油企砍开支 KLCC產托冲击不大

(吉隆坡13日讯)儘管石油企业因原油价格暴跌而纷纷下砍开支,KLCC產业信托(KLCC,5235SS,主板房產信托股)表示,该公司未受到太大的影响,归因于其办公楼领域皆为长期租凭合约。
国油公司早前宣布一系列的重组计划及削减开销,不免让人担心,这將拖累KLCC產业信託旗下办公楼的业务表现,因为该公司办公楼的主要租户为国油公司。
KLCC產业信托旗下资產,包括国油双峰塔、国油第3大厦、埃克森美孚大厦、宏图大厦和阳光广场。
油气领域供过于求的问题迟迟未能解决,拖累原油价格自去年节节败退、屡创歷史新低水平,衝击全球油气企业盈利表现,国油公司也被迫大砍150至200亿令吉的资本开销及营运开销,同时宣布裁员1000人。
今天尾盘交易,布伦特原油和西德州轻原油(WTI)分別报每桶44.20美元和每桶41.59美元。
办公楼长期租约
KLCC產业信託首席执行员哈辛瓦希在股东大会后的记者会上表示,由于该公司旗下的办公楼租约皆为长期合约,加上未有任何租户与它商討租金,所以油气领域低迷未拖累该公司的营运。其长期租凭合约模式为15年+15年,或者是6年+6年。
此外,该公司目前拥有86%的合约是三重净租约(Triple Net Lease Agreement),当中多为国油公司所签署。三重净租约是租户或承租人除了租金和水电费之外,还需支付3种费用,即房地產税、保险费和所有维修费。
哈辛瓦希指出,该公司旗下的埃克森美孚大厦也获得新的长期租赁合约,惟仍未签署最终协议,还在静待正式的批准。
「我们也將在今年年中完成宏图大厦的第2阶段翻新工程,为该大厦扩建4万5000平方尺的空间,由国油公司承租。这相信將推高KLCC產业信託2016財政年(12月31日结账)营业额1至2%。」
至于酒店业务,哈辛瓦希表示,该公司將趁文华东方酒店入住率趋低之际,在未来2年斥资1亿令吉进行酒店翻新活动,以迎合市场要求和提高竞爭力。
他指出,上述酒店2015財政年入住率仅48%,主要受马航空难事件、恐怖份子袭击传言、消费税及经济动盪所拖累;同时,该酒店在去年部份楼层进行翻新工程也是导致入住率趋低的原因之一。
另一方面,针对是否会收购资產,提高投资组合时,哈辛瓦希称,该公司一直都在寻找符合企业理念,即拥有附加价值的资產,作为收购目標。
不过,被问及是否会参与毗邻阳光广场的Desa Kudalari公寓竞標时,他则笑而不语。

城中城合訂產託 首季每股派息8.6仙

(吉隆坡6日訊)城中城合訂產托(KLCC,5235SS,主要板產托)截至3月底首季淨利按年增2.4%,從1億7851萬令吉攀升至1億8275萬令吉,同時每股派息8.6仙。
同期營業額從3億2689萬令吉,增加2.4%至3億3475萬令吉。
該公司表示,辦公室租賃營業額持穩,零售方面因較高租賃收費而成長。至于酒店營運營業額取得約500萬令吉成長,受去年同期的裝修工程影響。
城中城合訂產托指出,2016財年整體表現料持穩,由長期辦公室租賃合約提振,不過零售和酒店業務持續面對挑戰,因目前市場消費者需求持續減少。【中国报财经】

