Benalec gets Melaka reclamation works

KUALA LUMPUR: Benalec Holdings Bhd has entered into an agreement with Yayasan DMDI (DMDI), a company set up by the Melaka state government, to undertake reclamation works for the latter.
In an announcement to Bursa Malaysia yesterday, it said Jaamas Cekap Sdn Bhd (JCSB), a wholly-owned unit of Benalec, had on the same day entered into a deed of assignment (DoA) with DMDI, whereby the latter had agreed to assign its rights and transfer its liabilities and obligations of the concession to reclaim a piece of land in Melaka for the former.
On March 11, the Melaka state government granted DMDI the right to reclaim a portion of the coast of Kawasan Kota Laksamana in Bandar Melaka. Upon the completion of the reclamation works, the reclaimed land will measure about 101.1 hectares.
Benalec said in consideration of DMDI’s transfer of rights and obligations of the concession to JCSB, the latter shall surrender to the state government one-sixth portion of the net saleable area of the proposed reclaimed land measuring 41.67 acres.
JCSB will also surrender 31 acres of reclaimed land to DMDIand among other things, payment of RM1.25 million to the state government as earnest money upon execution of the concession agreement between the state government and DMDI and an ex-gratia payment of RM1.09 million to fishermen that would be affected by the reclamation works.
Benalec said upon completion of the reclamation works and surrendering to the state government’s and DMDI’s land portion, respectively, JCSB will be entitled to 177.33 acres of the proposed reclaimed land. The land will be retained as “Land Held for Sale” in JCSB’s balance sheet, it said.
The company noted that the reclamation works pursuant to the DoA would be funded by internally-generated funds and bank borrowings. Nevertheless, the breakdown was not available at press time.

Benalec awarded RM37m Klang river job
Benalec Holdings Bhd's unit, Benalec Sdn Bhd, has received a letter of award from COMTRAC Sdn Bhd for proposed earthworks, river protection works and its associated works in Klang worth RM37 million.
"The scope of works includes earthworks, reclamation works, ground treatment and protection works which are carried out within the ordinary course of business of Benalec Group," the company said in a filing to Bursa Malaysia today.
The project is scheduled for completion within 14 months from the date of site possession, i.e. until May 17, 2012 and is not subject to renewal.
The project is expected to contribute positively to the earnings and net assets to Benalec Group. -- Bernama

AmResearch keeps 'buy' call on Benalec
AmResearch has reiterated the "buy" recommendation on Benalec Holdings Bhd with a fair value of RM1.90 per share, as the company is estimated to have clinched new contracts worth RM608 million for the financial year-to-date, compared to RM77 million in 2010.
The research house said it also estimates new orders of RM650 million for Benalec for the financial year ending June 30, 2011.
AmResearch said the newly secured RM37 million reclamation contract in Selangor would undoubtedly put Benalec on a stronger footing to clinch more such contracts, both at home as well in the region.
The contract is the second, the group has secured within this week, following the Kota Laksamana project in Melaka.-- BERNAMA

Review of Performance of the Group
The Group recorded revenue of RM51.1 million for the current quarter and RM148.5
million for the financial year to date.
The Group achieved profit after taxation of RM24.4 million for the current quarter and
RM73.3 million for the financial year-to-date.
Variation of Results against Preceding Quarter
The group recorded an increase in revenue of RM5.9 million or 13.1% for the third
quarter ended 31 March 2011 as compared to the preceding quarter which is mainly due
to increase in marine construction income.
Profit after tax of the Group of RM24.4 million for the current quarter is higher compared
to the preceding quarter of RM18.9 million, representing a increase of RM5.5 million or
29.1% which is mainly due to gain on disposal of land held for sales of RM4.8 million and
fair value gain on acquisition of a subsidiary of RM4.6 million, and offset by listing
expenses of RM3.8 million in current quarter. |

Benalec to realise net gain of RM34.93m from land sale, JV for property development
KUALA LUMPUR: Benalec Holdings Bhd expects to realise a net gain of RM34.93 million from the completion of separate agreements its units have entered for the disposal of land and joint venture for a mixed property development.
In a statement June 1, Benalec said its subsidiaries Sentosacove Development Sdn Bhd and Orientalcove Realty Sdn Bhd had entered into a sale and purchase agreement and joint venture agreement with Vista Selesa Development Sdn Bhd, respectively.
It said Sentosacove would to dispose of six parcels of leasehold land measuring 151,191 sq meters (1.6 million sq ft) in Klebang Besar, Melaka for RM45.6 million (of which a total of RM40.6 million will be satisfied in cash) to Vista Selesa.
Its other subsidiary, Orientalcove as the landowner, has entered into a JV agreement with Vista Selesa for the proposed development of a mixed development project.
Under this agreement, Benalec is estimated to be entitled to approximately RM37.8 million or 25% of the gross development value (GDV), whichever is higher.
Benalec said Orientalcove’s entitlement would be paid in cash within two years from the date of the agreement.
The total combined land area is approximately 125,450 square metres or 1.35 million square feet.
Benalec group managing director Vincent Leaw commented the transaction indicated that the land around the area was in great demand.
He said it was a milestone achievement as it showed that the company had come full circle from land reclamation, adding that Benalec was keen in building value for the land it had reclaimed.
“This project will be an avenue for us to create this value, as the development of these few parcels of land will create spin-off and generate more interest in the adjoining plots of land.
“We are optimistic that the value of the joint venture will increase the value of the land when it’s completed,” he said.
Leaw said the proceeds from the agreements would be used to finance the ongoing projects and to meet the capital requirements of the group. |

