应对房市周期和冻房令
永大印象马六甲推净利

(吉隆坡13日讯)永大(YONGTAI,7066,主板产业股)预计,印象马六甲剧场在明年开幕后,能推高净利,以应对房市的周期和政府早前颁布产业冻结令的冲击。
彭博社引述永大总执行长巫光伦报道,印象马六甲全年营运后,料能将净利推升6000万令吉。
剧场竣工后,演出将在次季开始。
我国内阁早前决定,暂时冻结4种产业发展类别,分别是购物广场、办公楼、服务式公寓,以及价值100万令吉以上的豪华公寓。
对永大而言,冻结令正恰恰证明了该公司多元化业务至旅游领域是正确的。
巫光伦坦言,不想成为一个纯发展商,因为发展商一直处于周期内。
他认为,要与经济萧条抗衡,旅游领域是不错的选择。
永大的城镇已经在分阶段兴建,最终将包含购物中心、服务式公寓、办公楼和游艇俱乐部。
剧场催化销售
该公司正利用剧场项目作为催化剂,以作为售卖房产单位的助力,预计销售额会高达70亿令吉。
印象马六甲是中国著名外景剧场系列的延伸,主要以山水为背景,来演出相关城市的故事,并由张艺谋执导。

剧院项目带动 永大2019双位数成长

(吉隆坡8日讯)永大(YONGTAI,7066,主板產业股)表示,隨著张艺谋剧院项目將于今年次季开始运作,料將为公司2019財政年(6月30日结账)的营业额和净利带来双位数增长。
永大首席执行员巫光伦表示,该公司也相信2018財政年可以维持正面成长,但2019財政年料会有显著的成长。
「今年也预期可从销售剧院门票中带来约1亿2000万令吉至1亿4000万令吉的销售额,並预期该剧院每年最少贡献6000万令吉的净利。」
签署4项协议
巫光伦是今日出席永大与数家公司签署策略伙伴协议后,如是指出。其他出席者包括永大主席拿督赛诺鲁扎曼。
在旅游及文化部长拿督斯里纳兹里及首相署部长拿督斯里魏家祥的见证下,永大今日在签约仪式上签署4项协议,即:与中国银行签署融资协议;也与寰亚国际旅游集团有限公司、苹果印象旅游有限公司、乐玩客旅游有限公司、707-Inc公司、贵宾旅游私人有限公司、上海携程国际旅行社签约;同时也分別与麒麟金融集团及Agile Motion私人有限公司签约。
该4 项协议与《又见马六甲》剧院及印象城有关。巫光伦指出,永大通过子公司--PTS印象私人有限公司(简称PTSI)与中国银行签署融资协议,向后者贷款1亿令吉,作为该剧院的部份建设资金。其次,PTSI与6家旅行社代理签署每年100万张门票的承购协议,为期3年。每张门票售价120令吉至130令吉左右。
巫光伦说,永大与香港上市麒麟集团控股子公司--麒麟金融集团签署意向协议书(HOA),以便为印象城项目在国外市场寻找至少4亿令吉的投资资金。
巫光伦直言,排除这4亿令吉的新投资额,永大已在印象城项目中投入5亿令吉。
隆市建高档公寓
印象城项目涵盖购物中心、服务式公寓及办公楼等建设,总发展价值为70亿令吉,需耗时8年至10年竣工,目前才迈入建设的2年。
而张艺谋剧院是永大印象城项目之一。
「我们也相信,销售门票所带来的资金,將能够从中投入印象城项目中。」
另一方面,巫光伦补充,除了印象城项目外,该公司尚在吉隆坡宇丹路(Jalan U-Thant)有一项高档公寓项目,涵盖108个公寓单位,並预期在2020年竣工, 目前正等待取得发展商准证。
他说,由于政府早已批准这项计划,因此不受政府冻结令的影响。
再加上產业市场现阶段没有这样的小单位公寓,这也將会是公司其中一个利好因素。截至目前,永大尚有10亿令吉以上的未入账销售。【东方网财经】
永大獲中國銀行1億融資 建設馬六甲劇院

