合理價:3.82令吉

東家(E&O,3417,主要板房產)將在斯里丹絨檳榔首階段計劃下推出發展總值9億令吉的計劃,理想的地理位置料擄獲購屋者的心,加上新計劃將動土,現有股價遭嚴重低估。

該公司日前宣布推出的計劃地理位置極佳,據了解未正式開賣已吸引超過3000人註冊,並且以檳城人居多。

更重要的是,該計劃將是斯里丹絨檳榔首階段下最后一塊供住宅發展土地,售價應該會從60萬令吉起跳,或是每平方尺600令吉。

根據實地考查,鄰近地區房地產售價每平方尺平均價格皆不超過1000令吉,之前瑋力產業(IVORY,5175,主要板房產)當地住宅房地產售價每平方尺900令吉至1000令吉。

另外,該公司預計斯里丹絨檳榔第2階段可在4月動土,入圍競標承包商料在3月呈交計劃書,3月底就會有結果。

若斯里丹絨檳榔第2階段每平方尺土地價值約500令吉,每單位淨資產值(NAV)高達7.65令吉,合理價為每股3.82令吉,若以此類推,目前股價遭低估約70%,值得買進。

截至本週五(13日)閉市,東家揚3仙至2.31令吉,成交量441萬800股。【中国报财经】

250亿STP2工程竞标结果 依恩奥:7月前出炉

二零一五年三月二日 晚上七时四十分
(乔治市2日电)依恩奥有限公司(E&O,3417,产业组)将在7月之前,公布耗资250亿令吉斯里丹绒槟榔填土计划第2期(STP2)的竞标结果。

7名承包商已经入围建议中填土计划。

依恩奥副董事经理陈国梁表示,该集团将7家入围公司本月杪提呈它们的正式投标文件后,挑选出成功的竞标者。

他告诉The Edge财经周刊:“随着我们在去年12月8和9日宣布建议中斯里丹绒槟榔计划第2期填土工程的合格承包商后,我们总共接获17项来自本地和海外公司的申请。”

“从中,7家入围承包商符合了广泛的资格预审。”

建议斯里丹绒槟榔填土计划第2期涉及填土面积760英亩(307.56公顷)的海床,将延伸现有占地240英亩斯里丹绒槟榔第1期长达5公里,两者之间有一道50米宽的渠道分隔。

斯里丹绒槟榔计划第2期填土地段中约130英亩将移交予州政府,并将用以融资与Zenith BUCG财团私人有限公司一项换地交易下的63亿令吉综合基建计划。

预料将耗时30年的斯里丹绒槟榔计划第2期是依恩奥在2003年接手980英亩填土计划的一部分,这项计划曾在1998年因亚洲经济危机而被搁置。

据报告指出,这项填土计划预测总发展值250亿令吉,将拥有一项综合发展和一座码头。

陈国梁透露,该集团在去年4月10日获得环境局批准其详细环境影响评定报告后,密集展开行动。

在去年6月10日,槟州政府认可了斯里丹绒槟榔计划第2期的土地用途大蓝图。而该集团也在今年2月截止之前,在去年12月展开上述填土活动的资格预审。【光华日报财经】

东家3.89亿完成收购伦敦地段

(吉隆坡17日讯)东家(E&O,3417,主板产业股)子公司英国东家产业,完成收购伦敦西哈默斯密的地段,总值5700万英镑(3亿890万令吉)。

该公司向马交所报备,上述产业是英国东家产业第三个拥有的产业,占地0.48公顷,发展总值共2亿5900万英镑(14亿令吉)。

该地段位于哈默斯密Bridge Road,伦敦W6,就在A4道路旁,是通过M4高速大道连接伦敦中心至希思罗机场的A4主要道路。

目前,上述地段拥有两座办公楼,分别是建于1960年代的11层Thames办公楼,和15层Landmark House办公楼。

该公司之前在英国收购的产业,包括2012年的Princess House和去年的ESCA House。

东家偕日本三井隆市建豪华公寓

(吉隆坡20日讯)东家(E&O,3417,主板产业股)与日本三井不动产株式会社(Mitsui Fudosan)三度缔结合作,将在隆市一块面积达5812平方公尺的地段进行一项豪华服务式公寓发展计划。

该公司向马交所报备,间接独资子公司Samudra Pelangi,已与三井不动产间接独资子公司三井不动产亚洲签署股东协议,将通过Patsawan房地产进行这项发展计划。

