减少依赖建筑业务 高峰加码发电厂拓财源

(吉隆坡8日讯)为减少对建筑业务的依赖,高峰控股(BPURI,5932,主板建筑股)放眼通过收购更多发电厂来提高经常收入。

高峰控股总执行长郑家恩在特大后向媒体表示,目前建筑业务贡献80%的盈收,公司正积极多元化业务,以分散业务风险。

“我们希望在5年内,把建筑业务贡献减至40%,而产业发展业务则提高至40%,20%则来自其他业务,包括提供稳定经常收入的发电厂业务。”

高峰控股在2010年进军印尼发电厂领域,目前在当地厂房总发电量达25兆瓦(MW),另正兴建一间产电4.2兆瓦的小型水力发电厂,料可在明年竣工。

“届时,印尼发电厂产电量将接近3兆瓦。但我们不会满足于此,正物色有潜力的发电厂,但现在无法公布详情。”

赚幅双位数

他也表示,目前发电业务营业额贡献虽不如建筑和产业发展业务高,净利贡献也不显著,但赚幅却达到双位数。

“建筑和产业发展虽可贡献高额营业额,但赚幅只有单位数。我们希望往后可从发电业务中,取得更有价值的贡献。”

续贷款不急减债

配合多元化收入,高峰控股除通过内部融资支援发展外,也通过借贷筹资。目前负债率也已达3倍。

无论如何,郑家恩并不担心较领域平均较高的负债率,并表示若有需要,还有空间继续借贷。

“我们借贷期较短,而且还债记录良好,银行都乐于与我们合作。若往后建筑或产业发展业务有需要,我们还可继续借贷,不急于降低负债率。”

另外,虽然高峰控股正值多元化业务,但董事经理丹斯里郑福成表示,建筑业务仍会是主要的盈收贡献者,但料今年表现或稍微滑落。

“鉴于我们已完成数项大工程,而且手上新工程仅在开始阶段,所以今年建筑业务贡献或许不如去年,但这都取决于未来的市场趋势。”

目前,建筑业务订单总值达20亿令吉,可贡献未来5年盈利。与此同时,他将维持每年投标100亿令吉合约的记录,料可如常获得当中约10%的合约。

另外,公司也准备在今明两年,推出发展总值则达29亿令吉的房产计划,当中90%料会在明年推出。【南洋网财经】

(吉隆坡17日訊)高峰控股(BPURI,5932,主要板建築)成功競標總值4987萬令吉安邦輕快鐵延長工程,使未建設合約訂單提高至20億1000萬令吉。

高峰控股今日發佈文告指出,獨資子公司Bina Puri私人有限公司,成功向Brilliant Corridor私人有限公司競標得總值4987萬令吉合約,負責安邦輕快鐵延長工程位于武吉加里爾阿旺柏沙(Awan Besar)首站附近,綜合發展建築工程。

根據報備文件,該公司將涉及建設和完成基建工程,包括主要路段、地下通道,及停車場。

這項為期8個月的合約,相信不會對2014財年的淨資產和盈利,帶來重大影響。

通過是項工程,該公司至今未建設的合約訂單,提高至20億1000萬令吉。至于今年成功爭取的新計劃,則逼近6億9500萬令吉。

The completion period is 8 months.

With this latest award, the Group’s unbuilt book order stands at RM2.01 billion as at to date. The Group had managed to secure new projects to the tune of close to RM695 million for 2014.

The above is not expected to have any material effect on the net assets and earnings of Bina Puri Group for the financial year ending 31 December 2014.

(吉隆坡19日訊)高峰控股(BPURI,5932,主要板建築)計劃將旗下印尼發電資產在印尼掛牌上市,籌集至少600萬美元(約2015萬令吉)。

高峰控股執行董事鄭家思指出,該公司正與銀行洽談,希望將發電資產于印尼股票交易所創業板掛牌上市。

“我們正與股東和銀行洽談,最早可能明年初上市,目前有待查詢估價。我們考慮有待印尼南蘇拉威西省4.2兆瓦(MW)電力的水力發電廠完成后,才掛牌上市,以取得更高的上市估值。該水力發電廠工程已完成約62%,料明年可竣工。”

