森德斥1.2亿向南益树胶购柔佛地

（吉隆坡28日讯）森德（Scientex Bhd）正以1亿2364万令吉现金，向新加坡南益树胶公司（Lee Rubber Company Pte Ltd）收购两幅位于柔佛古来，面积为121.1967英亩的土地。

森德指出，这项收购计划是提高公司在策略地点拥现有地库的策略投资机会。

森德今日向大马交易所报备，独资子公司Scientex Quatari私人有限公司就这项收购，已与南益树胶独资子公司，油棕地拥有者Dahlia Utama私人有限公司签署一份买卖协议。

该集团补充，该地段位于公司现有城镇附近，即250英亩的Taman Scientex Senai和326英亩的Taman Pulai Mutiara。

森德说：“拟议的发展将使公司能够利用营运效率，以及通过项目执行期间的经济效益，创造更好的赚幅。”

“该地段计划发展为综合产业项目。但现时确定发展总值、发展成本、预定动工和完工日，以及预期获利仍太初步。”

森德并没有针对该土地进行估价，因此无法披露卖家的土地净值。

森德表示，计划通过内部资金和银行贷款为收购计划融资。

除了有任何不可预见的情况，且有待先决条件和Estate Land Board的批准，收购计划预计在2017年下半年完成。

森德董事经理林炳仁在文告指出：“这次收购是增长的新机会，使森德能够拓展我们的专业，提供可负担产业，以满足柔佛州更多的人口。”

他补充：“更重要的是，即便在艰难的经济环境，重申集团的财务实力和持续抱负。”

收购计划将使森德的总地库面积达2400英亩，可在未来10至15年保持忙碌。森德目前进行的项目总值16亿令吉，主要包括在柔佛的5个城镇（巴西古当、古来、士古来、士乃和浦莱），以及马六甲的综合发展项目。

截至今年7月31日止2016财政年，产业发展业务为营业额贡献6亿5200万令吉，占集团收入的30%。余下来自制造业务，包括本地和国际市场的消费和工业包装。

“森德继续致力于维持制造业和产业的两个增长引擎。我们刚完成过去3年4亿5000万令吉资本开销活动，以提高消费包装业务的年产能，从3万吨增至2017年的15万6000吨。”

林炳仁补充：“我们会一直关注这两个业务的未来发展前景。”

行家建议：

针对上述收购计划，我们持中和态度，因森德还未披露发展总值，估计该地区的发展计划是长期的。

收购价为每平方尺23.42令吉，地处柔佛士乃Taman Scientex、Taman Pulai Mutiara、柔佛士乃国际机场，及柔佛名牌城（Johor Premium Outlet）附近，属于合理价。

假设债务对股权融资比率为80比20，我们因而预测，公司的净负债比率将由0.2倍，提高至0.3倍。

在考量了利息成本上升对净利影响不大，我们因而维持2017和2018财年的核心净利预测，分别为2亿9200万令吉和3亿4500万令吉。

产业亮眼．森德次季赚6519万

（吉隆坡22日讯）受亮眼产业表现烘托，森德公司（SCIENTX，4731，主板工业产品组）截至2017年1月31日次季净利扬0.9%至6519万2000令吉，相比前期6462万2000令吉。

半年净利跌6.6%

尽管双向拉伸聚烯薄膜（BOPP）与CPP薄膜产能增长，然而由于赚益受压，首半年净利跌6.6%至1亿1724万9000令吉。

次季营业额升7.5%至5亿8624万8000令吉，首半年营业额扬2.3%至11亿2093万2000令吉。

次季制造业营收由4.02亿增2.5%至4.119亿令吉，然而因赚益受工业与消费包装压缩，营运盈利由4210万挫至3020万令吉。

“原有与新计划的稳定销售，使产业营收增长21.5%至1.743亿令吉，营运盈利则由3640万增43.7%至5230万令吉。”

