Disposal of China ops to improve LBS Bina’s gearing, cash flow, says MIDF Research

KUALA LUMPUR (AUG 16): The disposal of its China operation will improve LBS Bina Grouo Bhd’s gearing and cash flow visibility, according to MIDF Research.

In a note Friday, the research house said it valued the stock at RM1.95 based on PER method, adding that valuation based on RNAV would be higher.

MIDF Research said LBS would realise an estimated profit of RM309.3 million which will improve cash flow and earnings.

It said the disposal gain will translate into additional earnings per share of 80.7sen in FY13.

“Gearing ratio of the company will reduce from 0.81X to 0.50X.

“The management plans to reward shareholders with higher dividend pay-out (annual special dividend from the proceeds from promissory notes in 5 annual tranches) which, based on our assumption, will translate to dividend yield of about 5.0-5.4% for the next 2 financial years. LBS also plan to expand its landbank through the proceeds,” it said.

（吉隆坡16日訊）林木生集團（LBS，5789，主要板房產）完成中國資產脫售計劃，將于下週二（20日）宣佈“下一步動向”。

該公司今日下午發出邀請函予媒體，訂于下週二12時15分，在吉隆坡希爾頓酒店召開記者匯報會。

“隨著中國珠海的高爾夫俱樂部與房產發展項目脫售計劃告一段落，林木生集團將續聚焦本地房地產，資產負債表與財務表現皆穩定，是時候宣佈下一步計劃。”

根據邀請函，林木生集團董事經理拿督林福山將主持匯報會。

該公司本週一（12日）以16.5億港元（約6億9730萬令吉）完成脫售中國兩項資產，予香港珠海控股。

該公司早前透露，脫售資產所得或用作特別派息，及發展本土業務。

受到上述利好催化，林木生集團-WA（LBS-WA，5789WA，主要板憑單）今日漲勢驚人，一度勁起15仙或15%至1.16令吉，高居10大上升股榜。

閉市時，該股收在1.11令吉，起10仙，成交量1430萬5700股。

反觀母股走勢平平，閉市報1.92令吉，起4仙，交投1169萬6000股。[中国报财经]

完售中国珠海产业 林木生集团派8仙特别股息

（吉隆坡20日讯）完成脱售中国珠海产业后，拥有充裕现金流的林木生集团（LBS，5789，主板产业股）宣布在截至2013年12月31日止财年，派发每股8仙特别股息，并制定双重股息派发政策。

该公司董事经理拿督林福山表示：“去年，我们宣布将在2013财年派发每股2.5仙普通股息，现在加上即将派发的特别股息，公司将在现财年共派发每股10.5仙股息。”

根据文告，特别股息的除权日落在今年10月1日（周二），享有权益日期则在10月3日（周四）。

今年8月12日，林木生集团独资子公司———龙峻有限公司，以16亿5000万港元（约6亿5769万令吉），脱售两家位于中国珠海的南迪高尔夫俱乐部有限公司（Lamdeal Golf & Country Club）及南迪综合发展有限公司（Lamdeal Consolidated Development）给香港上市公司———珠海控股投资集团。

现金流充裕

林木生集团从上述交易入账5亿港元现金（约1亿9930万令吉）、2亿2556万3909股珠海控股股票（每股发行价1.33港元，总值3亿港元或约1亿2566万令吉），以及价值8亿5000万港元（约3亿5604万令吉）的承付票。

承付票将分为4期兑现，即从2014财年至2017财年。林木生集团将在2014财年获得2亿5000万港元（约1亿590万令吉），以及在接下来的3个财年，按年获得2亿港元（约8472万令吉）。

林福山说：“有了充裕的现金流，公司便可以继续向前迈进，我们冀望能够争取更好的表现，回馈股东的支持。”

制定双重股息政策

为了在资本投资与股东回酬之间取得平衡，林福山在记者招待会上宣布，制定双重股息派发政策———普通股息以及特别股息。

他称：“从2013财年起，公司将以至少30%税后盈利，用作普通股息派发，以及在2014至2017财年期间，从每期获得的承付票款额，拨出至少40%或每股6仙（视何者较低）作为特别股息派发。”

换言之，林木生集团的股东将可从上述中国珠海产业交易中，共获得每股32仙特别股息。

中国商用地皮值7.4亿

值得关注的是，林木生集团在中国还有最后一块面积达264英亩的商用地皮，被视为该公司在中国最具价值的资产。

根据联昌国际投资研究，林木生集团持有该地皮的60%股权，保守估计价值7亿4100万令吉。

依珠海商用地皮估值计算，该地皮价值介于11亿至15亿令吉。

询及何时脱售该地皮时，林福山说：“我们暂时不会脱售这块地皮，暂且拭目以待。”



年杪推5新项目

林木生集团将于今年杪，在国内推出至少5个新产业项目，发展总值（GDV）高达4亿2500万令吉。

林福山披露，已落实的5个新产业项目，分别在巴生谷太子城（Bandar Saujana Putra）、柔佛峇株巴辖皇子城（Bandar Putra Indah）、彭亨金马仑金山新镇（Cameron Golden Hill）以及彭亨关丹。

他将在迟些时候公布关丹的新产业项目，并称：“我们正在洽购一些地库，地点分别位于雪州、关丹、柔佛以及沙巴亚庇。

“如果成功收购一些地皮，那我们或在今年杪之前，推出6、7个新产业项目。”

展望未来，该公司将积极在发展日益蓬勃的柔佛产业市场大展拳脚，并锁定本地、新加坡与中国潜在买家。

力拓柔产业市场

尽管如此，林福山补充说：“我们积极进攻柔佛产业市场，并不代表我们将会忽略巴生谷产业市场。

“我们重视不同地区的发展，包括金马仑、亚庇与关丹等等。”

目前，该公司共有2115英亩未发展地库，正在进行的产业项目则有17个，发展总值约20亿令吉，足以让该公司忙碌3年。