能源業務賺幅可貢獻現金流

他今日出席高峰控股基金經理匯報會與記者會時,這么指出;出席者包括高峰控股總執行長李德偉、執行董事黃河清,以及總營運長李東良。

除了南蘇拉威西省水電廠,該公司在印尼7個地區,共有25兆瓦電力的柴油發電廠。

鄭家思說,現在談論集資規模仍言之過早,但期望從中集資至少2015萬令吉,作為營運資本和償還銀行貸款等用途。

他指出,能源業務提供約30%可觀的盈利賺幅(profit margin),可貢獻強勁現金流。

KLIA 2工程延誤賠償仍在對話

針對第2吉隆坡國際機場(KLIA 2)展延竣工,或被追討工程延誤賠償(LAD)一事,高峰控股強調,仍和相關單位對話,無法正面回應。

李德偉指出,第2吉隆坡國際機場5月2日開幕至今,事實上已完成實体工程,但大馬機場控股(AIRPORT,5014,主要板貿服)尚未向該聯營公司,發出實用完工證(CPC),再加上仍和相關單位對話,故無法確定會否被追討工程延誤賠償。

“我們有2年缺陷責任期(Defects Liability Period),相關團隊將負責維修建築缺陷。CPC主要涉及文件條款,一切有待合約細節,所以我們每2星期會與UEM置地和大馬機場控股

鄭家思補充:“現在評論大馬機場控股是否追討工程延誤賠償仍言之過早。我只能說,大馬機場控股保留的權利追討賠償,但至今尚未向我們發出任何信函通知。”

高峰沙巴新合约料获利百万

(吉隆坡23日讯)分析员正面看待高峰控股(BPURI,5932,主板建筑股)週一宣布获得总值6499万令吉的沙巴州行政中心升级工程合约。

达证券分析员指出,该公司有望从中获利100万令吉,或相等于每股0.6仙,並维持该股的「买进」评级,目標价格为73.5仙。        

高峰控股的股价在週二並无明显变动,以53.5仙平盘收市,成交量只有2万2000股。

该公司所获得的上述合约,是由沙巴工程局颁发,为位于亚庇的沙巴州行政中心进行升级工程,包括海堤、外围交通圈及篱笆的升级工程,为期16个月。

分析员指出,这是高峰控股今年所获得的第5项建筑合约,此前所获得的4项合约为砂拉越州古晋渔业中心、汶莱KampungLugu国家房屋发展计划、沙巴马来西亚大学(UMS)宿舍,以及吉隆坡武吉加里尔综合发展计划的基建工程,分別价值2亿4780万令吉、2亿8150万令吉、1亿1540万令吉和4990万令吉。

所有新合约价值合共7亿5960万令吉,让该公司把手头上的订单总额维持在约20亿令吉水平。

分析员对上述沙巴州合约盈利的计算方式是以3%的税前盈利赚幅为假设,但他维持对高峰控股的盈利预期,因为该合约价值符合所预测的今年约8亿令吉新合约价值范围內。【东方网财经】

(吉隆坡3日讯)高峰控股(BPURI,5932,主板建筑股)首批私下配售发行价定在每股50仙,发行规模为748万2000股。

文告指出,该售价比截至去年12月31日的5天成交量加权平均市价(VWAMP)折价4.38仙或8.05%。

高峰控股在早前建议,削减面值和进行私下配售,所筹资金将用作该公司和子公司的营运资本、偿还银行贷款等用途。

第二屆馬來西亞企業金狀元獎.勉企業家搞好人際關係 鄭福成真金不怕火煉(終生金狀元)

一個人的成功有很多因素,對在建築業打滾了逾40年的高峰集團董事經理丹斯里鄭福成來說,打好人際關係是關鍵所在,不管是與高官顯要或下屬職員,親身保持聯繫才能達致雙贏局面。

“就像商界和政府的交流會一定要出席,受委要職也應出席會議,而非當大人物一離場就置之不理。人際關係很重要,企業家不應封閉自己,到了國外交流也要和他人打交道,和同業互相分享各國面對的問題,互相溝通。”

