丽阳末季净赚2908万

(吉隆坡19日讯)丽阳机构(TROP,5401,主板产业股)截至12月31日末季净利按年下跌85.36%,因为上财年同季因脱售地皮取得一笔收益,且上调投资产业合理价格而取得较高盈利。

公司末季净赚2907万7000令吉,或相等于每股净利2.01仙,上财年同季达1亿9866万令吉或14.24仙。

同期营业额则按年减少66.27%,至3亿488万令吉。

至于全年业绩,净利按年收窄33.13%,至2亿2330万令吉或每股净利15.53仙;营业额则下跌28.78%,至12亿5271万令吉。

派息2仙

同时,公司宣布派发每股2仙单层中期股息,并在3月3日除权。

丽阳机构表示,由于政府打房措施、推出消费税(GST),及收紧银行贷款,导致产业市场黯淡,所以短期展望预计仍面对挑战。

尽管如此,集团截至去年12月31日销售额达15亿5000万令吉,超越前年的总销量,未入账销售达31亿令吉。【南洋网财经】

He was appointed as the Group Financial Controller of SPK Sentosa Corporation Berhad in May 1994 and left in March 1995.He was the Group General Manager of Audit in Mun Loong Berhad from April 1995 to December 1997. He became the Chief Executive Officer of Gabungan Strategik Sdn Bhd in January 1998 and left in March 2004. He then served as the Political Secretary to the Minister of Finance II of Malaysia from April 2004 to March 2008. Currently, he is the President and Chief Executive Officer of Citaglobal Sdn Bhd.

麗陽首季賺1517萬‧1600英畝土地待釋放

(吉隆坡19日訊)麗陽機構(TROP,5401,主板產業組)截至2016年3月31日第一季淨利下跌21.31%至1千517萬令吉,主要受前期數據納入590萬令吉售地盈餘影響。
首季營業額下滑26.6%至2億8千692萬5千令吉。

截至今年3月杪,麗陽未入賬銷售企於30億令吉,可支撐未來2至3年盈利表現。

同時,集團資產脫售策略也將融資成本從前期的1千470萬令吉減半至780萬令吉。

麗陽機構表示,受到政府打房措施,以及金融銀行收緊信貸,房市依舊低迷,短期前景依舊充滿挑戰,但房產發展仍是集團核心焦點,將繼續釋放1千600英畝,潛在發展總值(GDV)逾500億令吉的土地計劃。

“雖然市場放緩,麗陽機構有信心可推介吸引購屋者的正確發展計劃。”

丽阳機構(TROP,5401,主板产业股)截至3月底首季,净利按年下滑21.31%,从1927萬7000令吉,走低至1517萬令吉或每股净利1.05仙。

当季营业额报2亿8692萬5000令吉,逊於去年同季的3亿9092萬令吉,跌幅达26.6%。

由於该公司在去年首季获得脱售地皮和Tenaga Kimia私人有限公司股权的收入,造成比较基础高企,因而导致今年首季的净利和营业额按年下跌。

行家建议
丽阳機構2016财年首季1520萬令吉的核心净利,低於我们的预测,部份归咎於该公司去年同期脱售资产所得。

尽管如此,我们预测丽阳機構在接下来的季度,盈利将会源源不绝,因为将有更多的脱售土地计划,以及更高的过渡进账。

在首季,该公司的新产业销售额达2.04亿令吉,按年起16%,截至3月底未入账销售额也达到健康的30亿令吉水平。

此外,该公司也按照原定计划,在今年推介总值15亿令吉新项目,大部份集中在中马及北马,並持续专注城镇及综合住宅发展。

今年推18億房產‧麗陽15億營收可達標

(吉隆坡26日訊)麗陽機構(TROP,5401,主板產業組)2016年營業額有望在強勁未入賬銷售支撐下,達到15億令吉的目標。

麗陽機構首席執行員拿督游國成在股東大會後表示,今年產業市場不是很好,依然充滿挑戰。

“公司今年的銷售目標為12億令吉,並擁有31億3千萬令吉的未入賬銷售。”

