Kuala Lumpur, 25 January 2017: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT has achieved a realised net income of RM13.3 million for the fourth quarter of 2016 (“4Q 2016”). For the full year, MQREIT achieved a realised net income of RM59.2 million which resulted in an earnings per unit (“EPU”) of 8.80 sen for the financial year ended 31 December 2016 (“FY 2016”). This represents an increase of 10.7% compared to the normalized realised net income excluding one-off gains on divestment of properties of RM53.4 million recorded for the financial year ended 31 December 2015 (“FY 2015”). Notwithstanding the higher FY 2016 realised net income, the EPU of 8.80 sen for FY 2016 is 1.8% lower than the normalized EPU excluding one-off gains on divestment of properties of 8.96 sen for FY 2015. This is due to higher weighted average number of MQREIT units recorded in FY 2016 arising from the issuance of 406,619,000 new MQREIT units on 22 December 2016 pursuant to the placement exercise.

FY 2016 distribution per unit (“DPU”) was 8.38 sen, which is similar to the normalized FY 2015 DPU of 8.38 sen (less the distribution of a one-off gain on divestment of properties of 0.09 sen per unit). The FY 2016 DPU of 8.38 sen translates to a distribution yield of 6.98% based on the closing price of RM1.20 per unit as at 30 December 2016.

The FY 2016 distribution per unit (“DPU”) of 8.38 sen consist of an interim distributions of 4.23 sen and special distribution of 4.15 sen which were paid to MQREIT unitholders on 8 September 2016 and 13 January 2017, respectively. The Trustee of MQREIT and the Board of the Manager do not recommend any further distribution for the FY 2016.

MQREIT租约更新单位数涨

最新进展:

MQREIT(MQREIT,5123,产业信托)截至去年12月底末季,净利跌18.75%至1330万4000令吉,每股净利1.89仙,上财年同季报1637万5000令吉。

末季营业额则扬3.28%,报3892万9000令吉。

累积全年净利增9.5%,报5915万6000令吉。

行家建议:

MQREIT 的2016财年实际净收入达5920万令吉,符合我们与市场的预期,分别达100%及102%。

该产托在2016财年共派发每单位股息8.38仙,也符合我们全年预测的8.4仙,周息率达6.4%。

虽然面对租户流失的风险,加上办公室市场供应过剩,不过,该产托2017至2018财年租约到期的数量不多,仅有14至26%的净出租面积(NLA)有待更新租约。

我们预计MQREIT的租约更新会单位数上涨,并预计2017至2018财年的资本开销,介于1000至1200万令吉。

维持2017至2018财年的净利预测,介于9200至9550万令吉。目标价从1.28令吉,上调至1.36令吉。

受委为蚬壳大厦停车场营运商 MQREIT将赚约560万

(吉隆坡22日讯)马资源(Malaysia Resources Corp Bhd)独资子公司Semasa Parking私人有限公司获委为位于Jalan Tun Sambanthan的蚬壳大厦(Menara Shell)停车场营运商,今日起生效至2019年12月21日。

从今天至2018年12月21日的月费是17万令吉,而2018年12月22日至2019年12月21日的月费是18万令吉。粗略估计,该公司在此期间将从中赚取560万令吉。

MRCB-Quill Real Estate Investment Trust(MQREIT)今日向大马交易所报备,由公司受托人Maybank Trustees Bhd委任Semasa Parking被视为关联交易。

这是由于Semasa Parking是马资源旗下公司,后者又是MQREIT的主要单位持有人,以及MRCB Quill Management私人有限公司(MQM)的大股东。MQM是MQREIT的管理公司。

The Board of Directors of MRCB Quill Management Sdn Bhd (“MQM” or “the Company”), the management company of MRCB-Quill Reit (“MQREIT”) wishes to announce that Maybank Trustees Berhad, being the Trustee of MQREIT had today appointed Semasa Parking Sdn Bhd (“SPSB”) as the car park operator for Menara Shell for a period effective from 22 March 2017 to 21 December 2019. The monthly fee for the period from 22 March 2017 to 21 December 2018 is at RM170,000 while the monthly fee for the period from 22 December 2018 to 21 December 2019 is at RM180,000.

