(吉隆坡17日讯)吉打建筑(BDB,6173,主板建筑股)委任大马信贷担保机构(CGC)总执行长拿督旺阿兹哈,为独立非执行董事。
吉打建筑董事经理拿督依占尤索夫表示,欢迎极具领导经验的旺阿兹哈加入董事部。
现年56岁的旺阿兹哈,1993年加入CGC,两年后擢升为总经理助理,1997年调升为总执行长。
他于2000年进入CGC董事部,成为董事经理。他是带动CGC转型的主要推手,让机构从传统信贷担保,成为金援中小企业的机构。【南洋网财经】

(吉隆坡17日讯)较高行销和行政开支,以及产业和建筑部门的贡献减少,吉打建筑(BDB,6173,主板建筑股)截至9月杪第三季净利按年减29.32%。
公司第三季净赚548万4000令吉或每股7.53仙,低于去年同期的775万9000令吉或每股10.65仙。
同时,营业额从6227万6000令吉,按年减少1.5%,至6134万1000令吉。
至于首九个月,公司净利按年下跌10.56%,报1650万令吉,或每股22.65仙;营业额则微跌0.09%,至1亿8897万令吉。【南洋网财经】

(吉隆坡20日訊)吉打建築(BDB,6173,主要板建築)正式簽署主要整棟購買協議(MEBPA),以7200萬令吉,收購323單位雙層排屋。
吉打建築向馬證交所報備,子公司DARULAMAN REALTY私人有限公司,早前接獲一個大馬人民房屋計劃(PR1MA)機構發出意向書,建議收購排屋,与吉打瓜拉吉底(KUALA KETIL)Insaniah大學學院永久校園毗鄰,今日已簽署協議。

“除非油價及商品價格大幅上漲、缺乏有經驗的建築工人、利率進一步上調、銀行加緊貸款政策,或出現一些不利經濟與政治形勢的因素,否則,吉打建築(BDB,6173,主板建築組)集團在2015財政年,仍將可取得不錯的業績表現。”
吉打建築集團營業額從2013年第四季的9千185萬令吉,增至2014年的1億3千990萬令吉。該公司董事經理拿督依茲漢尤索夫指出,業績表現出色主要是集團產業組脫售整批住宅產業,以及在聯營發展的協議下脫售土地。
稅前盈利大幅改善
他說:“這是公司在1996年2月上市以來,以營業額及稅前盈利來說,最理想的季度業績報告。”
以產業為核心業務的吉打建築,較早前接獲一個大馬人民房屋計劃(PR1MA)機構發出意向書,建議收購旗下323單位雙層排屋,與吉打瓜拉吉底Insaniah大學學院永久校園毗鄰,並已在最近簽署協議。
該項交易總值7千200萬令吉,土地成本和建築成本份別為453萬令吉和6千747萬令吉。
吉打建築為吉打州政府唯一的政府相關上市企業,在截至2014年12月31日的第四季,稅前盈利表現大幅改善,從前期的457萬令吉,躍升140%至1千零95萬令吉。除了稅前盈利,集團營業額也從2013年第四季的9千185萬令吉,增至1億3千990萬令吉。
在受檢討的第四季,吉打建築產業組為集團營業額貢獻8千870萬令吉,至於盈利則從420萬令吉增至1千610萬令吉,主要是日得拉與瓜拉吉底產業計劃取得不錯的訂購率。
售323單位住宅產業予PR1MA
這一季,位於瓜拉吉底的323個單位住宅產業,賣給一馬人民房屋計劃機構,為公司帶來可觀營業額,並對盈利做出顯著貢獻。
按年比較,吉打建築在已結束的財政年,稅前盈利上揚15.5%,從2千930萬令吉增至3千390萬令吉,其營業額則從2億8千100萬令吉,增至3億2千890萬令吉。
除了產業組的業務,吉打建築的道路與採石組,營運盈利增加2千零90萬令吉,主因是已完工的道路鋪設為公司節省一些成本;不過,與前期相比,道路與採石組的營業額較低,主要是鋪建道路的工程比較少。
同樣的,建築組對集團營業額與盈利也比較少,在2014財政年,外來建築計劃訂單減少,高爾夫球與酒店組不只營業額減少,也因為高爾夫球運動較少,營運成本增加蒙受虧損。
在現有財政年,集團核心業務料將取得不錯表現,目前,手上仍有充足的土地資源供發展,可持續為公司帶來收入。
依茲漢尤索夫預測:“集團位於日得拉及瓜拉吉底的房產計劃,在推出時反應令人鼓舞,預料將可維持其對集團營業額所做的貢獻。”