零售辦公持穩‧酒店趨謹‧KLCC產託財測不變

(吉隆坡9日訊)KLCC產托(KLCC,5235SS,主板產業投資信托組)第一季業績符合預期,今年零售及辦公資產有望持穩,酒店業務展望趨謹,分析員維持財測不變。
該產托2016年第一季業績表現符合市場預測,核心淨收入按年增長2.4%至1億8千280萬令吉。
MIDF研究認為,業績符合預期主要是酒店業務轉虧為盈,因其辦公及零售業務貢獻僅在第一季表現持平。
該產托酒店業務轉虧為盈是受低基礎效應影響,去年第一季,因翻新工程衝擊,酒店業務稅前蒙虧320萬令吉。
受長期租約支撐,其辦公業務稅前淨利按年成長0.6%,零售業務則因KLCC陽光廣場正面租約更新帶動,稅前淨利按年增長0.4%。
“儘管消費情緒謹慎,但受KLCC陽光廣場黃金地段支撐,相信正面租約更新將持續,促使零售業務表現穩健,而辦公業務料也在長期租約貢獻下持穩,僅酒店業務面臨需求疲弱挑戰,不排除將成為拖累整體業務因素之一。”
有鑑於此,該行維持2016/17財政年盈利預測不變,預測酒店業務轉虧為盈、零售及辦公業務盈利穩定貢獻之下,2016財政年核心淨利將按年成長4%至7億1千900萬令吉。
雖然業績符合預期、資產位於黃金地段及辦公業務持穩,聯昌研究認為該產托上升空間受限,因2016/2017財政年回酬率已壓縮至5.1%/5.3%,低於產託業的5.7%/5.9%,因此維持財測不變。
儘管消費情緒疲弱狀況延展,興業研究依然看好該產托可在2016年維持所有業務正面成長,不過,因中期內缺乏新潛在資產注入活動,預計外部成長有限。

KLCC Stapled次季可分配收入增3.8% 派每单位股息8.6仙

(吉隆坡2日讯)KLCC Stapled Group 2016财政年次季可分配收入多达1亿6711万令吉,较上财年同期的1亿6097万令吉增长3.8%。
该集团2016财年次季(截至2016年6月30日)的营业额按年增加1.7%至3亿3457万令吉,同期报3亿2901万令吉,归因于零售营收增加,因为一名租户在赢得官司后摊还拖欠了21个月的租金及服务费。
该集团次季派发的可分配收入企于1亿5526万令吉,较上财年同期的1亿5057万令吉增加3.11%,这也促使当季的每单位股息(DPU)增加至8.6仙,同期为8.34仙。
8.6仙的每单位股息包括KLCC产业(KLCC Property Holdings Bhd)的每股2.91仙股息,以及KLCC产托(KLCC REIT)的5.69%可分配收入,这批股息将于9月13日派发。
2016财年的派息率企于92.91%,低于上财年同期的93.54%。
此外,来自管理服务的营收走高,主要归功于提供予额外产业的设施管理为集团当季营业额带来进账,从而推高税前盈利14%至2023万令吉。
总结上半年的业绩表现,KLCC Stapled的净利略微走升至3亿6062万令吉,相比同期的3亿5837万令吉;合共两季营业额按年增长2%至6亿6932万令吉,同期合计6亿5590万令吉。
与此同时,办公室租金的营业额一直保持稳定,但酒店业务的营业额虽走高,却仍因整体市场环境走弱因而蒙亏,其税前亏损从同期的155万令吉,扩大至493万令吉。
展望未来,该集团董事部预计,办公室业务下半年的表现将保持稳定。
“然而,零售和酒店业务部分将继续承受消费者需求和入住率减少的困境,这些艰巨的营运条件下半年料将持续涌现。”
与此同时,该集团的产业投资(办公室部分)当季营业额持平于1亿4794万令吉,同期报1亿4792万令吉;而已调整税前盈利则下滑1%至1亿1832万令吉,同期录得1亿1954万令吉。
至于零售部分的产业投资,税前盈利的表现也持平,略微增加0.03%至9445万令吉。