首半年制造业营收由7亿9400万减至7亿9160万令吉，工业与消费包装更低赚益促使营运盈利减29.6%至7670万令吉。

该公司文告说，森德于2016年杪完成BOPP薄膜扩张产能与CPP新产能，扩大产能协助公司取得史上最高营收与盈利。

森德公司董事经理林炳仁指出，BOPP与CPP薄膜厂获国内外增长销售，紧随获更多客户与完成生产认证后，未来几季准备更增产能。

“我们也处于扩张聚乙烯薄膜（PE薄膜）产能的正轨，预计2017年次季完成；目前PE薄膜产能由每年6万公吨增至7万2000公吨，一旦完成扩产，年产能将增至8万4000公吨，附加产能提供可持续增长。”

林炳仁说，产业获良好表现主要是对可负担房产需求具韧力，近期在怡保推展两项计划，销售令人鼓舞。

展望未来，正努力从现有或新客户扩大包装薄膜订单，加上可负担房产具韧力，对2017财政年其他季度前景保持信心。

森德（SCIENTX，4731，主板工业产品组）截至1月31日财年次季，营业额扬7.48%，报5亿8624万8000令吉，但净利几乎持平，报6519万2000令吉。

半年营业额增长2.27%，报11亿2093万2000令吉；净赚1亿1724万9000令吉，下滑6.56%，主因是制造业务贡献减少。

行家建议：

撇除特殊项目，森德上半年净利符合预期，因第二间双轴聚丙烯薄膜（BOPP）厂房，在去年12月启动，目前的35%使用率会继续攀升。

该公司持续提高营运效率、扩展工业包装业务至现有和新市场、扩大消费者包装业务产能，以及提升销售，整体上是乐观的。

首半年房地产业务营业额扬9%，至3亿2940万令吉，反映销售和建设进度稳定；我们认为，房地产具备弹性，尤其是可负担房屋业务。

森德私下配售10%

（吉隆坡27日讯）森德公司（SCIENTX,4731,主板工业产品组）建议进行私下配售新股计划，最高配售达扩大资本后的10%股权，预计最多筹措3亿6158万令吉，作为拓展业务及营运开销之用。

森德公司发文告指出，预计私下配售最高达4635万5800股新普通股，或占扩大资本后的10%股权。

假设配售参考价为7令吉80仙，可筹获3亿6158万令吉，当中1亿8000万令吉将作为产业发展及扩展地库之用，1亿令吉为制造业的营运开销及剩余作为拓展制造业务之用。

（吉隆坡17日讯）包装与产业发展公司森德（SCIENTX，4731，主板工业产品股）指出，已完成私下配售计划，并筹得1亿5600万令吉。

该私下配售共发售2000万新股，每股发售价7.80令吉。

根据文告，私下配售获得超过两倍的超额认购，吸引的买家包括长期机构投资者、退休基金、保险公司及银行机构。

配售规模相等于公司原有股票数额4亿6360万股的4.3%，因此，在配售完成后，股票数额将增加至4亿8360万股。

所筹得的资金，将用作营运资本以及扩充制造业和房产业务。

森德董事经理林炳仁指出：“虽然环球经济低迷，但我们对未来的增长步伐有信心，因为我们致力成为高效率的业者。”

筹资计划获得大部分基金支持，显示对集团稳健增长的能力深具信心。

此外，配售活动也让公司的负债率，由0.40倍降至0.25倍，处于管理层0.50倍以下舒适水平。

森德第三季净利增8.6% 派息6仙

（吉隆坡20日讯）森德（Scientex Bhd）截至2017年4月30日止的财政年第三季净利年增8.6%至6650万令吉，同期净赚6126万令吉，归因于制造业务出口走挺，以及正在施工的发展项目工程进度账项（progress billings）走高。

根据森德今日向大马交易所发布的文告，该集团的每股盈利也从上财年同季的13.43仙，增加至14.34仙。

第三季营业额也按年走高17%至6亿3615万令吉，同期报5亿4390万令吉。

与此同时，森德宣布，2017财年将派发每股6仙的中期股息，除权日（ex-date）落在7月5日，派息日则定在7月21日。

该集团料将派发2900万令吉的股息，或相等于2017财年首9个月净利的15.8%。

总结2017财年首9个月的业绩表现，森德净利萎缩至1亿8395万令吉，或每股39.77仙，相比同期的1亿8673万令吉，或每股41.2仙。

然而，累计3季营业额却扩增至17亿6000万令吉，同期报16亿4000万令吉。

森德董事经理林炳仁在今日的文告中指出，该集团的消费者包装业务在出口客户采用产品的推动下而有所增长，特别是流延聚丙烯（cast-polypropylene）和双向拉伸聚丙烯薄膜（BOPP）。

