雪州提高外國人置產門檻 征陽集團銷量不受影響

(吉隆坡22日訊)雪州政府推出新政策,把外國人在本地置產門檻從100萬令吉提高至200萬令吉,征陽集團(SUNSURIA,3743,主要板房產)執行主席拿督戴良業指出,公司大多數客戶都是國內買家,此舉不會打擊銷量。
他指出,外國人在本地置產的比例不高(少過10%),因此我國推銷“我的第2家園”計劃(MM2H),設立馬來西亞地產機構(Malaysia Property Inc,簡稱MPI),吸引更多外國人前來買屋,推動經濟成長。
“自今年1月起,外國人在本地置產門檻被提高至100萬令吉,我覺得可維持下去。但如今雪州政府又提高門檻到200萬令吉,或會讓國外買家覺得政策不斷改變,會打亂他們的方向。因此我希望雪州政府可放寬一點。”
他今日出席征陽集團莎阿南武吉日落洞Suria Residence媒體發布會時,如是回應記者提問。
看好本週訂購率30%
“我們的客戶多數都是本地買家,很少外國人,我們不會因為上述政策落實而退出雪州市場。其實雪州經濟還很發達,我們會持續專注在大吉隆坡和巴生谷發展。其他兩個州屬是檳城和柔佛。”
截至目前,征陽集團還擁有約412英畝未開發土地,包括美迪尼依斯干達(約82英畝)、雪邦沙叻丁宜廈門城鎮(約300英畝),及莎阿南實達阿南(約30英畝)。
征陽集團市場銷售部總監關鴻威說,將在這週末正式推出發展總值達2億6500萬令吉的Suria Residence,看好訂購率達30%,並在年底提高到60%。【中国报财经】

