IJM置地688万全持Valencia Terrace

(吉隆坡9日讯)IJM置地(IJMLAND,5215,主板产业股)以688万8677令吉,购入联营公司Valencia Terrace的另50%股权。

根据文告,独资子公司IJM产业,是从联营伙伴SCH产业手中,购入ValenciaTerrace的25万股,或相等于50%,完全持有该公司。

这家联营公司目前在吉隆坡蕉赖,发展占地57英亩的Sh'ng Villas住宅产业计划。【南洋网财经】

IJM Properties Sdn Bhd ("IJMPRP"), a wholly-owned subsidiary of the Company, has on 9 March 2015 entered into a share sale agreement with SCH Properties Sdn Bhd (formerly known as Sze Choon Properties Sdn Bhd) ("SCH") to acquire from SCH the remaining 250,000 ordinary shares of RM1 each of Valencia Terrace Sdn Bhd ("VTSB"), representing 50% of the issued and paid-up ordinary share capital of VTSB, for a total purchase consideration of RM6,888,677 ("Acquisition"). With the Acquisition, VTSB becomes a wholly-owned subsidiary of IJMPRP.

怡保工程置地獅城公司 聯營發展總值30億檳地段

(吉隆坡27日訊)怡保工程置地(IJMLAND,5215,主要板房產)與新加坡公司Perennial房產控股公司合作,在檳城收購並發展一塊總值30億令吉的濱海永久地契土地。

根據該公司文告指出,將在檳城牛汝莪(Gelugor)一塊面積13.26公頃土地,展開一項大型綜合發展項目,該計劃將分階段進行,預計從2018年開始。

怡保工程置地指出,公司將與Perennial房產控股組成名為Aura Hebat私人有限公司的聯營公司,雙方各持股50%。

在這該合作協議下,聯營公司將從日落洞發展私人有限公司收購上述土地,后者為怡保工程置地旗下子公司。

“Perennial房產控股將通過內部籌資和貸款來優化現金流,以發展這項計劃。此外,聯營公司將結合雙方能力與專業知識來完成計劃。”【中国报财经】

IJM与鹏瑞利合资发展 30亿打造槟地标THE LIGHT

(槟城29日讯)IJM置地有限公司与鹏瑞利置地集团有限公司签署合资合约,共耗资30亿令吉发展32依格的THE LIGHT第2阶段计划,料需要5至7年时间即可完成工程。

成为槟城全新地标的THE LIGHT,引来第2阶段的发展,在这次合资发展之下,IJM及鹏瑞利将在该处建立会展中心、购物广场、酒店、商业中心及公寓,为槟城打造全新的地标,并塑造成为旅游及商务旅游的主要地点。

怡保置地与大马安联联手 推介三重寿险保障计划

(吉隆坡25日讯)房地产巨擘怡保置地有限公司(IJM Land)与大马安联有限公司(ALLIANZ,1163,金融组)联手推介国内首款三重寿险保障计划,名为HomeTIPS,旨在为购屋者提供保障。

怡保置地董事经理张新杰称,该三合一综合计划将为特定产业的购屋者提供涵盖定期寿险、人身意外及非自愿失业保障;该失业保障同时也是国内首创。

该公司了解到,针对失业的忧虑是让有意购屋者犹豫不决的主要因素之一,特别是油气行业方面所经历的裁员潮。因此,怡保置地决定透过该寿险计划协助购屋者减轻负担。

倘若特定住宅购买者在房贷期限间遭遇非自愿性失业状况,失业保障计划将让他们受益,确保能够按时偿还贷款。

一旦遭遇不幸的死亡事件或终身残废的状况,定期寿险及人身意外也将让购屋者们享有经济上的效益。

张新杰说:“寿险效益将根据购屋者签署买卖协议的日期为准,并且可延长36个月。”

他补充:“价格范围介于30万至200万令吉的特定住宅发展项目将可享有此保障。”

