发展总值60亿 新丰尼生活推综合产业

(莎阿南24日讯)新丰尼生活(SYMLIFE,1538,主板产业股)将于明年杪,在雪州乌鲁冷岳1块面积逾400英亩的地皮,推出发展总值高达60亿令吉及为期10年的综合产业发展项目。
前称宝敦的新丰尼生活主席丹斯里阿兹曼亚雅,在出席股东常年大会与股东特别大会后,向记者表示:“目前我们正在拟定发展大蓝图,预计最快明年杪推出。”
今年1月初,新丰尼生活通过独资子公司———Prestige Capital私人有限公司,把位于乌鲁冷岳的两块有期土地卖给Batu TigaQuarry私人有限公司,总值1亿令吉,总面积约206英亩。
根据阿兹曼亚雅,该公司原本在乌鲁冷岳拥有626英亩地库,但为了发展上述大型城镇项目,遂脱售部分地段筹资。
因此,对于现财年的盈利展望,他说:“扣除在上财年脱售地皮的一次性盈利,我们估计,现财年的盈利增长介于20至25%。”
提及未来发展大计时,阿兹曼亚雅说:“未来1年,我们将会在巴生谷与沙巴亚庇推出新产业项目,预计发展总值达30亿令吉。”
他续称:“我们将把发展焦点集中在巴生谷、槟城与亚庇,我们正在这些地区物色合适地库,不排除以联营或并购方式发展。”
目前,该公司正在发展11个产业项目,其中1个是与联马置地(UM Land)的联营计划———位于吉隆坡市中心叶观盛路的StarResidences,发展总值达20亿令吉。
阿兹曼亚雅说:“手头上的产业项目足以让我们忙碌未来3至5年。”
该公司的现有地库逾1000英亩,分别遍布在雪隆、森美兰、槟城、吉打与亚庇。
暂不进军依斯干达
该公司将于明年首季首度进军沙巴产业市场,在亚庇推出豪华围篱式与保安综合产业项目,涵盖高级公寓与别墅,发展总值达5亿2000万令吉。
阿兹曼亚雅指出,该公司将会继续在亚庇探讨其他商机,而且还有意进军砂拉越古晋的产业市场。
对于产业发展商相继到马来西亚依斯干达特区分一杯羹,他则说:“我们暂时没有这个计划。”
阿兹曼亚雅正面看待产业市场前景,并相信政府在2014年财政预算案中宣布的任何措施,将会有利于产业市场的持续发展。
股东通过送凭单计划
另外,新丰尼生活建议进行的一系列发送凭单计划,已在股东特别大会上,获得股东一致通过。
该公司在2个月前建议,以4股送1张凭单,发送高达7750万张凭单、发行1250万张免费凭单给兴业信托公司(RHB Trustees Berhad),以及发行1750万张免费凭单给公司董事。
假设总数1亿750万张新凭单转换价为每张凭单1.20令吉,未来将让公司筹得高达1亿2900万令吉。

("SESB") has on 24 March 2014 acquired 100% equity interest in Vital Capacity Sdn. Bhd. ("VCSB"), a private limited company incorporated in Malaysia under the Companies Act, 1965 ("Act") for cash consideration at par ("the Acquisition").
VCSB has an authorised share capital of RM400,000.00 comprising 400,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.
Pursuant to the Acquisition, VCSB is a wholly-owned sub-subsidiary of SymLife. VCSB is presently dormant. The Acquisition is to provide SymLife with a dormant company intended for future expansion in its core business of property development. The Acquisition will not have any material impact on the net assets, earnings and gearings of SymLife Group for the financial year ending 31 March 2014.
None of the directors and/or major shareholders of SymLife and/or persons connected to the directors and/or major shareholders of SymLife have any interests, direct or indirect, in the Acquisition.

答:
在新豐尼生活於去年7月杪正式宣佈派發憑單之前,該股股價已經走高,即從2013年3月4日的81仙,揚升至2013年7月21日約1令吉19仙水平。
換句話說,在短短的4個半月裡,前後揚升38仙,或是46.91%。
當該公司於7月間宣佈派發憑單的“好消息”時,在利好消息獲得證實後,可能促使一些投資者/股東趁高套利而使股價向下調整,惟跌勢還不很嚴重。
該公司股價在去年7月下跌,也可能是政府推出系列打房措施,從而影響投資者對整體產業股,包括新丰尼生活的購興。
同時,一旦新憑單轉換為母股後(轉換價為1令吉20仙),將使該公司繳足資本,從3億1千萬令吉增加至4億1千750萬令吉,潛在股票數額或流通量增加,預料將沖淡公司未來盈利表現,也可能是投資者/股東趁高套利套現的好時機。
至於股息方面,該公司在截至2007年3月31日為止財政年起,直2011年的5年內,每年都有派發股息,分別為2.50仙、3.00仙、1.50仙、3.00仙,以及2.00仙。
