KLCC產业信託冀营运盈利成长8%

(吉隆坡26日讯)KLCC產业信託(KLCC,5089,主板房產信託组)放眼现財政年营运盈利成长6至8%。
该公司財政年结账日期是12月31日。
KLCC產业信託首席执行员拿督哈欣瓦希尔表示,公司的营业额成长,將由重组后的房地產投资信託带动,同时办公领域较高的贡献,也將推高营业额表现。
办公领域贡献料提高
「我们预计来自办公领域的营业额贡献比重將在今年杪提高至50%以上,目前该领域的贡献比重是44%。这主要是因为国油第三大厦(Menara 3 Petronas)已经竣工,同时向KLCC控股私人有限公司收购国油双峰塔的49.5%股权已经完成。」
他出席该公司的股东常年大会后,向媒体如此表示。
KLCC產业早前推出的合股房產信託是该集团重组资產计划,是將旗下的產业组合分成两个类別进行管理。在完成这项计划后,KLCC產业股东將会同时持有集团股票和合股房產信託单位,且在大马交易所进行交易。
针对该集团旗下的新零售和办公空间,即Lot D1是否已寻获主要租户时,哈欣仅表示,公司希望能够在今年內与租户签约。[东方日报财经] |

營收增長推動‧KLCC產託淨利翻倍
大馬 業績出爐 2013-08-22 11:21
(吉隆坡21日訊)由於辦公室及零售產業投資及管理服務營收增長推動,使KLCC產托(KLCC,5235,主板產業投資信托組)截至2013年6月30日為止,次季淨利激增103.64%至1億8千663萬7千令吉,比較前期淨利為9千165萬令吉。
首6個月淨利為2億7千459萬9千令吉,比前期的1億9千311萬4千令吉,增加42.2%。
次季營業額為3億1千578萬6千令吉,增加9.41%,推動首6個月營業額提昇10.94%至6億2千621萬8千令吉。
派息7.45仙
董事部建議派發每股7.45仙的股息,除權與享有日分別是下月3日和5日。
該公司在文告指出,預料本財政年未來兩個季度的業績表現將符合預期,不過酒店領域營運環境將持續具挑戰性。(星洲日報/財經)

次季獲利不俗‧KLCC產託動力足

(吉隆坡22日訊)KLCC產托(KLCC,5235SS,主板產業投資信托組)2013財政年次季表現符合預期,分析員認為該公司存有短、中長期成長動力,因此看好其前景。
該公司次季淨利激增104%至1億8千700萬令吉,分析員普遍認為表現符合預期,而黃氏唯高達研究表示,淨利增長主要受營收增加、稅率滑落,以及非控股股東權益下降所推動。
“合訂”上市
大大節省成本
興業研究指出,完成“合訂版”上市活動後達到成本節省效果,2013財政首半年稅務開銷下滑30.2%至6千340萬令吉,因受惠於產業信託的免稅優惠;同時,非控股股東權益費用也跌6.3%,因如今該公司全權擁有國油雙峰塔。
黃氏唯高達表示,該公司短期盈利成長將受KLCC陽光廣場的租金調整所推動,而國油雙峰塔以及國油第三大廈料續為該公司的搖錢樹。
“中期成長方面,翻新後的City Point購物中心或因大地宏圖大樓(Dayabumi Complex)的表現而改善;同時,Lot D1發展在2017年才完成,為長期成長的催化因素。”
肯納格研究預期,KLCC陽光廣場正在產托化當中,然而持股結構問題,加上目前債券市場動盪不安與股票市場具風險,這項計劃可能展延。(星洲日報/財經)

