绿盛世国际新股超购8.87倍
2017年3月22日
(吉隆坡22日讯)即将在4月3日上市马交所主板的绿盛世国际(EWI),首次公开募股(IPO)获得市场热烈反应,超额认购达8.87倍。
该公司今日发表文告,公开发售给大马公众的4800万股发行股,共获得2万3568份申请,欲认购4亿7365万7300股,相等于8.87倍超额认购。
绿盛世国际将于3月31日或之前,通过邮寄方式,通知成功认购该公司股票的申请者。
该公司通过首次公开募股,集资25亿8400万令吉,发售21亿5345万9000股新股,或相等于89.7%的股权,同时,每5股也送2免费凭单。

(吉隆坡3日讯)绿盛世国际(EWINT,5283,主板产业股)今天粉墨登场大马交易所,首宗交易溢价11仙或9.2%,成交量达1429万6000股。该股今天以1.31令吉开盘,盘中一度攀至全天最高1.36令吉,涨幅达13.33%。
最终收报1.28令吉,涨8仙或6.67%,成交量为1亿4549万8700股,荣登全场第1大热门股。
同时,绿盛世国际WA (EWINTWA,5283WA,主板凭单)也旗开得胜,首宗交易溢价高达30仙或60倍,以30.5仙开盘,成交量高达411万9200股。
该凭单收报30.5仙,升30仙,成交量为1399万2000单位。
历时数月,绿盛世国际正式在马交所上市,今日包括创办人兼执行副主席丹斯里刘启盛、绿盛世国际总裁兼总执行长拿督张良成、主席丹斯里阿兹兰、董事谢德光和拿督斯里阿玛佐汉、大马交易所总执行长拿督斯里达祖丁,及马银行投行总执行长拿督章荣泉出席了上市鸣锣仪式。
张良成在鸣锣仪式后记者会上指出,虽然英国于上周正式启动脱欧协议,但不影响该公司在英国的业务发展。
伦敦仍具吸引力
张良成说,伦敦正经历脱欧程序,但这座城市具有它本身的独有角色,且在未来仍有地位。
“这不能说是一场政治动荡的事件,因为英国只是向欧盟提出引用《里斯本条约》第50条,启动脱欧程序。”
英国于3月29日,正式将脱欧信函,呈交给欧洲理事会。
“不过,我们认为,伦敦市场在未来长期内仍有韧力,因为这座城市拥有杰出的学府、人才,还有丰富的历史资产底蕴,‘伦敦仍然是(具吸引力的)伦敦’。”
符合中端市场需求
“据数据,在去年的脱欧公投后,伦敦还吸引不少国外买家置产,也有不少全球大型科技企业投资于伦敦(设立办公处),如谷歌、面子书、苹果,以及亚马逊等。”
“这些外来投资将支撑伦敦市场;在公投后,伦敦的经济发展保持良好,加上英镑疲软,能激励更多投资者涌入当地市场。”
然而张良成坦言,伦敦的高端房产市场,即每平尺1500英镑(约8330令吉)的房产确实出现放缓。
不过,由于绿盛世国际在当地推出的项目售价,介于800至1500英镑(约4442至8330令吉),没有陷入上述的泥沼,反而符合当地中端市场需求。
人口和利率扶持澳州房市
谈及澳洲,尽管当地政府对过热房产推行数项政策试图降温,不过仍以基本面为导向,绿盛世国际还是看好澳洲产业市场。
“澳洲政府对当地过热的产业市场,推出管控政策。但长远来看,人口的增长以及低利率,料继续扶持该市场的发展。”
澳洲联邦政府预测,到2050年,澳洲人口能从目前的2400万增长至3500万;澳洲利率为1.5%,创下新低。
该公司现有的发展项目共4项,其中三项在伦敦,分别是Embassy Gardens、London City Island和Wardian London;另外一项是悉尼的West Village。
上述四项项目的发展总值为129亿6000万令吉。截至今年1月杪,4个项目的总销售额已达64.9亿令吉,认购率约64%。
或偕国浩置地翻新资产
另一方面,张良成透露,该公司正与国浩置地(GuocoLand),对伦敦的发展项目商讨,但没有透露详情。
丰隆集团掌舵人丹斯里郭令灿旗下的国浩置地,在这次的首次公开募股(IPO)中,认购绿盛世国际27%股权。
“国浩置地在英国持有数个资产,大部分位于伦敦;这些资产多数为酒店资产,相当陈旧,需要重新规划发展。”
“双方对此展开非正式的讨论,考虑将部分资产重新发展,至今没有签署任何协议。”
30天内或公布首个合作
另一方面,国浩置地总裁兼总执行长钟义豪在接受新加坡《商业时报》专访时说道,料与绿盛世国际上市后30天内有业务消息公布。
“双方都在伦敦、墨尔本以及悉尼都有市场;希望尝试在未来30天内,公布双方的最新项目发展。”
国浩置地也在雪兰莪雪邦和马六甲,分别拥有1200亩和4000亩土地。
该公司将会在未来12至15个月内,于大马和中国设立新的管理队伍,并短期内在前者收购土地后,于12至15个月内推出新项目。
另外,国浩置地在上周完成收购雪兰莪蕉赖区地皮后,在未来6至12个月内,推出位于2项住宅项目。 |

房产发展总值逾7亿
绿盛世国际进军墨尔本
2017年4月10日
(吉隆坡10日讯)绿盛世国际(EWINT,5283,主板产业股)宣布,通过收购实康发展(澳洲)私人有限公司的80%股权,在墨尔本发展一项产业项目,潜在发展总值为2亿1800万澳元(约7亿2830万令吉)。
绿盛世国际以12万澳元(约40万896令吉),收购实康(SALCON,8567,主板贸服股)旗下的实康澳洲80%股权。
根据公司发出的文告,实康澳洲在墨尔本中央商务区东南方距离大约5.3公里的南亚拉(South Yarra),持有一块2128平方米的地皮。
绿盛世国际总裁兼总执行长拿督张良成指:“墨尔本是一个我们非常熟悉的市场,也是很多我国和区域客户的首选投资目的地。”
因此,该公司与实康合作,在南亚拉发展住宅主导的发展项目,这将会达到当地的生活形态需求,并提供一项良好的投资机会给国际买家。
该项发展将命名为Yarra One,包含27层的大厦,其中有268个住宅单位,以及零售和办公室裙楼(podium),潜在发展总值为2亿1800万澳元。
同时,预计将从2018年上半年开始展开建筑工程,并预计在2020年下半年竣工。