商场租约更新‧KLCC产托获利看俏
(吉隆坡3日讯)KLCC产托(KLCC,5235SS,主板产业投资信托组)上半年业绩符合市场预期,分析员看好在零售商场租约更新及办公资产稳定贡献下,下半年盈利有望稳健成长。
仅酒店业务面临亏损
联昌研究指出,该产托上半年核心盈利因较高营运开销,表现稍微低于预测,不过第二季零售及办公资产表现维持坚挺,仅酒店业务面临亏损。
“预计酒店业务将持续走疲,因主要顾客群(油气领域)正在削减旅游预算,导致入住率走低。”
目前该产托正在分阶段翻新酒店资产,预计2018年完成。
纳入较高开销,联昌研究下调2016至2018财政年每股盈利1.1至4.7%。尽管缺乏强大重估因素,该行相信,盈利将在KLCC商场租金更新及办公资产净租赁支撑下持稳。
兴业研究认为上半年业绩符合预期,看好KLCC产托将在下半年取得另一个得体表现,主要是资产位于黄金地段及拥有绝佳地位。
“高级购物商场定位料让KLCC商场于下半年消费情绪疲弱期间有望超越大市,办公资产及酒店业务表现则可持稳及改善。”

(吉隆坡3日讯)第三季盈利走高,KLCCP Stapled Group宣布派发更高的收入分配。
截至9月30日的收入分配达1亿5526万令吉,或每单位8.6仙,较上财年同期的1亿4713万令吉,或每单位8.15仙,增长5.5%。
KLCCP Stapled Group包含KLCC产托(KLCC REIT)和KLCC产业(KLCC Property Holdings Bhd)。
第三季的收入分配是KLCC产业5308万令吉,或每单位2.94仙,以及KLCC产托1亿218万令吉,或每单位5.66仙,均在12月14日支付。
KLCCP Stapled Group今日向大马交易所报备,第三季净利增19%至1亿7823万令吉,同期是1亿4980万令吉,尽管营业额从3亿3719万令吉,跌2.3%至3亿2954万令吉。
每单位盈利由8.3仙,攀至9.87仙。
首9个月的收入分配达4亿6391万令吉,或每单位25.8仙,较同期的4亿4826万令吉,或每单位24.83仙,高出3.5%。
净利由5亿817万令吉,或每单位28.15仙,起6%至5亿3884万令吉,或每单位29.85仙;营业额微升0.6%至9亿9886万令吉,同期是9亿9309万令吉。
展望2016财政年,该集团预计办公部分的表现保持稳定至年杪。
“尽管租用率因租户再混合及市场挑战而略有下降,但零售部分表现预计持稳。”
至于酒店部分,该集团表示,年内将面对艰难的商业环境。

今年净利看涨3.9%

最新进展
管理服务业务走高,推动城中城产托(KLCC,5235SS,主板产托股)截至9月杪,第三季取得1亿7822万6000令吉净利,较上财年同季的1亿4980万2000令吉,按年扬18.97%。
公司当季也宣布派息每股8.60仙,除权日及享有权益日,分别在本月16日与18日。
同季营业额则按年跌2.27%,从3亿3718万5000令吉,减少至3亿2953万5000令吉。
合计首9个月,净利提高至5亿3884万3000令吉,营业额也上涨至9亿9885万7000令吉。
行家建议
城中城产托首9个月取得5亿3880万令吉核心净收入,符合我们与市场的预期,分别占全年预测的75%与72%。
我们维持2016和2017财年的净利预测,2016财年的净利增幅料达3.9%,因为我们预测,年底的购物客流量以及旅客会增加。
至于办公楼的市场展望,估计会保持平稳,归功于与租客之间的长期租约。
另外,周息率预测保持在4.5%水平,低于同行平均的4.8%,但我们认为是合理的,因为城中城产托是我国市值最大的产托,同时也属于回教股。

