陈雅才的Talam Transform直接持股权增至14.41%

(吉隆坡20日讯)根据丹斯里陈雅才与优乐家集团(Kumpulan Europlus Bhd)在2014年10月17日签署的一项股权脱售协议内的附加协议,前者增持Talam Transform Bhd的5亿股,持股权也提高至14.41%。
Talam Transform今日向大马交易所报备,陈雅才截至4月18日直接持有这家蒙亏的产业发展公司的6亿771万股,或相等于14.41%股权,此前仅持股1亿771万股,或相等于2.55%股权。
这也促使陈雅才间接持有Talam Transform的15.62%股权,包括其太太潘斯里Thong Nyok Choo、优乐家集团,以及其他几家公司持有的股权。
完成上述交易后,优乐家集团目前持有Talam Transform的4亿9284万股,或相等于11.69%股权。
根据这项在去年8月28日签署的附加协议,这批股权的成交价为每股8.5仙,高于该股过去5日的平均闭市价70%。
另一批合共4亿股Talam Transform的股权将如期以每股9.5仙脱售予陈雅才。

(吉隆坡29日訊)新達南(TALAMT,2259,主板產業組)宣佈以7千萬令吉脫售在雪邦龍溪的622塊空置租賃地,預計賺取491萬令吉一次性盈利。
該公司透過文告說,上述土地總面積為9萬零559平方米,脫售是為了改善資金流和負債比,公司將把所得資金用作營運資本和償還貸款。(星洲日報‧財經)

推3新盘 卖地求存 打南明年比今年好

(吉隆坡23日讯)打南机构(TALAMT,2259,主板產业股)冀望2016年末推出的3项新產业发展项目,以及预计未来一两年內將入账的逾2亿令吉资產出售所得,可助公司度过目前的產业领域低潮期,等待行业的復甦。
打南机构执行董事蔡金兰在股东大会后向记者透露,该公司计划在今年底推出的3项產业项目,分別坐落於士拉央、安邦优凯柏丹那(Ukay Perdana)与蒲种布特拉柏丹那(Putra Perdana)。
3个项目的发展总值达约10亿令吉,核心商品为售价50万至60万令吉的可负担公寓。
同时,她指该公司透过售地获得逾2亿令吉的应收款项,將可在1至2年內收齐。
打南机构现任非独立非执行董事,同时也是该公司最大股东兼前执行主席丹斯里拿督陈雅才则表示,目前的產业领域行情很差,销售额增长缓慢,成本高企不下,银行严格的房贷条款还进一步打击相关行业,预计房產业者还需面对1至2年的艰难营运环境。
他坦言,目前打南机构靠著出售土地的收入,在低迷大环境中求存,不过售地活动已经完成,该公司將开始推出新產业项目,並建设房產。
「老实说,打南机构今年不会有出色的业绩表现,不过明年公司的业绩表现一定会比今年好,產业领域预测在明年中会开始復甦,到时若公司计划中的產业项目已经得到所需许可,我们將可乘风而起。」
摆脱高债务
他还强调,打南机构已经將负债比率降低到0.4倍,成功摆脱困扰该公司多时的高债务问题。
此外,蔡金兰指该公司在完成售地活动后,仍拥有超过1000英亩的地库,潜在发展总值达60亿令吉,所有土地都落在雪兰莪州境內。
陈雅才补充道,未来入账的逾2亿令吉將会谨慎使用,主要用以发展该公司现有的地库。
「当机会来临,我们愿意买入大马境內任何地点合適、价格合適的土地,不过,公司目前並无充足资金可供购地。」
他指出,打南机构当前重点是保持现时低负债比率,该公司不会贸然贷款进行投资,避免陷入以往负债繁重的財务困境。
当询及打南机构的酒店业务,蔡金兰对此表示,该公司设在中国的酒店对公司贡献不多,每年仅带来约400万人民幣的营业额。
「该酒店目前暂停营业並进行翻新及装修活动,我们也正与数位酒店业者商討出售这项產业的事宜,因中国距离大马太远,我们难以管理。」
不过,她透露,打南机构並未放弃酒店业务,该公司已经和中国的汉庭酒店集团达成合作协议,把该公司位於班丹英达(Pandan Indah)办公大楼的一部份改建成经济型酒店,预计在2018年初开业並每年为公司带来少於1000万令吉的营业额。【东方网财经】 |

