产业销售推高百乐园下半年盈利

(吉隆坡28日讯)乍看之下,百乐园(Paramount Corp Bhd)在2017财政年并没有取得良好的开局,尽管营业额上涨27%,但首半年净利按年下跌32%至2300万令吉。

但是,同期的单次收益掩盖了该集团产业销售大幅反弹,这将在未来几个季度转为强劲盈利。

该集团总执行长周胜忠告诉《The Edge》财经日报指出:“百乐园首两个季度表现强劲,首半年完成销售约为4亿2000万令吉。”

这与该集团在2016年全年的4亿300万令吉销售形成鲜明对比。

截至2017年6月,百乐园未入账销售达5亿3400万令吉,较去年同期的3亿5600万令吉,增长50%。

强劲的销售反映在集团首半年的产业收入年增25%至2亿2780万令吉。可惜的是,由于结合经常和非经常项目,这并没有转为更强劲的净利。

首先,百乐园教育臂膀在去年同期脱售公寓,取得880万令吉的特殊收益。

其次,位于莎阿南Glenmarie,占地12万平方尺的零售商场Utropolis Marketplace今年开始蒙受亏损,首半年亏了约400万令吉。

鉴于零售市场疲软,周胜忠承认,该商场未来两年内不可能获利,这将导致每年损失约800万令吉。

也就是说,这将被确认更大程度的未入账销售所抵销。

他维持今年整体产业市场反弹,集团销售业绩表现强劲的看法。

他解释说:“2015和2016年出现急剧下滑。由于当时充斥许多不确定性,许多买家选择推迟购买。但现在他们正重回市场。”

在过去3个季度,百乐园的预定产业销售达6亿3000万令吉,缔造该集团的纪录。

他强调,产业市场复苏很大程度只限于60万令吉的市场。屋价80万令吉及以上的高档产业并不会出现回升。

他解说:“产业需求依然旺盛,但必须是可负担的。”

虽然该集团有一些高档产业出售,周胜忠表示,百乐园一直将大部分产业项目定价在40万至60万令吉区间。因此,该公司不必大幅度修订定价策略。

百乐园的产业项目包括Sejati Residences、Utropolis Glenmarie、Bukit Banyan、Greenwoods Salak Perdana和Utropolis Batu Kawan(槟城)。

相比之下,之前专注于高档产业的发展商,可能因为要调整而遭一些赚幅压缩。

“过去,一些发展商可能错误地判断市场的负担能力,特别是如果他们看的是平均家庭收入,这远远高于家庭收入中值。”

根据统计局,家庭收入的中值约为每月4600令吉。假设偿还率为30%,周胜忠说,大多数家庭只能承担30万令吉的30年期贷款。

因此,他说,主要城市如雪兰莪和吉隆坡仍然出现产业短缺。短缺的部分原因是产业价格与大部分买家所可承担的价位失配。

根据全国产业资讯中心(NAPIC)2016年的数据,周胜忠表示,基于平均家庭人数为4.31及人口3306万人,我国的平均家庭户数应为767万。但是,只有495万个单位的产业。这意味着短缺36%或272万个单位。

有趣的是,大部分短缺来自吉兰丹、沙巴和砂拉越,分别是30万4391、47万6009,以及38万4985个单位。

根据雪州每户平均人数为3.9人,该州630万名居民应需要160万个房屋,但只有139万个产业单位供应,出现13%或约21万3426万个单位的短缺。

周胜忠说,未来将增加25万7633万个单位,但要在未来5年方可交付。

同时,雪州是人口增长最快的州属,部分原因是城市迁移。他预估,该州每年对房屋的需求将增加约5万1000个单位。

另一方面,同样的统计数据显示,森美兰的供应短缺最少,且是新产业供过于求最多的州属。

正是这种供求动态,令周胜忠看好产业市场前景。因此,该集团继续物色更多地库,尤其是在雪州。

与此同时,百乐园仍有一大催化剂。

该集团预计在第四季完成Sri KDU Campus与Alpha Real Estate Investment Trust的销售和回租协议后,将进账7000万令吉。

