AXIS产托1.55亿购地


2017年7月25日
(吉隆坡24日讯)AXIS产托(AXREIT,5106,主板产托股)以总值1.55亿令吉向华商控股(WASEONG,5142,主板工业产品股)收购位于彭亨州关丹格宾MIEL工业区内,占地126.55英亩的工业厂房及地皮。

届时,该产托管理的资产总规模(AUM),将会增加至24.08亿令吉。

今天,AXIS产托发文告指,该厂房位于彭亨州关丹格宾MIEL工业区内,距离关丹港口4公里;面向南中国海的关丹港口,是一个货柜深海港。

该港口将会是东海岸工业走廊工业与制造活动迅速扩展的催化剂。

在完成收购后,该产业将出租给华商控股子公司Wasco Coating大马私人有限公司,先锁定15年租期,有更新另外5年的选择权,租金每3年调涨10%。

出席签约仪式者,包括AXIS产托主席东姑拿督斯里沙哈布丁、总执行长兼财务董事梁洁美、华商控股董事经理兼总执行长曾钊联,及管理层及董事。

梁洁美指:“对于这项收购,我们感到很高兴,因为该产业接近关丹港口,且有长期租约,将进一步加强产托组合。”

华商赚9770万

随着该产托持续扩大组合及资产规模,这将成为第40项产业。

预计该收购将对2017财年的净利带来贡献。

另一方面,华商控股则从脱售活动中,获得约9770万令吉单次净利。

所得款项当中的1.05亿令吉,将用来偿还债务,剩余5000万令吉用作营运资本。

华商控股指,脱售活动是释放资产资本增值的计划之一,同时,也能够改善营运资本。

次季净利跌36%

AXIS产托(AXREIT,5106,主板产托股)截至6月30日次季,净利跌36.2%至2326万6000令吉;但仍派息2.17仙。

AXIS产托向交易所报备,次季营业额持平在4163万9000令吉。

累计上半年,净利滑落25.4%至4591万3000令吉;营业额涨1.6%,报8433万2000令吉。

管理AXIS产托的Axis产托经理有限公司(ARMB)表示,当季总开销为1809万6000令吉,其中622万1000是产业开销,另外1187万5000令吉是非产业开销。

同时,该公司也宣布派发每单位2.17仙的股息。

“在充满挑战的市况,我们对投资组合持续交出稳定及良好回酬感到高兴。目前,出租率企于89%,加权平均租赁期限约(WALE)为4.51年。”

此外,次季的租金也调涨6%,另有接近100万平方尺的空间,已获得租赁更新和取得新租户。

AXIS产托乐观看待公司在本财年可维持现有表现,主要归功于目前投资组合的称心表现,及积极寻求优质收购的增长策略。【e南洋】

撙节奏效购产提振赚益.AXIS产托前景看俏

(吉隆坡25日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)削减成本推动盈利稳定增长,并积极物色优质资产以加强业务,分析员普遍看好其业务展望。

由于该公司今日将举行业绩汇报会,部份分析员决定过后再调整其盈利预测。

该公司第二季核心净利分别按年和按季增长5%和3%,报2350万令吉,占市场全年预测的47%。该公司第二季业绩和股息表现符合预期,除了撙节措施奏效,该公司3月卖出盈利较低的Axis Eureka,也是主要原因之一。

马银行研究看好该公司收购彭亨工用产业将提振赚益,并促使该行分别调高该公司2018至2019财政年盈利预测3%。

马银行研究指出,新收购资产签下15年租约,并可续约5年,包括常年调整幅度的每月租金介于100万至140万令吉,净回酬率达6.8%,高于该行预计的5.1%。

该行补充,AXIS产业信托计划贷款收购上述资产,计划完成后,该公司累积负债比将从0.35倍提高到0.41倍。

MIDF研究也在纳入新资产的贡献后,将2018财政年盈利预测提高4%。

丰隆研究虽看好该公司的新资产收购计划可提高4至5%盈利预测,但决定在今日的业绩汇报后,再决定是否调整盈利预测。

最新进展:

AXIS产托(AXREIT,5106,主板产托股)截至6月底次季,净利跌36.2%至2326万6000令吉;同时派息2.17仙。

次季营业额4163万9000令吉,按季表现疲弱,归咎于出租率低,而且上一季度有脱售位于雪州赛城Axis Eureka。

首半年净利跌25.4%,至4591万3000令吉;营业额涨1.6%,报8433万2000令吉。

行家建议:

在出席业绩汇报会后,我们对Axis产托的未来展望持谨慎态度。

上半年净利仅占全年财测的44%,低于预期。

值得注意的是,好几个产业的出租率较低,,加上租金只保守上调了3%,私下配售也比预期迟完成,造成融资成本较高,将影响业绩表现,因此我们将2017财年财测下修13%,至9240万令吉。