打南雄风首季亏1192万

(吉隆坡25日讯)基于产业销售走低,打南雄风(TALAMT,2259,主板产业股)截至4月杪首季,净亏损扩大至1192万令吉,比去年同期净亏309万3000令吉更严重。
首季营业额也按年猛挫94.71%,从1亿984万3000令吉降低至580万6000令吉。
关于未来展望,董事部指出,国行实施的贷款条列愈加严格,加上与日俱增的建筑成本,势将打击产业市场。
虽然如此,打南雄风联营计划尚在进行,新的土地发展计划也已呈上,仅等候当局捎来佳音。【e南洋】

售地带动营收涨482%.新达南次季净亏收窄
(吉隆坡23日讯)售地带来营收,令新达南(TALAMT,2259,主板产业组)截至今年7月31日止第二季净亏损收窄至227万8000令吉,前期共亏损985万2000令吉。
上半年净亏1419万8000令吉,前期亏1507万9000令吉。
第二季营业额则因售地而大涨481.57%至6348万4000令吉,上半年营业额下跌42.62%至6929万令吉。
新达南在文告中表示,营收增加主要由于脱售一块发展地段,而亏损是由于一笔870万令吉的会计调整,以及缺乏脱售子公司的收益。
该公司表示,联营计划正进行中,并已提呈新发展计划,正待当局批准。不过,由于国行收紧信贷,以及建筑成本增加,预见前景面对挑战。

打南雄风Q3亏726万

(吉隆坡24日讯)打南雄风(TALAMT,2259,主板产业股)截至10月31日的第三季,按年由盈转亏,净亏725万6000令吉或每股0.17仙。
打南雄风在向马交所报备业绩,去年同期净利为567万2000令吉,或每股净利0.14仙。
该公司在财报中提到,亏损归咎于脱售子公司带来损失,加上盈利表现比去年低。
该季营业额则从去年同期的315万3000令吉,年增4.3倍至1669万2000令吉,归功于产业销量按年提升。
累计首9个月,该公司净亏按年扩大1.3倍,至2145万3000令吉;营业额录得8598万2000令吉,按年萎缩30.6%。【e南洋】

打南雄风5560万
售Maxcourt酒店85%

(吉隆坡5日讯)打南雄风(TALAMT,2259,主板产业股)宣布,以8466万人民币(约5560万令吉)脱售中国吉林省Maxcourt酒店有限公司85%的股权,给吉林省卓越投资有限公司。
打南雄风向马交所报备,今日间接子公司——Malim Enterprise(香港)有限公司与卓越投资签署股权买卖协议,将Maxcourt酒店的85%股权,悉数脱售给后者。
脱售股权活动,将让打南雄风减少公司亏损、改善流动资金,以及减少借贷。脱售所得款项将用来减少债务,以及用作营运资本。
该公司表示,脱售股权活动将带来4778万令吉的净收益,或每股1.13仙,而净资产也将提高0.1仙,至每股10.61仙。

部份业务结束.新达南次季亏511万
(吉隆坡29日讯)受部份业务结束影响,新达南(TALAMT,2259,主板产业组)截至今年7月31日止第二季亏损恶化,从227万8000令吉扩至510万9000令吉。
首半年亏损缩减
不过,该公司首半年亏损缩减,报1154万令吉,前期是1419万8000令吉,主要归功于脱售资产和赚幅回升。
该公司的卖地收入减少,次季和半年营业额分别降低62.63%和59.44%,各报2372万3000令吉和2810万3000令吉。
该公司在报告中说,除了继续开发联营项目,该公司也申请新房屋发展计划,一些已获得当局批准。
不过,该公司认为,由于贷款条件收紧和建筑成本增加,房市挑战依然严峻。

(吉隆坡4日讯)打南雄风(TALAMT,2259,主板产业股)宣布获颁建筑合约,在雪邦龙溪(Dengkil)兴建厂房和国能输电站,总值3654万5889令吉。
打南雄风向交易所报备,子公司L.C.B.管理私人有限公司,今日获Projek Alam 2012私人有限公司颁发合约,在龙溪兴建24个单位的半独立双层工厂,以及14个单位的半独立三层工厂。