据他说,该集团将寻求派发约3000万令吉的特别股息来奖励股东。这大约是每股7仙。在2016财年,该集团支付8.5仙的股息。

百乐园为套现调整教育臂膀

周胜忠指出,将贡献集团营业额和净利约30%的教育业务套现仍在计划当中。

然而,这不会很快发生,因该集团为了套现计划而调整该业务。

自百乐园在今年初以1亿8300万令吉向Character First私人有限公司收购创育集团(REAL Education Group)的66%股权,市场一直预期扩大后的教育臂膀将分拆上市。

此次收购将使百乐园扩大K-12业务。K-12即包括幼儿园、小学和中学教育。

百乐园的Sri KDU教育臂膀去年净利达3500万令吉,加上REAL每年提供额外的1800万令吉,周胜忠预计,如无意外,教育业务将每年贡献5500万令吉。

根据18倍的盈利估值,以及每年4500万令吉的保守盈利预测,如果上市,教育臂膀的价值可能至少达8亿令吉。他表示,这是上市的理想规模。

不过,他也强调,将对其他选项采取开放态度,包括脱售20至30%予策略投资者。

事实上,他也提出在香港上市的可能性。如果成功将教育业务拓展至中国等新市场,该集团将探讨香港上市。

展望未来,他称,K-12业务将成为增长的主要动力。有别于大马私立高等教育高达75%的高渗透率,私立K-12机构的渗透率仅有16%。

因此,他预计私立高等教育的竞争激烈和缺乏增长,将推动整合。

“高等教育业务已经过度饱和。每年的大马教育文凭(SPM)毕业人数并没有快速增长,每年只有2%左右。”

为了持续发展,私立高等教育机构必须注重提高效率和减低成本。有一种方法是采用科技在线提供课程教材。

周胜忠以网上课程为例。

“某些科目和课程,采用网上教课是合理的。学生可随时在家里听课,并降低我们经营和维护教室的费用。这不必降低教育素质。我们可招揽高素质讲师。”

抵销该业务增长缓慢的另一个办法是扩大高等教育,纳入年长的学生,或他称之为“终生学习”。

尽管教育工作者面临着开创的一个领域,但他认为这具很大的潜力。在快速发展的数字经济中,许多身处劳动市场的年长雇员很快发现自己多余,需要重新培训。

这在未来可能是个有前景的市场。

另外,百乐园正考虑K-12业务资产轻量化策略,使集团在未来能够更快地扩张。

周胜忠指出,K-12业务过去两年的增长有所下降,部分原因是信心低迷。

他解释说:“将孩子送去私立学校接受K-12教育,是一项长期承诺。在这12年内,每年的花费至少2万令吉。”

如此大额支出,令一些家长推迟决定,宁愿将钱留作高等教育。不过,周胜忠表示,今年私立K-12入学率开始回升。

百乐园K-12业务在截至2016年12月31日止财政年的税前盈利为3700万令吉,而2017财年首半年为2100万令吉,因该集团在4月完成收购创育集团。

百乐园第三季净利翻6.7倍

(吉隆坡14日讯)百乐园(PARAMON,1724,主板产业股)截至9月杪第三季,净利暴增6.7倍至8575万6000令吉,或每股20.21仙。

百乐园今天向交易所报备,去年同期净利为1115万9000令吉,或每股2.64仙。

营业额也从去年同期的1亿3477万7000令吉,年增41.8%至1亿9109万7000令吉。

累计首9个月,净利录得1亿872万2000令吉或25.65仙,按年上扬1.4倍;营业额为5亿1859万2000令吉,年涨31.8%。

该公司在财报中解释,随着完成脱售Sri KDU私人有限公司的产业给Alpha产托后,获得高达7780万令吉的收益,进而推高该季净利表现。

在第三季,旗下产业业务营业额年增26%至1亿2310万令吉,税前盈利年升11%至1870万令吉,归功于销售表现提高及数个项目进展顺利,包括雪邦的Greenwoods Salak Perdana、槟城Utropolis巴都加湾赛城的Sejati Residences。

另外,基于来自旗下REAL教育和Sri KDU营业额和盈利贡献提高,让百乐园教育业务该季营业额年涨82.3%至6800万令吉;税前盈利为1260万令吉,年涨1.7倍。【e南洋】

百乐园发展10亿高楼住宅

(吉隆坡23日讯)百乐园(PARAMON,1724 ,主板产业股)与雪州房地产集团(KHSB)签约,在雪兰莪八打灵再也发展两片共9.662英亩地皮,发展总值料达10亿令吉。