近期企业活动频密的吉打建筑(BDB,6173,主板建筑股),当前的市场价格交易预计低于其实际净资产。
同时,自上市以来,该集团在2014年交出最为理想的业绩表现,而近年来的盈利表现也呈增长趋势。
然而,不可忽略的是,该集团截至2014年的总债务达3亿令吉,且营运现金流持续5年出现净流出。
过去一年以来,吉打建筑已进行多项企业活动,包括发行附加股进行融资活动、随认购附加股附送红股,以及发行新股收购土地资产等。
其中,该集团大举收购位于浮罗交怡、古邦巴素、瓜拉慕达、波咯先那和居林的多片地段,总面积达467公顷。
收购地库面积倍增
这项收购也促使该集团的地库面积,从之前的389.7公顷,倍增至856.7公顷,供未来发展用途。
发展项目主要将以相关地段地点作为考量,如属于旅游区的浮罗交怡将以酒店、度假村、医疗疗养中心作规划。
然而,大部分的土地发展将专注在城镇住宅计划,且会偏向兴建可负担价位的计划,预计该州的可负担房屋需求依然高企,有助推动产业发展业务增长。
这项收购的融资主要来自发行附加股向股东集资(并附送红股)和私配新股予卖方(吉打州发展局)。
每股净资产1.46令吉
从2014年第4季的报告可见,该集团当时的总股数为7281万5858股,而归属股东的权益为2亿8433万6839令吉。
依此计算,截至2014年12月31日,吉打建筑的每股净值为3.90令吉,相比当前的市价似乎相当吸引。
不过,在发行附加股、红股和新股发行后,如今,该集团的总股数已大幅增加至3亿385万4977股。
依据股本和股东权益(经派送红股调整和其他维持不变),估计该集团的每股净资产可达1.46令吉,相比周五闭市价格1.02令吉。
吉打建筑是吉打州唯一的上市官联公司,旗下核心业务主要涵盖建筑、采矿、道路工程和旅游休闲。
近5年来,该集团的业绩表现大致上呈增长趋势,营业额从2010年的1亿8241万令吉,增长至2014年的3亿2888万令吉,同样地,净利也从2010年的1365万3000令吉,飙升至2014年的2421万5000令吉。
该集团从2010年至2014年期间的复合年增长率,营业额达到15.88%,而净利则为15.4%。
5年营运现金净流出
至于在派发股息记录方面,在2010年至2013年,该集团每年皆派发每股7仙股息,而2014年的股息或有待在之后公布。
尽管该集团拥有正面的盈利表现,然而,翻看过去5年的营运活动现金流量表,可见其营运现金出现净流出。
在2010年,其营运活动出现202万令吉净流出,之后提高至3117万令吉,并在2012年创1亿2605万令吉,隔年减少至6227万令吉,而2014年净流出为139万令吉。
因营运活动出现现金净流出,特别是在2012年,该集团主要是以融资维持业务,而截至2014年12月,总债务达3亿1144万令吉。
至于该集团目前持有的现金或现金等值,只有9230万令吉(包括2106万令吉的存款抵押金)。
一马房屋资金还贷
随着吉打建筑以7200万令吉脱售323间双层排屋给一个大马人民房屋机构,若这批资金偿还贷款,将可缓和高企的债务。
而据媒体报导,因该集团在吉隆坡开设办事处,也有意进军吉打州以后的市场,确保未来可持续发展。
至于该股潜在的投资风险,包括国行提高利率、银行收紧贷款、房屋需求放缓、不利的经济与政治局势,以及每股盈利因股数激增而稀释化。

(吉隆坡9日訊)吉打建築(BDB,6173,主要板建築)表示,非常有興趣競標居林國際機場興建計劃,成本估計16億令吉。
該公司董事經理拿督依茲漢在股東大會后向記者指出:“我們當然有興趣競標(居林國際機場興建計劃),事實上我們對于任何可貢獻收益的計劃都有意思競標。”
不過,該公司至今尚未針對是項興建計劃提呈任何建議書。
“公司擁有房產及建築專家,回顧之前的亞羅士打及浮羅交怡島的機場興建,我們亦有份參與興建團隊,這可加強我們在這方面的信譽。”
上述總值16億令吉成本包括土地收購、機場的基本設施及兩條跑道。
展望未來,吉打建築計劃推介3項綜合發展計劃,發展總值共3億5000萬令吉;目前未進賬銷售約1000萬至2000萬令吉。
至于建築業務訂單,該公司持有介于1億5000萬至2億令吉之間。
“我們今年的目標相對保守,目前競標著1億令吉的道路及沙石工程。”

