IOI房產或被納入 符伊斯蘭教義公司

(吉隆坡7日訊)證券監督委員會將在本月底公布每6個月評估一次的符合伊斯蘭教義公司名單,艾芬投資研究認為,IOI房產(IOIPG,5249,主要板房產)在符合各種條例下有機會被納入符合伊斯蘭教義公司。
不過,艾芬投資研究說,亞航長程(AAX,5238,主要板貿易)、必達石油(PERDANA,7108,主要貿易)、馬石油化工(PCHEM,5183,主要板工業)和沙布拉肯油(SKPETRO,5218,主要板貿易)具有被除名風險。
沙布拉肯油基于債務比例情況在除名邊緣,但報告指該公司不會面臨顯著自然反射效應,因管理層在早前已列出這可能性。
沙布拉肯油至今股價跑輸大市13%,或已注入部分風險在內。最新出爐評估結果將以2013年經審核數據為基礎,相信對沙布拉肯油影響甚微。
馬石油化工潛在除名
馬石油化工在去年11月評估中,無法達到現金對總資產比例需求,因此潛在遭除名風險。
數據顯示,馬股符合伊斯蘭教義股項与同行比較,都是以溢價交易。其中符合伊斯蘭教義股項平均以20.5倍交易,非伊斯蘭教義股項則以15.2倍交易。
近期外資回流股市,是解除馬股橫擺主要因素,但這屬短期現象。在宏觀前景下,艾芬投資研究正面看待富馬隆綜指走勢,並設下1980點年底目標水平,有6%上升空間。
資金外流較預期顯著,及市場盈利成長進一步讓人失望,將左右富馬隆綜指的“增持”評級。

(吉隆坡9日讯)IOI产业(IOIPG,5249,主板产业股)子公司将分批发行总值最高15亿令吉的回教债券。
IOI产业旗下IOIP资本管理,已向证券监督委员会(SC)申请,发行价值最高15亿令吉的回教中期票据计划。
首批回教债券(Sukuk Murabahah)总值7.5亿令吉,为15年期,以再融资现有贷款。
接着发行的回教债券,所筹获资金将融资集团旗下的土地与发展成本、投资和营运资本等。
马银行(MAYBANK,1155,主板金融股)是债券发行的主要顾问和主理投行。

IOI產业第三季净赚8911万

(吉隆坡23日讯)IOI產业(IOIPG,5249,主板產业股)2014財政年第三季(截至3月31日止)净利为8911万令吉,营业额则达3亿6146万令吉。
由于IOI產业刚于今年1月15日在马股掛牌,所以现財年第三季业绩,並没有按年比较数据;不过,若与该公司在今年2月25日公布的2014財政年第二季业绩比较,其第三季营业额和净利皆按季呈跌。
与2014財政年第二季比较,IOI產业第三季净利按季大跌70.31%,前季的净利为3亿零17万令吉;同时,其营业额也按季下滑8.54%,前季的营业额是3亿9520万令吉。
此外,IOI產业2014財政年累积9个月净利和营业额,分別为5亿零34万令吉和10亿3727万令吉。
IOI產业向大马交易所呈报的季度业绩报告中指出,產业发展业务在现財政年第三季的营业额为3亿零346万令吉,是该公司第三季整体营业额的最大贡献来源,占84%比重。
「產业发展的营业额主要是由我们在柔佛和中国厦门的发展项目带动。」
此外,產业投资,以及休閒与酒店业务在现財政年第三季的营业额,分別为2904万令吉和2895万令吉,各占整体营业额的8%比重。
该公司產业投资业务的主要贡献来源,包括位于蒲种的IOI广场(IOI Mall)、One&TwoIOI Square、IOI度假村(IOI Resort)和IOIBoulevard。至于休閒与酒店业务的贡献,则来自布城万豪酒店(Putrajaya Marriott Hotel)和Palm Garden酒店。
展望未来,IOI產业指出,该公司有业务的大马、新加坡和中国市场的政府,皆推出各种措施,以求稳定產业市场。由于各政府的措施主要是抑制投机活动,而非管制市场真正的需求,所以该公司预料相关措施不会衝击產业领域长期的可持续性成长。
无论如何,该公司认为,大马和新加坡的產业市场前景仍充满挑战,尤其是高档市场。