The transaction with SPSB is regarded as Related Party Transaction (‘RPT”) by virtue of SPSB is a wholly-owned subsidiary of Malaysian Resources Corporation Berhad (“MRCB”), which in turn a major unitholder of MQREIT and also a major shareholder MQM.

MQREIT乐观出租率维持98%

(吉隆坡6日讯)尽管经济面临挑战,MQREIT(MQREIT,5123,产业信托)今年仍放眼维持98%的出租率。

根据马新社报道,主席丹斯里苏子文在股东大会后向媒体说,该公司目前有17%的租约即将在今年到期。

他指出,若租金有所更改,续约率和出租率将会减少。

“大马经济不好,我们经常面临租金和出租压力,今年也不列外。尽管今年经济看似会好转,但办公室空间大增,我们仍面临挑战。”

不过,苏子文称,MQREIT业务组合里的长期生意比重高,估计公司可安然渡过难关。

另外,MQREIT总执行长杨素玲则说,该公司会持续专注于城市的商用产业,因收入仍可观。

“尽管倾向市中心地区,我们并不排除市郊,只要符合公司所设下的标准。”

今年回酬6.5%

她补充,公司正评估增加办公室空间,考虑因素包括交通枢纽、连接度、面积和建筑物保安。

杨素玲希望今年可以维持6.5%的产业回酬,因旗下产业地点佳及维护良好。

她说,赛城产业租金为每平方尺5令吉,吉隆坡中环则是约每平方尺8.50令吉。【e南洋】

MQREIT首季净利扬52%

(吉隆坡4日讯)MQREIT(MQREIT,5123,产业信托)截至3月杪首季,净利按年扬52.02%,从上财年同季的1523万8000令吉,扬至2316万5000令吉或每股2.17仙。

MQREIT今日向交易所报备,营业额也从3375万2000令吉,按年走高37.98%至4657万1000令吉,其中,已实现营业额为4556万1780令吉,另100万8845令吉是未实现租金收入。

首季已实现营业额,比上财年同季按年增39.5%,主因是蚬壳大厦(Menara Shell)和其他产业贡献收入。

相对地,因去年收购蚬壳大厦,首季产业营运开销从720万7556令吉,按年涨30.9%至943万5959令吉。

根据文告,在扣除产业营运开销、财务成本、经理费和其他费用后,首季整体已实现收入为2316万4530令吉。

MOREIT指出,首季整体已实现收入,是包括利息收入,为45万2060令吉。

MQREIT管理公司主席丹斯里苏子文表示,公司的业务组合持续交出好成绩,首季净产业收入赚幅维持健康,达80%。

尽管办公室市场环境备受挑战,苏子文仍乐观看待公司的优质资产组合,该加权平均租赁期限(WALE)长达5.6年,相信能继续贡献稳定收入。【e南洋】

Kuala Lumpur, 4 May 2017: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQReit”), a listed real estate investment trust, wishes to announce that MQReit has achieved a realised net income of RM23.2 million for the first quarter of 2017 (“1Q 2017”). This is an increase of approximately 52.0% from the realised net income of RM15.3 million recorded for the first quarter of 2016 (“1Q 2016”). The higher realized net income for the quarter was attributable to the increase in revenue contribution from several properties and the recognition of income from Menara Shell, net of higher finance costs, manager's fee and trustee's fee.
Notwithstanding the higher realized net income, MQReit recorded a lower realised earnings per unit (“EPU”) for 1Q 2017 of 2.17 sen, which is 5.7% lower than the EPU of 2.30 sen recorded in 1Q 2016. This is due to the increase in the MQReit’s weighted average units in circulation arising from the issuance of 406.619 million placement units pursuant to the placement exercise completed in December 2016.