在这项合约下,三井不动产亚洲将投入8237万3000令吉进入Patsawan房地产,其中5391万7000令吉为购股(49%),另外2845万6000令吉为股东贷款。

东家副董事经理陈国良在文告中指出,该项发展计划用地位于吉隆坡葛莱路(Jalan Conlay)与嘉炳路(Jalan Kia Peng)之间,有信心这次双方的合作将再创佳绩。【南洋网财经】

聯營發展8億公寓‧東方名利雙收

(吉隆坡23日訊)東方(E&O,3417,主板產業組)與三井不動產(Mitsui Fudosan)在吉隆坡市中心的1.44英畝地段聯營發展計劃8億令吉豪華公寓計劃,分析員看好這項聯營計劃開啟日本市場與打響品牌,分析員對其財測看法不一。

興業認為,這項聯營計劃有助東方善用三井在日本網絡,增強東方在日本市場的品牌。

“這項逾8億令吉發展總值,建298單位豪華公寓的51%對比49%聯營計劃,每平方英尺價約2千令吉,還首次納入療癒(wellness)主題,預計於2015年推展。”

安聯星展研究調高2015財政年盈利,主要是從一次過脫售49%股權所獲4千880萬令吉賺利,管理層預估2014至2016年的3個財政年盈利目標為4億5千萬令吉,不過認為低迷消費情緒恐對目標有些挑戰。

大眾研究認為4億5千萬令吉3年盈利目標可達,而這項計劃預計2017財政年才作積極貢獻,維持財測。

“最近5億令吉籌資計劃有助加強流動性,籌資是用作25億至30億令吉之填土,有助紓解盈虧平衡表和解除現金流負擔。在海外的龐大資本投資也可能透過上市或與另一發展商聯營而紓解。”

興業研究雖以4千880萬令吉獲利而調高2015財政年財測,但考慮到前景因需求衝擊、銀行鎖緊融資而顯得疲弱,因此維持“中和”

評級,目標價由至2令吉42仙調低至2令吉20仙。

東方看STP2A臉色

(吉隆坡26日訊)東方(E&O,3417,主板產業組)首三季業績遜色,檳城斯里丹絨第二期發展計劃(STP2A)將左右東方命運。

不過,也有意見認為,STP2不會對該公司2015及2016年盈利帶來正面影響,也預計2016財政年業績或許會比2015財政年差。

安聯研究預計,東方可以在6月獲得總面積達384英畝的STP2A階段的發展計劃。

東方花28億令吉開發STP2A計劃,經大馬研究計算,只要該片土地可賣出每平方94令吉就可收支平衡。而大馬研究估計,STP的土地每平方值500令吉,認為東方可靠STP推高業績。

但另一方面,MIDF研究認為,東方股價在2014年已成長26%,顯示STP2計劃消息已經被市場消化。

同時,安聯研究表示,東方的主要客戶群為外資,在柔佛及檳城的地方政府不斷抬高外資買房門檻下或受影響。

東家與三井不動產 第3次合作興建新計劃

(吉隆坡27日訊)東家(E&O,3417,主要板房產)與三井不動產(Mitsui Fudosan)展開第3次聯營,開發隆市一塊面積達5812平方公尺永久地契的土地,興建豪華服務公寓。

東家副董事經理陳國良指出,這塊土地坐落在吉隆坡隆市康萊路與嘉炳路交叉路,有信心這次合作能一樣成功。

三井不動產執行董事中村知雄說,很開心能再次與東家合作,共享專業知識。

根據聯營協議,東家間接獨資子公司Samudra Pelangi私人有限公司將與三井不動產(亞洲)有限公司簽署股東與買賣協議。

鑑于這塊土地是由Samudra Pelangi獨資子公司Patsawan房產私人有限公司擁有,所以三井不動產(亞洲)需要認購Patsawan房產49%股權。

認購后,Samudra Pelang仍i將持有Patsawan房產另外的51%股權。【中国报财经】

依恩奥发1.5亿票据

(吉隆坡1日讯)依恩奥(E&O,3417,主板產业股)宣布,將发售总值高达1亿5000万令吉的可赎回可转换中期票据(RCMTN)。

董事局表示,依恩奥將发出余下的可赎回可转换中期票据,以完成整个RCMTN-A活动。

回顾去年9月初,该公司建议以10送1比例派送红股,另附加5送1免费凭单,以及发出总值高达5亿令吉的可赎回可转换中期票据(RCMTN),而该批凭单转换后所获得的资金將作为公司营运资本。【东方网财经】

