成功置地首季转盈1153万

(吉隆坡25日讯)成功置地(BJLAND,4219,主板贸服组)截至7月31日首季,按年成功转亏为盈,录得1153万令吉净利,上财年同期为净亏2723万9000令吉。
该公司向马交所报备,盈利上升,可归功于Sports多多因派彩较少促使盈利贡献走高、产业和酒店业务的出色表现,以及在该季较低的财政成本。
营业额则按年上升3.22%,至16亿190万5000令吉,上财年同期为15亿5193万6000令吉。
公司指出,英国H.R.Owen公司的营收提高、酒店和产业发展业务的贡献提升,是营业额攀升的功臣。
展望未来,因消费情绪低迷,加上地下博彩赌庄的竞争,公司预计万字票(NFO)业务仍会充满挑战。不过,应仍可维持万字票的市场份额。
另一方面,公司估计酒店和度假村业务表现应可令人满意,但房市前景则是微温。 【e南洋】

成功置地SIAMH达协议.“以股代钱”售BIH
(吉隆坡29日讯)成功置地(BJLAND,4219,主板贸服组)与新加坡高新医学研究所控股(SIAMH)达成系列协议,包括“以股代钱”方式脱售成功投资控股(BIH)100%股权、“以股抵债”和认购SIAMH为数382万新元(1184万令吉)股票。
该公司发文告表示,旗下子公司成功休闲(开曼群岛)有限公司(BLC)将以297万4936新元(约921万令吉)代价脱售BIH的100%股权予SIAMH,而后者将通过发售每股2新元,为数148万7468股新股支付。
“以股抵债”
认购SIAMH921万新股
随后,BLC也接受SIAMH以发售总值1119万6442新元,或559万8221新股来抵销BIH债务,并再以381万9658新元认购SIAMH额外190万9829股新股,增加持股从21.14%至34.27%。
成功置地预见从BIH脱售计划中获利1198万令吉。

(吉隆坡23日讯)成功置地(BJLAND,4219,主板贸服组)脱售大马7-11控股(SEM,5250,主板贸服股)1000万股,总值1490万令吉或每股1.49令吉。
成功置地今天向交易所报备,该公司在上周五(20日)通过场外交易,按上周四的收盘价,以每股1.49令吉,脱售大马7-11控股1000万股或0.9%股权。
完成上述脱售后,成功置地目前持有该便利商店公司650万股或0.59%,账面价值为每股1.34令吉。
成功置地指出,本次脱售料获得净利约150万令吉;而脱售所获得的款项将用于偿还成功置地贷款。

成功置地司法检讨胜诉
续推进新赛马场项目

(吉隆坡10日讯)成功置地(BJLAND,4219,主板贸服组)要求展开的司法检讨获得胜诉,所以,在2004年宣布向雪兰莪赛马俱乐部(STC)收购位于新街厂地皮和兴建新赛马俱乐部的计划,将可继续推进。
成功置地向交易所报备,莎阿南高庭已在9月29日,针对司法检讨进行聆讯,最终公司胜诉。
事隔13年
2004年7月19日,该公司宣布,子公司Berjaya Tagar私人有限公司(BTSB),以总值6.4亿令吉向雪兰莪赛马俱乐部收购大约244.79英亩地皮。
根据这项收购,BTSB将支付3500万令吉现金,而剩余6.05亿令吉,则通过把双溪丁宜(Sungai Tinggi)的750英亩地皮,转让雪兰莪赛马俱乐部。
同时,BTSB也建议向Berjayacity私人有限公司(BCity)收购双溪丁宜地皮,以兴建新赛马俱乐部;BCity则是这项发展计划的统筹承包商。
不过,之后却一直无法取得部分执法机构的批准,这包括转移新街厂地皮给BTSB、经修改的整体发展蓝图、发展令及兴建新赛马俱乐部筑计划批准等。
因此,成功置地、BTSB及BCity(申诉人)在去年3月通过申请司法检讨,对包括雪州政府、雪州城市及乡区计策划局(JPBD)在内的7名答辩人展开法律行动。
执法机构滥权
高庭认为,雪州政府和雪州城市及乡区计策划局,不批Bcity发展计划的做法不合理,且滥用权力,对申诉人不公平。
因此,高庭判决,申诉人可继续推进兴建新赛马俱乐部计划,同时,涉及的执法机构必须在接获建议后的3个月内,重新提呈收购地皮计划给国家规划局。
同时,雪州政府和雪州城市及乡区计策划局也必须赔偿申诉人,但之后的程序才会鉴定赔偿数额。【e南洋】