KLCC產託前景亮麗

(吉隆坡4日訊)KLCC產托(KLCC,5235SS,主板產業投資信托組)大地宏圖大樓(Dayabumi Complex)的翻新工作進展順利,然而鑑於目前辦公樓供過於求,Citypoint以及Lot D1的辦公樓計劃將在爭取到主要租戶後才動工;分析員表示,該公司的長期前景仍完好,負債率低,不排除未來會有資產注入和收購行動。
根據該公司管理層在匯報會透露,大地宏圖大樓翻新計劃第二期工作,即建設連接走道至輕快鐵的工程也料可在今年10月萬完成。
但第三期工作,也就是拆除City Point購物中心以建築500房酒店及60樓高的辦公大樓的計劃目前還在策劃中。
管理層也透露,鑑於眼下辦公樓供過於求,因此預料第三期工作只有待他們爭取到大租戶才開跑,並需3至5年才能完成。
除了大地宏圖大樓計劃以外,該公司也擬在Lot D1地段發展辦公樓,因管理層相信該地區對高級辦公處仍有需求;因此,在爭取到大租戶後,預計地基工作可在明年下半年動工,2018年完成。
興業研究表示,除了計劃中的大地宏圖翻新和D1發展,該公司也希望尋求其他成長機會,所以不排除會有一些資產注入產業信託,以推動成長,因為該公司有購買KLCC產業資產的優先權。
“一旦有適合的資產,KLCC產托可能也會向第三方收購,進行非內部的成長。”
肯納格研究也認同,基於0.10倍負債比偏低,該公司已準備好為產托注入新資產,其中最有可能的即是從母公司KLCC產業控股中收購Alamanda商場;惟若有更好的收購獻議,該公司也不排除會轉向其他公司收購資產。
聯昌研究認為,該公司17%的負債率,讓該公司可以通過貸款融資40億至50億令吉進行收購。
合理資本化利率處新低
不過,肯納格也指出,過度偏重從母公司中收購資產或導致該公司將以最頂峰的價格收購該些資產,並認為目前的收購環境並不理想因合理資本化利率(Cap Rate)處於歷史新低。
馬銀行研究稱,Lot D1辦公樓的大租戶或是國油公司,因國油的資本開銷擴張計劃或引致其聯營夥伴、服務供應商以及承包商等租用該辦公樓。
同時,馬銀行研究也表示,對該公司無法在短期內成功收購陽光廣場餘下40%股權感到失望,因即使貸款全購該廣場,料可讓該公司的2014年股息每股增加3至3.5仙。
目前債券回酬率揚升,讓產託的吸引力下跌,該公司4.7%的回酬率也不吸引人;不過,聯昌認為,KLCC產托的產業計劃受看好,有重估的催化因素,提供長期的成長,目前是低價進場的機會。(星洲日報/財經)

“合訂”後首次公佈業績‧KLCC產託第三季賺1.78億

(吉隆坡29日訊)KLCC產托(KLCC,5235SS,主板產業投資信托組)和KLCC產業“合訂”後首次公佈業績,在各領域營收皆走高下,截至2013年9月30日止的第三季淨利達1億7千780萬4千令吉,首三季達4億5千240萬3千令吉。
該公司第三季營業額則為3億2千158萬令吉,首三季為9億4千779萬8千令吉。
派息8.28仙
該公司擬派發8.28仙股息,其中,KLCC產業為3.42仙;KLCC產托為4.86仙。
根據文告,該公司第三季產業投資(辦公室)的收入上升17.8%,歸功於國家石油雙峰塔的淨租賃合約更新;產業投資(零售)營收提高了14.9%,主要是產業的租用和更新率提高。
在飲食和其他設備的貢獻走高下,該公司酒店業務的營收增加10萬令吉;管理營業額也隨KLCC產托自今年5月開始產業管理,並帶來1千零90萬令吉貢獻而提高。
該公司看好2013末季的表現符合預期,唯獨酒店業務的交易仍面臨挑戰。(星洲日報/財經)

重組見成效‧KLCC產託盈利料上調

(吉隆坡30日訊)KLCC產托(KLCC,5235SS,主板產業投資信托組)重組“合訂”首度公佈的第三季業績符合和超越市場預測,分析員認為,這顯示重組的成果,該公司的中期業務發展焦點,料將落在旗下大地宏圖(Dayabumi)大廈重新發展,以及D1地段發展計劃,為中期盈利提供上調空間。
有能力併購
黃氏唯高達指出,KLCC產托負債率僅為14.5%,擁有強勁併購的潛能,而最有可能是零售或辦公樓產業的併購。
馬銀行研究預測,目前K L C C產托正為旗下D1地段綜合發展計劃(80%辦公樓及20%零售)尋找主要租戶,國家石油可能是主導租戶,因國油正積極擴充及龐大資本開銷,而這可能有助吸引國油的聯號/聯營公司,服務供應商以及承包商至城中城一帶承租辦公室。
興業研究認為,目前KLCC產托淨周息率僅為3.3%,比10年政府債券回酬率3.6%至3.7%還低,惟是大馬產業投資信托領域鮮有的大資本及符合伊斯蘭教義股項,可能持續獲得投資者的投資興趣。
興業表示,KLCC產托第三季業績超越預期,將2013年至2014年淨利預測上調2%至9%,主要反映較低的稅務及少數股東利益開支因素。
黃氏唯高達預測2013年淨利為6億2千600萬令吉,2014年為6億4千500萬令吉,以及2015年為7億3千900萬令吉。
馬銀行研究指出,KLCC產托最新業績符合市場預測,長期盈利增長仍然可期,惟短期缺乏價值重估催化因素,特別是已完全控制陽光KLCC購物中心。短期焦點將落在大地宏圖大廈重新發展及D1地段發展計劃。
馬銀行保持2013年至2015年財測。