(吉隆坡8日訊)永大(YONGTAI,7066,主要板消費)獲中國銀行(Bank Of China)融資1億令吉,用于建設“又見馬六甲”(Encore Melaka)劇院。
永大旗下子公司PTS Impression私人有限公司今日與中國銀行簽署協議,其中9000萬令吉的貸款將用于建設劇院,剩下的1000萬令吉將用作初期營運開銷。
“又見馬六甲”劇院是永大的馬六甲綜合發展項目,“印象馬六甲”(Impression City)中的一部分,建設花費料介于3億令吉至4億令吉之間。
該綜合發展項目涵蓋酒店、服務式公寓、辦公樓、DIY体驗中心、教育和運動設施、商場和游艇俱樂部。
永大總執行長巫光倫在記者會上指出,大多數本地銀行都不愿意為是項項目提供財務支持,因為他們對該項目的性質並不了解。
“只有中國銀行對這個項目有信心,並願意支持。”
同時,永大子公司YTB Impression私人有限公司今日也與香港上市公司麒麟集團(Kirin Group)旗下麒麟金融集團(Kirin Financial Group),針對“印象馬六甲”中至少4億令吉的發展項目簽署協議。
巫光倫說,麒麟金融集團將助永大向投資者集資,但開發項目仍由永大管理。
另外,永大也與6家旅行社簽署超過1億令吉的售票協議,日后劇場門票售價將介于120令吉至130令吉間。

目标价:2.25令吉
最新进展:
永大(YONGTAI,7066,主板产业股)成功从中国银行,锁定了1亿令吉的融资;另外,印象城市发展获得了香港麒麟集团控股总值4亿令吉的投资。
另一方面,与Agile Motion签署合作协议,让后者为印象城市设计、供应和安装一套综合智能城市服务系统。
行家建议:
在永大缔结了一系列的策略合作联盟后,我们对于公司的增长前景更有信心。
虽然印象马六甲剧场的开幕延迟至5月,但永大已与六家旅游中介公司,签署门票承包销售合约,成功锁定了至少1亿令吉的营收。
因此,延迟开幕对公司影响微不足道。
另外,永大原本打算收购武吉免登1.078英亩的地皮,用于开发预计发展总值达12亿令吉的项目,但该计划已告吹。
我们认为此事不足为虑,因永大在马六甲和吉隆坡现有的产业发展项目总值超过70亿令吉,可让该公司足够忙碌。
我们继续给予永大“超越大市”的投资评级,维持目标价在2.25令吉。

300万张入场券获包销.永大3年营收稳定
(吉隆坡10日讯)永大(YONGTAI,7066,主板产业组)的“印象.马六甲”表演虽然展延到5月,但已签下300万张入场券包销协议,相信这项业务将可贡献40%盈利,协助抵销房市低迷的冲击。
6家旅游代理承购3年
每年100万张票营收至少1亿
该公司与6家旅游代理签署为期3年的承购协议,以包销上述表演每年100万张的入场券,预期可获得至少1亿令吉营业额。
大华继显指出,以每日两场表演计,100万张票大约占了70%座位,且预计平均票价高于120令吉,足可为该公司带来3年稳定收入。
该行表示,受演员培训时间延长和入境问题影响,上述表演将延后两个月,导致该行调低2018财政年盈利预测19%。
不过,该行强调,随着该公司签下承购协议,入境问题也已解决,该行并不太过担心表演延期问题,决定调高2019和2020财政年盈利预测1.2%和1.3%。
除了票务利多,永大获得1亿令吉贷款和4亿令吉投资,也可加快该公司“印象.马六甲”业务发展。
中国银行将发放1亿令吉贷款予永大,其中9000万令吉用于建造表演场地,余下1000万令吉则是营运开销。
此外,香港上市的麒麟金融集团计划斥资4亿令吉开发印象城(Impression City)部份项目,而永大则继续负责管理这项总值70亿令吉的旅游项目。
安联星展研究指出,来马中国旅客在2000至2016年期间增加11%,相信永大可以从中受益。
该行补充,“印象.马六甲”开演固然会加强永大的营收表现,而该公司手上10亿令吉待进账产业销售额,也是未来两年收入稳定的保证。
失武吉免登房产项目
分析员:好事
另一方面,分析员普遍认为,永大放弃吉隆坡武吉免登房产项目,是意外惊喜,毕竟目前房市疲弱,舍弃这项市中心的商业房产计划不失为明智之举。
该公司取消武吉免登项目,是因为卖主Iconic Paragon与吉隆坡市政局的土地买卖协议撤销。该公司将取回750万令吉订金。

永大次季净利飙75%
2018年3月1日
(吉隆坡28日讯)产业发展业务带动,截至去年12月31日次季,永大(YONGTAI,7066,主板产业股)净利按年涨75%,收452万6000令吉或每股1仙。
永大向马交所报备,上财年同季净赚258万3000令吉,或每股0.91仙。
营业额则暴涨12.8倍,收4145万8000令吉。而上财年同季仅仅有301万3000令吉。
公司称,净利和营收激增,是因为有去年推出的产业发展项目,包括Amber Cove、The Dawn和Terra Square等的收入推动。
累计首半年,净利涨1.52倍至722万3000令吉,而营业额则大增8.61倍,收6798万9000令吉。【e南洋】