(吉隆坡11日讯)MQREIT(MQREIT,5123,产业信托)截至6月杪次季,净利激增43.26%至2204万3000令吉,同时宣布派发4.23仙的每单位股息。

MQREIT向交易所报备,次季营业额扬39.80%,报4360万9000令吉。

累计首半年,净利跃升47.62%至4520万8000令吉;营业额涨38.86%,报9018万令吉。

次季净收入比去年同期增加43.3%,归功于产业的续约租金调升、蚬壳大厦收入进账,及融资成本和经纪人费用走高。

同时,因收购蚬壳大厦后营业额增加,以及Quill建筑2、3和Wisma Technip租金走高,使首半年营业额相比去年同期上扬39%。

展望未来,虽全球和国内经济放缓,再加上原油价格下滑及缺乏推动需求的催化剂,办公楼市场依然面临挑战。

加强租赁应对楼市战

文告指出,MQREIT预计办公楼市场充满挑战,因为供应陆续流入,公司努力加强租赁业务,以确保今年投资组合保持稳定的表现。

今年,MQREIT旗下14%的净出租面积将到期更新,截至6月杪,约有一半已到期,而其中74%也已更新续租。

公司目前正与第3季和末季到期的租户商谈,该批租户占今年到期租赁总额的51%,有信心可让租户续约。

MQREIT总执行长杨素玲在文告里指出,虽今年办公楼市场面临挑战,但公司截至6月杪的出租率达96.5%,将致力维持健康的出租水平。

MRCB-Quill REIT declares stable 1H 2017 Distribution Per Unit of 4.23 sen

Kuala Lumpur, 11 August 2017: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQReit”), a listed real estate investment trust, wishes to announce that MQReit declares a stable distribution per unit (“DPU”) of 4.23 sen for the six months period from 1 January 2017 to 30 June 2017 (“1H 2017”).
The annualised 1H 2017 DPU translates to a yield of 6.46% based on MQReit’s closing price of RM1.31 on 30 June 2017. With the books closure date being Monday, 28 August 2017, the DPU of 4.23 sen is expected to be distributed on Monday, 18 September 2017.

MQReit has achieved a realised net income of RM22.04 million for the second quarter of 2017 (“2Q 2017”). This is an increase of approximately 43.3% from the realised net income of RM15.39 million recorded for the second quarter of 2016 (“2Q 2016”). The higher realized net income for this quarter was attributable to rental reversions from several properties and the recognition of income from Menara Shell, net of higher finance costs and manager's fee.

Notwithstanding the higher realized net income, MQReit’s realised earnings per unit (“EPU”) for 2Q 2017 of 2.26 sen is marginally lower by 2.7% compared to the 2Q 2016 EPU of 2.33 sen. This is due to the increase in the MQReit’s weighted average units in circulation arising from the issuance of 406.619 million placement units pursuant to the placement exercise completed in December 2016.

首半年净利跃升47.62%至4520万8000令吉;营业额涨38.86%,报9018万令吉。

行家建议:

MQREIT 2017财年首半年4520万令吉的实际净收入(RNI),符合我们与市场预期,分别占49%及50%。

该产托在2017财年首半年派发每单位股息4.23仙,也符合我们全年预测的8.4仙,占50%。

尽管面对租户流失、办公室市场供应过剩,不过,该产托2017至2018财年租约到期的数量不多,仅14至26%的净出租面积(NLA)有待更新租约。

所以,预计MQREIT租约更新会单位数上涨。

此外,预计2017至2018财年维修资本开销,介于1000万至1200万令吉。

蚬壳大厦的收购活动已在去年12月完成,预计将在2017财年为MQREIT带来全面贡献,而我们也已把该大厦的贡献纳入净利预测。

根据2018财年每单位股息8.4仙,我们维持“超越大市”评级,目标价1.41令吉。

蚬壳大厦料续贡献.马资源桂和长期正面

(吉隆坡14日讯)马资源桂和(MQREIT,5123,主板产业投资信托组)第二季业绩符合预期,分析员虽看好蚬壳大厦可继续在短期内推动盈利成长,但碍于办公市场供应过剩,租约仅可以单位数成长率更新,财测维持不变。

