今年推15亿项目  徵阳放眼10亿销售目標

(吉隆坡27日讯)去年脱售製造业务,专注產业业务的征阳集团(SUNSURIA,3743,主板產业股),放眼今年的销售目標达9亿9300万令吉。

征阳集团执行主席拿督戴良业和首席执行员龚伟成在今日的股东大会后,向媒体发表谈话。

龚伟成表示,该公司今年將推出发展总值(GDV)15亿令吉的项目,並冀望能够取得9亿9300万令吉的销售额。征阳集团去年的销售额为4亿5000万令吉。

龚氏也透露,公司在去年脱售製造业务股权,並把所有心力专注於產业发展。

他补充,「公司在过去2年都无太大的作为,实际上是在筹备旗舰项目——征阳城的发展计划。」

该公司的旗舰项目-征阳城(SUNSURIACITY)是围绕著厦门大学兴建的房產项目,目前的BELLAVENUE、JASPERSQUARE和THEOLIVE项目,出售率已经分別达到85%、62%和40%。

此外,该公司今年还会推出BELLSUITE和MONETRESIDENCE项目,发展总值分別为1亿6400万令吉和5亿8300万令吉。

龚伟成表示,未来的征阳城有3大利好因素,一、厦门大学带来的人口红利;二、机场直通快铁(ERL)將成为该城市公共交通的枢纽;三、高级品牌商城-HorizonVillageOutlet的进驻。

另外他也称,该公司已经和韩国的发展商以60对40比例,设立一家联营公司,並在征阳城建造一个韩国浪漫主题公园,预料將为该城市吸引更多游客。

此外,该公司在实地阿南的SUNSURIAFORUM项目,所推出的第一阶段已经达到了70%以上的出售率。而管理层也计划將在今年下半年推出该发展项目的第二阶段。

据管理层透露,征阳集团目前的负债率为0.19倍,而管理层认为,负债率提高至0.3倍仍是舒適水平。龚伟成表示,该公司目前的借贷主要是为了融资收购厦门大学附近的土地。

该公司目前的地库发展总值(GDV)为100亿令吉,管理层预计可以维持至少8至10年。

征阳集团傍晚发布2017財政年首季(截至12月31日止)业绩,净利按年成长13%,至1063万令吉,前期为941万令吉;营业额按年成长186.61%,至6380万令吉,前期为2226万令吉。 【东方网财经】

征陽集團組聯營公司 展開1億園林綠化工作

(吉隆坡27日訊)征陽集團(SUNSURIA,3743,主要板房產)與Savanna Landscaping組聯營,執行城鎮計劃Sunsuria City價值1億令吉的園林綠化工作。

征陽集團向馬證交所報備,征陽集團旗下Sunsuria Arena私人有限公司、Sunsuria Gateway私人有限公司與Savanna Landscaping創辦人顏德文(譯音)簽署聯營協議和股東協議,以成立聯營公司Sunsuria Landscape & Nursery私人有限公司。

在該協議下,Sunsuria Landscape & Nursery將參與所有征陽集團開發的房地產的相關園林綠化工作,包括建立、運營及管理景觀和苗圃及其相關業務。

根據報備文件,征陽集團將對此,為Sunsuria City的園林綠化工作,投資1億令吉。

征陽集團執行主席拿督戴良業在文告中指出,這項投資表明了公司對Sunsuria City主張智慧、宜居、及可持續發展的承諾,即打造低碳與綠色城鎮。

征陽集團總執行長龔偉成說,這項聯營將利用顏德文20多年的景觀設計經驗,讓公司為所有物業發展提供綠色體驗。【中国报财经】

征阳40万入股建筑公司

2017年4月27日
(吉隆坡26日讯)征阳集团(SUNSURIA,3743,主板工产业股)以40万8000令吉,收购Properspan Construction私人有限公司(PCSB)51%股权,进军建筑领域。

该公司今日向交易所报备,独资子公司Sunsuria Builders私人有限公司,与蔡碧珊(译音)签署股权买卖协议,购买PCSB的40万8000股普通股。

完成收购后,PCSB将成为征阳集团子公司。其余49%股权则由Spanway Construction私人有限公司持有。

PCSB持有大马建筑业发展局(CIDB)发出的执照,可在大马承接建筑工程。

征阳集团执行主席拿督戴良业通过文告说:“我们看见一个适时的机会,强化我们的能力和进军新业务。我们预计可提升产品创意,并推高未来产业发展的赚幅。”【e南洋】

征阳次季净利飙4.7倍

2017年5月24日
(吉隆坡24日讯)征阳集团(SUNSURIA,3743,主板工产业股)在截至3月杪的2017财年次季,净利按年大涨4.7倍,录得1800万9000令吉,或每股净利2.25仙。

