业绩逊色.AXIS产托淡静

(吉隆坡24日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)2017年第三季业绩及股息,落后马银行研究全年预测,主要受到特定资产的租户退租拖累。该行将其2017至2019财政年净利预测,分别下调4至7%。

虽然分析员稍为下调财测,不过AXIS产业信托的股价及交投皆显得平静,全天微跌2仙或是1.26%,至1令吉57仙,成交量仅有1000股,显示股东对最新业绩表现无动于衷,无意进行股票买卖。

分析员指出,目前AXIS产业信托正在评估各项产业,总值达2亿2900万令吉,以作为其潜在的收购目标,特别将重点放在物流设施、制造业设施及零售货仓等资产。

马银行研究的分析员维持中期盈利展望,即2017至2019年盈利成长介于2至9%,因新资产做出盈利贡献、调升租金(落在低单位数成长)及大部份的资产皆取得稳定的出租率等支撑。

该行下调未来12个月目标价至1令吉70仙,较之前的预测为1令吉75仙,保持“守住”评级。

分析员指出,AXIS产业信托计划在2018年第二季之前私下配售最多2亿9460万股新股(占批准基金规模的20%份额),料将相信冲淡其每股盈利及股息。

AXIS产托建厂再转租
年回酬上看7%

(吉隆坡1日讯)AXIS产托(AXREIT,5106,主板产托股)以1987万6428令吉,向大马机场(AIRPORT,5014,主板贸服股)租下梳邦机场内7.02英亩大的地皮,建造工业厂房后转租Upeca Aerotech私人有限公司(Upeca)。

根据文告,AXIS产托与大马机场签署的契约租期长达49年,将于2066年12月30日到期。

而AXIS产托将会在上述土地,建造一座综合办公楼和制造厂房的单层建筑物,转租Upeca。

Upeca是伦敦交易所上市公司Senior PLC的子公司,主要业务为制造和分销航空飞行工具的零件。

AXIS产托预计,将可在年底前敲定向大马机场租地一事。之后,厂房的建造将会耗时一年,预计可在2018年12月15日前交货给Upeca。

而Upeca则已与AXIS产托签下20年的租约,并有额外两期长达六年的更新选项。

成本7416万

另外,上述厂房的发展成本将达7416万令吉,预计第三年后的初始回酬将达每年7%。

AXIS产托总执行长兼执行董事梁洁美指出,这项计划将提振公司的营业额、净产业收入和收入分配率。

最新进展

AXIS产托(AXREIT,5106,主板产托股)以1987万6428令吉,向大马机场(AIRPORT,5014,主板贸服股)租下梳邦机场内7.02英亩大的地皮。

而AXIS产托会在该地皮,建造一座综合办公楼和制造厂房的单层建筑物,以每年558万令吉转租Upeca Aerotech私人有限公司(Upeca)。

行家建议

我们对这项收购相当惊讶,因完全没料到AXIS产托这么快就投入第二个新建发展项目,预计末季会收购更多已发展项目,如柔佛依斯干达公主城的资产。

虽看好长期租户能持续贡献净利,但我们对这项收购“中和”,因净利影响微小。

我们认为,该资产可贡献总回酬率7.6%,与第一个新建发展项目AXIS PDI中心一样,符合AXIS产托最近收购总回酬率7.5%至8%的目标,而组合总回酬率企于9.6%。

新项目明年12月15日完成,料不会影响2017和2018财年净利。

中和看待AXIS产托的前景,因缺乏有利于股息的增值收购,给予“跟随大市”评级。

租地发展长期正面.AXIS产托或发附加股降债


(吉隆坡2日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)向大马机场(Airport,5014,主板贸服组)租用梳邦土地发展新项目,分析员认为该计划对公司长期获利正面,惟在负债比走高情况下,不排除会推出附加股计划降低负债。

马银行研究指出,在纳入借贷成本以及新资产贡献后,下调该公司2018年的财测3.4%,但调高2019年财测1.5%。与此同时,该公司的负债比也将从目前0.36倍调高至0.38倍。