東方末季淨利漲99.52%

(吉隆坡25日訊)較高投資及脫售收益貢獻,東方(E&O,3417,主板產業組)截至2015年3月31日止,第四季淨利增長99.52%至1億零75萬8千令吉,帶動全年淨利上揚34.53%至1億5千234萬6千令吉。

第四季營業額下滑37.72%至1億4千304萬令吉,全年營業額因產業、酒店及投資收益下滑,走跌9.58%至4億4千949萬7千令吉。

不過,納入聯營計劃營業額,調整後營業額為6億2千766萬5千令吉,比前期增加3千681萬3千令吉。

50送1庫存股

考量2015財政年業績表現,該公司建議以50股送1庫存股比例派息,相等於每股3.8仙股息。

展望未來,該公司將加強營銷策略、開發新營銷管道應對產業市場放緩趨勢,達到中期目標,並預計產業市場將在中長期內復甦,同時也計劃在吉隆坡市中心、伊斯干達、檳城及倫敦推出新產業計劃。(星洲日報/財經)

东家英国子公司拟上市

(吉隆坡25日讯)东家(E&O,3417,主板产业股)间接子公司——Eastern&Oriental(英国)有限公司(简称E&O英国),计划挂牌伦敦证券交易所的创业板(AIM)。

根据文告,这项首次公开募股(IPO)计划,将包括建议配售、建议限售(Restricted Offer)和建议献售(Offer For Sale)。

另外,在IPO后,每股普通股还将配上一张凭单,让股东有权利再多认购一股。

目前,E&O英国的董事部正在评估上市规模和发售价。

E&O英国是一家英国公司,1913年以Kamunting Tin Dredging有限公司名字成立,随后在2012年易名为E&O英国,主要业务是项目管理。

东家表示,当初投资在E&O英国的成本约为880万7437令吉。

“E&O英国在伦敦交易所上市,可巩固我们在英国的房产发展和投资业务,且能提升品牌名声。”

通过IPO计划,E&O英国将有能力增强财务状况,为再发展项目融资,包括ESCA House、Landmark House和Thames Tower。【南洋网财经】

東方財測遭下調‧該賣出套利嗎?

東方(E&O,3417,主板產業組)最新業績如何?展望如何?我已持有多年,可以賣出套利嗎?

答:
房市轉弱,東方上財政年產業銷售不如預期,現財政年展望也不樂觀,並遭分析員紛紛下修盈利預測。

不過,該公司檳城填海項目和英國子公司上市計劃的進度良好,可能有助於改善市場情緒。

東方第四季減持吉隆坡項目股權賺進4千800萬令吉,帶動2015財政年淨利上揚34.5%至1億5千230萬令吉。全年產業銷售總額共9億8千萬令吉,低於管理層的12億令吉目標,主要是依斯干達和檳城市場表現欠佳。

安聯星展研究認為,扣除減持吉隆坡項目等一次過盈利1億零300萬令吉,該公司第四季核心盈利僅有340萬令吉,全年更下跌42%至4千300萬令吉,遠遠不如預期。

安聯星展研究補充,雖然該公司待進賬銷售達8億6千800萬令吉,英國資產上市也可以加強海外業務,但檳城填海項目費時甚長,加上房市仍弱等利空,可能影響該公司的業務表現。

安聯星展研究基於房市疲弱而將2016財政年盈利預測大砍34%。該行表示,該公司庫存從2014財政年的7千500萬令吉提高到2015財政年的2億零800萬令吉,可能是Andaman公寓完成的緣故。

聯昌研究指出,雖然該公司2016財政年產業銷售目標是10億至15億令吉,但該行考慮到房市疲弱、公司盈利和銷售遜於預期等,決定將2016至2018財政年盈利預測調低2至11%。

MIDF研究也將2016財政年核心淨利預測調低2%。

檳城填海項目方面,管理層表示,總共接獲4項計劃書,需時4週評估,下一步是在6個月內與第一層次投資者洽商,並在接下來的12個月內與第二層次的聯營投資者合作開發這個項目。

至於英國子公司上市計劃,該公司估計可在今年底前完成,以將持股降至50%以下後,把負債比從目前的0.6倍減至0.3倍。該公司相信這項計劃不會獲得任何盈利,因為上市費用將抵銷產業重估利潤。

分析員普遍給予中和及守住評級,目標價介於1令吉95仙至2令吉零2仙;惟大眾研究則予以短線買進評級,目標價達2令吉60仙。(星洲日報/投資致富‧投資問診‧文:財經組)