租金持稳.KLCC产托稳如泰山
(吉隆坡4日讯)KLCC产托(KLCC,5235SS,主板产业投资信托组)2016年第三季业绩符合市场预期。放眼未来,分析员看好其购物中心、辨公室大厦资产持续稳定租金收入,虽然酒店业务较具挑战,惟普遍仍保持其财测与评级。
业绩及股息符预期
马银行研究指出,KLCC产托2016年第三季业绩及股息皆符合该行预测。该行维持其2016年至2018年净利预测,主要反映旗下城中城阳光广场较高租金收入(正面租金调整),及办公室大厦的经常性质的租金收入。
马银行研究看好其良好周息率、辨公室资产的稳健盈利、城中城阳光广场盈利成长潜能、低负债率(2016年仅为0.15倍)、及其控股公司拥有系列良好新资产等。
兴业研究预期KLCC产托在2016年持续其正面成长,主要获得旗下零售、辨公室及管理服务业务的支撑。
KLCC产托旗下城中城阳光广场将继续超越市场疲弱消费情绪,因其高档地位及黄金地点优势。兴业研究认为,该公司辨公室领域取得稳定表现,至于酒店业务前景较具挑战,因此2016年至2018年净利预测维持不变。
联昌研究指出,KLCC产托旗下酒店业务第三季营业额按年下跌22.1%至3510万令吉,按季则蒙受140万令吉亏损,主要是较少宴会及企业活动,特别是主要油气业客户仍削减出差旅游预算,使客房出租率料走低至约65%,市场供应有增无减也是个中主因。
安联星展研究指出,该公司目前正在拆除大地宏图(Dayabumi)大厦/城市点的矮墙资产,以兴建65层辨公室资产、6层零售楼面、及一间5星级酒店(500间客房),预料将在2019年完成。
肯纳格研究指出,KLCC产托管理层持续寻求收购潜在资产,惟目前为止尚未有实质成果。该公司在2016年4月13日的股东大会批准私下配售10%股权筹资,料可获13亿令吉至14亿令吉。
肯纳格指出,该公司潜在并购对象,包括城中城阳光广场的其余股权(目前持有60%股权)、母公司资产——如城中城会展中心、Traders酒店及Impiana酒店,又或是黄金三角地区的第三方资产。
丰隆研究指出,KLCC产托宣布派发每单位8.60仙股息(对比2015年为8.15仙),年度化的周息率为4.59%,占该行预测的71.6%,该行认为符合预测,通常第四季派发较高股息。

盈利虽走低 KLCCP末季仍派发较高收入分配

(吉隆坡20日讯)尽管盈利走低,KLCCP Stapled Group依然宣布,2016财政年末季(截至2016年12月31日止)派发更高的收入分配。
该集团末季收入分配略按年增长0.3%至1亿7783万令吉,或每单位9.85仙,相比2015财年末季的1亿7728万令吉,或每单位9.82仙。
KLCCP Stapled Group包含KLCC产业(KLCC Property Holdings Bhd)和KLCC产托(KLCC REIT)。
2016财年末季的收入分配包括KLCC产业的中期股息7528万令吉,或每单位4.17仙,以及KLCC产托派发的1亿254万令吉,或每单位5.68仙。两批股息都定于2月28日派发。
KLCCP Stapled Group今日向大马交易所报备,2016财年末季净利按年跌挫44.3%至3亿4713万令吉,同期净赚6亿2335万令吉;营业额则微滑0.7%至3亿4469万令吉,同期录得3亿4714万令吉。
由于宏图大厦(Menara Dayabumi)的租赁面积增加,该集团的办公楼业务营业额略微增加,其零售业务的税前盈利也略有增长。
与此同时,酒店业务则蒙受税前亏损,而管理服务业务的盈利也跟着走低。
总结2016财年的业绩表现,KLCCP Stapled Group全年净利跌21.7%至8亿8597万令吉,同期净赚11亿3000万令吉;营业额则略微走高至13亿4300万令吉,相比2015财年的13亿4000万令吉。
该集团表示:“董事部预计,2017年的整体表现料继续为办公楼业务的长期租赁合约所推动。”
“然而,按照目前较疲弱的消费需求来看,零售业务预计将不会出现任何显著增长。酒店业务将在艰难及充满挑战的环境中继续运作,加上酒店房的翻新工作正在进行,料将不会有任何显著改善。”