马银行、丰隆研究、肯纳格研究以及MIDF研究预测该发展项目可为公司带来6.8至7.6%之间的回酬。

肯纳格表示,他们对该公司这么快就进行第二笔“绿地投资”感到惊讶,原以为该公司会在今年第四季前会有更多“褐地投资”如:伊斯干达公主城一带购置新产业项目。

不过肯纳格对该公司寻得长期租户感到乐观,因为该公司可以维持长期的获利能见度。

马银行认为这是该公司潜在回酬催化剂,首3年每月租金约为46万5300令吉,3年后租金可再调整。

AXIS产托昨日宣布以1987万6428令吉向大马机场租用一片位于梳邦机场附近的7.02英亩土地30年,整个租期租金为每平方尺65令吉。

在租用该土地后,AXIS产托将建造一栋单层制造厂房以及办公室,过后将出租予航空零件制造公司Upeca Aeretech,租期为20年,可再延长6年。总发展成本为7420万令吉,当中包括1990万令吉的土地租用成本,预料在2018年15日完工。

丰隆研究指出,该公司有可能会发行附加股以减少该公司负债比,潜在发行附加股计划完成后该公司负债比将降至0.23倍。

今年周息率可维持4.7%

同时,MIDF业预测该公司今年的周息率可维持在4.7%。

最新进展

AXIS产托(AXREIT,5106,主板产托股)宣布,1.25亿个新配售单位定价为每单位1.43令吉。

该公司是在4月26日宣布,以配售方式,发出最多2亿5075万952个新单位。

每单位1.43令吉的配售价,相等于是5日成交量加权平均市价的5.17%折价。

上述配售活动的认购率已经超标。

行家建议

由于私配的稀释效应只是3.4%,中和看待该活动。预计每单位净利会降低3.4%,从9.66仙跌至9.33仙。

虽然AXIS产托2018财年净利会因节省利息,按年增7.5%至1亿1470万令吉,但被股本扩大11.3%抵消。

维持“买入”评级,但考虑到未来每单位净利和股息预测减少,下修目标价至1.66令吉。

若新资金全数用于偿债,可能降低AXIS产托的负债率,从目前的37.3%至29.4%。

不过,预计大部分资金将作为短中期计划的资本,如兴建工业厂房转租给Upeca Aerotech私人有限公司,成本约7320万令吉。

同时,未来该产托也可以购买更多带来回酬的资产。

投资产业价值重估.AXIS产托末季净利涨82%

(吉隆坡23日讯)受旗下投资产业公允价值调整所带动,AXIS产业信托(AXREIT,5106,主板产业投资信托组)截至2017年12月31日止第四季净利上涨81.70%至4409万1000令吉,前期为2426万6000令吉。

全年净利微升0.22%至1亿2256万令吉,前期为1亿2229万2000令吉。

第四季营业额小涨0.06%至4241万7000令吉,全年营业额微增0.83%至1亿6874万5000令吉。

派息1.94仙

该公司董事部建议派息1.94仙。

AXIS产业信托在文告中表示,第四季总开销共1997万1000令吉,净收入则为2244万6000令吉。而第四季旗下投资产业的公允价值增加2052万4000令吉。

展望未来,该公司乐观认为基于现有投资组合取得满意表现和成长策略,预期可在2018年保持目前的表现。

AXIS今年收购2.9亿

(吉隆坡24日讯)AXIS产托(AXREIT,5106,主板产托股)将继续专注于收购工业资产,预计今年收购目标总值达2.92亿令吉。

AXIS产托总执行长梁洁美在出席2017财年末季和全年业绩汇报会时指出:“我们看好今年工业领域展望,预计制造和货仓方面会增长,特别是货仓需求,将受到电子商务的发展推动。”

该公司将继续专注收购A级、拥有长期租约及良好条件的物流和制造厂,还有地点优越、可用作“最后一公里”分销的零售货仓。

她说,以目前经济概况和新增供应量来看,今年办公室市场将持续面对放缓挑战,该公司将会保持谨慎,适当考虑收购有好租客的办公室。

今年收购目标2.92亿令吉,包括已获得收购制造厂和货仓的三项得标书,收购价总值1亿5065万令吉。

更多新收入

这包括位于柔佛Indahpura的三间制造厂、还有分别一间在森美兰州新那旺(Senawang)的制造厂和莎阿南的货仓。

今天出席者有投资与投资者关系部经理曾芷薇、投资部主管西华、财务总监吴彩蝶,以及房产部主管罗长莲。

梁洁美指出,AXIS产托今年展望正面,Wasco厂将在本财年开始带来全年贡献,还有位于Axis Mega分销中心第一阶段发展的雀巢分销中心,占地51万5000平方尺,本月底将完成,并从今年6月贡献租金收入。