企业达人:戴良业诚信待客 征阳稳健增长

“信用对企业家而言非常重要,钱亏了可以再赚回来,健康不好可以多休息,然而一旦失去信用,你将失去所有。”这是征阳集团(SUNSURIA,3743,主板产业股)执行主席拿督戴良业的座右铭之一。
机械业务起家
毕业自马大,拥有机械工程荣誉学位的他,1989年第一份工作是在一家德国公司担任销售工程师,负责机械订单及材料处理。
他经常会把带回来的订单和项目部配合商讨并持续跟进,从中了解整个运作程序,有助他日后的创业做好准备。
创业的梦想并没有让他等太久,他在一年后就和美国著名品牌Top-Mech合作,设立了Topmech集团,负责东南亚机械、起重机、吊机、建筑等业务。
Topmech集团在1997年成为东南亚首要起重机及吊机的主机制造商,同时获得马来西亚政府颁发新兴工业地位(Pioneer Status)。
在从事机械业务的同时,征阳集团的前身也开始拓展地产开发的事业,并以卓越品质、信誉与服务为企业宗旨,至今已经发展完成的项目包括商业、住宅、工业、综合体育馆及休闲中心等类型产业。
确保周边发展利买家
白手起家的戴良业,在创业时虽然资金不大,但也没有遇上太大的问题,他归功于父母所教导的待人处世讲求信用的价值观上。
这些价值观往往让他在与商家讨论合作以及土地买卖洽谈时,很容易就得到对方的信任,从那时起他就深信,信用对企业家是非常重要的。
“选择房地产主要是因为对这个行业有浓厚的兴趣,看着一片土地从荒芜到林立了各种建筑物,再转交给顾客的手中,有很大的满足感。而且房地产不会成为夕阳行业,即使是先进国,还是对房地产存在需求,让这个行业依然蓬勃发展。”
“房地产对民众而言是一个承诺,大部分人存了几年钱,好不容易买了梦想家园,当我们把屋子移交给对方时,讲求的是成功、满意及准时建好。”
放眼东南亚中国拓业
他也表示必须让顾客感觉他们购买的不仅仅是房屋,而是一个价值。
“我们必需确保周边地区的发展是有利大家的,这是一种长期的客户服务。我们有自己的销售团队、维修团队和建筑管理团队,为这些买家和屋主提供服务。照顾周边发展更是我们的重点事务之一,希望让买家觉得买我们的物业是有价值、可投资的。”
20多年前,戴良业的房地产事业从巴生开始,至今不仅在巴生谷一带扎根,也延伸到柔佛的依斯干达区,以后不排除会往中马、南马和北马扩展,更会放眼到东南亚各国及中国发展。
现今征阳集团重点开发包括商业、高档独立式地段以及共管式公寓等种类的项目。同时也将分别在依斯干达区、机场快铁站、厦大马来西亚校舍的周边开发以环保生态为主要理念的综合性项目,为民众营造优质的生活及工作环境。其中机场快铁站与厦大周边的地段更是一个将会有名牌特价专卖中心的热点新城镇。
政府打房利长远发展
每个行业都会面对困境,戴良业当然也不例外,他说,“当年还年轻时,有生意就接,不管后果,结果98年金融风暴,我们的货都供应给工厂,但许多工厂却面临破产、倒闭,连带影响我们尾款收不到,令公司面对了一些压力。至于如何突破技术瓶颈、员工技术等,都是企业家一般上会遇上的挑战。”
“至于房地产经济状况有起有落,这些波动都考验着所有房地产公司的能力,如何渡过是个不容易的考验,只有面对这些考验,渡过了就能迎接春天的来临。房地产近两三年突飞猛进,最近有稍微慢下来的状况出现。
今年对我们而言是最具挑战性的一年,政府以及国家银行设立了不少政策,对房地产公司虽有一定的影响,可是这些政策长远来说对整个行业以及国家的未来发展有利。对于有实力和策略的企业来说它们将会生存下来,而无法适应者就只好被淘汰。”
“大马没有天灾,房地产价格比起许多国家而言也较低,连柬埔寨的房产价格也比我们高。尽管很多人还是觉得发展商定的价格太高,可是我们必须要注意的是造成价格高昂的起源来自水、电等工程价格昂贵所影响。”
他坦言,屋子要便宜就必须往距离城市较远的地区发展,可是很多发展商都会选择放弃新城镇的开发,除了担心面对流动资金的风险,其中必须自行建立基本设施,更是一项巨大的挑战。若要解决这项问题,政府应该介入为偏远地区制定完善的交通设施。”
询及为何让征阳集团成为一家上市公司时,戴良业说将公司上市的主要目的是为公司进行集资,加快公司的业务发展,与此同时在向银行贷款时也较为容易,长远而言有助于公司建立良好的品牌,吸引更多人才加入。另外,也可以为员工提供更完善的福利,如股票分红等等。
谨记父母教诲
征阳集团的企业文化核心是诚信和可靠。他说,身为一家负责任的公司,诚信对待每一位客户是非常重要的,同时也必须让顾客及员工觉得公司是可靠的,员工才会留下来协助公司成长,并为能够成为团队的一份子而感到自豪。
他坦言,虽然年纪轻轻就创业,可是父母从小的教导,让他知道必须要有谦虚的态度。作为企业家,除了不能忘记诚信和可靠之外,更时常要有谦卑的态度。
此外,每个人看事情必须要有前瞻性,“你今天可以赚少,甚至可以亏一些,但是只要是理念好、价值观对,长远而言是绝对不会错的,做事要有远见,计划未来10年、20年,甚至更长远,这样才有意义。”
领导能力佳获社团爱戴
在带领公司发展业务之余,戴良业也积极参与社团活动。
由于他的领导能力备受赞赏,深获社团爱戴,让他同时担任吉隆坡暨雪兰莪中华总商会会长和马来西亚中华总商会署理总会长等社团重要职位。
他之前在巴生中华总商会担任副主任期间,举办了多项创新活动,包括制作企业影片、安排商业贸易对谈、媒体之夜等,不仅亲身策划,更事事务求做到最好。
他说,“从事社团活动视乎你的热心和创意,当然也要有冲劲和责任心。”
他劝勉所有年轻企业家,必须全心全意做好每个角色,同时为自己做好准备,应该来的总会来,不要太强求,更不可以不择手段。

征陽集團 第3季淨利倍漲

(吉隆坡17日訊)房地產業務積極貢獻,征陽集團(SUNSURIA,3743,主要板房產)本財年截至12月底第3季,營業額按年勁漲3.6倍至2316萬令吉,淨利漲1倍至117萬令吉。
征陽集團今日發布最新業績指出,公司淨利走高,主要貢獻自Suria Jelutong的Trivo商業店面和辦公室工程,以及Suria住宅服務式公寓計劃。
該公司首3個季度營業額按年高漲2.7倍至5603萬令吉,淨利漲1.14倍至298萬令吉。
展望未來,征陽集團指出,房產發展業務將繼續成為公司的主要成長驅動力,預計會為當季業績貢獻更高營業額和淨利,業績表現料比上財年更佳。【中国报财经】