与此同时，他表示，怡保消费者包装厂正不断扩大，预计在2017年8月完成扩展计划，每年产能届时将翻倍至2万4000公吨。

“产能届时将扩增，尤其是型灌装封口包装袋（form-fill-seal）、卫生袋和标签薄膜的产能，相信将推动我们的消费者包装业务进一步增长。”

“此外，我们位于美国亚利桑那州（Arizona）的拉伸薄膜厂装修工程进展良好。我们也收购5台拉伸薄膜复卷机，预计在2017年10月开始投产，以及在2017年12月和2018年初安装两条流延薄膜（cast film）生产线。”

此外，林炳仁表示，森德的产业发展业务料将继续录得令人称羡的销售表现，截至2017财年第三季正在施工的项目平均认购率超过75%。

他指出，森德将继续着重于为公众提供价格合理和优质的房屋。

展望未来，林炳仁表示，森德将于2017年底前完成消费者包装业务的扩展计划，该集团短期内将专注于优化产能。

“同时，我们也将继续补充地库，我们近期也收购了位于马六甲面积197.4英亩的地段。我们也预计，将在2017年下半年完成收购坐落于柔佛士乃的另一幅地皮，该地皮占地121.2英亩。”

森德（SCIENTX，4731，主板工业产品股）截至4月底第三季，净利上涨8.6%至6649万7000令吉，或每股14.34仙，并宣布派发每股6仙单层中期股息。  

营业额则涨17%，录得6亿3615万令吉，创下有史以来最高单季营业额水平。

首9个月净利按年略跌1.6%至1亿8375万令吉，或每股39.77仙；而营业额则扬升7.1%至17亿5709万令吉。

行家建议

森德累计9个月核心净利，低于我们的预期，仅占全年预测的63%。

另外，预计在今明财年，森德的消费者包装厂年产能将提高至介于30万4000至34万公吨，销售量也应该按年扬16%至27%。

相信该公司今明财年的资本开销，将介于2亿6000万至1亿4000万令吉。

由于早前对新厂房的使用率过度乐观，目前我们把2017至2018财年的厂房使用率预测，降低至45%和65%。此外，我们也微减制造业务的赚幅预测，因为管理层注重降价渗透策略。

我们顺应将今明财年的盈利预测，分别下修9%及4%，至2亿6600万令吉和3亿3300万令吉。

调整盈利预测后，仍维持“跟随大市”评级，但下调目标价至8.15令吉。

8538万购鹅麦永久地
森德进军巴生谷房市

（吉隆坡9日讯）森德（SCIENTX，4731，主板工业产品股）建议以8537万9337令吉，收购位于鹅麦县面积约26.44公顷的所有永久土地，首次进军巴生谷房市。

森德今日向交易所报备，独资子公司Scientex Park（马）私人有限公司，已与Medius发展私人有限公司签署买卖协议，建议发展成综合产业项目。

然而，由于仍处于初步阶段，暂未能确定相关发展的发展总值、发展成本、预计施工和竣工时间，以及获得盈利。

如无意外，预计明年上半年完成收购。

森德指出，8537万9337令吉的收购价，相等于每平方尺30令吉，并将通过内部融资和向银行贷款完成收购。

毗邻万绕商圈

该土地距离万绕收费站和万绕市中心，仅约2公里和5公里，同时毗邻万绕永旺商场、万挠专科医院，以及Anggun City商业中心。

此外，交通便捷，衔接多条大道如南北大大道、新巴生河流域大道（NKVE）、牙直利大道和瓜雪大道（LATAR）。

森德董事经理林炳仁在文告中指出，森德自1995年起，已成为南马可负担房屋首屈一指的领先发展商，迄今已交付超过1万4000间房屋。

这是森德首次进军巴生谷房地产市场，林炳仁说：“这为我们的企业历史打开新章程，及让我们有机会提出高效的房地产发展模式。”

