马国将在我国设柜台 处理自动通关系统申请
(2011-06-14)
http://www.zaobao.com.sg/yx/yx110614_002.shtml

Efforts to safeguard security a success
03 June 2011 , By The Star
Cooperation between the Iskandar Regional Development Authority (IRDA) and law enforcement agencies especially the police to safeguard public and investors security in Iskandar Malaysia was a roaring success.
IRDA chief executive Ismail Ibrahim said close cooperation between both parties helped reduce the crime index by 24% and street crime by 42% compared to last year.
“We have always acknowledged the fact that safety is of utmost importance and of our investors’ concern.
“In circumventing this issue, IRDA has worked hand-in-glove with the Royal Malaysia Police to ensure safety and security is continuously preserved,” he said.
Ismail added that efforts to boost public security also saw the police increasing its personnel in the special economic zone from 6,172 in 2007 to 9,115 this year.
To further cement the police presence in Iskandar Malaysia, Ismail said IRDA was awaiting the approval from the Police to recruit a battalion strength of 924 Auxiliary Police personnel.
The Auxiliary Police battalion, he said, would be deployed at critical infrastructure and catalytic projects within Iskandar Malaysia.
As part of the National Key Result Areas (NKRA) initiative to “flood” Iskandar Malaysia with policemen, the Johor police, he added, had launched 26 mobile beat bases to complement the additional 480 personnel provided by the e General Operations Force (GOF).
Since the economic corridor, which is twice the size of Singapore, was launched in 2006, it has managed to attract RM70 billion in investments. |

GAAM: Japanese interested in Iskandar propertyBy ZAZALI MUSA
[email protected]
JOHOR BARU: Global Asia Assets (M) Sdn Bhd (GAAM) sees Iskandar Malaysia as offering good prospects to Japanese looking to invest in property development projects outside their home country.
Chief executive officer Fujimura Masanori said the company planned to bring more Japanese investors to invest in the Iskandar Malaysia property market.
He said Johor Baru or Iskandar Malaysia still had ample land for future developments with the prices of properties here still cheaper compared with Kuala Lumpur and Penang.
Fujimura said since setting up its office here last September, about 300 of its Japanese clients had visited Johor Baru and many had shown strong interest to invest in the property market in Iskandar Malaysia.
“They are attracted to Johor Baru's close proximity to Singapore which is a popular destination among Japanese and also the long term prospects of Iskandar Malaysia,'' he told StarBizWeek.
Fujimura said this after signing a memorandum of understanding (MoU) with United Malaysian Land Bhd's subsidiary Seri Alam Properties Sdn Bhd at the Wealth of Iskandar Malaysia Conference recently.
Seri Alam Properties will develop 110 units of bungalows on an 8.09ha site overlooking a lake in Bandar Seri Alam township in Pasir Gudang with a gross development value between RM200mil and RM400mil.
The project is known as Japanese Holiday Homes with each bungalow having a built-up area of 2,200 sq ft and a land size of 4,500 sq ft with its own swimming pool and a club house.
GAAM is a subsidiary of Global Asset Asia Investment Ltd (GAAI), a holding company incorporated in Hong Kong whose clients are mostly high net worth Japanese investors.
“It (the group) has 10,000 cash-rich Japanese clients who are serious investors and always on the look-out to enhance their investment portfolios,'' said Fujimura.
GAAM general manager Takahiro Sakanoue said this was the company's second purchase in the Johor Baru market after the acquisition of two high end luxury condominium blocks of Molek Pine 3, in Taman Molek for RM200mil early this year.
The 28-storey tower block consisting of 212 units and a six-storey block with 36 units, are being developed by Tanjung Bintang Sdn Bhd, which comes under Berinda Group, a property development arm of Kuok Group.
On the bungalows at Seri Alam township, he said it was impossible to get a bungalow of similar size in Tokyo as the city was already densely populated.
Takahiro said a similar bungalow located in the suburbs of Tokyo, about 30 minutes by train to the city centre and minus the lake view, cost a whopping RM37mil each, and a that bungalow in an area about one hour's train ride from the city would sell about RM19mil.
“Our clients love properties in Johor Baru as they are considered bargains for them,'' he said.
Takahiro said Johor Baru was well known to the Japanese after the country's soccer team qualified for the World Cup after beating Iran at Larkin Stadium here in 1997. He said Iskandar Malaysia would also be a good location for Japanese manufacturers planning to relocate their operations elsewhere in view of the natural disasters in Japan, such as earthquakes.
Takahiro said the company would be looking at several options when investing in property projects in Iskandar Malaysia, including having joint-ventures with local partners, buying the properties en bloc or acquiring certain equities in companies. Other than Malaysia, GAAI has similar investments in Canada, China, Cambodia, Europe, Hong Kong, Japan, Macau, Thailand, USA and the Philippines. |