吉打建築獲逾2億合約

(吉隆坡9日訊)吉打建築(BDB,6173,主要板建築)獲得價值2億990萬令吉意向書(LOA),以維修吉打州內部分道路。
該公司向馬證交所報備,通過子公司BDB Infra私人有限公司接獲吉打工程局發出合約,維修州內道路。有關合約將在6月10日生效,具36個月期限。
吉打建築相信這項合約,將正面貢獻公司2015至2018財年盈利表現。【中国报财经】

吉打建筑预估营收增盈利跌

(吉隆坡7日讯)吉打建筑(BDB,6173,主板建筑股)董事经理拿督尤索夫表示,该公司2015財政年营业额预计將成长10%,但盈利则料逊去年。
尤索夫指出,去年业绩取得標青成长,主要是来自一马房屋计划(PR1MA)的贡献。今年的盈利或將受到整体经济的影响,因此表现预计较弱。
吉打建筑主要发展地区为吉打州境內,不过,他表示对巴生谷地区的房產市场有兴趣,目前正与多方洽谈有关的收购土地计划。
「我们对有潜力的地皮感兴趣,希望今年底会有结果。」
另一方面,吉打州的房產市场向好,该公司推出的房產计划已有70%的预订率。同时,可负担房屋的需求量仍偏高,因此该公司未来几年將著重於可负担房屋的建设发展,并为该项计划进行投標。「相信我们过往所累积的经验,將对標得工程有所帮助。」
该公司目前正在竞標的合约总值为3亿令吉。
另外,日前吉打建筑完成收购1200英亩的土地,分佈吉打州数个地区。尤索夫指出,通过这项收购计划,可多元化该公司的市场分佈,不再局限在单一的地区发展。而这项收购计划亦將该公司未发展的地库面积扩大至2000英亩。
收购的土地当中有226英亩位於浮罗交怡,尤索夫透露,该公司目前正在计划收购另外的13英亩土地。
吉打建筑准备在浮罗交怡进行4项发展计划:第一,可负担房屋、商业及普通公寓的混合发展计划、第二,发展生態旅游计划、第三,提升码头设施,及第四,建造別墅及度假屋。这项浮罗交怡发展计划將始於2016年,并预计耗时5至7年,其总发展价值(GDV)目前预计为15亿令吉。
除此之外,该公司亦將提升DARULAMAN城镇计划的设备及措施。该城镇拥有1万间房屋,通过优化设备,可连带提高房產价值。这项计划预计將用时12个月,并耗资2000万令吉。

吉打建筑获2.8亿融资 发展达鲁阿曼2.0

(吉隆坡13日讯)吉打州政府旗下的吉打建筑(BDB,6173,主板建筑股),週四与华侨Al-Amin银行及马银行(MAYBANK,1155,主板金融股)签署融资协议,为达鲁阿曼城镇2.0发展计划,提供2亿8000万令吉的融资。
华侨Al-Amin银行及马银行联手提供总数2亿8000万令吉的融资,予吉打建筑旗下的產业发展臂膀--BDBLand私人有限公司。
有关资金將用作取名为达鲁阿曼城镇2.0的再发展计划。
这笔融资当中,2亿3000万令吉为期限融资便利,另外,5000万令吉则是伊斯兰现金透支便利。
达鲁阿曼城镇2.0计划总发展价值达8亿5800万令吉,其中包括,预期在2021年落成的Taman Tunku Intan Safinaz(TTIS)城镇计划,总发展价值为5亿3800万令吉、一项高尔夫球场及公寓发展、涵盖楼高18层的BDB大楼的达鲁阿曼广场及绿色社区Darulaman Hill。
吉打建筑董事经理拿督尤索夫,在吉打州务大臣慕克里的见证之下,分別与华侨Al-Amin银行首席执行员阿都阿兹及马银行伊斯兰银行首席执行员穆查化希山签署融资协议。
另外,吉打建筑独资子公司--BDBInfra私人有限公司也將同时与华侨Al-Amin银行签署一份价值4040万令吉的期限融资便利,除了用以融资该公司一项新的预混料工厂及矿场设施以外,也將用在早前由吉打公共工程局(JKR)所颁出的道路维修工程方面。【东方网财经】
