大马第一产托3600万卖资产

(吉隆坡15日讯)大马第一产托(AMFIRST,5120,主板产托股)建议3600万令吉,脱售AmBANK集团领导中心,给Techvance产业管理私人有限公司。

该办公楼位于吉隆坡P南里路末端的Puncak路,共13层,历史长达25年。

根据文告,于2006年12月21日以1906万令吉购入该办公楼,至今年3月底,净账面价值为2290万令吉。

该公司指出,在考虑了估价师吉隆坡Cheston国际私人有限公司达3000万令吉的估值后,双方针对上述买卖价达成协议。

扣除产业盈利税后,料获得840万令吉净收益,计划在支付所有开销后,将部分资金派发单位收入分配给持有者,其余则用来偿还银行贷款和未来收购。

大马第一产托的负债率也将从38.3%降至37%。【南洋网财经】

(吉隆坡19日讯)大马第一产托(AMFIRST,5120,主板产托股)获银行贷款2亿5000万令吉,以收购槟州威中的6块土地和霸市。

根据文告,该公司是向大众银行和大马银行借贷,贷款期限长达5年,从第一期贷款开始计算,同时可和两家银行酌情延长期限。

在截至首半年的业绩报告中显示,负债率企于38.27%。随着银行贷款,将提高负债率至45.7%,不过,仍低于证监会规定的50%上限。

该公司收购的土地,包括一栋3层楼的Mydin霸级购物中心,以及1242个停车位和1236个电单车停车位。【南洋网财经】

大马第一产托 第三季少赚44%

(吉隆坡13日讯)大马第一产托(AMFIRST,5120,主板产托股)截至去年底第三季,净利大跌44.35%,报504万6000令吉,上财年同期为906万7000令吉。

该公司向马交所报备,第三季营业额跌9.84%,录得2417万4000令吉,上财年同期为2681万1000令吉。

同时,累积首9个月,大马第一产托净利达2097万7000令吉,跌30.85%;营业额则跌9.16%,报7376万3000令吉。

该公司指出,由于营业额降低,利息开销更高,拖累截至去年底首9个月内,净产业收入和净信托收入分别下滑13%和33%。

根据文告,首9个月内营业额表现下滑,主要是因为Prima9和大马银行大厦(Menara AmBank)出租率低。

且Summit零售空间和酒店在进行提升工程,所以降低租金,给予租户回扣。

此外,首9个月内的利息开销,也随着额外融资来提升现有产业和支付Mydin Hypermall定金,提高了20%。

大马第一产托净利飙4.9倍

(吉隆坡21日讯)大马第一产托(AMFIRST,5120,主板产托股)截至3月31日财年末季,飙涨492.38%,同时派发每单位3.07仙的收入分配。

该公司末季净赚4739万6000令吉,远超上财年同季的800万1000令吉。营业额则按年微跌0.07%,写2603万2000令吉,几乎和去年同季持平。

大马第一产托指出,MydinHyprmall收购计划在1月完成后,如今已为公司带来租金收入。再者,公司完成脱售大马银行集团Leadership Centre,入账1220万令吉。

同时该公司将于下月30日支付每单位3.07仙的收入分配,除权日为下月4日。

全年而言,净利按年涨78.33%,报6837万2000令吉,不过营业额则跌6.64%,至9979万4000令吉。【南洋网财经】

产业出租前景挑战大·大马第一信托或售资产减债

(吉隆坡14日讯)大马第一信托(AMFIRST,5120,主板产业投资信托组))办公楼与零售产业出租前景深具挑战,每次租金调整只增长2至4%,管理层未来可能脱售资产以减负债。

丰隆研究最近会晤该公司管理层获知,近期透过发债以2亿5000万令吉收购槟城麦丁商场,负债率已增至46.1%,因而限制了进一步扩展的可能性。

丰隆说,该产托目前有组合资产达16亿2800万令吉,潜在筹集6350万令吉。

“管理层可能再脱售一些资产以减低负债,包括目前放空的Prima 9产业。”

目前梳邦高峰(Summit)办公楼与零售获租率低於80%,其中Prima9空置,而RBC投资服务拨Prima10的40%空间(损失约220万令吉收入;基於赛城办公市场挑战大,可能造成进一步下行风险。

“管理层不认为Summit受到柏威年产业信托(PAVREIT,5212,主板产业投资信托组)首邦USJ大门购物商场竞争,後者专注高端消费者,而是互补效应。”

丰隆指出,高峰购物商场已展开7000万令吉整修工程,预期7月完成,可制造更佳购物体验和有助租金上涨与获更佳出租率。

至於大马银行大厦租金上扬,与脱售AGLC可改善出租率和让租金有上涨空间;麦丁购物商场明年全年贡献有望获1600万令吉,相比这个财政年只两个月贡献。

2016年初正当大马产托股价上涨声中,大马第一信托股价却跌21%至75仙,相比52周新高95仙;每单位分利亦从2012年高峰的9.31仙下行至5.1仙。

丰隆说,要使高峰转盈可能需时,预期新首席执行员与财务员去年1月与11月上任,改变策略与布局有助改善业务,进而结出果实。

大马第一产托次季赚542万

2016年11月16日
(吉隆坡15日讯)大马第一产托(AMFIRST,5120,主板产托股)截至9月杪第二季,取得541万5000令吉净利,并宣布派发每单位1.93仙收入分配。

收入分配的除权日及享有权益日,分别落在本月的25日与29日。

另外,新购入资产Mydin大型商场收入增加,加上大马银行大厦出租率与租金提高,大马第一产托同季营业额,从2470万2000令吉增加至2799万2000令吉,按年扬13.32%。

合计首半年,公司净利按年滑落27.94%,从1593万2000令吉收窄至1148万1000令吉。

同期营业额则按年起12.25%,从4958万8000令吉提高至5566万5000令吉。【e南洋】
