(ii) secondly, after step (i), to allocate to the Entitled Shareholders and/or their renouncee(s) and/or their transferee(s) who have applied for Excess Rights Shares; allocation will be on a pro-rata basis and in board lot based on the quantum of the Rights Shares subscribed; and
(iii) thirdly, after steps (i) and (ii), to allocate to the Entitled Shareholders and/or their renouncee(s) and/or their transferee(s) who have applied for Excess Rights Shares; allocation will be on a pro-rata basis and in board lot based on the quantum of Excess Rights Shares applied for.

房价见底將回升 JKG:现在是买房好时机

(吉隆坡19日讯)JKG置地(JKGLAND,6769,主板產业股)董事经理郑建民表示,虽然房產市场低迷,但相信房价已见底,未来房价將隨著成本提高有所回升。因此,他认为现在是买房的「好时机」。
郑建民是在今天出席该公司的股东大会后,向媒体如此表示。
郑建民引述大马產业资讯中心(NAPIC)的数据称,虽然我国房產成交量下跌,但巴生谷一带的成交值却持平,显示房价已有见底的跡象,因此预计未来房价不会走跌。
「在通胀高涨的时代,经营成本、地皮和建材原料价格都往上攀爬,导致建筑业者赚幅严重受压。因此,我不认为房价將有任何下跌的空间。」
同时,他也看好房產市场逐渐走向復甦道路,因此认为目前是购买房產的绝佳时机。
今年业绩料持平
他指出,目前房產市场面临2项挑战,分別是消费信心依旧低迷和银行紧缩贷款。有鉴于此,他呼吁国行尽快放宽银行贷款,以激活我国的房產交易。
针对公司前景,他表示,房產市场依旧艰鉅,因此对前景谨慎乐观,预计2018財政年(1月31日结账)业绩將和去年持平。
该公司2018財政年首季(截至今年4月30日止)净利按年下跌27.23%,至807万令吉,去年同期为1109万令吉;营业额也按年下跌15.9%,至2958万令吉,去年同期为3519万令吉。
前身为庆隆发展的JKG置地,发展项目主要集中在吉打州。该公司有信心吉打的房產项目带来的贡献將和去年持平。吉打州推出的数项房產项目,包括Taman Lagenda项目、Taman Puteri首阶段和Taman Desa Cinta Sayang房產项目。
另外,该公司位于泗岩沫的TheEra首阶段房產项目在推出市场后,已取得50%的认购率。首阶段共有2栋住宅大楼,总计有921单位,发展总值约5亿8000万令吉。
郑建民对有关项目的认购率感到满意,並定下今年底认购率达70%至75%的目標。
该公司计划在今年下半年推出发展价值为2200万令吉的新盘,地点位于居林。
目前,该公司拥有近1300英亩的地库,其中1011英亩是未发展地库。【东方网财经】 |