業績遜預期‧IOI產業財測下調

(吉隆坡26日訊)IOI產業(IOIPG,5249,主板產業組)2014年首9個月業績表現低於市場預測,令分析員皆下調其財測,惟由於其股價尚偏低,分析員仍保持買進評級。
興業研究指出,IOI產業2014年第三季業績表現低於該行預測,使該行將其2014年及2015年淨利預測下調7%及11%。
惟認為,從過去記錄顯示,預料其第四季盈利表現較為強勁。未入賬銷售保持穩在12億令吉,比較上季為11億令吉。
肯納格研究也認為IOI產業截至2014年首9個月核心淨利3億零200萬令吉低於預測,僅占該行全年預測的55%及市場預測的52%,主要是產業發展業務賺幅萎縮,以及較為疲軟的產業入賬所致。
該行將其2014年及2015年財政年的淨利預測下調23%及17%,因該行將其銷售額減少9%及15%至20億令吉及22億令吉。該公司未入賬銷售12億令吉,或等於少過1年的盈利透明度。
IOI產業在布城旗下的IOI城市購物中心,將在今年12月完成,目前約80%空間已租出。肯納格研究謹慎看待大馬產業領域前景,惟由於實施消費稅前夕的需求推動,預料2014年下半年的產業銷售將較為強勁。
達證券指出,隨著IOI產業2014年首9個月淨利3億零240萬令吉,僅占該行及市場全年預測的51%及55%,使該行將其2014年至2016年財政年的淨利預測下調14%至15%,主要反映其入賬假設及時機放緩。
由於成本揚升,該行預測其2014年至2016年的產業新銷售額預測,分別下調至19億令吉、21億令吉及25億令吉,比較之前預測分別為26億令吉、30億令吉,以及34億令吉。

国内房市展望优 IOI产业3年推160亿项目

(吉隆坡24日讯)IOI产业(IOIPG,5249,主板产业股)看好国内房产市场,计划在未来3年推出160亿令吉的新发展计划。
总执行长李耀昇接受《新海峡时报》专访时表示,该公司将会加速推出新发展,已获更多买家及投资者的信心。
“自政府打房以来,国内产业市场今年陷入调整期。不过,一旦买家消化这些因素,以及即将在明年推行的消费税(GST),加上过去1年的供应收紧,预计将会在明年看到另一轮回弹。”
他表示,70%的新发展项目,售价将低于100万令吉,分布于巴生谷、柔佛、新加坡及中国。
今年末,将在巴生谷推出两项总值40亿令吉的新城镇计划,分别为哥打华里山(Kota Warisan)的PuteriWarisan城镇,以及靠近第二国际机场(klia2)和Puteri Bangi城镇。
目前,IOI产业正进行20项发展计划,发展总值为50亿令吉。
房产价续上涨
直到2017年,该公司会有40至50项发展计划。
李耀昇预见房价将持续增长,归功于油价及建材价格走高。

这几天好像是跌破ipo价格了把?
手痒痒进了1粒。。。2470的价格。
本来这个月已经买了sunreit,就不看其它的了,打算下个月在物色。
超出预算了,可是看到母公司表现那么好,呵呵就买小小投资下。。。
反正我都是长期的,不怕不怕。。。 |

李深靜攜子增持IOI房產

(吉隆坡1日訊)IOI集團(IOICORP,1961,主要板種植)創辦人丹斯里李深靜,透過旗下Vertical Capacity私人有限公司,增持IOI房產(IOIPG,5249,主要板房產)持股至1%;間接持股則達49%。
IOI房產今日向馬證交所報備,李深靜與兩名兒子,拿督李耀祖及李耀昇,在7月25日透過Vertical Capacity在公開市場,收購IOI房產230萬股,但並無闡明收購價。
李耀祖直接持股增至0.13%,至于李耀昇則直接持股0.06%。

末季派息8仙 IOI房產淨賺9.1億

(吉隆坡25日訊)IOI房產(IOIPG,5249,主要板房產)截至6月底末季淨利達4億1305萬令吉,同時期營業額為4億1717萬令吉,並宣布派發每股8仙股息。
該公司2014財年全年淨利達9億1340萬令吉,每股盈利相等于28.2仙,營業額為14億5445萬令吉。
對此,IOI房產在扣除1億9800萬令吉收購子公司收益,及3億530萬令吉房產投資收益,旗下房產業務為營業額和淨利貢獻85%和83%。
至于房產投資分別貢獻7%營業額和11%淨利,其他業務還包括休閒和酒店業務。
IOI房產現有約15億令吉未進賬銷售,及源自新投資房產項目的較高持續性收入,料公司將取得滿意的業績表現,不過房產市場情緒將充滿挑戰。【中国报财经】