大股东注入3资產 征阳產业计划增百亿

(吉隆坡10日讯)征阳集团(SUNSURIA,3743,主板產业股)今日宣布与集团执行主席拿督戴良业旗下的3家私人公司签署有条件认购协议,將该集团地库从原有的4.71英亩,至445英亩。
在完成收购项目完成后,征阳將持有上述公司多个策略性的发展地点,包括沙叻丁宜(Salak Tinggi)、实达阿南(Setia Alam)和柔佛梅迪尼(Medini Johor)。
根据文告指出,在Sunsuria Gateway(SGSB)的投资计划下,征阳將认购100万令吉的SGSB新普通股,或相等於99.99%的股权。同时,该集团也会认购2亿3700万令吉的SGSB新可赎回优先股。
值得注意的是,Sunsuria Gateway將从上述计划中拨出1亿令吉,用以赎回之前的1000万可赎回优先股;而戴良业將用这1亿令吉认购征阳1亿零204万零816股,或相等於每股发行价为0.98令吉,相比附加股的除权价(TERP)溢价14%。
另外,征阳將以总额5490万令吉收购Sunsuria Medini私人有限公司(SMSB)的21%股权;及总值5700万令吉收购Rentak Nusantara私人有限公司(RNSB)。
上述3项股权认购协议皆需要在即將来临的股东特大上获得股东批准。再確定后,Astramina Advisory私人有限公司、大马投行和兴业投行將成为相关协议的联合顾问。
管理层表示,这些发展计划足以维持征阳未来的地產发展业务,从原有的逾3亿令吉增至110亿令吉以上。依据协议所获得的发展计划有效利润,该集团將拥有约45亿令吉的有效发展总值(effective GDV),可作为未来的收入来源。

完成收购地皮后 征阳2017财年可赚过亿

(吉隆坡11日讯)征阳集团(SUNSURIA,3743,主板工产业股)收购大股东旗下3项主要地皮的计划,符合市场预测,一旦完成交易,分析员预测集团有望在2017财年取得超过1亿令吉的净利。
周二,征阳集团通过投资及股权认购协议,收购执行主席兼大股东拿督戴良业旗下三家公司,并取得110亿令吉的产业发展项目。
该项收购的地皮分别落在沙叻丁宜(Salak Tinggi)、Setia Alam和柔佛Medini。
大华继显指:“虽然这与去年取消的交易有点出入,但符合我们预测。”
去年5月,集团宣布洽购戴良业的公司,但这次的协议不包括Sunsuria7th Avenue项目,以及在SunsuriaMedini发展的持股率较低。
不过,分析员认为,征阳集团会在未来注入另一块地皮,也就是Sunsuria 7th AvenueII。
据悉,该集团仍在和其他小股东洽谈,把该地皮注入征阳集团的决定。
该项地皮靠近SetiaAlam购物广场,潜在发展总值为13亿令吉,规模达14英亩,将兴建住宅大厦。
“若集团决定注入该地皮,将把实际净资产价值(RNAV)推高34仙。”
目前,分析员维持净利预测不变,等待该项交易完成为止。
股价已反映利好
不过,一旦完成交易,相信该集团能够在2017财,年取得超过1亿令吉的净利。
分析员指,虽然收购地皮将在中期内提振价值和净利,但相信目前的股价已反映出该价值。
因此,维持“守住”投资评级,目标价格为1.45令吉。
同时,建议投资者可在1.35令吉的价位进场。

Suria Serenia总值64亿 4月启动首期 征阳新城镇计划推高盈利

(哥打白沙罗13日讯)征阳集团(SUNSURIA,3743,主板工产业股)位于沙叻丁宜(SalakTinggi)的Suria Serenia综合发展计划将在4月推介首期计划,这项发展总值约64亿令吉的城镇计划,将成为集团未来的主要盈利来源。
征阳集团执行主席兼大股东拿督戴良业接受《南洋商报》访问时说,首期发展总值达3亿令吉的综合项目,包括服务式公寓及零售单位。
“首期计划将建设面积介于700至1500平方尺的服务式公寓,以及三层楼高的零售单位,售价目前尚未决定。”
这项面积达346.58英亩的Suria Serenia综合发展计划,围绕着厦门大学(厦大)大马分校校园,为征阳集团与森那美(SIME,4197,主板贸服股)的联营发展项目。
厦大分校首阶段预计将在今年完成,并开始招生工作,届时,当地对住宅和商务房产的需求势必增加。
周二,征阳集团通过投资及股权认购协议,收购执行主席兼大股东拿督戴良业旗下三家公司,并取得110亿令吉的产业发展项目。
在这项协议下,也为征阳集团新增沙叻丁宜、实达阿南,和柔州美迪尼(Medini)的地皮与进行中发展计划,完成资产注入后,该公司地库达445英亩。
他说,这些地皮和相关发展项目,将可让公司持续忙碌8至10年,同时,公司也计划在槟城,甚至东马购置土地。
发附加股筹3亿
在注入资产之余,征阳集团也计划通过附加股发行,至少筹资3亿令吉,作为未来的营运资金。
征阳集团执行董事龚伟成表示,公司现阶段现金流达2000至3000千万令吉,足以应付手上正在进行的发展项目,当完成资产注入和附加股发行计划后,公司将拥有重组资金,应付未来的发展计划。
前身为爱美家的征阳集团,在去年3月间,向马交所报备,将以1配3附加股送1凭单,发出最高4亿7508万4416股和1亿1亿5836万1472张凭单。
戴良业指出,附加股活动虽造成稀释效应,但影响不大,因为资产注入后,以及未来即将开跑的多项发展计划,都将提高公司获利,为股东带来更高价值。
大华继显早前报告指出,在完成所有企业活动后,目标价为1.45令吉。

