全年赚3.6亿 派息6.5仙
马星上半年推6住宅项目

(吉隆坡28日讯)马星集团(MAHSING,8583,主板产业股)截至12月杪末季,净利按年涨4%,赚8880万令吉或每股2.74仙,提议派息6.5仙,并放眼在上半年推介6新项目。
该集团今日向交易所报备,营业额按年起3%,达7亿6084万2000令吉。
累计全年,马星集团净赚3亿6189万5000令吉;营业则录得29亿1579万1000令吉,其中26亿令吉来自产业发展业务。
截至12月杪,马星集团连续3个季度处于净现金状态,今年料有5亿8700万令吉最终阶段付款进帐,将进一步促进流动度。
董事经理兼总裁丹斯里梁海金在文告中指出:“财务管理有纪律和资产负债表健康,我们有优势,来锁定更多地皮和探讨联营机会,焦点是大吉隆坡和巴生谷范围内的可负担房屋项目。”
该集团建议派发6.5仙终期股息,周息率约5.33%,也是连续12年派发最低40%净利作为股息。
去年马星集团推出“重新定义可负担房屋”活动反应热烈,达到18亿令吉销售目标,因此今年设下最低18亿令吉的目标。
梁海金说,去年住宅销售中,45%的价位低于50万令吉,促使该集团更专注在该领域。
瞄准年轻人和首购族
“今年我们最低销售目标是18亿令吉,其中74%是价位低于50万令吉的住宅。今年马星集团的焦点是可负担房屋,我们会致力为大马年轻人口和首购族发展房子。”
该集团预计,短中期基本住宅需求健康,因为人口年轻、增长和失业率低;长期展望则是正面,与大马经济基本上改善一致。
马星集团今年上半年十分忙碌,计划推介6个新项目。
该集团本月将推介M Vertica和M Centura另一座大楼,次季新推介包括Southville City城镇里的Sensa住宅、万挠M Aruna、新山Meridin East双层排屋以及槟城M Vista。
目前,该集团仍有约2125英亩未发展地库,剩余发展总值和未入账销售达276亿令吉,可支撑未来8年营业额与盈利增长。【e南洋】

强打可负担屋选对策略
马星销售亮眼撑股价

(吉隆坡1日讯)分析员认为,马星集团(MAHSING,8583,主板产业股)近期股价虽处跌势,但5.4%的周息率远胜同行,加上瞄准大众房市的策略,以及可维持高销售表现,将会支撑股价表现。
马星集团去年末季业绩表现稳健,净赚8880万令吉,按年涨4%,将全年净利带上3亿6189万5000令吉。
出色的是,该集团成功达标,录得18亿令吉的全年销售额,肯纳格投行研究指出,这归功强劲的城市可负担房屋项目,占总销售的45%。
由于市况备受挑战,导致马星集团股价自年初来随领域走跌,也促使分析员将目标价从先前的1.60令吉,调低至1.50令吉。
分析员也补充,从当前的股价来看,马星集团的周息率处于5.4%的水平,比大型同行业者的平均2.9%更具吸引力。
“虽然该领域依旧充满挑战,但我们看好该集团能成功瞄准大众所需要的房屋项目,且有信心能维持优秀的销售记录。”
达证券也在今日的报告中提及,马星集团的资产负债表健康,并持续在城市推出可满足大众市场胃口的项目,近期的股价卖压从基本面来看并不合理,建议持续买入评级。
反应热烈
对于今年设下最少18亿令吉的销售目标,并有74%来自50万令吉以下的房屋项目,获分析员们一致看好能达标,直言这符合当前市场需求,能捕获目标群众的心。
丰隆投行研究就指出,在近期所推介的可负担房屋项目,如吉隆坡蕉赖的M Vertica、冼都的M Centura、槟城的M Vista,以及柔佛的Fern @ Meridin East,都取得超过85%的回响,可见该集团产品的受欢迎程度。
“马星集团强打可负担房屋,取得了强劲的回响。再加上舒适的资产负债表、低负债,以及至少40%的派息率,都将继续支撑股价走势。”
今年推22亿项目
达证券点出,马星集团今年将推介总值22亿令吉的项目,预计接近市中心和公共基建的可负担项目,将会最为吃香。
马星今年将推介的新项目包括:
●万饶 M Aruna,有地城镇(发展总值:1亿6600万令吉)
●M Vertica和M Centura的新服务式公寓
●Southville City的Sensa Residence服务式公寓(发展总值2亿9200万令吉)
“我们相信,位置接近市中心,以及公共基建的可负担房屋项目,需求依旧稳健。该集团有意继续朝中高档的房屋项目市场前进,瞄准首购族和想要升级家园的买家。”
财务健康持续购地
肯纳格投行研究指出,马星末季的核心净利小跌3%,主要是借贷成本较高所致。不过,马星集团目前的净现金比例为0.13倍,健康的财务情况,相信可在今年迎来更多购地消息。
“资产负债表仍非常健康,我们预计短期内会宣布购地行动,特别是专注在巴生谷地区。”
该行预计,今明两年的销售表现可达18亿至18亿2000万令吉,而当前27亿1000万令吉的未入账销售将保证1年的盈利表现。【e南洋】 |

On behalf of Mah Sing Group Berhad (the "Company"), CIMB Investment Bank Berhad is pleased to announce that the Company has today completed an issuance of RM145 million in nominal value of unrated senior perpetual securities ("Perpetual Securities") under the Perpetual Securities Programme.
The proceeds from the Perpetual Securities will primarily be earmarked for investments (which includes, among others, landbanking and joint ventures), capital expenditure, working capital of the Company and its subsidiaries (“Group”) and/or to accelerate construction for projects with good take-up. The Group has identified parcels of lands in Greater Kuala Lumpur which may fit into its business model. At this juncture, the Group is conducting various stages of exploration and negotiations with land owners/vendors, as such initiative is in line with the Group’s plan to increase its Greater Kuala Lumpur portfolio within the next 2 to 3 years.
The issuance of the Perpetual Securities will not have any effect on the issued and paid-up share capital of the Company, the substantial shareholders' shareholdings in the Company or the Company's net assets per share. The effect of the Perpetual Securities issuance on the earnings per share of the Company will depend on the specific use of proceeds which has not been determined at this juncture. The issuance of the Perpetual Securities is expected to have a positive impact on the gearing of the Company immediately after the issuance.
CIMB Investment Bank Berhad is the Sole Principal Adviser, Sole Lead Arranger and Sole Lead Manager for the Perpetual Securities issuance.