他說,在計算未入賬銷售,今年的營業額將有望達到15億令吉。

該公司截至2016年3月31日止首季淨利下跌21.31%至1千517萬令吉;營業額則下滑26.60%至2億8千692萬5千令吉。

他透露,該公司預計在今年推介總值18億令吉的的房產項目,主要以有地房產為主。

麗陽機構副首席執行員拿督陳永隆說,目前該公司有約8項在進行中的產業發展項目,截至今年3月,剩餘發展總值(G D V)逾456億7千600萬令吉。

他說,部份項目已在今年推介,並陸續推出新階段的項目。

游國成補充,目前有地房產依然擁有需求,而該公司除了發展房產外,也發展學校。

他說,麗陽機構目前擁有1千600英畝土地儲備,潛在發展總值逾500億令吉。

游國成說,該公司的淨負債已由兩年前的0.7倍降至目前的0.3倍,證明公司擁有強勁的資產負債表。(星洲日報/財經)

丽阳委松下营造任统筹承包商

(八打灵再也28日讯)丽阳机构(TROP,5401,主板产业股)已委任日本松下(Panasonic)集团子公司大马松下营造(PanaHome Malaysia),成为旗下雪州Tropicana Aman城镇发展项目第三阶段的统筹承包商(Turnkey Contractor)。

该项邻近哥打甘文宁(Kota Kemuning)的第三阶段发展项目为Cheria Residences,发展总值达3.58亿令吉。

丽阳机构总执行长拿督游国成,和松下签署合作协议后表示,这项总值1.68亿令吉的合约,将建造272间半独立式房屋,并为这些住宅单位提供智能房屋科技。

“这是一项相当策略性的合作关系,公司与大马松下营造拥有共同的目标。”

该公司将于下个月推介Cheria Residences,预计2019年竣工。【e南洋】

丽阳5.7亿售地赚5550万

(吉隆坡1日讯)丽阳机构(TROP,5401,主板产业股)以总值5亿6980万令吉,脱售位于新山蒲莱占地251.6英亩的可开发土地。

今日,丽阳机构间接子公司Tropicana Desa Mentari与Tiarn海外集团签署买卖合约,预计从中取得5550万令吉净利。

至于在脱售后取得的2亿1840万令吉,将用于营运资本,以及偿还银行贷款。

此外,这也符合集团减少债务活动,以加强财务基础。

扣除任何不可预见的情况,并假设取得相关监管批核,及达到所有条款下,该项交易预计在2022年下半年完成,将会对集团长期净利带来贡献。

5.7亿售新山地段‧丽阳套现减债行动正面

(吉隆坡5日讯)丽阳机构(TROP,5401,主板产业组)独资子公司丽阳帝沙蒙达里上周五(7月1日)与Tiarn Overseas集团签署买卖合约,以5亿6990万令吉现金价脱售新山的251.6英亩土地。

该笔款项将分为5年接收,预期2022年下半年完成。

分析

艾芬黄氏研究正面看待上述交易,认为既可以为该公司筹集资金,也显示管理层套现资产减债的决心。

丽阳机构2013年9月以3亿6660万令吉向Lee Pineapple公司买下上述土地,计划开发为发展总值64亿令吉的住宅和商业房产。目前,这片土地依然空置。

该公司预期上述交易可赚进5550万令吉,并计划将扣除银行贷款、其他开销后剩下的2亿1840万令吉充作营运资本或付还银行贷款。

将推18亿新项目

该公司计划推出18亿令吉新项目,并维持全年15亿令吉销售目标。

分析员考量到市况疲弱压挤赚幅,并依据稽查账目调整后,决定将2016财政年每股盈利预测调低15.6%。

不过,该行看好丽阳机构2017和2018财政年赚幅有望提高,加上进账转强,相信业绩也会跟着改善。

该行依据最新产业发展总值和2015年数据调整后,将目标价从1令吉95仙降至1令吉73仙,评级保持“买进”。

目標價:1.73令吉

麗陽機構(TROP,5401,主要板房產)子公司Tropicana Desa Mentari私人有限公司以5億6980萬令吉脫售位于柔佛振林山(Gelang Patah)土地所得,料可強化財務狀況。

Tropicana Desa Mentari與Tiarn Oversea集團私人有限公司簽署買賣協議,以5億6980萬令吉脫售位于柔佛振林山佔地面積251.6英畝的土地,預計將在未來五年內分階段完成,料將于2022年下半年全面完成。

我們正面看待是項脫售計劃,因為麗陽機構將從中取得5550萬令吉收益。同時,麗陽機構計劃將有關收益,用作營運資本和活償還銀行貸款,藉此降低負債比例,強化財務狀況。

為此,我們預計該公司盈利將在2017年和2018年取得成長,因此維持該公司“買進” 評級,目標價1.73令吉。

丽阳机构能否长期持有?