“我们有信心，可继续交付经济实惠、高品质的房屋，尤其是在高价位置业的区域。”

他指出，完成收购后，森德的总地库将提升至2700英亩，可忙碌10至15年。

10年内推90亿项目

目前，森德正在进行发展总值共达15亿令吉的房地产项目，涵盖柔佛的6个城镇，包括巴西古当、古来、士古来、士乃、蒲莱，以及马六甲。

林炳仁指出，该公司从1995年起，交付超过30亿令吉的房产，接下来10年，将陆续推出发展总值共约90亿令吉的项目。

该公司今日向交易所报备，营业额按年走高15.2%，报6亿4606万5000令吉，归功于制造和产业发展业务贡献强劲。

消费者和工业包装产品，推动制造业务营业额按年增16.8%，录得4亿3530万令吉。

产业发展业务营业额，则按年涨11.9%至1亿8840万令吉，原因是认购率良好和工程进度款强劲。

明年推8亿产业

全年而言，净利按年增6.2%至2亿5590万令吉；营业额按年扬9.2%至240亿令吉。

展望未来，董事经理林炳仁认为，在截至7月杪2018财年，制造和产业发展业务将持续增长。

“我们成功营销消费者包装新产品，譬如双轴拉伸聚丙烯（BOPP）和流延聚丙烯（CPP）薄膜。当我们提高产量来迎合需求时，将加快制造业务的增长。”

末季营业额按年走高15.2%，报6亿4606万5000令吉，因为制造和产业发展业务贡献强劲。

累计全年，净利按年涨6.2%至2亿5590万令吉；同期营业额则按年增加9.2%，至240亿令吉。  

行家建议:

森德2017财年的净利，符合我们的全年预测的99%；但只达市场预测的92%。

纳入2017财年的业绩及调整盈利组合后，我们也稍微调高该公司2018及2019财年的净利预测，涨幅分别为1.6%及1.7%。

预计该公司的怡保聚乙烯（PE）膜厂房扩充计划，将在今年12月完成。

届时，该厂房年产能将翻倍，至2万4000公吨。

再加上万挠厂房，森德在2018财年PE膜年产能，将提高至8万4000公吨。

基于公司管理层持续提高产能以改善效率，因此长期来看，预计赚幅将恢复正常。

我们把森德的目标价，从9.28令吉提高至9.38令吉。不过，相信目前股价合理，所以维持“守住”评级。

巩固盈利．森德专注改善产能

（吉隆坡20日讯）森德公司（SCIENTX，4731，主板工业产品组）2017财政年净利按年起9.6%，至2亿5280万令吉，分析员预期紧随近几年凌厉扩张产能与挹注资本开销，未来将专注改善产能使用效益巩固盈利。

达证券认为，制造业务仍然是核心业务，产业发展将是其稳注盈利波动之锚锭，尽管产业占此财政年营运盈利之70%，预期制造业产能使用改善，产业在今后3年营运盈利比重可能跌至50至60%之间。

达证券指出，森德的核心业务紧系塑胶包装，管理层新财政年首季购买万挠地段后，目前无计划吸购更多地段。

达证券调高2018与2019财政年财测1.6%与1.7%。预期怡保PE膜扩展于今年杪完成，年产能扩展一倍至2万4000公吨，这加上万挠PE厂房，可使这个财政年产能增长至8万4000公吨。

肯纳格研究也说，上述消费包括年杪完成后，2019财政年将专注于扩展美国工业包装，预期2018财政年杪（同年7月）产能何增至34万公吨（按年增长12.0%），2018与2019财政年产能使用率提高至70%与85%之间。

肯纳格预期2018与2019财政年资本开销达1亿4000万与1亿令吉之间，维持两财政年财测3亿4700万令吉与3亿6100万令吉。

肯纳格认为2019财政增长主要是因产能使用达到70至85%之间，另有稳定的产业业务盈利烘托。

2017财政年在怡保首推可负担房产，总共推展16项产业计划，5亿令吉未进账销售可持续2至3年，新财政年将推展8亿至10亿房产计划。
