税务拨备拖累 MCT首季少赚8%

(吉隆坡30日讯)由于税务拨备,MCT公司(MCT,5182,主板产业股)截至9月底首季,净利达1546万2000令吉,跌8.29%,上财年同期为1685万9000令吉。
营业额飙63%
不过,该公司指出,首季营业额达1亿8545万4000令吉,大涨62.8%,上财年同期为1亿1391万5000令吉。
MCT公司向马交所报备,亮眼的销售表现是因为赛城的Green Casa、Casa View和Lakefront Home营业额贡献更高。
营业额主要来自产业发展项目,占营业额贡献83%,建筑业务仅贡献10%。同时,盈利赚幅仍维持在37%。
该公司指出,现财年内,产业市场将继续保持疲弱,不过已采取应对措施,将专注于符合市场需求的产业,大部分的新产业价格将处于70万令吉以下。
同时,该公司也专注在巴生谷的产业项目,且这些策略都证实有成果且反应良好。【南洋网财经】

林國文:更專注管理層運作‧安雅拉不會全購MCT

(吉隆坡21日訊)MCT集團(MCT,5182,主板產業組)大股東,菲律賓安雅拉(Ayala)之前增持該公司股份至32.95%,只差0.05%就必須提呈強制性收購(MGO),不過,該公司排除安雅拉將全面獻購該公司的可能性。
安雅拉股權增至32.95%
安雅拉在10月16日以9千200萬美元增持該公司股權,從原有的9.16%提高至32.95%,只差0.05%就觸及全面獻購規定。
該公司今日股東大會被詢及安雅拉集團是否有意再增持公司股份,並提出全面性收購,執行董事林國文排除這個可能性。
林國文回應說:“不會,因為安雅拉很清楚瞭解股權的動力;安雅拉、MCT副執行主席丹斯里吳明璋和首席執行員拿督斯里董仕偉皆不認為股權持有多寡,對於公司營運會有重大的影響。
他重申,該公司大股東們更專注於管理層的運作,多過於股權的持有。比起股權上的持有比例,他們更關注公司的全面發展。
他也指出,若安雅拉持續的增持股份,MCT集團將無法符合上市條例中公眾持股必須至少25%的要求。
換句話說,安雅拉無法保持MCT集團的上市公司的地位,這是他們所不樂見的。
林國文也解釋,三者之間的股權情況是吳、董和安雅拉之間的股權調整,一旦其中一方增持股份,其他二者的股份將會減持。
以上三方持MCT股權超過60%。
MCT明年專注發展可負擔屋
MCT集團繼續看好本地產業市場前景,由於地庫成本只佔總發展價值的5%,確保了公司的賺幅。同時公司明年將更專注於可負擔房屋的發展。
MCT的首席執行員董仕偉表示,一般發展商地庫成本約佔總發展值15%,但公司在合適的時機購入地皮,成功將地庫成本控制在5%以內。
他表示,儘管房地產走勢有點疲弱,但首購者的房屋需求仍然很高。因此公司將推出售價約30萬令吉的可負擔房屋。
擁20億未入賬銷售
他也表示,該公司目前擁有20億令吉未入賬銷售,可支撐未來2至3年的盈利表現。
此外,他強調,該公司最大的優勢在於一站式的內部結構設計(inhouse design)能力。從採購原料到建築物的設計,公司在3個月內就能做出調整。一般發展商若要做出這麼大調整會增加許多額外成本,但他們卻不會。
目前公司主要發展計劃位於賽城和梳邦一帶,包括有地和高樓房產。
同時,該公司目前擁有約500英畝的地庫,足夠未來10年的發展。
林國文也表示,公司也將持續USJ“1新城”(One City)的發展計劃。其第二階段的MCT Mall將打造打造成主題式的商場,目前的定位是數位產品商場。
“數位商城需三大要素才能成功,第一商城附近人流主要是年輕人口,第二是消費能力,第三則是足夠的停車位。我們的新商場皆滿足了這三大要素。”(星洲日報/財經) |

扩大投资机会 菲大股东拟增持MCT

(马尼拉14日讯)MCT公司(MCT,5182,主板产业股)大股东菲律宾阿雅拉置地(Ayala Land),探讨扩大在大马的投资机会,如增持MCT公司股权。
阿雅拉置地在年度股东大会后的记者会上指出,公司有意扩大在大马的投资机会。
阿雅拉置地是菲律宾规模最大的产业发展商,市值达474亿令吉,主要以开发和打造商业区而闻名。
吴明璋减持至27.21%
MCT公司在去年4月通过“借壳上市”挂牌马交所。
阿雅拉置地接着于去年10月,通过子公司Regent Wise投资,执行所签署的认购选择权,向MCT公司主席丹斯里吴明璋和总执行长拿督斯里董仕伟收购股权,将持股权从9.16%,提高至32.95%。
吴明璋的持股权,也因此从42.68%,降至27.21%;董仕伟则从22.98%,减少至14.65%。【南洋网财经】