卖河北休闲广场收不到钱
成功置地追讨6亿余款

(吉隆坡9日讯)成功置地(BJLAND,4219,主板贸服组)发出索款通知书,向买方追讨收购位于中国河北成功大广场休闲娱乐中心所拖欠的款额。
成功置地昨天向交易所报备,间接持股51%的子公司成功(中国)大广场有限公司(简称GMOC),是在2015年12月以20.8亿人民币(相等于近12.8亿令吉),脱售位于中国河北的成功大广场休闲娱乐中心,予北京天洋国际控股有限公司。
北京天洋国际控股应在今年11月28日或之前,支付余款9亿7407万人民币(约6亿178万令吉),然而至今都没有汇款。
因此,GMOC在寻求法律意见后,昨日向北京天洋国际控股和担保人发出索求通知书。
北京天洋国际控股和担保人,必须在收到索求通知书的三天内,支付拖欠余款和迟付利息予GMOC。若无法在限定期限内清偿拖欠款额,GMOC将采取一切相关的法律措施。
北京天洋国际控股是天洋控股集团的全资子公司,而后者大股东是周政,他也是上述收购计划的担保人。【e南洋】

(吉隆坡20日讯)受到减值拨备冲击,成功置地(BJLAND,4219,主板贸服组)截至10月杪次季由盈转亏,净亏9992万3000令吉或每股2仙。
营业额则按年微跌0.28%,报16亿1391万5000令吉,税前亏损达9590万6000令吉。
累计半年,净亏8839万3000令吉;营业额年增1.43%至32亿1582万令吉。

成功置地诉诸港仲裁中心
追讨北京天洋逾6亿欠款

(吉隆坡20日讯)成功置地(BJLAND,4219,主板贸服组)已经呈交仲裁通知给香港国际仲裁中心,向北京天洋和担保者追讨欠款和其他救济方法。
去年12月8日,成功置地宣布,北京天洋没有在期限内,将9亿7407万人民币(约6亿178万令吉)的欠款汇给公司。
也追讨担保人
成功置地是在2015年12月,以20.8亿人民币(约12.8亿令吉),脱售中国河北的成功大广场休闲娱乐中心给北京天洋。
北京天洋国际控股理应还需支付9亿7407万人民币(约6亿178万令吉)的余款,然而至今都没有下文。
因此,成功置地子公司成功大广场企业(简称GMOC)随后也发出追讨通知给北京天洋及担保者,分别是天洋控股集团有限公司和周政,要求他们支付欠款。

成功置地18财年从盈转亏

(吉隆坡27日讯)外汇兑换率欠佳,加上博彩业务盈利贡献减少,导致企业大亨丹斯里陈志远旗下的成功置地(Berjaya Land Bhd)以最后一季净亏结束了截至今年4月杪财年。
根据文告,成功置地在第四季(2018财年第四季)净亏9215万令吉或每股亏损1.85仙,上财年同季则净赚8857万令吉或每股盈利1.78仙。
季度营业额按年下滑6%至15亿8500万令吉,上财年同期为16亿7600万令吉。
成功置地指出,现财年第四季营运盈利下滑,是因为大马多多博彩私人有限公司(Sports Toto Malaysia Sdn Bhd)的派彩率提高,影响了盈利贡献,以及令吉走强冲击外汇兑换率所致。
惟有效的成本削减措施,提高了产业发展业务的收益,以及H.R.Owen Plc的二手车销售改善了盈利赚幅,部分抵消了上述冲击。
成功置地在2018财年从盈转亏,净亏1亿8953万令吉,2017财年则净赚2亿9474万令吉。全年营业额则从63亿7100万令吉,微跌至63亿6500万令吉。
展望未来,该集团预计将可从零消费税(GST)中受惠,特别是其酒店与度假村业务。但该集团估计,产业市场将维持低迷。
该集团还预计,在适当的时候脱售Berjaya Vietnam International University Town One Member Limited Liability Company(BVIUT)及另一家越南子公司,将可获得显著收益。

Vincent Tan makes his move. Tycoon plans to take private 7-Eleven and BLand, list U Mobile and hotel business; 2. Berjaya Corp founder/executive chairman also plan to delist BLand and sell Four Seasons Hotel in Kyoto, among other corporate moves; and 3. Vincent Tan to restructure his business empire. The plan may involve privatising 7-Eleven Malaysia Holdings and Berjaya Land.
The Board of Directors of Berjaya Land Berhad (“BLand”) wishes to clarify that the abovementioned plans including the delisting plan are personal idea and strategies of Tan Sri Dato’ Seri Vincent Tan Chee Yioun who is an indirect major shareholder of BLand via his deemed controlling major shareholdings in Berjaya Corporation Berhad, the holding company of BLand.
The Board of Directors of BLand is totally not aware of and has not deliberated any of the abovementioned plans or proposals including the delisting of BLand.
