家盟吉並不是政府相關股項,而是由4家建築、土木工程及產業發展公司組成的,除了是整合工程與建築服務供應商,也是高檔產業發展商。
該公司剛於7月杪上市,目前手持10億令吉訂單,並競標16億令吉工程合約,其中80%盈利貢獻來自建築業務,另20%則來自產業方面。

监督导轨建筑工程 家盟吉获3 亿捷运合约

(吉隆坡19日讯)家盟吉(GBGAQRS,5226,主板建筑股)宣布,获颁发总值3亿350万令吉的捷运工程(MRT)次级承包合约。
家盟吉发文告宣布,独资子公司Gabungan Strategik,获得Syarikat MuhibahPerniagaan&Pembinaan私人有限公司(简称SMPP)颁发上述合约。
合约内容为负责捷运工程的V1配套中,监督由双溪毛糯至哥打白沙罗(Sg.Buloh-Kota Damansara)捷运站的高架桥导轨建筑工作,及完成其他相关工作。
SMPP是捷运工程V1配套的承包商,此配套工程总值10亿9000万令吉。
家盟吉预期此捷运工程会立即启动,完工期将在2016年2月。
12亿订单创高
家盟吉总执行长黄振贵在文告中透露,此新工程合约使集团总建筑订单增加至12亿令吉的历史新高,工作量也将使该集团忙碌至2016年。
“我们非常高兴能在我国最显著基建工程之一的捷运计划中,被委托举足轻重的角色。
参与此计划,将使本集团迈向另一个里程碑。”
家盟吉目前正在进行中的建筑工程,包括1亿460万令吉的蒲种柏兰岭转运站(Puchong PerdanaInterchange),以及2亿7720万令吉的白蒲大道(LDP)延伸工程。
家盟吉是在今年7月31日,正式在大马交易所上市。
该公司成立于2010年8月20日,属于综合工程与建筑服务公司。

家盟吉未來業務料無大變化

(吉隆坡29日訊)家盟吉(GBGAQRS,5226,主要板建築)公佈第3季業績表現,房地產營業額低于市場所預期,惟券商認為,未來幾個季度房地產銷售不會出現重大改變,整體前景看俏。
該股今早開市,滑落2仙,以1.09令吉迎市,休市時報1.08令吉,滑落1仙,半日16萬8000股易手。
閉市時,家盟吉掛1.08令吉,跌3仙,成交量24萬2500股,全日窄幅波動,遊走介于1.08令吉至1.09令吉之間。
家盟吉指出,截至9月30日財年第3季,營業額按年報1億1046萬5000令吉,稅前盈利報549萬300令吉,淨利報393萬800令吉,每股盈利1.28仙。
累計首9個月表現,家盟吉營業額取得近2億5427.5萬令吉,稅前盈利報2746萬令吉,淨利報1861萬6000令吉,每股盈利6.03仙。
券商指出,房產銷售比預期來得慢、該公司增加上市及工作人員費用、歐債危機等皆是該公司營業銷售低于市場所預計的主要原因。
“全球經濟持續處與不明朗化,其中包括美國財政懸崖及歐債危機,房地產市場也因此受牽連,預計未來幾個季度房地產銷售將不會出現重大改變,家盟吉只可能在下一個財年中進行改進,推高該公司營業額。”[ChinaPress]

(吉隆坡21日訊)家盟吉(GBGAQRS,5226,主板建筑組)9月間攫取3億餘令吉雙溪毛糯至加影捷運工程令人矚目,興業研究對這個建築與產業新星極為推崇,相信該項計劃是其轉捩點,預測2013財政年淨利將倍增至逾4千800萬令吉。
淨利有望倍增至逾4800萬
分析員說,由於施工前作週詳策劃,目前捷運計劃硬體設施已進展達16%;基於上述捷運路段經過人口與設施稍不稠密地區,施工更易,也不因疏散交通延誤工時,因此將獲更高雙位數賺益。
未來競標更多鐵軌計劃
興業預測未來將競標更多鐵軌交通計劃,新近上市更可賦予更高機會競標政府計劃,在由次級承包商轉型為主要承包商過程中,具潛在競標從公私合營計劃(PFI)獲取循環收入。根據陸路公共交通委員會預測,未來8年政府將落實總值1千600億令吉之計劃。
興業推荐家盟吉是因該家甫上市不久、市值約4億令吉的小資本建築股手握11億令吉訂單,且有15億令吉的產業發展計劃;更需強調的是,海外計劃沒有虧損與爭議紀錄。同時,該公司也由前雙威工程師經營,未來崛起為中型建築股可期。
2005年至今年,已完工建築工程達8億多令吉,包括白蒲大道強化工程、學校、登州馬江聯邦後備部隊營、吉打陸路交通局大廈等。
除了3億零35萬令吉捷運工程外,在森美蘭州也有1億4千100萬令吉道路提昇工程,在雪州與柔州有無數產業計劃。