鄭福成透露,正因如此,他在1997年經濟風暴來襲時,透過世界建築公會的緊密聯繫,在印度標得價值7億令吉的亞洲銀行工程,也獲泰國政府委任建立曼谷國際機場高速公路的工程,在外資協助下,高峰才倖免于經濟風暴威脅。

他也說,與官員的關係不應只是在位時才奉承討好,他坦言,如今很多政府部門高職仍是他保持友好關係的老朋友。

“身為領導層,除了坐在辦公室,更應親身巡視工地,關心工地職員情況。直到現在,我只要有時間都會巡視各地工地,包括沙巴和泰國等,一個星期都會去巡視工地四五次。”

鼓勵上司多關心下屬

40多年來,鄭福成也保持與董事或職員開會后,一起吃飯交流的習慣;從前擔任馬華總財政、大馬福建社團聯合會總會長時,也會趁到各地跑透透時順道探訪工地,保持聯繫。

他說,自己也很喜歡在公司內遇到員工時閒聊,並向他們了解家庭背景;他也會鼓勵上司多關心下屬,拉近公司全員距離。

鄭福成直言,華人企業家的弱點是愛搞獨立,往往若大人物沒在則缺席會議或交流會,更會事先探問是否由主席親自主持,否則將不出席。

他認為,參加會議和交流會有助提升自我,儘管不一定尋獲商機,但絕對會學到東西。

白手起家的鄭福成在高中畢業后,只是一名月薪300令吉的工業氣體銷售員,隨后一步步邁向建築業翹楚,在順利完成梳邦國際機場跑道延長工程,以及士拉央公路交叉樞紐工程后,高峰集團崛起為重量級公共工程承包商,可謂不經一番寒徹骨,焉得梅花撲鼻香。

不喜歡遲到開會總早到

鄭福成坦承,自己從不喜歡遲到,開會前也總是提早到場,他笑說自己因太早到而常被調侃“太不守時”,而他也不隨意缺席會議,實為一舉全勤獎的不二人選。

“例如在下午5點開會,我下午4點半就會到,即使是兒子婚宴,也是7點半準時開席,但很多人不管開會或設宴都習慣遲到。瞭解我性格的人都知道,說好7點半開始的會議或宴會,一定會準時開始不等人。”

身為高峰集團掌門人,鄭福成儘管忙碌,也從不缺席擔任要職的華團活動,最高峰時期他更曾投入53個社團,但坦承如今已漸漸退位讓賢,只剩下10余個社團職位。

他對參與華社組織的理念是,凡答應了擔當要職,便盡力而為,而非“霸佔茅坑”,只會沾光。

鄭福成目前在福聯會擔任名譽會長,他笑說已選擇退下,不會站在前線搶風頭。

感激楊忠禮、黃珠圈相助

說到貴人相助,鄭福成坦言,1986年面對經濟風暴時,若沒有丹斯里楊忠禮和已故黃珠圈兩位老前輩扶持,他必難以渡過難關。

“當年我在搞著青翠嶺計劃,面對資金困難,他們二話不說就借了我1000萬令吉周轉;這份恩情我永遠都不會忘記。”

鄭福成笑著回憶,當時,兩位老前輩還不時約他去吃肉骨茶,更叮囑他:“年輕人,你不好倒下,不然錢就沒了。”

他續說,當時,他也承諾貸款將有拖沒欠,最終也不食言完全攤還,回首來時路,鄭福成對兩人的恩情銘記于心,更聲聲感激他們扶了自己一大把。

“在這一行,信用絕對要排第一。若沒有人信得過你,資金再雄厚終究也會失敗;而且,無論誰都好,講信用就是大馬福建人能夠成功的因素,這點我一直深信無疑。”

孩子眼中嚴父注重孫子教育

虎父無犬子,鄭福成不否認自己在3名孩子眼中是一名嚴父,如今更對孫子教育十分注重,但由其言談中不難發現,祖孫情之間,更多的是溫馨和慈愛。

鄭福成先是說到3名孩子,並透露其大兒子在紐西蘭唸書后工作10多年,如今也回馬發展旅行社業務,老二則是最年輕的大馬建築商公會會長鄭家恩,老三則是聯昌銀行(CIMB)副總裁。

語畢,鄭福成欣慰笑說:“他們都很聽話啦,不錯。”

