Kindly be advised that the aforesaid Company has changed its name to MGB Berhad. As such, the Company’s securities will be traded and quoted under the new name with effect from 9.00 a.m., Thursday, 4 January 2018.

280万购MCD公司
创建获柔PPA1M项目
2018年1月6日
(吉隆坡5日讯)创建集团(MGB,7595,主板建筑股)透过收购股权,获得在柔佛的一马公务员房屋计划(PPA1M)的发展项目。
创建集团今天向交易所报备,独资子公司MGB置地私人有限公司,与拿督彭势博与拿督郭志雄(皆译音)达成股权脱售协议。
据该协议,MGB置地从两位卖家手中,以280万令吉或每股9.33令吉,购下Multi Court Developers私人有限公司(简称“MCD公司”)全数股权,共30万股。
完成后,MCD公司将成为创建集团独资子公司。
MCD公司创建于2015年5月,是一家产业发展公司,持有位于柔佛峇株巴辖总面积9.352顷的发展土地,截至本月2日的价值为2200万令吉。
在去年5月29日,MCD公司接获来自PPA1M相关单位批准,在上述土地建设PPA1M项目,共有365间双层排屋单位。
据文告,该项目发展总值为9350万令吉,MCD公司也从PPA1M机构获得1460万令吉的贷款来发展该项目,预计今年次季动工,2020年完成。
创建集团指出,这项收购能为公司巩固来自建筑和产业发展业务的盈利表现。
值得留意的是,MCD公司早前与Konwa Industrial Sewing Machine(马)私人有限公司(简称“KISM公司”),为该发展项目达成联营协议,后者为此投入1300万令吉。
如今,双方愿意终止上述联营协议,MCD也同意退回该笔款项给KISM公司,而MGB置地也愿意协助偿还当中的430万令吉。【e南洋】

最新进展
创建集团(MGB,7595,主板建筑股)以280万令吉或每股9.33令吉,购下Multi Court Developers私人有限公司(MCD)全数股权。
MCD已获得柔佛峇株巴辖一马公务员房屋计划(PPA1M)合约,发展总值9350万令吉,料次季施工,2020年竣工。
行家建议
这项交易合理,因为地皮成本约2010万令吉,占发展总值的19%。
通过这项交易,创建集团可直接与PPA1M打交道,而不是通过中间人。与PPA1M建立良好记录和关系后,这将提高未来获得相似项目的机会。
纳入PPA1M项目的工程进度款及较高利息开销后,上调今明财年净利预测,分别达5.8%及4.6%。
由于市场缺乏可负担房屋,预计该PPA1M项目在今财年会达到90%销售。
同时,相信接下来该集团取得更多PPA1M或其他可负担项目的几率不错。
调整分类加总估值法(SOP)计算模式后,提高建筑业务本益比至16倍,并加入产业业务,维持“买入”评级,提高目标价至2.05令吉。
创建集团的未来盈利有23亿令吉订单支撑,今财年13亿令吉新增订单目标有母公司林木生集团(LBS,5789,主板产业股)22亿令吉新推介支撑。

今年来產业销售7.2亿 林木生全年18亿可期

(吉隆坡5日讯)林木生集团(LBS,5789,主板產业股)截至目前已取得约7.2亿令吉的產业销售,所以该集团有信心年初设下的18亿令吉销售可达標。
林木生集团兼创建集团(MGB,7595,主板建筑股)董事经理丹斯里林福山在今天出席创建集团的股东大会后,对《东方財经》记者如此指出。
他说,「我们有信心今年杪可取得18亿令吉的销售。」
针对希盟政府入驻布城后实行的几项惠民政策,如6月份起將消费税(GST)降至0%,林福山表示,这將减轻人民的经济负担,长期而言亦有利于房產市场的发展。
「新政府正如火如荼地修復前朝留下的漏洞,包括取消了一些大型项目和削减政府开销,这是重振国家经济的第一步。国家经济復兴以后,林木生集团和创建集团自然也能从中受惠。」
另外,他也希望在销售与服务税(SST)还未实行的这3个月期间,材料价格会稍微回调,同时他也希望国家银行能考虑放宽房贷条例,让消费者更容易购买房子。
至于对林木生集团旗下子公司--创建集团的前景和展望,他说,由于创建集团的兴建工程大部份来自林木生集团,因此创建集团的兴衰与林木生集团的表现息息相关。
林氏也称,「未来创建集团会视新政府推出的政策,谨慎地参与政府的一些竞標活动,如可负担房屋兴建计划。」
他相信,这对创建集团的未来將是非常好的发展。
与此同时,创建集团执行董事兼首席执行员拿督林立杰也透露,目前该公司已参与竞標的项目总计为7亿令吉,而手握合约总值为21亿令吉,可支撑公司两年的盈利表现。
他说,「虽然此前受大选影响,公司参与的好几项竞標项目遭到展延,但这对今年的营收並不会有太大的影响,因为公司手上已握有21亿令吉的项目合约。」【东方网财经】 |

