新丰尼生活设联营公司 推1.6亿综合商业项目

(吉隆坡26日讯)新丰尼生活(SYMLIFE,1538,主板产业股)将通过联营公司,推行发展总值1.6亿令吉的综合商业发展计划。

新丰尼生活子公司Symphony Estates,将与Pink Corner,通过VitalCapacity联手发展有关地段。

Symphony Estates将持有联营公司的51%股权,其余股权则属PinkCorner。

该土地位于双溪毛糯,临近橡胶研究院(RRI),占地1.732英亩,净面值为1306万9219令吉。

双方拟推行混合商业发展计划,包含服务式公寓和零售商店,但相关细节仍未有定案。

计划预计耗时3年,一旦获得相关监管当局批准,将马上动工。【南洋网财经】

(吉隆坡27日讯)新丰尼生活(SYMLIFE,1538,主板产业股)将以5820万令吉购入在雪兰莪购入2.27英亩土地,以建议进行发展总值(GDV)高达3亿令吉的产业项目。

新丰尼生活透过子公司-SymphonyCrescent,与欧志强(译音)和黄吉兴(译音)进入买卖协议,以购入这片土地。

公司建议,在该土地兴建2栋39层商业大楼,发展期限为3年,发展总值预计为3亿令吉。

有关购地计划符合新丰尼生活专注在产业发展核心业务,因此这项购地机会料能加强未来盈利表现。

前稱BOLTON產業的新丰尼生活(SYMLIFE,1538,主板產業組),其產業主要在哪一帶?該公司每個季度都有盈利,而且每股有形資產值1令吉93仙,股價卻只徘徊在1令吉左右,是不是嚴重遭低估?地庫有多少? 有沒有被重估的可能?

答:
新丰尼生活擁有的產業資產詳情,可從其最新的2013年年報中獲得。

右邊簡表包括該公司主要持有的較大塊的地庫。

對產業股而言,每股市價低於每股資產價值是正常的事情,而且這也僅是評估一家產業公司價值的其中一項方式。最重要是它在有關土地進行的發展計劃,所帶來的價值才是較為重要的。或是它的每股淨利或本益比,或是該股項的周息率等,也是較為普遍的估值方式。

該公司在全國各地的地庫約有950英畝,包括一些面積不大,惟卻是坐落在策略性地帶的黃金地段。

新豐尼生活5622萬售CESB‧買主IOI產業和國浩置地

(吉隆坡23日訊)新豐尼生活(SYMLIFE,1538,主板產業組)宣佈以5千622萬令吉脫售在Continental Estates公司(CESB)的股權給國浩置地(GUOCO,1503,主板產業組)旗下的Seri Jati建築公司(PSJ)和IOI產業。

新豐尼生活在文告中指出,該公司根據獻售文件,和PSJ達致協議,脫售CESB的475萬股普通股(9.39%股權)和2千零71萬股可贖回優先股(11.88%股權),並和IOI產業達致相同協議,脫售CESB的230萬股普通股及1千萬股可贖回優先股,脫售價分別為3千789萬令吉及1千833萬令吉。

該公司將從中取得2千320萬令吉收益。

CESB為新豐尼生活和PSJ聯營的公司,主要業務是產業發展和經營油棕園,在馬六甲野新擁有約3千869英畝地段,截至2013年6月杪的淨資產共1億零664萬令吉,稅後虧損2千948萬令吉。

新豐尼生活是在今年6月向CESB的其它股東PSJ、IOI產業及Errigal投資公司獻售股票,售價為每股1令吉和可贖回優先股為1令吉60仙,不過最終Errigal投資拒絕此獻議,有關股票轉售給PSJ和IOI產業。

新丰尼再卖Continental股权

(吉隆坡31日讯)新丰尼生活(SYMLIFE,1538,主板產业股)宣布,二度与Pembinaan SriJati私人有限公司(PSJ)和IOI產业(IOIPG,5249,主板產业股)达成股权买卖协议,以总值757万8329令吉,脱售在Continental置业私人有限公司的股权,以重整其主要的业务。        

根据文告指出,前者分別献售Continental置业64万零409股和279万1869累积可赎回优先股(CPRS),以及30万9826股和135万零690累积可赎回优先股,予PSJ私人有限公司和IOI產业。献售价分別是510万7399令吉和247万零930令吉。

PSJ是国浩置地(Guoco)的旗下公司,这已是公司第二次出售Continental置业股权,第一次是在本月23日(週三),以总值5622万令吉出售Continental置业股票及累积可赎回优先股(CPRS)。

在完成上述两次股权买卖活动后,脱售Continental置业所有股权,新丰尼生活將筹得6380万1744令吉资金,这將有效增加集团的营运资本、扩展其核心业务和在未来可以获得新的投资机会。

管理层表示,这项股权买卖活动不会对集团的股本和净资產带来任何影响,然而,该出售计划却可提升集团的每股盈利,达每股9.3仙。另外,还可以降低新丰尼生活的负债率,从28%降至17%。

该股全天下滑2仙或1.739%,掛1.13令吉,成交量为170万2800股。【东方网财经】

(吉隆坡10日讯)新丰尼生活(SYMLIFE,1538,主板产业股)放眼,2018年至少取得20亿令吉的房产销售。

执行主席丹斯里阿兹曼亚雅在股东大会后向记者表示,市场对旗下楼盘的需求殷切。

“虽然房市在过去12个月有走缓的迹象,但我们推出发展总值达25亿令吉的项目,均获得优秀的认购率。”

他有信心,房市可在明年回归稳健的发展步伐,加上国行正采取措施,打造持续且稳定的市场,该公司可从中取得商机。

未来5至7年内,该公司将推出发展总值约40亿令吉的项目,已做好准备在房市上升周期中受惠。

双溪龙镇暂不动工

同时,新丰尼生活也积极放眼增加地库,供未来发展所需。

他透露,由于雪州政府计划收购部分地皮给冷岳河第二期工程(Langat2)使用,并兴建大道,故该公司在双溪龙(Sg Long)的城镇发展计划不会在近期内动工。

“政府将收购的地皮面积还未确定,希望年杪前可得到一个答案。”

根据公司最初预测,该面积达168公顷的发展项目,发展总值或达80亿令吉。【南洋网财经】