隨后話題一轉,就提到他疼惜的孫子,並說如今也開始教育孫子早上起床要刷牙等生活習慣,並灌輸孫子觀念,要對父母孝順,體諒父母工作勞累而用功唸書。

他透露,儘管自己出國公干,每天下午6點半都會撥電回國,與每個孫子逐一聊天,非常注重從小做起的愛心教育。

“我也會在送孫兒去小學上課時,與他們一起喝茶吃早餐,他們的同學看見,都會說羨慕他們和公公感情要好,他們自己也感到很欣慰。”

此外,鄭福成也說,一家人每個星期天到教會祈禱后,中午圍在一起吃麵粉粿已是家庭約定。

辦教會戒毒所助迷途少年

總是不吝嗇提攜年輕人的鄭福成曾開辦教會戒毒所,協助迷途少年戒毒,他坦言,如今看到這些少年都展開新生活,感到無比欣慰。

“當年戒毒所做了10多年,利用關懷來感化這些少年,過后也曾聘請部分戒毒少年到公司上班,協助他們改變。如今,他們有的也組織了美滿家庭,看到他們好,我心底也很欣慰開心。”

曾經擔任尊孔國中董事長的鄭福成說,他也曾在蕉賴租一間獨立式洋房,讓愛逃學的學生同住,並且載送他們上下課。

“印象深刻是其中一名學生,后來結婚生子走出新生活,有時會傳個短訊來祝我身體健康,收到類似短訊,我比賺錢還要開心。”

鄭福成分享上述故事時,臉上寫滿欣慰呵呵笑,顯見其赤子之心。

腳踏實地創業才會成功

年輕人創業往往衝著人生第一桶金,鄭福成對此心態極力反對,更直言創業急不來,否則欲速則不達。

他說,年輕人應確認方向,並專注做一樣事情,而非東張西望一心想做太多事,否則一事未完就言棄,最終只會兩頭不到岸。

他也說,不時都有年輕人與他分享創業想法,他也會不吝分享創業態度,但勸告有時成了耳邊風;他更對時下年輕人對工作諸多要求的態度,嘆氣搖頭。

“很多人來應征,第一句話不是問薪資,而是問週末有無上班。新晉員工有很多要求,這是不對的。年輕企業家已經不同以往,大部分只想要輕而易舉取得成功,這種心態是不可取的。”

父親勸勉永記心中

據知,鄭福成曾在商場逛街時遇見學生在售賣手機,當時,他勸學生不如加入他的公司從低學起,往后會有更大出路,卻遭到拒絕。

雖對大部分年輕人只想賺快錢不表認同,但鄭福成說,如今時代已不一樣,只要不打搶就好。

他透露,18歲時,父親曾給他一句福建話勸勉,讓他永記心中,即“不怕你會起房子,最重要是你會把手尾工做好。”

“這句話的意思是,若要建設1000間房子,誰都會做,但要把房子完工再將鑰匙交給主人,這才叫成功;這句話也鼓勵年輕人腳踏實地,對自己的人生負責任。”

We refer to the announcement made on 8 October 2014 where Aksi Bina Puri Sdn. Bhd. (426300-V) (“ABPSB”), a 60% owned subsidiary of Bina Puri Holdings Bhd. had acquired 70% ordinary shares of RM1.00 each in M Kod Innovations Sdn. Bhd., now known as Karak Land Sdn. Bhd. (870030-X) (“KLSB”) on 7 October 2014 for cash consideration of RM70,000.00 only.

We would like to inform that before KLSB became a subsidiary of ABPSB, KLSB had entered into the Sale and Purchase Agreement with Sang Lee Company Sdn. Bhd. (2869-K) (“SLCSB”) on 11 September 2013 in respect of the following properties (hereinafter collectively referred to as “the said Properties”):-
     i.        One (1) piece and parcel of land known as HS(D) 4712, P.T. 2972, Mukim Sabai, Daerah Bentong, Negeri Pahang (409.99 acres);

    ii.        One (1) piece and parcel of land known as GRN Hakmilik 8792, Lot Nos. 2599, 2597 & 2600, Mukim Sabai, Daerah Bentong, Negeri Pahang (599.805 acres); and

   iii.        One (1) piece and parcel of land known as GRN Hakmilik 6351, Lot No. 2598, Mukim Sabai, Daerah Bentong, Negeri Pahang (599.742 acres).

