优宾机构料在隆市 推行7.2亿产业计划

(吉隆坡10日讯)吉打产业发展商优宾机构有限公司(EUPE,6815,产业组)预料今年会首次在吉隆坡推出产业发展计划,而该计划的总发展价值将高达7亿2000万令吉。

优宾机构董事经理兼首席执行员拿督馬學里称:“我们在吉隆坡的土地是于两年前购买的,我们还未获得相关批文,但很快会获得批准。我们希望在目前的财政年第3季度中能够推行。”

优宾机构是于1986年开始投入营业,它目前正在吉打州推行着7项发展计划,而该计划的总发展价值大约超逾10亿令吉。

他告马新社:“我们逐渐地着重吉隆坡的更多发展工程。”

在全球方面,该公司在澳洲已有了立足点。去年9月份,优宾机构宣布它持股70%的澳洲子公司澳洲发展私人有限公司,已成立一间拥有50%股权的公司萨里森伯里,作为其扩充计划的一部分。

他称:“我们在澳洲已有了两项发展计划,并着手预留第3项发展计划。公司将会推行200英亩的发展项目,并会维持我们的另一个忙碌的8年。这是因为该处的接受率不比大马高或快速。”

马氏称:“但是澳洲并不是我们的主要焦点。我们在那里,主要是想分散我们的风险和发展我们的组织。”

该公司在截至2013年11月30日为止的第3季度业绩中,所获得净利由之前的451万令吉滑至324万令吉,主要是休闲与非产业相关业务盈利偏低所致。

另一方面,该公司营业额由前年的3694万令吉增至5271万令吉,主要是公司所推行的新工程计划增加所促成。

在截至11月30日为止的首9个月业绩中,所获得净利由之前的1174万令吉缩至903万令吉,至于营业额由前期的1亿1542万令吉挺涨至1亿3609万令吉。

该公司股价于今日闭市时升1.5仙至90.5仙,有120万2900股易手。【光华日报财经】

年内在雪吉推行4计划 优宾获9.6亿发展值

二零一四年五月十二日 晚上六时二十一分
(吉隆坡12日讯)优宾机构有限公司(EUPE,6815,产业组)将在截至2015年2月28日止现财政年内,推出至少4项计划,分别在雪兰莪和吉打各2项,综合总发展值达9亿6000万令吉。

其集团董事经理和首席执行员拿督马学里指出,该集团实际上拥有总发展值12亿令吉的计划准备推出。

马学里在一项访谈中称,该吉打发展商拥有未记账销售1亿令吉。

他透露,它拥有充足地库以作扩充。该公司的未发展地库达1100英亩(445.15公顷),主要位于吉打,并将继续在巴生谷物色地段。

该发展商于去年12月向吉隆坡市政局购入其第3幅地段,面积约3.2英亩,位于吉隆坡赛布特拉路附近,成交价为4540万令吉。不过,马学里表示,优宾机构尚未落实这幅土地的发展计划。这是一项99年租赁地,租期于2086年9月届满。

优宾机构计划于今年9月推介其于巴生谷的首项计划,以参与这个成长中产业市场。“由于拥有增长的年轻人口,我认为吉隆坡的成长潜质更庞大。”

其首项计划,即位于孟沙南的Resonance,发展值4亿6000万令吉。

受办公大楼环绕的Resonance,将是唯一的住宅产业,并以面积650至1200平方尺的服务公寓为主。

马学里称:“在激烈竞争的当中,我们提供住宅于在当地工作的人士。”

他补充,由城市发展局集团和Suez domain私人有限公司旗下吉隆坡通道着手的发展计划,已为当地提供充裕的办公室空间。

他说:“房屋需求将强于商业产业。”

上述计划是由优宾孟沙发展私人有限公司着手的计划,后者是优宾机构独资子公司优宾发展私人有限公司和孟沙南发展私人有限公司之间各占50%的联营。

除了孟沙南发展,优宾机构也将于蕉赖推介一项称为The Weave的计划。

在吉打的瓜拉姆拉区方面,优宾机构则将于2014财政年推介2项计划,分别是Somerset和Cinta Sayang度假别墅第2期。

马学里透露:“吉打是一个较缓慢成长经济,但却相当稳定。它拥有许多天然资源以支持成长。”

他指出,其于吉打拥有的现有地段,足以保持另外4年半的忙碌。

在海外投资方面,优宾机构已经登陆澳洲。不过,马学里表示:“我们现阶段进军当地,更倾向策略性用途,而非盈利。”

“前往澳洲容许我们建立商业价值和信誉。”

他补充,该公司目前并未拨出许多财务资源在澳洲的投资。【光华日报财经】

- ACQUISITION OF A NEW WHOLLY-OWNED SUBSIDIARY
The Board of Directors of Eupe Corporation Berhad ("EUPE") wishes to announce that EUPE has  acquired a 100% equity interest in Oriental Plus Sdn. Bhd. ("OPSB"), a private limited company incorporated in Malaysia under the Companies Act, 1965 ("Act") for cash consideration at RM 2.00 ("the Acquisition").

OPSB has an authorised share capital of RM100,000 comprising 100,000 ordinary shares of RM 1.00 each of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.

