匯華推14億房產計劃

(檳城30日訊)匯華產業(HUNZPTY,5018,主板產業組)未來4年,除了繼續向房地產發展,推出發展價值14億令吉的房地產計劃,也策劃進軍服務業,包括酒店、霸級市場及休閒中心。

該公司執行主席拿督許廷忠在新聞發佈會宣佈,截至今年度6月30日財政年度業績報告時透露在葛尼百麗宮購物廣場(Gurney Paragon)正式營業後,該集團成為置業大戶,自置直營葛尼百麗宮購物廣場後,對投資產業之價值重估的稅前盈利為1億7千690萬令吉,董事部議決派發特別中期股息回饋公司股東,即每千普通股,配置25特別股額,及財政年派發5.6仙終期股息。

他說,該集團推出3項主要發展計劃,首項在威省柔魯的綜合性發展計劃,在佔地36.87英畝地段上,發展價值為7億令吉,可出售面積為200萬平方尺。另50萬平方尺供興建酒店、霸級市場及休閒中心,象徵該集團進軍服務業的第一步。

他說,該項計劃預訂於明年第三季推展,包括準備興建一間約300客房的4星級酒店,霸級市場及休閒中心,全由該集團自置及管理,過後或與專業公司合作經營。

他說,第二主要發展計劃為雅逸嵐2,並強調綠色建築物指標,引進新加坡的21型建築技術,發展價值為5億令吉。第三是威北甲拋峇底區的柏淡太子城計劃,發展價值為2億令吉。

他說,葛尼百麗宮購物廣場及高檔公寓取得成功後,該集團另一個焦點是準備於2016年在峇央峇魯推展一項龐大的綜合性發展計劃,打造成為產業界的模範。(星洲日報/財經)

(吉隆坡20日訊)基于3項綜合發展計劃,匯華產業(HUNZPTY,5018,主要板房產)預計,營業額可在未來3年內達14億令吉。

該公司預測,通過這3項分別位于檳城丹絨武雅(Tanjung Bungah)、城威省( Seberang Perai),以及甲拋峇底(Kepala Batas)的綜合發展計劃,料可在未來3年獲得收入約14億令吉。

匯華產業執行主席拿督許廷忠指出:“檳城房地產市場強勁,需求提高。未來3年,這3項計劃料帶來收入介于13億令吉至14億令吉。”

他在分析師匯報會結束后向媒體如是指出。

許廷忠指出,該公司將關注于北部地區的主要房地產市場,該公司在有關地段備有約900英畝的地庫。

(槟城21日讯)汇华产业(HUNZPTY,5018,主板产业股)反驳北马产业市场不如中南马的论调,更点出4大理由,认为北马的房市更有优势。

汇华产业集团主席拿督许廷忠说,槟城当地房屋市场将可再兴旺至少5至7年,这主要归功于以下4大理由:1)房屋需求极高;2)供需平衡,不像巴生谷及柔南地区供过于求;3)槟州人均收入提升;4)槟州政府正积极将槟城打造成国际城市。

因此,他看好槟城未来的政策及领导方向,将更有助于房市发展,令槟城的房市更具优势。

许廷忠指出,比较全马各地的房产市况,北马始终较中马和南马来得更具优势,因为中南马一带均有各自的隐忧。

外国买家看不透局势

他出席汇华产业分析员汇报会后,向记者如此说。

他分析,尽管依斯干达经济特区的计划不错,但由于当地的土地价格和房价已飙升得太高,未来的趋势将不乐观。

此外,当地的房屋炒家,尤其是来自中国和新加坡的炒家太多,也是关键之一。

“现阶段很多外国买家都可能看不透整个局势,所以,会认为还有很高的投资价值,不过,这得与本地经济情况挂钩分析。”

他也指中马一带的房屋市场,因为过多的发展商和炒家的出现,因此仍不及北马般更具优势。

“那里的竞争太大了,没有槟城的稳定发展。”