估值廉宜前景佳 IOI產业受追捧

(吉隆坡26日讯)儘管IOI產业(IOIPG,5249,主板產业股)2014財政年末季(截至6月30日止)及全年业绩略低于市场预期,分析员认为,该股估值廉宜,因此,维持其良好的投资评级。
IOI產业昨日公布2014財政年末季业绩,净利按季增加363.5%,至4亿1305令吉,但当中包括一笔3亿零500令吉的投资增值收入;营业额按季增加15.4%,至3亿6147万令吉。
2014財政年全年净利和营业额,分別为9亿1340万令吉以及14亿5445万令吉。
另外,IOI產业也宣布派发每股8仙的一次过股息,超越市场的预期。
这带动该股週二大热走高,IOI產业股价闭市上涨13仙或5.46%,至2.51令吉,成交量为1107万4800股,相比前一日成交量只有41万股。
核心盈利4.79亿
肯纳格研究分析员指出,IOI產业2014財政年的核心盈利为4亿7900万令吉,达到他们预期的106%,但只占市场预期的93%。
丰隆投行研究分析员表示,2014財政年核心盈利低於他们的预期,主要被產业投资和酒店与休閒部门拉低。但是,公司核心业务產业发展部的盈利则与他们之前预测的大致上相符。
產业发展业务和投资业务,分別贡献了2014財政年83%及9%的营运收入,其中最大的產业发展业务收入来源来自巴生谷、柔佛、以及中国厦门的发展项目,本地和中国市场分別占產业发展营业额的65%及30%比重。
產业赚幅低于预期
目前IOI產业的未入帐销售为15亿令吉,是2014財政年公司產业发展部营业额的1.2倍,將保证未来一年的收入。
达证券研究分析员指出,IOI產业业绩略逊於预期主要原因是其赚幅低於预期。
基於延迟推出新盘,分析员下调该公司2015和2016財政年新销售量预测至18亿至21亿令吉,之前的预测是21亿令吉至25亿令吉。
分析员普遍下调IOI產业的每股盈利(EPS)预测,但都强调该公司目前的估值廉宜,均给予「买进」或同等的投资评级。

獲利遜色‧IOI產業展望謹慎

(吉隆坡26日訊)IOI產業(IOIPG,5249,主板產業組)第四季核心盈利稍低於市場預期,分析員因領域風險威脅及2015財政年預算案不確定因素,謹慎看待產業銷售成長。
不過,該股全天上漲13仙,收2令吉51仙。
2014財年,IOI產業取得20億令吉產業銷售,大馬市場貢獻65%,其餘來自中國市場,排除3億零500萬令吉產業投資增值貢獻,第四季核心淨利實際上揚68%。
肯納格研究對派息8仙感到意外,認為53%派息率及3.4%週息率已與大型產業發展商相等,估計2015財年淨派息將維持在8仙。
“2015財政年核心盈利預測未顯著改變(低於1%),因2015年預算案關係,謹慎維持20億令吉銷售或銷售成長持平預測。”
為反映未來將面臨的更多領域風險及市場財測下調現象,該行調低IOI產業目標價,維持評級不變。
“因高度曝光於城鎮發展計劃,相信未來盈利將在可管理水平,首度派息也將吸引投資者重新檢視該股。”
目前該公司未結賬銷售企於14億5千萬令吉,釋放期一年。
興業研究指出,該公司第四季產業營業額受大馬市場推動,淨利卻受產業投資增值提振,2014財年共取得19億7千萬令吉產業銷售額。
“預計巴生河流域2015財政年產業銷售將在新城鎮計劃推動下增長,達到20億令吉銷售目標,但受銷售平緩影響,預計2015至2016財政年產業業務料小幅度增長。
該行看好產業投資收入將因新商場於今年杪開幕強勁增長,推動2015財政年盈利,不過基於淨額基准,下調2015財政年預測22%。

重估房產進賬逾3億 李深靜增持IOI房產

(吉隆坡3日訊)丹斯里李深靜透過旗下公司,以每股2.48令吉至2.50令吉的價位,從公開市場增持IOI房產(IOIPG,5249,主要板房產)共278萬股,使間接股權增至49.2%。
根據馬證交所股權變動文件, 李深靜透過間接獨資子公司Vertical Capacity私人有限公司,是在上月28日和29日,從公開市場分別買入IOI房產150萬和128萬股。
李深靜目前在IOI房產的直接持股為1.05%或3390萬4100股;他兩名兒子拿督李耀祖和李耀昇各直接持股0.13%和0.06%。
另外,IOI房產向馬證交所報備,公司重估旗下房產投資后,錄得3億530萬令吉的淨收益,並反映在截至今年6月底財年的財報。
重估后的合理價,使公司截至今年6月底財年的每股淨資產值和每股盈利各增加9.43仙。
上述重估的17項房產投資位于大馬半島和中國廈門,房產主要坐落在蒲種、布城、雪邦、古來及新山等地。【中国报财经】

馬證交所報備文件指出,謝勇春將在今日開始,出任IOI房產旗下房產投資總營運長,他是特許測量師,在房產相關領域具33年經驗。
至于鄭振冠將擔任公司房產發展總營運長,職務將在10月1日開始生效。
他目前為房產董事,負責巴生谷房產業務日常運作,並參與業務策劃。

(吉隆坡27日訊)IOI房產(IOIPG,5249,主要板房產)將于下半財年推出發展總值高達30億令吉的房產計劃。
IOI房產執行主席丹斯里李深靜在出席股東大會后向記者指出,將在3大市場即大馬、新加坡及中國推出共10項房產計劃。
至于目前該公司持有的地庫,他說,總面積達1萬英畝,足以供該公司未來幾年的發展。
“只要在上述3大市場內有合適的土地,我們一定不會錯過收購。”