该公司今天向交易所报备,去年同期为315万1000令吉,或每股净利0.43仙。

营业额也从去年的3881万8000令吉,年涨1.67倍,报1亿368万2000令吉。

半年赚2864万

累计上半年,净利也增长1.3倍至2864万3000令吉,或每股净利3.59仙;营业额也年增1.97倍,至1亿6748万4000令吉。

据公司业绩报告,营收双双增长,归功于旗下数个项目的贡献,包括位于武吉日落洞的Suria Residence、实达阿南的The Forum 1,以及旗舰城镇发展项目Sunsuria City。

当中,Sunsuria City项目贡献了该季45%的营业额。

该集团总执行长龚伟成指出,虽然国内房地产市场低迷,但公司的表现仍稳健。

“我们通过创新方案,在对的地点推出合适的产业组合,应付市场的需求。”

该公司目前正进行的5个发展项目,除了上述3个项目外,另有Bell Avenue和Jasper项目,发展总值达11亿9300万令吉。【e南洋】

征阳与PRG合作.建电动车充电站

(吉隆坡20日讯)为绿色经济做好部署,征阳(SUNSURIA,3743,主板产业组)与PRG控股(PRG,7168,主板工业产品组)联手在征阳城(Sunsuria City)建设电动车(EV)充电站,从中为产业项目带来增值。

征阳首席执行员龚伟成在与PRG控股的合作签约仪式上表示,该公司非常关注对环境带来的痕迹,而征阳城是围绕精明、宜居和可持续发展为核心所打造成。

“打造电动汽车充电站是我们公司未来许多绿色举措中的第一个,同时,也加强征阳城精明、宜居和可持续发展的核心原则。”

充电站免费公开使用
电费由征阳承担

他指出,该项计划是征阳的策略之一,让住户可以享用此服务。

征阳城的电动车充电站是免费公开使用,电费由征阳承担。

一个充电站建费五千至万二

龚伟成指出,打造一个电动汽车充电站的费用约介于5000至1万2000令吉。

PRG控股企业事务董事谢汉能指出,将依据需求,而决定打造的数量。

“PRG控股计划在未来两年,打造20至30个电动汽车充电站,同时,为了增加旗下房屋发展项目的价值,也计划在该些项目建设电动汽车充电站。”

他也指出,电动汽车的数量不断增加,该公司冀望能够在各主要高速公路上都建设电动汽车充电站。

另外,谢汉能指出,PRG控股计划将旗下制造业务在香港交易所上市进展顺利,希望能够在9月完成上市。

“我们未来5年的计划是把PRG控股转为控股公司,并寻找更多可进行的业务,不排除在时机成熟时把旗下业务上市。”

征阳联手中信建设
强化建筑业务赚幅

(吉隆坡28日讯)征阳集团(SUNSURIA,3743,主板工产业股)宣布与中信建设有限责任公司(CITIC Construction)联营,以强化该公司的本地建筑业务和赚幅。

征阳集团发表文告,独资子公司Sunsuria Builders私人有限公司(SBSB)与中信建设独资子公司Citicc国际投资有限公司(CITIC),共同签署联营合约。

持股49%

根据独家合伙协议,双方将成立联营公司,征阳集团会成为中信建设在本地所有建设工程的独家伙伴。

CITIC将持有联营公司51%的股权,SBSB则持有49%的股权。

征阳集团指出,将借助于中信建设强大的经济能力与良好的建筑记录,以获得较大型的项目。

也将授权该联营公司优先权,参与不是由征阳集团发展的产业项目建筑工程。

中信建设曾被国际工程与建筑出版社的《工程新闻纪录》周刊,评选为全球首250强的承包商。重大项目包括,中国鸟巢体育馆等。

不久前,征阳集团宣布收购Properspan Construction私人有限公司,现已易名为Sunsuria Asas私人有限公司(SASB),而该公司也会支持此次联营,反映出改善建筑业务的能力与赚幅的抱负。【e南洋】