租约仅单位数成长率更新

该产托第二季资产平均出租率为97%,盈利成长主要由2016年12月注入的蚬壳大厦出租率及较高租金贡献。

兴业研究预测,该大厦料在未来继续推动今年盈利成长,料在2017及2018财政年持续贡献总营业额的28%。

该资产占整体净出租面积(NLA)约25%,出租率超过90%。

马银行研究认为,第二季业绩无惊喜,维持2017至2019财政年财测不变。

该行指出,看好2017至2019财政年盈利将成长3%至56%,主要是反映蚬壳大厦显著收入贡献、出租率及正面租金调涨趋势。

尽管目前巴生河流域办公空间面临供应过剩状况,但马银行研究对该产托长期盈利展望正面。

联昌研究预测,为了在市场挑战状况下留住租户,该产托料牺牲租约更新率,导致2017及2018财政年资产以中单位数租金成长率更新。

2017财政年该产托料有14%(约31万6000平方尺)可出租面积将更新租约,其中1万6000平方尺已以中单位数租金成长率续约。

该行认为,其潜在催化因素仅来自回酬丰厚的资产收购活动,目前潜在可注入资产为母公司马资源(MRCB,1651,主板产业组)的八打灵再也天地通大厦。

不过该资产仅预订于2017年杪或2018年初竣工,联昌研究预计收购洽谈及研究还需9个月时间,收购料无法在2019财政年之前实现。

肯纳格研究较悲观,预测2017至2018财政年租金将以低单位数更新,不过,维修的资本开销料最低处于1000万至1200万令吉。

因此,该行维持2017至2018财政年盈利9200万至9550万令吉预测。

The transaction with SSSB is regarded as Related Party Transaction (‘RPT”) by virtue of SSSB being a wholly-owned subsidiary of Malaysian Resources Corporation Berhad (“MRCB”), which in turn a major unitholder of MQREIT and also a major shareholder MQM.

MQREIT第三季净利飙40%

(吉隆坡17日讯)MQREIT(MQREIT,5123,主板产业信托股)截至九月杪第三季,净利激增40.42%至2138万1000令吉,比上财年同期的1522万7000令吉出色。

MQREIT向马交所报备,次季净收入表现出色,可归功于产业的续约租金调升、蚬壳大厦收入进账,以及融资成本和经纪人费用的减少。

另外,当季营业额亦扬36.69%,报4487万5000令吉。

累计首九个月,净利跃升45.22%至6658万8000令吉;营业额涨38.13%,报1亿3505万5000令吉。

MQREIT总执行长杨素玲在文告里指出,虽然今年办公楼市场面临挑战,但截至九月杪的出租率达96.6%,公司亦会继续致力维持健康的出租率。

“有55%的租约会在末季到期,我们目前已进入租约更新谈判的最后阶段。”

展望未来,MQREIT主席丹斯里苏子文指出,虽然对于营运前景保持谨慎看法,但有信心在2017财年继续派发稳定的收入分配。 【e南洋】

MRCB-Quill REIT records 3Q 2017 Realised Net Income of RM21.38 million
Kuala Lumpur, 17 November 2017: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQReit”), a listed real estate investment trust, wishes to announce that MQReit achieved a realised net income of RM21.38 million for the third quarter of 2017 (“3Q 2017”). This is an increase of approximately 40.4% from the realised net income of RM15.23 million recorded for the third quarter of 2016 (“3Q 2016”). The higher realized net income for this quarter was attributable to rental reversions from several properties and the recognition of income from Menara Shell, net of higher finance costs, administrative costs, trustee’s fee and manager's fee. Correspondingly, realised earnings per unit (“EPU”) for 3Q 2017 of 2.00 sen was recorded.

After taking into consideration the non-cash adjustment for manager’s fee payable in units of RM1.84 million, MQREIT achieved a 3Q 2017 distributable income of RM23.16 million or 2.17 sen distributable income per unit (“Distributable Income”).

最新进展

MQREIT(MQREIT,5123,主板产业信托股)首9个月核心净利按年扬升45%至6660万令吉,低于预期,仅占我们全年预测的72%。

这是因为薪金调涨的幅度比预期低,且融资成本也比预期高。

首9个月的营业额则增长38.6%,1亿3505万5000令吉。

行家建议

我们预计,MQREIT吉隆坡资产的薪金调整幅度,只会有单位数增长。惟赛城的资产则还是能够有正面的资金调整,因为大部分的产业都是依照租户的要求来兴建。

我们调低2017至2019财年的租金调整预测,并同时将较高的融资成本和派息率纳入考量。

虽然调整了财测,但目标价格仍保持在1.35令吉不变。

虽然MQREIT会曝光在办公楼供应过剩的风险之下,特别是吉隆坡的资产,但我们相信,赛城的资产还能够支撑净利表现。

我们维持“守住”的投资评级,因我们认为,6.6至6.7%的周息率,理应可以“弥补”该股曝光在办公楼供应过剩的风险。