商场办公楼过剩 城中城产托收益前景转弱

(吉隆坡2日讯)城中城产托(KLCC,5235SS,主板产业信托股)第三季业绩出炉,市场普遍认为其表现符合预期,纷纷维持其投资评级和目标价格,不过长期展望则受限。
马银行投行认为,该公司长期内收益前景健全,不过,无法在短期内获得城中城阳光购物中心全数掌控权,缺乏评级上调催化剂。
联昌国际投行研究指出,巴生谷未来将面对购物中心供应过剩的问题,城中城产托的收益前景可能转弱。
该行分析员补充,目前巴生谷的办公楼出现了供应过剩的现象,区内的办公楼空间租用率开始下滑。
未来该公司料将Dayabumi大楼和D1区同注入产托内,2个产业都属办公楼产业,收益前景料受到冲击。
该分析员还说,尤其城中城产托未为上述办公楼空间找到租客。
该分析员续说,城中城产托是大马交易所产托市场内,少有大型且符合回教教义的产托,因此还是会持续受到投资者的关注。
短期净利获支撑
兴业研究指出,城中城产托截至9月30日止第三季内,净利达1亿7780万4000令吉,稍微高出了他们的预测。
该行分析员认为,该公司产托“合订”
后,可从更低的税务和少数股东权益中受惠,进一步激励了公司的净利表现。
分析员说,他们在下调城中城产托税务开销和少数股东权益开销后,其2013至2014财年净利预测,稍微上调2至9%。
同时,该分析员上调了股息预测后,其目标价格从6.90令吉,上修至7令吉。
虽然目前该股周息率处于3.3%,仍低于大马政府10年债券3.6至3.7%回酬率,但重新发展Dayabumi大楼和D1区(Lot D1)的发展计划,将激励该公司近期内的净利表现。

购新资产有难度

目前产托市场内,无论是买家或卖家都想维持现状,导致并购活动都会减少。若要购买新产业,相信城中城产托也会面对一些困难。
分析员预计,该公司2014年后的净利和每单位收入分配面对一些风险。
基于收益前景和股息增长前景受限,加上城中城产托的周息率介于4至5%并不会太诱人,分析员,将其评级从“超越大市”下修至“中和”。
他说,投资者应该转向其他产业股如马星集团(MAHSING,8583,主板产业股)。

城中城合訂產托(KLCC,5235SS,主要板產托)長期租賃合約,有助降低電費調漲的負面影響,以及重新發展大地鴻圖大廈(Menara Dayabumi)將成為新的收入來源,投資評級獲調高至“買進”。
根據該公司達成的三網租賃(Triple Net Lease)協議,租戶將承擔所有水電相關開銷。至于不在該協議範圍下的資產,將透過提高服務費,轉嫁更高成本。
上述協議有助城中城合訂產托減緩電費調漲帶來的衝擊。
另外,大地鴻圖大廈翻新計劃第2階段經屢次延遲,預計1月底完成,目前正規劃第3階段,相信將涵蓋酒店和辦公大樓發展。
此外,管理層分享靠近吉隆坡文華東方酒店的Lot D1土地的初步計劃,即類似馬石油第三大樓(Menara 3 Petronas)的辦公大樓,可連結城中城陽光廣場。
我們認為市場已納入所有潛在負面影響,加上該公司持有我國主要資產,證明估值可超越同行。
此外,重新發展大地鴻圖大廈,以及Lot D1土地,相信存有潛在盈利上漲空間。
我們將投資評級從“中立”上修至“買進”,目標價為7令吉。

(吉隆坡21日讯)已成为“合订型”产业投资信托(Stapled REIT)的城中城产托(KLCC,5235SS,主板产业信托股),2013财年末季净利按年大涨275%,至3亿7310万1000令吉或每单位为20.67仙,上财年同期为9959万9000令吉或每单位10.66仙。
末季营业额则报3亿3095万4000令吉,与上财年同期的3亿3098万5000令吉持平。
累计全年业绩,城中城产托净利按年跌43.6%,至8亿2550万4000令吉或每单位为52.61仙,上财年同期为14亿6409万7000令吉或每单位156.74仙;营业额则涨8.5%,报12亿7875万2000令吉,上财年同期为11亿7831万1000令吉。
城中城产托董事部宣布,建议2013财年分别派发每股3.87仙的第4次中期免税单层股息,以及每单位4.84仙的收入分配,加总为8.71仙的股息。
委新总财务长
此外,城中城产托也宣布,委任安努马祖基为新任总财务长,以在今年2月1日开始取代从国家石油公司(Petronas)借调过来的阿兹米亚哈雅。[南洋网财经]