(吉隆坡26日訊)家盟吉(GBGAQRS,5226,主要板建築)宣佈,其子公司策略聯盟(Gabungan Strategik)私人有限公司,獲得Prridot發展有限公司頒發一項總值3649萬2256令吉的合約。
該公司向馬證交所報備指出,該合約內容為建立和維護30個單位的3層獨立辦公室,預計將在2014年9月25日完成。
預計該項合約執行期間,將可貢獻家盟吉收益及淨資產。

洽购设立机械工程部 家盟吉竞标10亿合约

(吉隆坡6日讯)专注于发展建筑业务,家盟吉(GBGAQRS,5226,主要板建筑)今年参与竞标的建筑和基础设施工程数额介于8亿至10亿令吉。
家盟吉总执行长黄振贵指出,建筑业为该公司主要业务,盈利贡献高达70%,其余30%则来自房地产业务。
“公司正在进行18项建筑项目,总值12亿令吉,为了提高每一项竞标成功率,了解竞争对手的基本资料也是我们的工作之一。”
黄振贵今日出席公司基金经理与媒体简报会时,如是指出;出席者包括该公司执行董事欧子聪、伍杰卿、阿兹占及总财务长林纯樟。
针对房地产业务,黄振贵则指出,公司认为时机很重要,目前并不急于扩充公司地库。
“我们较著重于发展高生活品味的房屋,要寻找适合又便宜地库并不容易,这需要配合适当时机,现有地库可达至2015年至2016年,主要坐落在蒲种、槟城及柔佛等地区。”
另外黄振贵也说,家盟吉计划正与两至三方洽谈中,以并购方式设立一个机械工程部门(M&E),估计今年中成形。
“机械工程业务总营业额高达5000万至6000万令吉,占建筑业务总营业额15%至20%,回酬也很高,将该业务外批给其他机械工程商家,倒不如自己做,也可将货不对版的风险减低。”
最后针对家盟吉欲购买沙巴州经济发展公司(Sabah Economic Development Corp)49%股权或294万股一事,黄振贵指出,家盟吉目前仍未与对方签任何合约,现不方便透露太多详情。

(吉隆坡6日讯)家盟吉(GBGAQRS,5226,主板建筑股)以350万令吉购入沙巴经济发展公司(Sedco)旗下子公司——Associated Concrete Products(沙巴)私人有限公司的294万股,相等於49%股权的交易,將在未来1至2个月內完成。
家盟吉首席执行员黄振贵週三出席基金经理简报会时,確认英文媒体《The Star》指该公司將收购Associated Concrete Products(沙巴)私人有限公司49%股权的报导。
他也表示,「由於还没正式签署协议,因此我们之前未正式公佈这项消息。」
同时,他也透露,双方预料將在1至2个月內达成並签署协议。
家盟吉有意於2013年中旬,通过併购设立机电工程(M&E)业务部门。
黄振贵续称,该公司正与数家公司进行洽谈,可能通过现金及股票的方式,支付有关的併购活动。
无论如何,他认为要寻找一个可相互契合的伙伴並不简单。
黄氏进一步补充:「拥有自己的机电工程部门,有助於节省成本,同时公司可享有更多的净利。」
有鉴於一切仍在洽谈阶段,该公司尚未定下此併购活动或涉及的成本及金额。
目前,其机电工程业务共为公司贡献约5000万至6000万令吉,相等於建筑业务15至20%的营业额。
家盟吉目前竞標总额为8亿至10亿令吉左右的工程,并將持续参与投標活动。

发展重心放在南部
有鉴於新加坡人对柔佛房產的购买兴致,故该公司近期的发展重心將放在南部地区。
黄振贵续称,拓展海外市场乃是该公司的长期计划,因目前该公司的可承担风险甚低。
家盟吉现在共有18个建筑项目,总值约12亿令吉,截至2012年12月31日止的未入帐销售为8亿5910万令吉。
房產方面,其正进行项目的发展总值(GDV)达8亿9160万令吉。
另外,家盟吉预计將在2013財政年推出发展总值为3亿9110万令吉的项目,分別是柔佛及双威城的项目。
儘管风险依旧存在,惟黄振贵仍看好建筑领域的前景,并冀望可达成招股书中所列出的25%股息派发率。

AQRS集团斥5522万购地
二零一三年三月三日 晚上六时三分
(吉隆坡3日讯)AQRS集团有限公司(GBGAQRS,5226,建筑组)宣布,旗下持股52%之子公司,Prestige Field发展私人有限公司,经已与雪兰莪州务大臣有限公司(MBI)达成买卖协议,收购一幅位于八打灵再也市柏兰岭第19区的土地。
该集团致函马交所说,上述土地面积大约12.2公顷,而总收购代价是现金5522万令吉。
该集团将以内部基金及向外借贷来融资上述收购行动。
它称,建议中的收购,可使Prestige Field能继续及完成Avenue @ Kinrara住宅区项目。

家盟吉東馬增用IBS

(八打靈再也6日訊)家盟吉(GBGAQRS,5226,主要板建築)將與沙巴經濟發展機構(SEDCO)合作,擴大工業化建築系統(IBS)在東馬的使用。
根據該公司發出的文告指出,其子公司Sinajasa私人有限公司以290萬令吉,向SEDCO購買沙巴Associated Concrete產品私人有限公司49%股權。
該公司總執行長黃振貴說,在過去十年,該公司不斷磨練在工業化建築系統的專業知識,他們相信,建築材料製造是很好達到快速和有成本效益建築過程的方案。
他說,隨著SEDCO不斷強調施工者和建築商的重要性,不斷採取有效的商業模式,我們希望透過該網絡滲透到沙巴的建築材料市場,以在東馬建築發展和建築業中扮演不可或缺的角色。