(吉隆坡23日讯)创建集团(MGB Bhd)获林木生集团(LBS Bina Group Bhd)间接子公司Seloka Sinaran私人有限公司的1亿7480万令吉合约,在雪兰莪雪邦发展4个围篱与保安住宅项目。
林木生集团也是创建集团的大股东。
前称ML环球(ML Global Bhd)的创建集团表示,该合约将推高集团目前的未完成订单至20亿3000万令吉。
该集团今日向大马交易所报备,独资子公司MITC Engineering私人有限公司已接受Seloka Sinaran的决标信。
拟议的项目涉及4期,并将于本月开始,预计2020年2月完成。
其中一期是打造162间两层排屋、一座警卫室、一座总变电站、一座附设祈祷室的社区中心及管理办公室。另一期是217间双层排屋和一座国能变电站。
其余两期包括698间双层连栋住宅和两座国能变电站。
创建集团表示:“合约不会对公司发行股本有任何影响,但预计在合约期内为集团盈利和每股净资产作出贡献。”

We refer to the announcement dated 26 May 2017 in relation to the Acceptance of Letter of Award by MITC Engineering Sdn Bhd (“MITCE”) for the proposed development of 4 blocks of Rumah Selangorku apartments on Lot 32884, 32885, 62611 (Lot 32886) & 62612 (Lot 32887) and part of Government land, Bandar Saujana Putra, Mukim Tanjung Dua Belas, Daerah Kuala Langat, Selangor Darul Ehsan for a total contract sum of approximately RM168.1 million (“LA”) from Seribu Baiduri Sdn Bhd (“SRSB”).
The Board of Directors of MGB Berhad wishes to announce that the LA has been mutually terminated by both parties with effect from 3 April 2019 (“Mutual Termination of LA”). The termination was due to the major design changes in the project in compliance with State Government policy. Pursuant thereto, SRSB agreed that MITCE’s remaining obligations under the LA shall be discharged through the Mutual Termination of LA.
The Mutual Termination of LA will have no effect on the issued share capital of the Company but it will cease to contribute to the future revenue and profit of the Group. Upon the Mutual Termination of LA, the Group’s current outstanding order book is of approximately RM1.70 billion.

The Contract will increase and enhance the existing order book of the Company and its group of companies ("Group"). With the Contract in hand, the Group’s current outstanding order book is of approximately RM1.75 billion.
The Contract will have no effect on the issued share capital of the Company but it is expected to contribute positively to the earnings and net assets per share of the Company and the Group over the duration of the Contract.
Save as disclosed below, there are no other directors and/or major shareholders of the Company or persons connected to them have any interest, direct or indirect, in the Contract: -
1. SSSB is a subsidiary of LBS Bina Group Berhad (“LBGB”) and LBGB is a major shareholder of MGB; 2. Tan Sri Lim Hock San, JP is the Group Managing Director of both MGB and LBGB, and a major shareholder of LBGB; 3. Datuk Wira Lim Hock Guan, JP is an Executive Director of both MGB and LBGB, and a major shareholder of LBGB; and 4. Lim Kim Hoe is a son of Tan Sri Lim Hock San. He is also an Executive Director of MGB.