而第二阶段发展会在今年启动,将占地大约50万平方尺地皮发展成货仓。

该公司将进行第二项量身打造的项目,为Upeca Aerotech私人有限公司兴建一家制造厂,位于梳邦国际航空中心科技园,将从本季开始动工,年底前完成。

东海岸寻机会

在去年完成收购位于彭亨的Wasco厂房后,AXIS产托将会进一步探讨东海岸的收购机会。

西华指出,东海岸靠近物流和港口,所以具备很大的商机。

租用率增至93%

“目前,AXIS产托正在洽谈着在关丹再收购多一家厂房,但目前仍处于初期阶段。”

从去年第三季开始闲置的D21物流货仓,将从2月开始获得全面租用,届时整体租用率将会从去年91%,提高至93%。

梁洁美说:“D21物流货仓获得全面租用后,租用率将获得改善。我们一直都致力于将租用率推高到90%以上。”

截至去年12月31日,该产托租用率达91%,而租金调升率则达6.25%

此外,AXIS产托也努力把租金调升率推高至介于6%至8%水平。

末季净利劲扬82%

AXIS产托的投资产业获重估收益,带动截至去年12月31日末季净利按年上涨81.7%,达4409万1000令吉或每单位3.87仙,上财年同季达2426万6000令吉或每单位2.2仙。

每股派息0.92仙

末季营业额从4239万令吉,按年微升0.06%,达4241万7000令吉。

合计全年,净利按年略增0.22%,达1亿2256万令吉或每单位10.97仙,而营业额则上扬0.83%,达1亿6875万令吉。

同时,派发每单位0.92仙终期股息,将在下月6日除权。

罗长莲指出,目前,AXIS产托旗下闲置的资产面积达71万7880平方尺,已获得22万3878平方尺的新租约,从首季开始生效。

“通过填补这些闲置资产,我们预计,今年每单位股息最高增加1.47仙。”

去年,该产托派发总共每单位8.26仙股息。【e南洋】

业绩符预期.AXIS产托展望保守

(吉隆坡24日讯)尽管AXIS产业信托(AXREIT,5106,主板产业投资信托组)第四季业绩符合预期,且周息率高于同侪,惟分析员普遍保守看待该公司业务展望。

该公司第四季净利上涨81.70%至4409万1000令吉,第四季营业额小涨0.06%至4241万7000令吉。

丰隆研究、马银行研究、肯纳格研究及联昌研究皆看淡该公司未来表现,并下调目标价与盈利预测,盈利预测下调幅度介于1.1至3%。

安联星展研究表示,该公司整体出租率为91%,若达到100%的出租率,那么可为该公司带来1800万令吉的盈利,每股股息有望增加19%。

相较之下,MIDF研究与艾芬黄氏研究维持及上调该公司评级至“买进”。

MIDF认为,该公司资产管理增至40项后,正收购3项资产,包括为雀巢(NESTLE,4707,主板消费品组)建造的巨型分销中心,有望在下半年开始贡献盈利。

艾芬黄氏则表示,该公司股价已经挫至最低点,其周息率预期在6%,比往年的5.6%还要来得高,预期未来1年内,回酬率达16%。

分析员基于该公司的目标价介于1令吉40仙至1令吉66仙。

Axis产托(AXREIT,5106,主板产托股)上周一(12日),正式交付首个发展项目Nestle DC@Axis Mega分销中心(简称Axis Mega DC),并出租予雀巢产品私人有限公司。

Axis Mega DC占地50英亩,其中Nestle DC占24.8英亩,剩余面积目前充当停车场(第二阶段),可产生180万令吉租金收入。

行家建议:

根据与雀巢产品的协议,预计Axis Mega DC会从2018财年下半年起做出贡献。

我们预计Axis产托每年将有1922万令吉租金收入,相等于每平方尺约3.11令吉,高于前租户每方尺1.60至1.80令吉。

随着Nestle DC完成,该产托计划今年开始Axis Mega DC的第二阶段工程,发展约50万方尺的仓库空间,预计净利贡献如同第一阶段。

我们认为,该产托进行中的收购可能提振净利,包括柔佛Indahpura三间制造厂、森美兰州新那旺(Senawang)制造厂和莎阿南的货仓,以及预计12月完成第二个发展计划——Upeca Facility,但料净利增幅少于2%。

虽然我们喜欢Axis产托持续注入资产和产业发展,惟潜在的第二批私配,可能稀释今明财年每单位股息4至6%,并拉低目标价约6.3%,因此等待私配完成之际,维持评级。