征陽集團與財富500強中企聯營 不排除競標大馬城建設工程

(吉隆坡28日訊)征陽集團(SUNSURIA,3743,主要板房產)與財富世界500強的中國中信股份有限公司(CITIC Limited)組聯營;無獨有偶,財政部正在500強中為大馬城招金主,征陽集團總執行長龔偉成說,是項聯營非以開發為主,但對大馬城基礎設施與建築工程保持開放態度。

針對征陽集團是否有意與中國中信一起競標大馬城主要開發商,龔偉成回應《中國報》提問時指出,雙方聯營主要是探索基礎設施與建築工程,非開發為主的工程,但若大馬城有相關基礎設施與建築工程,不排除將參與競標。

“坦白說,我無法回應中信股份是否符合競標大馬城主要開發商的資格。我只能說,我們不侷限在大馬城的工程,也探索海港、空港及鐵路工程。”

該公司今日向馬證交所報備,獨資子公司Sunsuria Builders與中信股份旗下中信建設國際投資有限公司簽署股東協議。

達成股東協議

在這項合作下,征陽集團將利用中國國有企業的雄厚財力和強穩的施工表現紀錄,參與國內建設工程,房地產開發及相關活動。

無獨有偶,財政部上周開出3條件,即有意參與大馬城計劃的主要開發商,得是財富前500強公司的公司、必須在過去3年在房地產及相關業務,整體價值鏈收入不少于500億令吉及擁有國際實業發展計劃的經驗。

根據報備文件,香港上市的中信股份擁有7.24兆港元(約3.99兆令吉)資產。

中信建設指出,大馬獲全球公認為高潛力市場,同時在中國一帶一路時代扮演重要角色。

再者,征陽集團在執行主席拿督戴良業的帶領下,相信是項聯營可強化雙方公司的強勢,對大馬經濟帶來重大貢獻。

在股東協議下,中信建設國際投資將持有聯營公司的51%股權,剩下的49%由Sunsuria Builders持有。【中国报财经】

傅文耀.有靠山就没问题吗?

近期多家本地上市公司和中资合作,主要集中在建筑和产业两大领域方面。中马合资的项目已经不是一件稀有的事,最新中马企业合资,就是征阳(SUNSURIA,3743,主板产业组)与世界500大公司——中国中信集团(CITIC)的子公司共组联营公司,进军大马建筑市场。

本地上市公司愿意和中资合作不外乎两个原因,就是资金和技术,而中国企业选择和大马企业合作目的则是需要一位熟悉当地民情伙伴,以为接下来发展铺路。

听起来这就是各取所需,互惠互利的合作嘛!但事情会有那么顺利吗?

在合作消息宣布之后,相关本地上市公司股价往往都会水涨船高,股民都认为有靠山,有关公司从此就一帆风顺了,纷纷进场大手买进。

“理想很丰满,现实很骨感”,我们摊开中马合作项目的过往记录一看,原来成功项目还真不多。

早前VIVOCOM公司(VIVOCOM,0069,创业板科技组)获得中国铁建(马)(CREC)4亿7400万令吉二手承包合约,却因为发展商没有按时付款,导致该合约告吹,股票也随着大跌。

除了颁发合约外,中资和大马公司一起在本地成立联营公司,当中最引人注目事件,就是依海控股和中铁建联合一起曾拿下大马城60%股权。

但可惜的是,后来事件陷入罗生门,大马财政部以有关财团没有履行合约按时付款为由,取消了他们的得标资格,但依海控股和中铁建双方则表示,他们有按时付款,至今依海控股的掌舵人丹斯里林刚河也没有出面向大众说个明白。

因此投资者在做出一项投资之前,还是应该专注公司业务基本面,而不是凭藉单一利好,就贸贸然做出决定。中马合资项目,大家应该以平常心看待,而非盲目吹捧或看坏该项投资。

在中国“一带一路”政策下,马中两国企业的互动愈来愈频密是可以预见的事情,一些不怀好意的炒家也会趁机利用相关消息炒作,但只要股友们不要贪心,胡乱投机,你就有机会分享到马中企业一起烘培的“经济蛋糕”。

SASB become 51% indirect subsidiary of Sunsuria following the completion of the Shares Acquisition.

