(吉隆坡11日讯)柏丹(BERTAM,9814,主板产业股)子公司柏丹发展私人有限公司(BDSB),接获建筑商的裁决通知书(notice of adjudication),追讨581万8553令吉款项。

该建筑商,R & C Cergas Teguh私人有限公司,为BDSB在浮罗交怡县提供的47单位双层半屋子项目已竣工,因此要求清还款项。

The Board of Directors of Bertam wishes to announce that its wholly-owned subsidiary, Bertam Development Sdn. Bhd. (Company No. 45881-X)(“BDSB”) had on 4 October 2016 received a Notice of Adjudication dated 30 September 2016 from R & C Cergas Teguh Sdn. Bhd. (“the Contractor”) pursuant to Section 7 and 8 of the Construction Industry Payment & Adjudication Act, 2012, (“CIPAA”) in relation to the construction of 47 units of 2 ½ storey houses on a piece of land known as Lot 811-837, 839-845, 848-850 & 853-862, Seksyen 6, Bandar Kuah, Daerah Langkawi, Kedah Darul Aman.

The details of the Notice of Adjudication are as follows:-
1. The Contractor alleged payment claims amounted to RM5,818,553.08 which includes the total certified sum and the balance sum of works remained not certified but duly completed.

2. BDSB had instructed its solicitors to contest the matter and Bertam will make the relevant announcements to the Exchange in relation to the same in due course.

柏丹1552万售农地

2016年10月28日
(吉隆坡27日讯)柏丹(BERTAM,9814,主板产业股)宣布以1552万2171令吉,脱售位于森美兰的一片农业用地,给PYL Agriculture私人有限公司。

根据文告,柏丹独资子公司Budaya Indentiti私人有限公司与PYL Agriculture,于周一(24日)签署买卖协议。

该片面积485.07英亩的农业用地,属于99年地契,至2106年12月18日。

截至2015年12月31日,该地皮的账面净值为1014万124令吉,而在2012年由大马亨利行(Henry Butcher Malaysia)的估价为2200万令吉。

由于全球市场不明朗,脱售价反映目前房市状况缓慢,但还是高过717万2684令吉的投资成本。

柏丹指出,该脱售计划可让该公司释放价值,并预计会进一步加强公司的资产负债表。【e南洋】

先付6277万租金.柏丹亚庇联营沙产业

(吉隆坡23日讯)柏丹(BERTAM,9814,主板产业组)宣布预先支付6277万2660令吉租金以在沙巴亚庇分别展开公寓和商业产业的联营计划。

柏丹在文告表示,旗下Sepakat Heights公司(SHSB)和Jumat Bin Laiyo达致联营协议,发展亚庇17块相邻地段(Lot A)为住宅产业。

发展总值6亿3506万令吉,成本约4亿3514万令吉,可获净利1亿2486万令吉,该公司预先支付30年租金,并可享有该产业计划的95%利润。

有关地段租期30年,每年租金153万令吉,该公司已于2016年5月4日一次过预先支付30年租金共4599万7500令吉给Jumat。

在联营计划下该24.43英亩地段将发展4栋20层和1栋17层公寓,总共1547单位。该公司在2016年12月2日将当局申请土地转换,将于2017年12月27日提呈发展计划申请书,预计2019年1月动工和2024年12月完成。

SASB联营商产

另一方面,该公司旗下Sunrise Avenue公司(SASB)也和Rosalia Anthony在2015年9月21日达致联营协议,发展亚庇6块相邻地段(Lot B)为商业产业。该公司支付该地段30年租金,每年租金55万9172令吉,共预先支付1677万5160令吉租金给Rosalia。

在联营计划下将在该7.572英亩地段发展108单位双层办公楼,发展总值约1亿2946万令吉,成本9292万令吉,可取得2609万令吉净利。该公司和Rosalia将分享95%和5%利润。

该公司已在2016年8月27日提呈发展计划申请,预计于2019年10月动工和2022年10月完成。

上述两项联营计划的先决条件是先获准将该原住民地契转换为租赁地契。

该公司也声称,由于了解当地类似土地交易的价值,因此在达致联营协议时,并未委任独立估价师对上述地段展开估值。

上述联营计划须获股东于特大批准。

(吉隆坡27日讯)Bertam Alliance Bhd子公司Bertam Development私人有限公司(BDSB)接获法定通知,要求支付截至7月25日的457万令吉,以及从7月26日起以411万令吉计,每年7.65%的利息,直到付清应付总额。

T G Lee & Associates律师事务所代表R & C Cergas Tegus私人有限公司发出法定通知,要求根据今年2月19日的审决付款。

Bertam Alliance今日向大马交易所报备,如果BDSB未能在法定通知送达日起的21天内支付R & C Cergas,根据2016年公司法令第466(1)(a),BDSB将展开清盘。

该公司宣布,将进行辩护,并会对可能启动的任何清盘程序提出异议。

BDSB是Bertam Alliance的主要子公司,该集团向该公司投资了约7000万令吉。

The Company wishes to announce that it will defend the proceedings and will contest any winding-up proceedings that may be initiated.
BDSB is a major subsidiary of BAB and the total cost of investment in BDSB is RM70 million.

The Company has filed in the court of appeal on 10 July 2017 to appeal against the Adjudicator decision dated 19 February 2017 and the case has fixed for case management on 7 August 2017.