The condition precedent for the sale was to obtain approval for the transfer of the said Properties from the Estate Land Board Pahang and the certificates of approval were issued on 18 July 2014.

The acquisition of the said Properties for RM47,520,120.00 was completed on 20 October 2014.

高峰控股获1.2亿酒店合约

(吉隆坡5日讯)高峰控股(BPURI,5932,主板建筑股)发文告指出,其独资子公司--高峰控股私人有限公司,接获Success Diar私人有限公司颁发总值1亿2850万令吉合约,负责在登嘉楼的Movenpick水疗度假村兴建计划。

该公司指出,此项目主要负责建设、监管、测试、调试及完成建造8栋建筑物,9栋楼阁,水疗中心及多元用途建筑和相关设施,为期22个月。

此外,该公司透露,隨著贏得此项合约,该公司的未完工合约订单总值推高至18亿6000万令吉。

同时,该公司预测,该项新合约將对公司未来净资產及盈利带来正面贡献。

今天闭市时,高峰控股报0.565令吉,全天跌1仙,或1.74%,成交量为20万7100股。【东方网财经】

高峰获2.9亿污水处理厂合约

(吉隆坡26日讯)高峰控股(BPURI,5932,主板建筑股)发文告指出,旗下独资子公司--高峰控股私人有限公司,接获能源、绿色科技及水务部的污水服务部门,颁发总值2亿9160万令吉的合约,负责兴建位於帝帝旺沙的大型污水处理厂。

该公司的文告指出,此项合约需在18个月內完成,其中包括布诺斯区(Bunus)污水处理厂方的建造、装备、测试及调试工作,以及12个月的维修工作。

此外,高峰控股集团董事经理丹斯里郑福成指出,「隨著贏得此项合约,该公司在今年首季取得总值4亿1966万令吉的工程项目,並且有信心贏得更多的新合约。」

未完成订单21亿

同时,郑福成也表示,此合约预计將对公司2015財政年的净资產及盈利带来正面的贡献。

陈清吉以个人身份协助检控

(吉隆坡8日讯)高峰集团指出,该集团董事陈清吉以个人身份协助警方调查「前部长政治秘书控洗黑钱案」,並从4月6日起进入医。

高峰集团指出,陈清吉正协助调查前首相署部长丹斯里诺莫哈末政治秘书哈斯比萨达被控洗黑钱案件。

高峰集团在一篇简短文告说:「陈清吉是以个人身份协助检控工作。」

「陈清吉从本週一(4月6日)进入吉隆坡班底医院。」

缺庭遭法庭发逮捕令

北海地庭法官依玛希山於週二(7日)基於被传召为控方证人的高峰集团董事陈清吉,3次缺庭却未提呈病假单,因此下令发出逮捕令。

主控官安瑟兰在北海地庭说,陈清吉在3月31日曾致函通知说,他的健康状况不適合上庭作证,但是至今控方仍未收到医生的诊断书以支持其说法,而且今天已是证人第3次缺庭。

此外,反贪会调查官法立查巴受控方询问时说,他於3月24日在八打灵再也希尔顿酒店的一间咖啡厅,亲自递交法庭的传票给陈清吉。他確定有关传票已声明,陈清吉必须在週二(7日)和週三(8日)出庭供证,因此获法官同意发逮捕令。

根据控状,该名前部长政治秘书在2007年4月16日至2009年8月13日期间受贿,並於2010年2月11日在檳城直落斗哇公寓中洗黑钱,从非法活动中获得213万4656令吉。

总检察署於2011年援引《2001年反洗黑钱及反恐法令》第4(1)条文將他提控上北海地庭,惟他不认罪,获准以6万令吉及2名担保人保外候审。

根据反贪官员的调查,哈斯比萨达透过接收產业贿赂,以促成某项高达百万令吉计划获得批准。法庭在审讯期间被告知,一分含有9项中央政府工程的文件曾將哈斯比萨达列为联络人。

案发后,首相署部长办公室发表文告称哈斯比萨达已辞职,惟未说明原因。【东方网财经】
