康地威3.1亿向UEM阳光购164英亩地

(吉隆坡30日讯)康地威(Country View Bhd)建议以3亿1000万令吉,向UEM阳光(UEM Sunrise Bhd)收购位于柔佛的163.92英亩永久地契的空地,以发展为总值12亿6000万令吉的综合产业项目。
根据康地威,这项未来产业项目的发展期为7年,将包括度假村别墅、商店和商业地。
这家柔佛产业发展商今日向大马交易所报备:“太初步去确定总发展成本、动工和完工日期、每种类型发展的单位数量,以及该发展项目预计带来的盈利。”
针对度假村别墅的拟议发展,康地威表示,这将是在Iskandar Puteri相对新概念的新产品,可作为民宿或度假屋。
该公司指出,一旦完成度假村别墅,将会推出商店办公室。
该公司表示,独资子公司Country View Resources私人有限公司已就购地计划,与UEM阳光子公司Bandar Nusajaya Development私人有限公司签署买卖协议。
该地位于Kota Iskandar大道,离振林山(Gelang Patah)约9公里,离新山则20公里。
康地威补充:“购地计划符合积累新合适土地的增长策略,以纳入集团的地库,维持作为产业发展商的核心业务,以及加强未来盈利和收入。”
收购金额是以愿买愿卖方式达成。
康地威委任的独立注册估价师Rahim & Co International评估该地市价为3亿2000万令吉。
而UEM阳光在另一份公告中表示,由Jones Lang Wootton通过余值法和收益法评估,市价为3亿令吉;另一个外部顾问Asian Pullprop则使用比较法,得出3亿700万令吉。
康地威指出,将通过银行贷款或发债筹资,来支付收购金额。
一旦购地计划完成,公司贷款将从截至2016年11月的6679万令吉,增至3亿7679万令吉。
如果需要,该公司也将寻求股东、包括相关州政府机关在内的监管机构批准上述购地计划。
“经过仔细审议,并考量买卖协议的条款和条件、市价和未来前景,董事部成员都认为,这符合公司最佳利益。”
“如无意外,购地计划预计在截至2018年11月30日止财政年的第三财季完成。”

康地威1.2亿吉打卖地
2017年12月15日
(吉隆坡14日讯)为了购买柔佛埔来地皮,康地威(CVIEW,5049,主板产业股)以1亿1990万令吉脱售139块位于吉打居林地皮。
该公司今日向交易所报备,独资子公司Country View Land私人有限公司与ECK Property私人有限公司签署具条件买卖协议。
上述地皮毗邻MBI国际旗下的蝶莎豪庭,其中1块位于双溪加拉岸(Sungai Karangan)的地皮,面积79万2251平方米,其余138块位于巴东美哈(Padang Meha)的地皮面积一共是94万4103平方米。
康地威于10月杪,向UEM阳光(UEMS,5148,主板产业股)购买163.9英亩地皮,因此脱售所得的1亿362万9000令吉将用于付款。
扣除账面净值、脱售相关开销与所得税后,该公司料从脱售中获利7467万令吉。

康地威末季赚954万

(吉隆坡2日讯)康地威(CVIEW,5049,主板产业股)截至去年11月杪末季,净利年涨3.22%,取得953万9000令吉或每股9.54仙。
康地威向交易所报备,营业额按年跌30.07%至3648万4000令吉。
康地威解释,去年同期营业额较高,是因为来自3层楼排屋后期完工的贡献。
税前盈利按年升6.36%,主要因为额外投资产业的公允价值收益,以及较低的营销和促销开销及财务成本。
累计全年,净赚2846万8000令吉,年增9.85%;营业额报1亿2195万3000令吉,按年减24.3%。
子公司卖地振业绩
展望未来,鉴于金融机构的贷款要求持续严谨、发展商间的激烈竞争,以及疲软的市场情绪,康地威将保持谨慎。
不过,该公司有信心2018财年的业绩前景会改善,因为独资子公司Country View Land私人有限公司售地取得收益,及Country View Resources私人有限公司购地发展项目。【e南洋】