推4.65亿产业计划.MCT明年放眼6亿销售
(吉隆坡28日讯)MCT集团(MCT,5182,主板产业组)2017财政年料推出发展总值4亿6500万令吉产业发展计划,放眼在现有及新产业计划支撑下达到6亿令吉销售目标。
该公司非独立执行董事兼首席执行员拿督斯里董仕伟在股东大会后对《星洲财经》表示,去年公司取得5亿9100万令吉销售记录,预计今年销售将与去年差不多,约在6亿令吉水平。
他说,目前市场环境不太好,公司将根据市场需求,提供市场能较容易消化的产品,发展可负担的中低价位产业。
“2017财政年将专注于可负担房屋,推出4个发展项目,产业价格大部份在40万令吉以下。”
该公司计划在2017财政年推出发展总值4亿6500万令吉的新产业发展计划,包括发展总值1亿1000万令吉及1亿5900万令吉的第一及第二期联排式住宅(Townhouse)、1亿1170万令吉的“我的雪兰莪房屋”
公寓及7900万令吉的The Place 2(暂定)服务式套房。
The Place 2为该公司与赛城主要发展商Setia Haruman有限公司联营的综合产业计划,MCT集团及Setia Haruman各持有70:30股权,整体计划发展总值8亿令吉,将分阶段发展。
目前,该公司未结账销售维持在16亿令吉水平,料可在2至3年内释放,旗下产业发展计划平均出售率为80%。
至于菲律宾大股东Ayala置地未来会否再增持股权,董仕伟说,这由Ayala置地管理层决定,他也不知道对方有什么想法。
他指出,现阶段MCT集团与Ayala置地维持紧密合作关系,后者除了委派两位资深董事进入董事局,也引进两个人进入管理层,共有4个Ayala置地代表监督公司业务。
第一季净利1605万
受较低有效税率贡献,该公司截至2016年9月30日止第一季净利按年增3.84%至1605万5000令吉。
第一季营业额则因产业计划完成及完工率走低,下滑16.27%至1亿5527万4000令吉。

MCT次季净利萎缩18%

(吉隆坡24日讯)MCT公司(MCT,5182,主板产业股)截至去年12月底次季,净利萎缩17.6%,写2430万令吉;营业额跌13.7%,报1亿3775万6000令吉。
累计上半年,净利挫10.2%,录得4035万5000令吉;营业额减少15.1%,报2亿9303万令吉。
MCT公司今日向马交所报备,当季营业额滑落是因为入账的项目收入减少。
在公共私人领域合伙单位(UKAS)计划下,该公司当季接获政府颁发的1490万令吉补助金,已减轻盈利的跌势,因此得以维持18%的净利赚幅。
MCT公司相信,积极的营销活动、合理的建筑成本和竣工项目,均将为公司作出贡献。
而MCT公司也会继续推出楼盘,以最佳产品组合,迎合市场需求。
人事变动
同时,该公司总执行长拿督斯里董仕伟宣布辞职,并调任为非独立董事。一同辞职的还包括非独立董事拿督林国文(译音)。

菲阿雅拉或强制收购MCT?
吴明璋:纯属市场揣测

(吉隆坡15日讯)MCT公司(MCT,5182,主板产业股)联合创办人丹斯里吴明璋指出,市场上传出菲律宾阿雅拉置地(Ayala Land)将收购他的股权,以致诱发强制全面献购(MGO)的说法,“仅是市场揣测”。
《The Edge》据消息人士报道,最大股东阿雅拉置地,可能会向吴明璋和拿督斯里董仕伟收购控制股权,甚至触及强制全面献购。
目前吴明璋和董仕伟两者合计持有MCT公司41.86%股权;董仕伟在今年2月24日辞去总执行长,调任非独立董事。
消息人士称,吴明璋和董仕伟已准备好脱售,只是在等待阿雅拉置地开出合理买价。
“他们早在一年前对此展开讨论,且董事部也已进行一系列改组。”
不过,吴明璋今日简短回应《南洋商报》,阿雅拉置地欲增持股权,导致强制收购的说法,“纯属市场揣测”。
积极增持股权
MCT公司倒置收购长城塑胶(GWPLAST),于2015年4月6日完成借壳上市。
同年10月15日,阿雅拉置地通过子公司Regent Wise投资,向吴明璋和董仕伟收购股权,将从9.16%增至32.95%。
吴明璋的持股权,也因此从42.68%,降至27.24%;董仕伟则从22.98%,减少至14.67%,两者合计持有41.86%。
当时这项举动引发投资者担忧,上市不到一年可能被阿雅拉置地私有化。【e南洋】