许廷忠补充,槟城的房市发展虽然速度不像中马那么快,但确实稳定成长,潜能和伸缩性大,也比较安全。

另外,许廷忠也提及集团正在落实的3项工程,即柔府、ALILA2,以及甲抛峇底的计划,将可在未来4年内带来13至14亿令吉收益。据悉,该公司目前在北马一带的地库还有900英亩。[南洋网财经] 本帖最后由 icy97 于 22-9-2013 07:07 PM 编辑

汇华产业主席将交接

(吉隆坡14日讯)汇华产业(HUNZPTY,5018,主板产业股)宣布,该公司主席兼执行董事拿督许廷忠即将退休,并由现任非执行董事拿督朱比尔接任。

汇华产业向马交所报备,现年70岁的许廷忠,不希望连任主席一位,因此将在11月28日举行的股东常年大会宣布退休。

随着许廷忠退休,78岁的现任非执行董事朱比尔将调任为主席。[南洋网财经]

许廷忠功成身退 匯华新班底领航

(檳城28日讯)匯华集团执行主席拿督许廷忠今日宣布从商场引退,即日起生效。无论如何,仍持有匯华集团超过50%股权的许廷忠,还是匯华集团最大股东。       

他今日在2013年股东常年大会后受访时说,在他卸下执行主席职位后,董事会主席將由现年78岁的拿督祖比尔出任。

祖比尔来自吉隆坡,目前是Mariwasa Kraftangan有限公司执行主席。

许廷忠表示,今后匯华集团的决策將由董事会决定,並由董事经理拿督黄丽丝执行及分配。

许廷忠也宣布,股东大会已通过委任陈秀芬、李桂芬及许芝敏为董事及拿督依斯迈为独立董事。

对于这一连串人事更动,许廷忠以快乐的心情看待,甚至说,他等退休这一天等了5年了,今天终於如愿以偿。

现年71岁的他表示,退休后將著手成立匯华集团慈善基金,专注于慈善事业,帮助社会上贫穷人士。

他说,在房地產界奔驰这35年来,面对不少风风雨雨及困难,但他一一克服。

「一路来,做房地產很辛苦,面对太多问题必须去克服。而且,我觉得在商业上,已经没有空间让我去发挥了。整个房地產市场太小了。」

育有7名子女的他说,孩子们个个接受良好高等教育,其中有4名孩子在匯华集团任职,有3名也已经是匯华集团董事。

新领导层独当一面

他表示,为了铺路退休,过去5年来积极培训集团新领导层及职员,而今天「铁已成钢」,也是他功成身退的日子。

他坚决不接受董事会挽留,並表示,退休后將周游列国,到香港、澳门及新加坡短住。

「我不会担任顾问,不过,如果他们有事可以諮询我。」

他笑说,或许今后有年轻化想要创业,只要请他喝一杯咖啡,他將把多年来累计的经商心得,倾囊相授。

他说,由於深爱檳城的自由及良好居住环境,因此退休后绝对不会移民他国,也没有参政的打算。

此外,匯华集团今日通过股东大会,发出0.056令吉中期股息予股东。[东方日报财经]

收租进度慢拖低业绩 匯华財测评级大砍

(吉隆坡2日讯)基于葛尼百丽宫(Gurney Paragon Mall)收租进程慢于预期,匯华產业(HUNZPTY,5018,主板產业股)2014財政年首季(截至9月30日止)业绩表现大退步,分析员纷纷大砍该公司的盈利预测、投资评级和目標价。       

安联研究分析员把匯华產业2014和2015財政年盈利预测削减31.7%和22%,至2000万令吉和5110万令吉,並把其评级下修至「中和」,目標价下修至2.27令吉。

肯纳格研究分析员把该公司2014和2015財政年盈利预测削减23%和14%,至1560万令吉和2060万令吉,投资评级下修至「落后大市」,目標价下修至2.15令吉。