百乐园向交易所报备,上述合约是由子公司Aneka Sepakat私人有限公司(简称ASSB)所签署,在14区发展及兴建4栋高楼住宅,共1600个单位。

当中包括20%的可负担房屋单位,发展期为10年。

根据文告,KHSB是上述地皮的持有者,目前是以达鲁益善集团(简称KDEB)的名义注册。

然而,根据今年7月20日的授权书,KDEB已将该地皮的发展及交易权,交给KHSB。

根据比例,ASSB预计能从中获得约1亿6500万令吉的净利。

百乐园将通过内部筹资及向银行借贷,来为该发展计划融资。

该公司解释,上述计划符合其轻资产的策略,以扩大在黄金地段的地库,特别是在具策略的交通主导发展地段。

百乐园卖两地皮 进账9200万令吉

(吉隆坡2日讯)百乐园(Paramount Corp Bhd)把位于哥打白沙罗的两块工业地皮卖给间接独资子公司马制铝厂(Aluminium Company of Malaysia Bhd),总值9213万令吉。

根据百乐园向大马交易所发布的文告,其独资子公司Seleksi Megah私人有限公司把两块总面积达9.4英亩的地皮,卖给产业与建筑臂膀EM Hub私人有限公司。

上述有期地皮毗邻Taman Sains Selangor,Seleksi Megah是于2007年及2008年,以总值3993万令吉购入。

百乐园说:“百乐园可趁机释放地皮价值,并利用现金收购可在更短的周转时间内带来更高回酬的新地库,以改善集团综合发展的现金流及减少银行贷款。”

百乐园将利用5000万令吉,作为日后收购地库的资金,并以4010万令吉充当营运资本及削减集团的杠杆作用。

百乐园指出,截至2016年12月31日止财年,上述地段的净账面价值为4646万令吉,但莱坊马来西亚私人有限公司(Knight Frank Malaysia Sdn Bhd)于2017年12月20日给予该地皮的估值高达9210万令吉。

因此,集团在考量了上述情况后,以“愿买愿卖”的方式进行上述交易。

根据集团的2016财年已审计报告,上述交易将为其带来约3319万令吉税后盈利。

百乐园预计,今年第三季可完成交易。

该公司今日向交易所报备,独资子公司百乐园产业(湖畔)私人有限公司与Makmur Asiamaju私人有限公司签署买卖协议。

可建418单位

该永久地契地皮位于赛城旗舰区,毗邻雪州网络谷(Selangor Cyber Valley),与百乐园Sejati Residences项目的距离在1公里内。

百乐园说,雪邦市政局在2014年已批准在此发展418单位分层有地住宅。

该公司指出,购买地皮可补充在具有强劲增长潜能地点的地库,并提高产业发展活动,来产生长期永续收入。同时,不同的产品可迎合不一样的市场需求。

去年12月,百乐园成立联营发展雪州八打灵再也项目。

该项目的初期投资为8000万令吉,加上赛城地皮购买成本,抵消脱售雪州双溪毛糯地皮获得的9200万令吉,该公司还需要1亿3800万令吉银行贷款。

此外,每平方尺83令吉的地皮成本,比2010年6月购地时高出1倍,但新地皮已有发展令、基础建设和土方工程,因此价格属合理。

购地对盈利预测只有极小的影响,因为利息开销增加和地皮在2019财年才会首次贡献盈利。

基于实际净资产价值预测微增,提高目标价至2.40令吉,之前是2.37令吉。

百樂園放眼10億房產銷售目標

(北海2日訊)百樂園(PARAMON,1724,主要板房產)在2017年創下亮眼銷售業績,並放眼2018年房產銷售目標可達10億令吉。

百樂園房產(Paramount Property)總執行長馬駿驄在該集團感恩宴上致詞時宣佈,2108年銷售目標為10億令吉,勉勵團隊繼續全力以赴。

他特別贊賞百樂園(北馬)總執行長黃漢平,並指出在黃漢平領導下,該團隊在吉打州取得1億令吉銷售業額,整個北馬區域總銷售業績達3億3700萬令吉,占集團房產銷售業績的40%,業績振奮人心。