产业股丽阳机构(TROP,5401,主板产业组)是否能长期持有,小弟一年多前买进股价1.52令吉,现在价格1.06令吉左右,这个股前景如何,财务状况又如何,交易量又很少,这个公司有新的发展业务吗?

答:是否能长期持有,以下一点公司资料与发展供参考:该公司最新业绩表现方面,截至2016年3月31日为止第一季,净利下跌至1517万令吉(每股净利为1.05仙)、前期净利为1927万7000令吉(每股净利为1.37仙)。第一季营业额为2亿8692万5000令吉,前期为3亿9092万令吉。

在业务前景方面,该公司在宣布上述最新业绩时表示,公司短期内的前景依然具挑战,主要是政府实施打房冷却市场措施,以及银行贷款政策持续严格与紧缩,导致国内产业市场陷入低迷状态。

该公司在2016年采取的策略,将继续以市场为导向及适应市场需求,同时专注释放巴生河流域及北马地区土地的价值。公司在大马市场持有逾1600英亩的土地,它的潜在发展价值达到逾500亿令吉。

财务情况,截至2016年3月31日为止,该公司的总资产为68亿6598万令吉,而非流动资产达39亿5113万2000令吉,主要包括产业/工厂/器材总值为6亿2903万1000令吉、供发展土地为24亿3111万3000令吉、在共同控制公司投资为3亿4466万7000令吉。

流动资产领域的产业发展成本为10亿2025万2000令吉、库存总值为1亿2854万2000令吉、贸易及其他应收款项为6亿零770万6000令吉、及现金及银行余款为7亿7544万8000令吉。

另一边厢,同期间的总负债为35亿2654万3000令吉,包括非流动负债下的借贷为13亿1080万8000令吉、贸易应付款项为4亿4060万5000令吉,而流动负债下的借贷为5亿5432万2000令吉、贸易及其他应付款项为6亿7338万5000令吉。

该公司最新的业务发展,是甫于7月5日宣布,以5亿6990万令吉代价脱售新山的一块占地251.6英亩土地。该笔款项将分成5年接收,预料2022年下半年全面完成。该公司预期有关土地交易可赚进5550万令吉,计划在扣除银行贷款及其他开销后,剩下的2亿1840万令吉将充当营运资本或偿还银行贷款。

分析员根据最新产业发展总值和2015年数据调整后,将该公司的目标价从1令吉94仙下调至1令吉37仙,惟保持“买进”评级。

丽阳次季赚3332万

(吉隆坡26日讯)丽阳机构(TROP,5401,主板产业股)截至6月30日次季净利扬43.8%,至3331万6000令吉;营业额增长14.6%,报3亿5808万令吉,或每股净利2.3仙。

累计上半年,净利起14.2%,至4848万7000令吉;营业额滑落8.3%,报6亿4500万5000令吉。

根据文告,次季营业额是由巴生谷和北部主要的项目营业额入账走高所主导。

因此,税前盈利也随之激增69.6%,报4410万令吉,归功于主要楼盘的净利贡献,以及财务费用减少。

黄金区

展望未来,丽阳机构依然在达到12亿令吉新销售的轨道上,主要由进行中的项目,以及超过1300英亩的黄金地段潜在的500亿令吉发展总值所主导。

至于今年的前景,则料挑战依旧,不过,该公司相信,黄金地皮的有地房产和综合发展项目,需求依旧存在。【e南洋】

售Damansara Intan
丽阳机构套现2490万


2016年9月3日
(吉隆坡2日讯)丽阳机构(TROP,5401,主板产业股)以总值2490万2500令吉,脱售位于八打灵珍珠白沙罗(Damansara Intan)面积107万平方米的办公楼和停车场。

该地其他设施,包括1519个停车位、门栅、发票机器和自动付款机器等停车场设施。

丽阳机构是透过间接独资子公司Dicorp,脱售上述资产。

Dicorp昨日与SCP资产私人有限公司签署买卖合约,预计在第4季完成。

赚1802万

丽阳机构估计,脱售可带来1802万令吉净利。

该笔资金将用于营运资本以及偿还银行贷款,这也符合集团减少债务的活动,以加强财务实力。【e南洋】