Model of Iskandar Malaysia | | | | |
SINGAPORE : Raffles Education Corp, through its whole-owned Malaysian subsidiary, has signed a joint venture agreement with Education@Iskandar to establish Raffles University Iskandar in Malaysia's southern state of Johor.
The self-accrediting university will begin operations in October this year out of its leased premises at Kota Raya, Johor Bahru, while its permanent campus in EduCity@Iskandar is being built.
The 65-acre multi-facility campus is expected to be ready by 2013.
The school will join several other educational institutions in Malaysia's southern development corridor, such as the Newcastle University Medicine Malaysia, the Netherlands Maritime Institute of Technology, and the University of Southampton Malaysia Campus.
The new university will be 80 per cent held by Raffles Education Corp and 20 per cent by Education Iskandar, which will be responsible for the development and operations of the university.
Both companies will put in approximately S$82 million into the project.
The school is expected to enrol up to 5,000 students in its first five years of operations.
It will initially provide undergraduate and postgraduate programmes in three faculties - Business, Design & Art, and Education & Social Sciences.
Two more faculties - Health Sciences and Technology - will be added later.
Raffles Education Corp is the largest private education provider in the Asia-Pacific region.

Johor a strong economic, education hub’Stephanie Sta Maria
| June 2, 2011
London-based Economic Intelligence Unit says the Iskandar investment corridor will significantly boost the country's economy and talent pool.
PETALING JAYA: The Economic Intelligence Unit (EIU) has earmarked Johor as a substantial contributor to Malaysia’s economic prosperity and brain drain reversal.
In its June report, the London-based Economist weekly’s research arm said that the government hoped to attract RM73 billion in new investments between 2011 and 2015 to Iskandar Malaysia.
Iskandar is the country’s first economic-growth corridor situated in Johor with a size triple that of Singapore.
The amount of new investments compares with the RM69.5 billion for the period between the corridor’s conception in November 2006 and the end of 2010.
But the report also noted that progress has been relatively slow compared with the rate of growth investment under the Economic Transformation Programme (ETP).
Prime Minister Najib Tun Razak recently announced that growth investment under the ETP reached RM106.4 billion or 41% of its target in mid-April, just six months after its launch.
“For Iskandar to prosper it would need to attract large inflows from Singapore,” the report added.
“The chief executive of the Iskandar Regional Development Authority, Ismail Ibrahim, declared that improved ties between Malaysia and Singapore have sparked an interest in Singaporean small and
medium-sized enterprises to relocate to Iskandar. These firms have since committed themselves to pumping in about RM3 billion in investments.”
The EIU observed that after losing a group constituency for the first time in the May general election, Singapore’s ruling People’s Action Party (PAP) will try to remove the causes of voter dissatisfaction.
“The PAP is likely to make improvements in housing, transport, health and education,” it said. “As a result, investment outflows are likely to be lower because projects in these areas will compete directly with similar targeted investments in Iskandar.”
The EIU report also included a special chapter by the World Bank that focused on Malaysia’s brain drain predicament.
A centre for Western education
The bank’s survey discovered that roughly one-half of the brain drain has been to Singapore, suggesting that the net outflow of talent could be reversed relatively quickly. The government hopes that this reversal will be helped along by the EduCity in Nusajaya, Johor.
A previous article in the Economist identified EduCity as “a reflection of Malaysia’s strategy to become a centre for Western education”. Among the schools and colleges that have set up campus
there are Australia’s Monash University, Britain’s Nottingham University and The Netherlands’ Maritime Institute of Technology.
The article, entitled “A reverse brain drain”, observed that Malaysia wants to meet strong demand among Asia’s new middle classes for English-language schooling.
“The Malaysian proposition to Asian parents is simple and beguiling: Come to these famous schools and universities in our country and get the same degrees and qualification as in Britain or America for half the price,” it said.
The Malaysian government is bearing most of the start-up costs with EduCity, spending about RM302 million on infrastructure and buildings.
The World Bank has warned that the loss of highly skilled labour could jeopardise Malaysia’s long-term economic growth prospects, and its ability to attain high-income-nation status by 2020.
EduCity may convince Asian parents to educate their children on local shores. But it may not be enough to reverse the brain drain which the World Bank survey showed, is also driven by a distaste for race-based politics and the desire for a fundamental change in the government and public sector. |