明年时,关丹工业资产和Axis PDI中心的营收将增加,而配售活动在今年末季完成后,可以降低明年的融资成本,因此我们对净利预估的下调幅度较小,为3%,意味着可净赚1亿1990万令吉。

我们维持“跟随大市”评级,目标价格从1.55令吉,下调至1.50令吉。

AXIS产托第三季少赚11%

(吉隆坡23日讯)虽然AXIS产托(AXREIT,5106,主板产托股)截止9月30日第三季,净利跌10.7%,写3255万8000令吉;但仍派息2仙。

同期营业额持平在4199万6000令吉。

累计首9个月,净利急退19.9%,仅达7847万1000令吉;营业额则微扬1.1%,报1亿2632万8000令吉。

AXIS产托向马交所报备,当季总开销达1999万1000令吉,其中714万3000令吉是产业开销、1284万2000令吉是非产业开销、其余6000令吉是脱售成本。

AXIS产托总执行长兼财务董事梁洁美,通过文告表示:“在如此挑战的市况下,我们对产托组合持续交出稳定表现和优秀回酬感到高兴。”

她续称,出租率达90.1%,加权平均租赁期限(简称WALE)稳企于4.51年。第三季,组合的租金上调了5.9%。

此外,收购巴西古当的Kerry仓库,也将组合的空间面积提升16万3000平方尺,将总管理面积推高至759万5482平方尺。

梁洁美预见,今年的办公楼市场依旧会充满挑战,因为新供应将继续超越需求;不过,随着物流和制造领域的需求走高,工业产业市场将继续正面。【e南洋】

RECURRENT AND OPTIONAL INCOME DISTRIBUTION REINVESTMENT PLAN ("IDRP") APPLICABLE TO 2017 THIRD INTERIM INCOME DISTRIBUTION
On 23 October 2017, the Board of Directors of Axis REIT Managers Berhad (“Board”), the management company of Axis Real Estate Investment Trust (“Axis-REIT”) (“Manager”), has announced the quarterly results for the financial period ended 30 September 2017 and proposed a third interim income distribution in respect of the period from 1 July 2017 to 30 September 2017 of 2.00 sen per unit (of which 1.94 sen per unit is taxable and 0.06 sen per unit is non-taxable in the hands of unitholders) (“2017 Third Interim Income Distribution”).

The Board has determined that the IDRP, which allows unitholders of Axis-REIT to reinvest their income distribution in new units, will apply to the 2017 Third Interim Income Distribution, in which the gross electable portion of 1.00 sen per unit out of the 2017 Third Interim Income Distribution of 2.00 sen per unit (which is taxable in the hands of unitholders) (“Electable Portion”) can be elected to be reinvested in new units and the remaining portion of 1.00 sen per unit (of which 0.94 sen per unit is taxable and 0.06 sen per unit is non-taxable in the hands of unitholders) will be paid in cash.

The IDRP also provides the unitholders the option to reinvest the entire Electable Portion or part of the Electable Portion based on the proportion as determined by the Board. In this regard, the Board has also determined the proportion of the Electable Portion in which the unitholders can elect to reinvest in new units will be 0.50 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion, and the remaining 0.50 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion will be paid in cash. If the unitholders elect not to participate in the IDRP, then the Electable Portion will be paid wholly in cash.

The Board wishes to announce that the issue price of new units to be issued pursuant to the IDRP applicable to the 2017 Third Interim Income Distribution has been fixed today (“Price Fixing Date”) at RM1.49 per new unit. The issue price is based on the five (5)-day volume weighted average market price (“VWAMP”) of the units up to and including 20 October 2017, being the last trading day immediately prior to the Price Fixing Date of RM1.49 per unit, and after adjusting for a discount of RM0.08 which is approximately 5.09% discount to the five (5)-day VWAMP of RM1.57 per unit.

The Board has also announced on even date that the book closure date pursuant to the 2017 Third Interim Income Distribution and the IDRP has been fixed for 7 November 2017.

Barring any unforeseen circumstances, the new units arising from the exercise of IDRP will be listed on the Main Market of Bursa Malaysia Securities Berhad on 14 December 2017.

