成功资产拟1.3亿售燕美路地段
2016年7月12日
(吉隆坡11日讯)成功资产(BJASSET,3239,主板产业股)计划以1亿3000万令吉,脱售吉隆坡市中心燕美路占地4万1990平方尺的地皮。
成功资产是于22年前购买该地,属于永久地契,位于燕美路与富都路的交叉口,毗邻成功时代广场。
自2013年,柔佛州苏丹依布拉欣殿下,就拥有成功时代广场公司的20%股权。
根据广告,Jordan Lee & Jaafar私人有限公司(JLJ),被委任为该地皮的营销代理,其中表明销售方式是以征求意向书(EOI)的形式进行,截止日期为今年8月1日。
不同于受约束的招标(tender)式,EOI允许欲购买者无须投放买价,只需写下意向再作协商。
根据《The Edge》报道,JLJ执行董事叶建安(译音)表示,燕美路地价介于每平方尺3300至3500令吉之间,或每容积率价值介于230至245令吉之间。
因此,若根据市价的最低端每平方尺3300令吉及每容积率价值230令吉,该地皮的售价料达1亿3800万令吉。【e南洋】 |

成功资产售燕美路地段
2016年7月13日
(吉隆坡12日讯)成功资产(BJASSET,3239,主板产业股)证实,独资子公司成功时代广场私人有限公司脱售吉隆坡市中心燕美路占地4万1990平方尺的地皮。
成功资产发文告表示,已委任Jordan Lee & Jaafar私人有限公司为脱售该地皮的独家营销代理。
周一,媒体报道,成功资产计划以1亿3000万令吉,脱售该地皮。
1.08亿购Megaquest
成功资产是于22年前购买该地,属于永久地契,位于燕美路与富都路的交叉口,毗邻成功时代广场。
此外,成功资产子公司Tropicfair私人有限公司以总值1亿800万令吉,收购Megaquest私人有限公司剩余50%股权。
根据文告,Megaquest通过Natural Avenue私人有限公司(NASB)持有砂拉越赛马公会执照,在砂拉越经营号码预测彩票业务。
通过收购Megaquest剩余50%,在NASB有效持股率将从目前65%,提高至100%,所以能让成功资产全面掌控NASB,并预计会对集团未来净利带来贡献。【e南洋】

成功滨水与佛山市商务局合作
打造依区免税商贸城

(吉隆坡13日讯)成功资产(BJASSET,3239,主板产业股)独资子公司成功滨水私人有限公司(Berjaya Waterfront Sdn Bhd),与中国佛山市商务局签署合作了解备忘录,携手发展位于新山依斯干达特区的东南亚免税商贸城(SEADFTC)。
该备忘录是由成功滨水董事拿督祖莱娜慕沙及佛山市商务局副局长童全庆签署,并由成功机构(BJCORP,3395,主板贸服股)创办人丹斯里陈志远及成功资产主席东姑拿督斯里沙哈布丁见证。
成功资产于三年前购入位于新山依斯干达特区占地8英亩的免税区后,致力将其打造为免税商业区,该地目前已建有购物中心、零售店面、酒店、会展中心及渡轮码头。
佛山市商务局代表团近日参观东南亚免税商贸城后,决定签署合作备忘录,主要任务是为该商城引进来自佛山的企业投资与贸易活动。
过去几年,成功集团在佛山市已经投资了多项基建计划,已经与当地政府建立了密切的关系,因此,被佛山市选为大马贸易及投资的策略伙伴。
依区成马中合作重镇
童全庆受访时表示:“我们对成功集团在新山的发展项目非常有信心,也借此机会向大马各商界朋友表达佛山非常愿意加强马中经贸交流合作的心愿。依斯干达特区将是今后马中合作的重镇。”

商誉减值.营运开销.成功资产末季转亏6575万
(吉隆坡24日讯)归咎于商誉减值、博彩业务贡献减少及高营运开销和融资成本,成功资产(BJASSET,3239,主板产业组)截至2016年6月30日第四季由盈转亏,净亏6575万1000令吉,前期净利为579万6000令吉,全年则蒙亏5466万6000令吉,去年同期为净利7271万1000令吉。
末季营业额下跌1.86%至9832万7000令吉,拖累全年营业额减少6.03%至3亿8709万2000令吉。
该公司发文告表示,消费税上路、疲弱油价及旅游业表现低迷和马币走贬将继续对大马经济带来影响,但董事部相信产业投资和酒店与相关业务及博彩业务将维持现有入住率和市占率。
“但是,董事部预期截至2017年6月30日财政年营运表现将依旧挑战重重。”

(吉隆坡30日訊)成功資產(BJASSET,3239,主要板房產)向馬證交所報備,截至9月底2017財年首季,蒙受1億5878萬令吉虧損;營業額減少4%至9183萬令吉。
根據報備文件,成功資產面對虧損,主要因為由Natural Avenue私人有限公司營運的博彩業,因更高獎金支出拉低獲利,以及更高的融資貸款。
考量到成本增加、旅遊業表現欠佳、以及令吉貶值,成功資產認為,本財年接下來的季度業績將面對挑戰。

(吉隆坡12日讯)成功资产(BJASSET,3239,主板产业股)独资子公司——成功时代广场私人有限公司,今天以每股1.50令吉,收购大马7-11控股(SEM,5250,主板贸服股)1800万股或1.62%股权,总值2700万令吉。
收购价相等于大马7-11控股5天交易量加权平均价格(VWAMP),包括4月11日的1.67令吉,折价约10.18%。
这项收购,让成功资产能参与投资在大马7-11品牌下的便利商店业务。