5000萬售2檳地 家盟吉進賬1544萬

(吉隆坡10日訊)家盟吉(GBGAQRS,5226,主要板建築)宣佈,將以5000萬令吉脫售2塊位于檳城威省土地。
該公司向馬證交所報備指出,子公司Grand Meridien發展建議將旗下2塊連接土地,脫售給Ocen Mix私人有限公司。
脫售計劃完成后扣除所需經費,家盟吉料進賬約1543萬8843令吉。
文告指出,該批土地總面積6萬3709平方公尺,截至2011年12月底淨賬面價值約3158萬1833令吉。
該公司指出,根據委外估價師估算,截至3月12日,該土地市價約3580萬令吉,脫售價較賬面價值高58%,較市高約40%。[中国报财经]

售地获利 家盟吉专注產业发展

(吉隆坡10日讯)隨著家盟吉(GBGAQRS,5226,主板建筑股)脱售两块位于檳城的地皮,分析员正面看待此交易,因为这有助家盟吉释放更多资金,並把资金注入產业发展业务,让它专注在该项业务上。
家盟吉週二傍晚发表文告表示,旗下子公司Grand Meridian发展私人有限公司,將以5000万令吉的售价,把位于檳城的两块总面积15.7英亩的地皮,脱售给OceanMix私人有限公司。相关地皮持有永久地契。
获利1540万
艾芬投行分析员指出,扣除產业盈利税和其他开销后,预计家盟吉將从以上交易获利1540万令吉。
「此举有助该公司带来更多的资金,以更专注在本身的產业发展活动。」
脱售的该两块发展地位于南北大道的东北区,同时与柔符(Juru)休息站的西北方毗邻。
根据该公司截至2012年12月的財务报告,这两块地皮的净帐面价值为3160万令吉;同时,独立估价师对该两块地皮的估价是3580万令吉。因此,5000万令吉的脱售价,是相等于溢价39.66%。此脱售案预计在今年第三季完成。
整体而言,艾芬投行分析员对这起资產脱售感到正面,因为每平方尺73令吉的脱售价,是高于当地的平均售价。

(吉隆坡11日訊)建築及房地產發展集團家盟吉(GBGAQRS,5226,主要板建築)宣佈,在依斯干達Temenggong路,開展發展總值近6億令吉的發展計劃The Peak。
該公司發表文告說,此計劃建于黃金地段和交通便利的柔佛依斯干達區域,這扣人心弦的發展項目不但提供住戶優質生活體驗,也給予投資者絕佳機會投資。
詢及公司最新發展計劃,家盟吉執行董事歐子聰回應:“The Peak將是公司另個旗艦發展計劃,及會加入進現有發展總值達12億3000萬令吉的建築工程和產業發展組合內。這項目將為來年公司營業額和淨利帶來貢獻,為股東提供更高價值。”

(吉隆坡11日讯)家盟吉(GBGAQRS,5226,主板建筑股)宣布,在柔佛依斯干达推出发展总值达6亿令吉的The Peak@JalanTemenggong新产业计划。
家盟吉执行董事欧子聪指出,The Peak将包含6座41层高的服务公寓,共有668个产业单位。
豪华产业计划
他说,The Peak是该公司在依斯干达的第一项产业计划,位于卓越地点的豪华发展计划。
The Peak位于具有策略性地点,靠近连接主要铁路系统和多条高速公路的地不佬路,轻易通往依斯干达区内的各主要地区。
欧子聪指出,The Peak的示范单位已在4月6日公开展示,并获得大马、新加坡和印尼买家的热烈反应。
这项产业计划预计2015年竣工,主要目标为当地和国外买家。
他预计The Peak可为集团未来的营业额和盈利作出显著贡献。
家盟吉目前在进行中的建筑计划和产业计划,总发展值达12.3亿令吉。

(吉隆坡23日讯)家盟吉(GBGAQRS,5226,主板建筑股)建议,以20股配9凭单方式,派送1亿5998万4000张免费凭单。
根据文告,该公司将在取得相关机构批准之后,决定凭单的行使价,但在享有权益日期之前,凭单行使价不应该低于母股25仙的票面价值。
该公司表示,假设凭单的参阅行使价为每张92仙,将相等于该股截至今年4月22日止的5天交易量加权平均市价。
不过,董事部将在考量之前的股价走势、公司未来盈利,以及母股25仙票面价值等因素后,才决定凭单的最终行使价。
基于上述凭单是免费派送,所以不会即刻筹到资金。
假设所有凭单均以上述参阅价行使,该公司将发行1亿5998万4000股新股,并在凭单成熟期间(5年),有望筹集高达1亿4719万令吉。
一旦凭单被行使,该公司将利用该笔资金,做为营运资本。