业绩逊色.AXIS产托淡静

(吉隆坡24日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)2017年第三季业绩及股息,落后马银行研究全年预测,主要受到特定资产的租户退租拖累。该行将其2017至2019财政年净利预测,分别下调4至7%。

虽然分析员稍为下调财测,不过AXIS产业信托的股价及交投皆显得平静,全天微跌2仙或是1.26%,至1令吉57仙,成交量仅有1000股,显示股东对最新业绩表现无动于衷,无意进行股票买卖。

分析员指出,目前AXIS产业信托正在评估各项产业,总值达2亿2900万令吉,以作为其潜在的收购目标,特别将重点放在物流设施、制造业设施及零售货仓等资产。

马银行研究的分析员维持中期盈利展望,即2017至2019年盈利成长介于2至9%,因新资产做出盈利贡献、调升租金(落在低单位数成长)及大部份的资产皆取得稳定的出租率等支撑。

该行下调未来12个月目标价至1令吉70仙,较之前的预测为1令吉75仙,保持“守住”评级。

AXIS产托建厂再转租
年回酬上看7%


2017年11月2日
(吉隆坡1日讯)AXIS产托(AXREIT,5106,主板产托股)以1987万6428令吉,向大马机场(AIRPORT,5014,主板贸服股)租下梳邦机场内7.02英亩大的地皮,建造工业厂房后转租Upeca Aerotech私人有限公司(Upeca)。

根据文告,AXIS产托与大马机场签署的契约租期长达49年,将于2066年12月30日到期。

而AXIS产托将会在上述土地,建造一座综合办公楼和制造厂房的单层建筑物,转租Upeca。

Upeca是伦敦交易所上市公司Senior PLC的子公司,主要业务为制造和分销航空飞行工具的零件。

AXIS产托预计,将可在年底前敲定向大马机场租地一事。之后,厂房的建造将会耗时一年,预计可在2018年12月15日前交货给Upeca。

而Upeca则已与AXIS产托签下20年的租约,并有额外两期长达六年的更新选项。

成本7416万

另外,上述厂房的发展成本将达7416万令吉,预计第三年后的初始回酬将达每年7%。

AXIS产托总执行长兼执行董事梁洁美指出,这项计划将提振公司的营业额、净产业收入和收入分配率。

上述项目,将相等于总资产管理规模的3%。【e南洋】

而AXIS产托会在该地皮,建造一座综合办公楼和制造厂房的单层建筑物,以每年558万令吉转租Upeca Aerotech私人有限公司(Upeca)。

行家建议

我们对这项收购相当惊讶,因完全没料到AXIS产托这么快就投入第二个新建发展项目,预计末季会收购更多已发展项目,如柔佛依斯干达公主城的资产。

虽看好长期租户能持续贡献净利,但我们对这项收购“中和”,因净利影响微小。

我们认为,该资产可贡献总回酬率7.6%,与第一个新建发展项目AXIS PDI中心一样,符合AXIS产托最近收购总回酬率7.5%至8%的目标,而组合总回酬率企于9.6%。

新项目明年12月15日完成,料不会影响2017和2018财年净利。

中和看待AXIS产托的前景,因缺乏有利于股息的增值收购,给予“跟随大市”评级。

租地发展长期正面.AXIS产托或发附加股降债


(吉隆坡2日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)向大马机场(Airport,5014,主板贸服组)租用梳邦土地发展新项目,分析员认为该计划对公司长期获利正面,惟在负债比走高情况下,不排除会推出附加股计划降低负债。

马银行研究指出,在纳入借贷成本以及新资产贡献后,下调该公司2018年的财测3.4%,但调高2019年财测1.5%。与此同时,该公司的负债比也将从目前0.36倍调高至0.38倍。

马银行、丰隆研究、肯纳格研究以及MIDF研究预测该发展项目可为公司带来6.8至7.6%之间的回酬。

肯纳格表示,他们对该公司这么快就进行第二笔“绿地投资”感到惊讶,原以为该公司会在今年第四季前会有更多“褐地投资”如:伊斯干达公主城一带购置新产业项目。

不过肯纳格对该公司寻得长期租户感到乐观,因为该公司可以维持长期的获利能见度。

马银行认为这是该公司潜在回酬催化剂,首3年每月租金约为46万5300令吉,3年后租金可再调整。

AXIS产托昨日宣布以1987万6428令吉向大马机场租用一片位于梳邦机场附近的7.02英亩土地30年,整个租期租金为每平方尺65令吉。

在租用该土地后,AXIS产托将建造一栋单层制造厂房以及办公室,过后将出租予航空零件制造公司Upeca Aeretech,租期为20年,可再延长6年。总发展成本为7420万令吉,当中包括1990万令吉的土地租用成本,预料在2018年15日完工。

丰隆研究指出,该公司有可能会发行附加股以减少该公司负债比,潜在发行附加股计划完成后该公司负债比将降至0.23倍。

今年周息率可维持4.7%

同时,MIDF业预测该公司今年的周息率可维持在4.7%。