匯华產业週一一度下跌13仙或5.6%,至2.18令吉全天最低价位,不过最后以2.31令吉平盘收市,成交量为57万8400股。

匯华產业在首季只净赚143万令吉,大跌76%;营业额则按年增长15.9%,至3131万令吉。

上述净利数额低於市场预期,分別只佔安联研究和肯纳格研究分析员全年盈利预测的4.9%和6%比重。

仅70%店面启用

安联研究分析员指出,葛尼百丽宫虽于今年7月23日开张,但其中店面承租者启用率却慢于预期,进而影响该公司收入。

虽然该公司已拿下80%预订承租率,但实际只有70%店面已启用。

匯华產业管理层目前正在洽商把额外10%可租用面积(NLA)放租出去,预料可在2014財政年杪把葛尼百丽宫的承租率推高至90%。

不过,租金收入少于预期並不是唯一难题,匯华產业也必须面对高企银行贷款利息开销。该公司当初是以借贷来建造葛尼百丽宫,这笔债务把其首季的利息开销按年推高3.4倍,至310万令吉,进一步打击其业绩表现。

虽然匯华產业依靠柏淡太子城(Bandar Putra Bertam)新销售,以及Infiniti发展计划与葛尼百丽宫公寓的剩余库存销售,交出1600万令吉產业销售成绩,但此成绩除了按年大跌41%之外,也面对税前赚幅从去年47%萎缩至39%的问题,因去年同期销售的葛尼百丽宫公寓为高赚幅產品。

Alila 2等政府放行

安联研究分析员指出,匯华產业旗下位於丹绒武雅(Tanjung Bungah)、发展总值(GDV)达3亿5000万令吉的Alila 2发展计划,仍在等待政府当局放行。

此外,肯纳格研究分析员不排除,匯华產业原执行主席拿督许廷忠引退,或导致部份投资者感到担忧。虽然分析员认为,接棒的董事局有能力让该公司继续其日常营运,但针对许廷忠过去掌舵该公司扩充地库等主要策略方向的重要角色,接下来將获如何处理,分析员认为,该公司应释放更多的讯息。[东方日报财经]

连日脱售股权 汇华产业董事经理辞职

(吉隆坡13日讯)汇华产业(HUNZPTY,5018,主板产业股)董事经理拿督黄丽丝辞职,即时生效。

黄丽丝是以追求个人兴趣的原因而递上辞呈。

值得注意的是,她在过去连续3天逐步脱售手中的股权。

根据马交所文告,自12月11日(周三)起,直至周五,她分别脱售了3万4000股、9500股和3万5000股;脱售价位分别是2.182令吉、2.204令吉及2.170令吉。

目前,黄丽丝的股权企于271万8868股,或相等于1.29%。[南洋网财经]

汇华产业 许祥人任董事经理

二零一四年一月十三日 晚上七时二十六分
(吉隆坡13日讯)汇华产业有限公司(HUNZPTY,5018,主板产业股)早前宣布,由2014年1月1日起,委任执行董事许祥人,出任董事经理职位。

许祥人是替代于去年杪辞职的拿督黄丽丝。

许祥人也是汇华产业大股东拿督许廷忠的儿子。

黄丽丝是于去年12月离职,此前,她已连续数天,逐步脱售所持股份。

根据马交所文告,黄丽丝在12月11日至13日期间,分别脱售了3万4000股、9500股和3万5000股股票,从而减持汇华产业至271万8868股,或1.29%。[光华日报财经]

- APPOINTMENT OF DATO' KHOR TENG TONG AS ADVISOR OF HPB GROUP
The Board of Directors of the Company ("the Board") wishes to announce that they have today approved the appointment of Dato' Khor Teng Tong ("Dato' Khor") as an Advisor of the HPB Group with effect from 1 July 2014 for a term of one (1) year.

Dato' Khor is a major shareholder of the Company and the previous Group Executive Chairman. Dato' Khor has a vast experience in property industry and the Board is of the opinion that HPB Group will be able to utilize his expertise and goodwill in the industry that he carries with him.