1.73亿购回联营股权 征阳全面发展厦大周边计划

(吉隆坡20日讯)征阳集团(SUNSURIA,3743,主板工产业股)与森那美产业(Sungai Kapar)私人有限公司签署有条件买卖协议,以1亿7340万令吉,收购森那美征阳集团发展(SDSDSB)其余的50%股权。
根据文告,该项收购价包括1639万令吉的股东贷款。
SDSDSB是森那美产业和Sunsuria Gateway私人有限公司的联营公司,各持50%股权,主要是发展位于布城南部面积达331.27英亩的地皮为一项综合发展项目。
料次季完成
该项目环绕着兴建中的厦门大学马来西亚分校校园,且衔接吉隆坡国际机场快铁(ERL)和多个高速大道。
不久前,征阳集团与Sunsuria Gateway通过协议,将认购后者的100万令吉股票和2亿3700万令吉的可赎回优先股,也从而取得SDSDSB的50%股权。
与森那美产业完成股权购买协议后,征阳集团最终将全面持有SDSDSB股权。
征阳集团表示,这将是一个重大的里程碑,让集团能够优化价值和有效执行该项发展为一个智能宜居和可持续发展的城市。该项股权买卖将于次季完成。【南洋网财经】

On behalf of the Board of Directors of Sunsuria Berhad, the Joint Advisers wish to announce that the Company had, on 20 April 2015, entered into:-

2.a supplemental agreement to vary the terms of the SGSB Subscription Agreement dated 9 March 2015 entered into between Sunsuria, SGSB, Datuk Ter and Datin Kwan (as existing shareholders of SGSB) (“Supplemental SGSB Subscription Agreement”) to fix the maximum redemption sum payable for full and final capital redemption of all SGSB RPS-A issued by SGSB and held by Datuk Ter amounting to a maximum RM168,390,000 (“Proposed Full and Final Capital Return of RPS-A”) and thereafter there shall be no further issuance of SGSB RPS-A under the terms of the SGSB Subscription Agreement (collectively referred to as the “Proposed Variations”).
Arising from the Proposed Variations, there will be an amount of RM69,610,000 in SGSB in which Sunsuria will hold 99.99% effective equity interest, which is intended to be utilised for inter-alia, working capital purposes, including the payment of the remaining unpaid Suria Serenia Land purchase consideration by SDSDSB.
Accordingly, the Proposed SGSB Transactions will hereinafter include the Proposed Variations.

(吉隆坡24日讯)征阳集团(SUNSURIA,3743,主板工产业股)将Suria Serenia产业项目完全收纳旗下,分析员看好这将在现财年和下财年,分别带来3800万令吉和1.5亿令吉的盈利。
Suria Serenia产业项目位于沙叻丁宜,是征阳集团子公司Sunsuria Gateway与森那美产业(Sungai Kapar)私人有限公司联营的项目,双方各持50%股权。
公司将以1亿7340万令吉,全购联营公司森那美征阳集团发展的股权,将Suria Serenia纳入旗下。
大华继显研究分析员指出,1亿7340万令吉的交易金额,包括了以每平方尺41令吉的价格,收购产业项目331.27英亩发展地皮。
这项交易总值,低于安永会计师事务所估计的2.3亿令吉至2.5亿令吉,相等于折价33%至45%。
虽然收购地皮的价格,比市场预估的每平方尺35令吉溢价17%,但分析员仍看好交易价格有吸引力,因为Suria Serenia预计在发展期间,将为公司带来超越7.85亿令吉的贡献。
因此,这项股权收购计划,预计可将现财年和下财年的盈利,分别推高至3800万令吉和1.5亿令吉,每股盈利达4.76仙和18.78仙。
厦大带动房产需求
征阳集团设下目标,在今年推介总值6.76亿令吉的产业项目,并将2016财年推出的产业项目总值,提升至12亿令吉。
随着厦门大学的工程在年底竣工,临近该大学的Suria Serenia,估计会趁势推出住宅与商用产业项目,以迎合当地的需求。
分析员相信,厦门大学将带动附近产业的需求走高,为公司捎来强劲的净利。