Pursuant to the Acquisition, OPSB becomes a wholly-owned  subsidiary of EUPE. OPSB is presently dormant. The Acquisition is to provide EUPE with a dormant company intended for future expansion in its core business of property development.

The Acquisition will not have any material impact on the net assets, earnings and gearing of EUPE Group for the financial year ending 28 February 2015.

None of the directors and/or major shareholders of EUPE and/or persons connected to the directors and/or major shareholders of EUPE have any interest, direct or indirect, in the Acquisition.

This announcement is dated 23 January 2015.

房市销售走缓 优宾次季净利猛挫70%

(吉隆坡26日讯)由于旗下业务普遍欠佳,优宾(EUPE,6815,主板产业股)截至8月31日次季,净利猛挫70%,至106万3000令吉,上财年同期为354万4000令吉同期营业额则按年下跌52.35%,报2223万8000令吉,低于上财年同期的4666万9000令吉。

半年少赚57%

累积上半年,净利下跌57%至183万8000令吉;营业额则挫37.33%,报5845万3000令吉。

该公司指出,鉴于市场充斥不稳定因素促使房市充满挑战,不过公司已采取系列措施抵消产业业务销售放缓,包括实行成本效益。

尽管面临挑战,但公司将在接下来的6个月在吉隆坡推介2项主要的产业项目。【南洋网财经】

We refer to the annoucements dated 26 December 2012 and 18 June 2014  in relation to the proposed acquisition of a leasehold land by Titian Sama Sdn Bhd, a 70% owned subsidiary of Eupe Kemajuan Sdn Bhd which in turn is a wholly-owned subsidiary of ECB from Kuala Lumpur City Hall ("DBKL").

The Board of Directors of ECB wishes to announce that Titian Sama Sdn Bhd had earlier today, entered into a sale and purchase agreement with DBKL to acquire a parcel of leasehold land measuring approximately of 2.67 acres (approximately 10,810 square meters) at a purchase consideration of RM32,306,333.60 (“Proposed Acquisition”).

优宾末季净利挫75%

(吉隆坡21日讯)优宾(EUPE,6815,主板产业股)截至2月29日财年末季,净利暴跌74.7%,写145万3000令吉,但营业额却扩大5.6%,报3543万令吉。

全年而言,净利挫75.2%,仅达333万9000令吉;营业额亦萎缩22.9%,报1亿2933万2000令吉。

根据文告,当季营业额走扬是因为房产发展、小型度假屋与高尔夫管理业务的营业额增加,抵消建筑业务的劣势。

优宾表示,将持续提升效率和寻觅新商机,特别是正在重组的小型度假屋与高尔夫管理业务,以改善服务和降低成本。

中期内,公司仍对经济和国内房市有信心,因此将持续专注于吉隆坡的住宅项目,旨在提高营业额,及成为房屋市场有力的竞争者。【南洋网财经】

DISPOSAL OF THE ENTIRE 100% EQUITY INTEREST IN THE ISSUED & PAID-UP CAPITAL IN ORIENTAL PLUS SDN BHD FOR TOTAL CASH CONSIDERATION OF RM2.00
The Board of Directors (“Board”) of ECB wishes to announce that its wholly owned subsidiary, Eupe Kemajuan Sdn Bhd (“EKSB” or “Vendor”) had on 29 June 2016, entered into a Share Purchase Agreement (“SPA”) to dispose two ordinary shares of RM1.00 each, representing its entire issued and paid up capital of Oriental Plus Sdn Bhd (“OPSB”) to Amona Land Sdn Bhd (“ALSB” or “Purchaser”) for a total cash consideration of RM2.00 (“Disposal Price”) (“Disposal”).

Upon the completion of the said Disposal, OPSB shall cease to be a subsidiary of ECB.         

OPSB (Company No. 1029662-K), a company incorporated under the laws of Malaysia on 30 December 2012 and having its registered office at 1st Floor, B2 & B3, Jalan Bakar Arang, 08000 Sungai Petani, Kedah. It has an authorised share capital of RM100,000 divided into 100,000 ordinary shares of RM1.00 each out of which 2 ordinary shares have been issued and are fully paid-up.The company has not commenced business since its incorporation.

The transaction is not expected to have any material impact on ECB Group’s earnings for the financial year ending 28 February 2017.

None of the directors and/or substantial/major shareholders of the ECB or any persons connected to them have any direct or indirect interest in the Disposal.

We refer to the announcements dated 12 December 2013 and 16 June 2015 in relation to the acquisition of a leasehold land held under individual title Lot 660, Seksyen 94, Jalan Syed Putra, Wilayah Persekutuan Kuala Lumpur comprising an area of approximately 3.2 acres by Titian Sama Sdn Bhd for a total cash consideration of RM45,414,000.00 from Datuk Bandar Kuala Lumpur ("DBKL") ("Acquisition of Property"). Unless otherwise stated, words and phrases used in this announcement shall have the same meanings as defined in the aforesaid announcements.

The Board of Directors of ECB wishes to announce that the Acquisition of Property from DBKL has been completed, as all the terms and conditions for the Acquisition of Property have been fulfilled .