ACQUISITION OF INDIRECT WHOLLY-OWNED SUBSIDIARY - GOODWILL SIGNATURE SDN BHD
The Board of Directors of the Company wishes to announce that Sunsuria Gateway Sdn Bhd, a 99.99%-owned direct subsidiary of the Company, had on 20 July 2017 acquired the entire equity interest comprising of one (1) ordinary share in Goodwill Signature Sdn Bhd ("GSSB") for a cash consideration of RM1.00 only from Teng Mee Leng. Pursuant to the acquisition, GSSB shall become a wholly-owned indirect subsidiary of the Company.

GSSB was incorporated in Malaysia on 12 April 2017 with an issued and fully paid-up share capital of RM1.00. The intended principal activity of GSSB is property investment and development.

The aforesaid acquisition is not expected to have a material effect on the earnings or net assets of the Sunsuria Group for the financial year ending 30 September 2017.

​None of the Directors and/or major shareholders of the Company or any persons connected to them have any direct or indirect interest in the aforesaid acquisition.

征阳携手Genlin
隆发展综合项目


2017年7月27日
(吉隆坡26日讯)征阳集团(SUNSURIA,3743,主板工产业股)子公司Sunsuria Gateway,与Genlin发展私人有限公司联手在吉隆坡冼都,占地大约2.23英亩地皮,打造一项综合发展项目。

这将成为征阳集团第一项吉隆坡发展项目。

该集团向交易所报备,Sunsuria Gateway与Genlin发展签署一项股东协议,双方将通过联营公司Goodwill Signature私人有限公司,计划在冼都的两块地皮上,发展一项综合项目,涵盖服务公寓及零售单位。

双方将在较后才敲定最终发展计划。

配合该项发展计划,联营公司与Genlin发展签署买卖协议,以总值2800万令吉向后者收购上述地皮。

Sunsuria Gateway和Genlin发展分别持有联营公司的70%和30%股权。

这项最新购地计划,反映出征阳集团扩大发展范围的野心。

征阳集团执行主席拿督戴良业指出,集团将继续寻找新的发展机会。

“我们的Sunsuria City和位于Setia Alam的The Forum发展项目取得巨大成就,且继续获得顾客良好的反响。我们想在这成功基础上迈进,把我们最佳的解决方案带到高增长潜能地区。”

Sunsuria Berhad ("Sunsuria" or "Company") - Proposed Joint Venture between Sunsuria Gateway Sdn Bhd and Genlin Development Sdn Bhd via Goodwill Signature Sdn Bhd for the Development of Two Pieces of Freehold Land Measuring Total Area of Approximately 2.23 Acres Located at Sentul, Kuala Lumpur.
The Board of Directors of Sunsuria (“Board") wishes to announce that its 99.99%-owned direct subsidiary, Sunsuria Gateway Sdn Bhd (“SGSB”), had on 26 July 2017 entered into a Shareholders Agreement (“SHA”) with Genlin Development Sdn Bhd (“Genlin”), to mutually cooperate with the common interest to develop two (2) pieces of freehold land measuring total area of approximately 2.23 acres located at Sentul, Kuala Lumpur (“Land”) via Goodwill Signature Sdn Bhd (“JVCO”) (currently a wholly-owned subsidiary of SGSB), which has been identified as the joint venture vehicle between SGSB and Genlin (collectively, the “Parties”) to undertake the development of the Land (“Proposed Joint Venture”).

The Board wishes to further announce that simultaneous to the execution of the SHA, the JVCO has on 26 July 2017 entered into a Sale and Purchase Agreement (“SPA”) with Genlin for the acquisition of the Land by the JVCO from Genlin for a total cash consideration of RM28,000,000 (“Purchase Consideration”) (“Proposed Land Acquisition”).

(The Proposed Joint Venture and the Proposed Land Acquisition are collectively referred to as the “Proposals”).

产业需求强劲.征阳第三季赚3190万

(吉隆坡24日讯)受惠于业务表现稳健和产业项目获得强劲需求所推动,征阳(SUNSURIA,3743,主板产业组)截至2017年6月30日第三季净利大涨373.83%,至3190万3000令吉,前期为673万3000令吉。

累积9个月净利也走高213.87%,至6054万6000令吉,前期为1929万令吉。

第三季营业额扬升110.34%,至1亿2273万9000令吉;9个月营业额也起153.07%,至2亿9022万3000令吉。

征阳首席执行员龚伟成透过文告指出,旗下产业项目获得客户的支持,是本财年录得强劲表现的功臣。

“我们将会继续在未来推出的房产项目上,注入创新的元素,并希望2017财政年的业绩表现能够延续。”