制造土地获利不菲 宏洋控股潜质优厚
宏洋控股有限公司(BENALEC,5190,建筑组)集团董事经理廖成海认为,要比拥有20%至30%利润产业发展更有利可图的行业,将是“制造土地”。
“我们是一个‘土地制造商’,我们也是马六甲最大的‘土地供应商’。”
刚于今年初上市的宏洋控股,是由廖成海父亲在1978年成立,从事‘土地制造’,或俗称填土,以及海事建造公司。
在强调该公司作为马六甲最大土地供应商的声明时,他说,宏洋控股享有马六甲1360英亩(550公顷)的填土地段。
宏洋控股的部分填土权是由马六甲政府直接颁发,而其他大部分是从东方企业有限公司(ORIENT,4006,消费产品组)以支付实物方式享有,后者已委任宏洋控股着手东方企业在马六甲享有的区域进行填土。
除了根据进度付款予宏洋控股外,由已故丹斯里骆文秀家族控制的东方企业,也拨出大部分所获得的土地予宏洋控股,仅保留较小规模,但处于更有利,拥有更佳海景的地点予本身。
在1360英亩面积中,330英亩已由宏洋控股填土及出售。
宏洋控股首席营运员梅伯纳(译音)表示:“而现有1030英亩当中,270英亩已经填土,及土地所有权已经出售;另外760英亩则将在未来4至5年内进行填土。”
基于宏洋控股最近转手马六甲填海土地的最新交易价每平方尺约28令吉,其余1030英亩地段的价值将达12亿6000万令吉。
廖成海称,上述计划的成本少于上述价值一半以上,只有介于每平方尺8至10令吉,或3亿5900万至4亿4900万令吉。
这意味着该公司将从土地销售中,潜在获得至少约8亿1100万令吉的赚益。
相比之下,宏洋控股的市值企于10亿6000万令吉左右,并在截至3月31日止坐拥3350万令吉净现金。
廖成海指出:“马六甲的土地价格将在未来数年挺升,这也表示从土地销售获得的潜在赚益将进一步提高。”
“与此同时,我们的填土成本偏低,它所面对的影响不如土木工程来得高。”
他补充,该集团已透过一项供应合约,获得未来3年的海沙需求供应,而虽然政府逐渐解除津贴,柴油价格预示仍然相当稳定。
他说,宏洋控股每平方尺8至10令吉成本包含了海沙和柴油,其中柴油占了约40%。
虽然填土拥有良好盈利利润,但它也面对高额持有成本(填土成本),从而可能压缩现金流动。
因此,宏洋控股确定适度土地销售以维持健康现金流动将是一个关键。
但廖成海解释,由于填海土地成本低及土地销售利润高,宏洋控股所面对的风险仍处于合理水平。
“我们只须每年售出约50至100英亩。以目前每平方尺28令吉计,它将带来6100万至1亿2200万令吉的土地销售收益,而以每平方尺10令吉成本计,我们的利润则可高达3920万至7840万令吉相当规模水平。”
廖成海相当看好填土地段的购买率,因受到需求成长,尤其是来自新加坡买家的带动,马六甲渡假屋和海滨别墅将越来越受欢迎。
尽管宏洋控股目前主要只在马六甲经营,但该集团已经放眼其他几个州属,尤其是槟城和柔佛,以加入其于马六甲的‘地库’。
“槟城仍然拥有数个主要潜在填海土地计划。这包括槟城机场的约500英亩、槟城港口1000英亩、依恩奥有限公司(E&O,3417,产业组)旗下斯里丹绒槟榔第2期的逾700英亩等。”
他透露:“其中部分合约可能是以纯承包加上进度付款方式进行,而一些则是实物结算,即我们也将获得土地。”
他指出,若成功赢得相关工程,及可在实物结算方式下获得土地,宏洋控股将探讨在槟城机场和槟城港口的填海土地上,发展一些工业园。
他说:“依恩奥尚未发出招标邀请,但无论以何种方式进行,我们确定将会竞标这项工程。”
在柔佛的商业潜质方面,他表示,宏洋控股正计划寻求州政府的批准,在港口和物流设备附近着手填海土地以发展工业园。 |

Benalec posts RM22.81m net profit in 4Q

KUALA LUMPUR: Benalec Holdings Bhd posted net profit RM22.81 million for the fourth quarter ended June 30, 2011 on the back of revenue RM65.96 million.
Earnings per share was 3.10 sen while net assets per share was 47 sen.
Reviewing its results, Benalec said on Monday, Aug 22 attributed its net 4Q net profit due to recognition of net gain on disposal of land held for sales, fair value gain on acquisition of a subsidiary, and offset by listing expenses in the previous quarter.
For the financial year ended June 30, Benalec posted net profit RM96.08 million on the back of revenue RM214.49 million.
Going forward, Benalec said the prospects for growth were bright based on the future projects in the pipeline that exists particularly in Penang, Melaka, Iskandar, Port Klang and the Sarawak Corridor of Renewable Energy (SCORE).
It said the Tenth Malaysia Plan had ports and harbour industry as a key economic sector for targeted growth in Malaysia and had allocated a substantial amount of funding in support of the industry.
“The Government is committing resources towards making Malaysia a high income, high Gross Domestic Product (GDP) nation by the announcement of the five (5) economic regions during the Ninth Malaysia Plan, by which the development of these regions encompasses coastal, rivals and waterfront development as well as the upgrade of infrastructure such as the CONSTRUCTION [] of power plants and energy stations, better drainage control and flood mitigation systems.
“On the regional front, the opportunities that exist in Asia Pacific with future projects estimated at over RM170 billion, are a compelling incentive for Benalec to invest and expand its operations beyond domestic borders,” it said. |