峇都交灣Utropolis大熱

該公司在檳城峇都交灣Utropolis新興衛星市大熱,第一期已售出84%,取得2億3700萬令吉的銷售額,總銷售達3億2700萬令吉。

另外,馬駿驄也宣佈,該集團來年新的願景“為美好世界改變生活,富足社區”,因而檳城峇都交灣的Utropolis房產計劃扮演重要角色,引領該社區繁榮昌盛。

他指出,百樂園北馬房產今年將會喬遷至菩提嶺(Bukit Banyan)寬敞新穎的銷售展示廳,近期內會推介檳城峇都交灣Utropolis 第2期房產計劃SUASANA高級公寓,目前已獲得40%預先訂購,市場反應好。

出席宴會嘉賓有百樂園集團總執行長周勝忠、黃漢平,高級市場銷售經理張文輝、百樂園(PW)總經理黃一思等。

Acquisition of a new wholly-owned subsidiary
Paramount Corporation Berhad (Paramount) wishes to announce that Paramount had on even date acquired one ordinary share, representing 100% of the issued share capital of Magna Intelligent Sdn Bhd (Company No. 1274867-V) (MISB) for a total cash consideration of RM1.00, thereby resulting in MISB becoming a wholly-owned subsidiary of Paramount (the Acquisition).

MISB was incorporated in Malaysia on 3 April 2018 as a private company limited by shares under the Companies Act, 2016 and is currently a dormant company. MISB has an issued share capital of RM1.00 represented by one ordinary share.  The intended principal activity of MISB is investment holdings.

The Acquisition does not have any material effect on the earnings per share, net assets per share, gearing, share capital and the substantial shareholders' shareholdings of Paramount for the financial year ending 31 December 2018.

None of the Directors and/or substantial shareholders of Paramount or persons connected with them has any interest, whether direct or indirect, in the Acquisition.

市场供需均衡 百乐园看好房產领域前景

(吉隆坡4日讯)百乐园(PARAMON,1724,主板產业股)首席执行员周胜忠认为,我国房產市场的供需均衡,尤其是价格介于40万至50万令吉的住宅產业深受民眾的青睞,因此看好房產领域的前景。

他指出,依照我国每年的家庭成长幅度为3%,目前共有740万户家庭,但住宅单位仅530万间,意味著我国房產供需仍有200万间的缺口。

他补充,从供应而言,市场每年完成约20万间新单位,不足填补旺盛的房產需求,因此看好房產市场的前景。

可负担房受青睞

然而,他不讳言,由于多数民眾无法负担超过100万令吉的住宅產业,导致高端市场的供需失衡,但是市场对介于40万至50万令吉的住宅房產的需求维持强劲,促使后者出现短缺的情况。

若依照州属而言,他认为,雪兰莪州的需求料持续增长,归因于民眾移居往城市工作和组织家庭,相信雪州和巴生谷可从中受惠。

他于上个月出席特许会计师公会(ACCA)所举办的「Walkthe Talk」活动后,接受《东方財经》的访问时,如是表示。

他表示, 若以百乐园的销量来看,从2016財政年的4亿令吉,暴增至2017財政年的8亿令吉,反映其所推出的住宅產业都是迎合市场需求的可负担房屋。

询及百乐园如何在2018財政年达到10亿令吉的销售目標,他表示,该公司透过推出不同地点和价格水平的住宅產业,达到多元化客户群,以及注重品质、住宅格局和了解客户所需,期望能达到销售目標。

他补充,该公司在八打灵再也的產业项目,强打对长者亲善的环境,格局和设计皆考量长者的需求。

「比方说,电灯开关位置较为低矮,厕所也比较宽阔,整体设计也较少出现梯级,希望能照顾坐轮椅长者的生活需求。」

与此同时,他相信公司今年的表现会优于2017財政年。「整体而言,全年的销售料仍维持强劲,加上教育臂膀的助力,相信全年业绩比去年更佳。」百乐园刚於5月23日交出了2018財政年首季业绩(截至3月31日止),净利从去年的698万令吉,按年微跌0.3%,至696万令吉,营业额则按年增加12.59%,至1亿6225万令吉。

隨著REAL教育集团开始做出贡献,该公司营业额按年增加,不过,赚幅较高的房產业务贡献减少,而使到净利持平。【东方网财经】
