续雪隆买地
东南亚瓷砖力攻房产业务

(吉隆坡30日讯)东南亚瓷砖(SEACERA,7073,主板工业产品股)看好新业务——房产业的前景,并将继续收购地皮,放眼3年后将旗下的产业臂膀,发展成公司3大主要业务之一。
集团董事经理祖卡宁指,公司现在只有2大业务,分别是制造业和建筑。
他透露,公司将继续收购巴生谷流域的地皮,预计今年8月底,地库将增至501英亩。
“公司在乌鲁冷岳目前拥有250英亩的地皮。完成剩余收购后,该501英亩地皮的发展总值将达100亿令吉,发展期长15年。”
该公司在今年4月27日宣布,子公司Seacera产业将以2.2亿令吉收购Duta Nilai控股,以拓展房产发展业务。
Duta Nilai控股主要涉及产业投资和发展业务,也是Duta Skyline私人有限公司的持有者,后者在雪兰莪乌鲁冷岳,拥有一片250.24英亩的地皮。
至于产业发展的联营伙伴和项目类型,公司目前尚未决定。但祖卡宁透露,已经和数家企业接洽,并将开发综合房产项目。
“虽然现在我们的产业业务仍未贡献盈利,但在3年后,产业将会崛起成为公司的3大业务之一。”
他预计,到了2020年,制造业、建筑和产业,将分别贡献公司盈利的30%。剩下的10%盈利来源将会是其他投资项目。
瓷砖厂房北迁
东南亚瓷砖的两大业务——制造业和建筑,现分别贡献公司营业额的50%。
其中,公司的瓷砖厂房将在2018年底前,北移至霹雳州的甘文丁。
祖卡宁指,新厂将在10个月内竣工。
“北迁的目的,是因为霹雳是我们的主要市场。另外,北马区目前没有任何瓷砖厂。”
根据公司财报,新厂房将会大大地提升产能,由现在的每日6000平方米,倍增至每日1万2000平方米。
至于瓷砖的销售,目前本地营业额贡献占70%,出口销售则占30%。因此,祖卡宁认为,外汇波动风险对公司影响不大。
继续竞标基建工程
另外,祖卡宁透露,公司目前进行的2个建筑项目,将在近期完成。但至目前为止,公司并没有收到很多新订单。
“我们将继续竞标国内基建建筑项目。”
上述2项建筑项目,分别是位于吉隆坡班丹英达兴建的一栋交警宿舍,以及由联邦土地发展局资本合作社(KPF)颁发,位于万宜的酒店项目。【e南洋】 |

森州建一马房屋
东南亚瓷砖获2.5亿合约
2017年8月17日
(吉隆坡16日讯)东南亚瓷砖(SEACERA,7073,主板工业产品股)宣布,接获Wearegold私人有限公司颁发价值2亿5000万令吉的一个马来西亚人民房屋项目合约。
东南亚瓷砖向马交所报备,旗下SPAZ私人有限公司,今日接获位于森美兰州的一个马来西亚人民房屋项目建筑合约,工程期限为30个月。
如果东南亚瓷砖接下该合约,预计可贡献公司截至12月杪2018财年的净利与净资产。
该公司指,该合约的风险,包括普通商业风险、完工风险、营运风险、经济风险与监管风险。
截至6月杪,东南亚瓷砖两大业务为制造业和建筑,分别贡献公司营业额的50%。【e南洋】

寻大型发展商联营
东南亚瓷砖两年推100亿房产

(吉隆坡17日讯)东南亚瓷砖(SEACERA,7073,主板工业产品股)计划以联营方式,在未来两年合作推出综合产业项目,发展总值达100亿令吉。
东南亚瓷砖今日获股东批准,通过独资子公司Seacera产业,以1亿1651万令吉收购Duta Nilai控股,而后者在乌鲁冷岳拥有250.24英亩的地皮。
目前,该公司在乌鲁冷岳拥有250英亩的地皮,收购上述相邻地皮后,地库将增至501英亩,可供10至15年发展。
“这块501英亩的地皮甚大,我们需要大型的发展商臂膀,并计划在6个月内,宣布联营伙伴。”
集团董事经理祖卡宁,今日在特别股东大会后向记者如此说道。
他补充,地理位置优越的501英亩地皮,具有发展潜力,未来将从获利。
“目前产业市场疲软,不适合进军市场,但却是个规划地皮的好时机并伺机推动,估计两年内推出项目。”
上述产业发展项目,主要目标市场是国内买家。
他点出,未来计划业务转型,将产业与建筑塑造成主要业务,制造业则为次要业务。
至于建筑业务,他说:“公司将继续竞标更多建筑项目,主要是基建、道路和桥梁。”
另外,该公司昨日接获价值2亿5000万令吉的一个马来西亚人民房屋项目建筑合约,工程期限为30个月。
“这是我们最新获颁的项目,是由Wearegold私人有限公司颁发予旗下SPAZ私人有限公司。 ”
瓷砖厂北移甘文丁
另外,该公司的瓷砖厂房将在2018年底前,北移至霹雳州的甘文丁,并预计在10个月内建造完成。
“新厂房将会双倍提高产能,从现在的每日6000平方米,倍增至每日1万2000平方米。”

(吉隆坡18日讯)东南亚瓷砖(SEACERA,7073,主板工业产品股)宣布,接获巴都走廊私人有限公司,颁发总值2亿1600万令吉的分包合约。
该公司昨日向马交所报备,将负责兴建位于雪州双溪毛糯的橡胶研究院 (RRIM)的卓越中心。
合约阐明的工程期限为24个月,预计将在2019年10月完工;即可在2018财年带来盈利。【e南洋】