另外,张新杰也指出,寿险保障计划的保费将由各大房产发展商承担,而且该计划只适用于从现在起直到12月为止直接向怡保置地购买的产业。

怡保置地属于怡保工程机构有限公司(IJM,3336,建筑组)的房地产发展支臂,前者在2015年4月初被私有化,同时也撤消上市地位。【光华日报财经】

怡保工程擬降可负担房屋售价

(吉隆坡13日讯)怡保工程(IJM,3336,主板建筑股)考虑配合政府的呼吁,通过修改计划,来调低Pantai Sentral Park发展项目中,可负担房屋的价格至25万令吉以下。

怡保工程旗下房地產子公司--怡保置地(IJM LAND)有限公司,和Amona发展私人有限公司联营的工程,2.8公里的Pantai Sentral Park高速公路交匯处(Interchange)今天破土动工。

联邦直辖区部长拿督斯里东姑安南今日受邀主持动土仪式时表示,希望怡保工程可以將这项工程的可负担房屋价格,锁定在24.5万令吉,以让更多人民有能力购买。

怡保置地董事经理张新杰隨后向媒体表示,「我们会把当前的可负担房屋数量,从423个单位,增至896个单位,並將把价格调至政府希望看到的水平。」

「我们必须重新检討有关项目的发展蓝图,毕竟,我们还必须考虑其他因素。」张氏也回应媒体,之前为可负担房屋所制定的价格,介於25万至30万令吉。

根据了解,新的交匯处將衔接新班底大道(NPE),並接通58英亩的Pantai Sentral Park综合开发项目,包括7个阶段的住宅区和6个阶段的商业区,通往八打灵再也、吉隆坡、孟沙和谷中城等热闹商区及住宅区。

该交匯处共有5条支路,分別为出口前往孟沙和吉隆坡,前往双威和梳邦,从孟沙及吉隆坡入口,从双威及梳邦入口,从八打灵再也入口。这项工程耗资5200万令吉,並预计18个月內竣工。【东方网财经】

向中型及重工业招手 MCKIP今年吸资百亿

(吉隆坡9日讯)怡保工程(IJM,3336,主板建筑股)首席执行员兼董事经理拿督孙兴存冀望,马中关丹產业园(MCKIP)今年能吸引80亿令吉至100亿令吉的投资目標,并超越去年所取得的56亿令吉投资额。

孙兴存指出,马中关丹產业园在2016年共吸引了56亿令吉的投资,而该產业园的投资批准总额至今也达到190亿令吉,预计將为当地居民创造约2万4000个就业机会。

「在今年目標下的80亿令吉至100亿令吉的投资额中,相信主要投资额將来自重工业和中型企业。而这些大型的企业也將为当地带来溢出效应,并吸引更多的中小型企业进驻马中关丹產业园,同时,相信未来也將会有更多的物流公司在当地插旗。」

孙兴存是在今日MCKIP吉隆坡办事处的开幕仪式后,对媒体如是表示。陪同出席的嘉宾,包括大马国际贸易及工业部第2部长拿督斯里黄家泉、北部湾国际港务集团有限公司主席周小溪、东海岸经济特区发展理事会(ECERDC)首席执行员拿督斯里艾萨约翰及大马投资发展局(MIDA)首席执行员拿督阿兹曼。

孙兴存指出,马中关丹產业园吉隆坡办事处的成立,是为了提供外国投资者,在投资申请程序上的一个方便的管道。同时,该办事处也用作马中关丹產业园的行销和展示厅,以吸引潜在的投资者。

另一方面,黄家泉表示,中国是大马重要的贸易伙伴,而马中关丹產业园能够促进两国之间的贸易额。他希望,中国投资者能藉此把高科技、资本密集和研发產品的技术,引进大马,并创造更多高收入的就业机会。

调高免税门槛

此外,黄家泉也说,「大马现今通过电子商务管道所购买的產品,不管来自任何国家,只要总价值低于500令吉,即为免税;但在即將推出的数码自由贸易区(Digital Free Zone)政策下,政府有意將500令吉下免税的门槛,进一步调高至1000美元至1500美元。」

值得一提的是,关丹深水国际码头(NDWT)第一阶段上半部工程將在今年末季完工,而下半部预计將在明年末季竣工,而马中关丹產业园的总面积为3000英亩。【东方网财经】
