。該公司尚持有逾2千英畝地皮,主要是落在雪州地區如士拉央,淡江以及武吉柏倫東,以及賽城等。
她披露,該公司旗下的武吉柏倫東的產業計劃,目前尚有余下約2千英畝地皮待發展,該公司計劃將其中約1千200英畝土地用途轉發展為工業地,因它的市場需求較佳,反而住宅產業則是供過於求。不過,土地用途轉換手續預料需要至少18個月的時間。
將更名為“新達南”

(吉隆坡7日訊)TRINITY(TRINITY,2259,主要板房產)宣佈,公司獲准易名為達南Transform(Talam Transform Berhad)。
TRINITY今日向馬證交所報備,公司在本月5日,獲得大馬公司委員會(CCM)發出的所發出的易名成立證書。
該公司早在6月7日提出易名建議,並在本月5日獲得批准。
根據早前報導,TRINITY將于未來10年至15年,發展位于賽城、士拉央、淡江和武吉布崙東城,總面積約2000英畝的土地。[中国报财经]

(吉隆坡24日讯)打南雄风(TALAMT,2259,主板产业股)以3363萬7032令吉,脱售25.74英亩的雪兰莪州双文丹地段。
打南雄风向马交所报备,旗下独资子公司Europlus機構私人有限公司,與Mutual Flexi私人有限公司签署买卖协议。
Europlus所脱售的地段拥有永久地契,在1991年收购,投资成本为233萬令吉。脱售完成後,公司估计可入账585萬令吉。
该土地属於商业用途,但发展区域以住宅为主。
截至1月31日,土地净价值为1427萬令吉。
打南雄风表示,脱售所得将用於偿还公司的贷款,以及充作营运资本。[南洋网财经]

The Novation Agreement is available for inspection at the registered office of the Company at Suite 2.12, Level 2, Menara Maxisegar, Jalan Pandan Indah 4/2, Pandan Indah, 55100 Kuala Lumpur between 9.00 a.m. and 5.00 p.m. from Monday to Friday (except public holidays) for a period of three (3) months from the date of this announcement.

(吉隆坡28日讯)截至1月杪末季,打南雄风(TALAMT,2259,主板产业股)成功转亏为盈,净赚3003万5000令吉,上财年同期则净亏735万4000令吉。
现财年同季营业额则按年劲飙2.8倍至1亿1113万6000令吉,上财年同期报2922万3000令吉。
同时,现财年同季每股盈利为0.74仙。
该公司能够在现财年末季转亏为盈,主要是该公司脱售了投资产业所致。
截至1月杪财年,共获得957万9000令吉净利,上财年则净亏2014万5000令吉。
全年营业额则按年萎缩19.2%至1亿7171万2000令吉,上财年为2亿1263万6000令吉。
文告中披露,该公司已经建竣所有房屋,除了目前的联营发展项目,该公司将继续与信誉良好的公司联营发展地库。

(吉隆坡4日讯)为了改善现金流和负债率,打南雄风(TALAMT,2259,主板产业股)以2亿3000万人民币(约1亿2156万令吉),脱售中国吉林省Maxcourt酒店有限公司股权。
打南雄风透过子公司———Malim Enterprise(香港)有限公司,将吉林省Maxcourt酒店有限公司的85%股权,悉数脱售给香港的Cre8ive酒店管理有限公司。
打南雄风表示,透过这次脱售股权活动,料能取得1830万令吉或每股45仙净利润;至于净资产,将增0.45仙至每股14仙,负债率将从0.78倍,降至0.56倍。【南洋网财经】
