建筑股Kimlun近期盈利下跌,公司管理层解释说主要是公司的大型工程已在去年完成,而其他工程还未进到能贡献大量盈利的阶段,公司制造业方面也完成了新加坡的mrt与电线工程,而klang valley mrt 2 需下半年才能开始贡献。目前公司建筑合约达15.9亿,制造合约达330m.

最新进展

金轮企业(KIMLUN,5171,主板建筑股)拥有16亿7000万令吉的建筑订单,当中最大的项目是砂拉越泛婆罗洲大道。

若包括制造业订单,目前订单总额达19亿令吉。

在今年3月的分析员汇报会后,许多投行下调评级,因今年是“转型年”,预期获得制造业订单的时间,可能会影响收益表现。

行家建议

我们的2018财年财测,比同行高出15%,因为金轮企业正在执行着庞大的创纪录订单,而且,制造业务的赚幅较高,能从其他交通项目和工业化建筑系统(IBS)工程中获利,盈利可能还有再上涨的空间。

除了预计该公司可获更多建造订单,我们也看好制造业务,也将获得新加坡捷运、捷运第三路线及隆新高铁的更多工程。

该公司最大的风险是过于依赖柔佛的项目,因此积极转型成较少集中柔佛的承包商。

我们认为,公司严谨的投标程序,以及仅接受强稳顾客的工程,并确保项目卖得出去,有助缓解这风险。

考虑到上述因素,我们也上调金轮企业的目标价至3.06令吉,估值处于单位数本益比的廉宜水平,建议买入。

金轮获2.15亿建筑合约

(吉隆坡15日讯)金轮企业(KIMLUN,5171,主板建筑股)获颁建筑合约,在雪兰莪兴建两栋公寓和附属建筑,总值2亿1475万9261令吉。

金轮企业向交易所报备,上述合约是Hillcrest Gardens私人有限公司,颁发给子公司金轮私人有限公司。

建筑工程预计会在2020年6月竣工,相信可贡献期间的净利和净资产。【e南洋】

The Board of Directors of Kimlun Corporation Berhad (“KIMLUN" or "the Company”) is pleased to announce that its wholly-owned subsidiary, Kimlun Sdn Bhd had accepted the letter of award from Hillcrest Gardens Sdn Bhd for the construction of 2 blocks of condominiums and ancillary buildings at Mukim Petaling, Selangor (“the Project”). The contract sum for the Project is Ringgit Malaysia Two Hundred Fourteen Million Seven Hundred Fifty Nine Thousand Two Hundred Sixty One and Cents Twenty Two Only (RM214,759,261.22).

The construction work is expected to be completed by June 2020.

The Project is expected to contribute positively to the earnings and net assets of KIMLUN Group for the financial years during the contract period.

None of the Directors and/or major shareholders of the Company or persons connected with them have any interest, direct or indirect, in the above contract.

8.15亿合约入袋.金轮全年有望破10亿

(吉隆坡18日讯)金轮企业(KIMLUN,5171,主板建筑组)开年至今共攫取8亿1500万令吉新建筑合约,距离10亿令吉合约仅有一步之遥。

上周五,金轮企业获Hillcrest花园公司颁发总值2亿1475万9261令吉建筑合约,将在八打灵建造2栋公寓,预期2020年6月竣工。

大马投行研究相当看好该公司前景,因该公司将建筑业务延伸至医院、商场、宿舍、政府办公楼及基建领域,预期该公司盈利能力可获得改善,进而上调该公司2017至2019财政年的盈利预测,上调幅度为2%、8%和10%。

肯纳格研究指出,连同上述合约计算在内,金轮企业今年共攫取共8亿1500万令吉建筑合约,看好该公司有能力可再取得1亿8500万令吉的工程。

肯纳格假设上述工程的税前赚幅为8%,预计该公司每年可从中获得470万令吉的盈利。

肯纳格补充,金轮企业今年共攫取了9000万令吉预制组件制造合约,目前共有3亿2000万令吉订单在手,可支撑未来2年的盈利表现。

竞标LRT 3高架桥合约

丰隆研究指出,除了最新建筑合约,该公司也受邀竞标轻快铁三线(LRT3)高架桥合约,可能捎来意外惊喜。

丰隆表示,该公司手握25亿令吉合约,建筑合约为22亿令吉,预制组件制造合约则为3亿2000万令吉,相等于该公司2016财政年营业额的2.7倍。

丰隆补充,尽管金轮企业2016财政年的盈利创新高至8200万令吉,但随着捷运二线(MRT2)及新加坡捷运线完工,意味制造业务表现将走缓,此外,建筑业务赚幅也逐步恢复正常,因此该行预期2017财政年盈利可能按年下滑16%。

最新进展:

我们预计,该合约将公司未完成订单推高至22亿令吉,年初至今获得的新合约已达3亿2000万令吉。

倘若该合约税前盈利赚幅达6%,将于2020年贡献980万令吉的净利。

同时,看好该公司可从巴生谷捷运第3路线(KVMRT3)、隆新高铁(HSR)和可负担房屋领域获得更多合约。

我们维持2017财年净利预测,因制造业务的新加坡捷运计划Thomson Line的完工,与今年末季交付捷运路线2(MRT2)配套之间的时间差距,预计该财年录得较低净利。

考虑到2018财年预测的10倍本益比,保持“守住”评级和2.30令吉目标价。

柔州建連貫道路 馬星集團頒5000萬合約

(吉隆坡28日訊)馬星集團(MAHSING,8583,主要板房產)頒發5000萬令吉合約予金輪企業(KIMLUN,5171,主要板建築),在柔佛建連貫至丹絨蘭砂(Tanjung Langsat)–查哈雅峇魯(Cahaya Baru)收費大道的連貫道路。

有關大道是士乃迪沙魯大道(SDE)的一部分,距離馬星集團城鎮發展僅一公里。

該公司發布文告指出,連貫道路有助縮短占地1313英畝、發展總值達50億令吉的發展項目,通往主要地點如丹絨蘭砂和巴西古當的距離,介于15分鐘至45分鐘。

馬星集團總執行長拿督何漢生指出:“連貫道路將加強通往士乃迪沙魯大道,以及南北大道的連貫性。”

“這將使 Meridin East對買家而言更具吸引力,因我們提供可負擔價格房屋,並具有好的設施和連貫性。”

上述建築工程將在2018年首季動工,料于2020年底竣工。

此外,金輪企業執行董事陳連興(譯音)稱:“我們很榮幸與馬星集團合作,希望這項合作可讓兩家公司攀上更高峰。”

最新进展:

金轮企业(KIMLUN,5171,主板建筑股)获马星集团(MAHSING,8583,主板产业股)颁发总值5000万令吉的合约,在柔佛建道路立交桥,衔接丹绒朗刹与士乃-迪沙鲁大道的查哈亚峇鲁收费站交流道。

这项工程将在明年首季动工,预计2020年竣工。这条衔接道路距离马星集团的Meridin East项目仅1公里。

行家建议:

加上这最新的柔佛道路工程,金轮企业今年至今已经赢得10亿令吉,超越原本6亿至7亿令吉的全年目标。

截至今年中,订单规模达23亿令吉,其中20亿令吉是建筑合约,另3亿2000万令吉则是制造业。这已经是2016财年营业额的2.5倍,相当强劲。

管理层指出,无法获得轻快铁第三路线的配套合约,但有意从制造层面参与该项目,即供应分段箱梁和其他预制产品。

同时,金轮企业也看好全国大选后的合约释出动向,包括东海岸铁路和隆新高铁等大型铁路项目,有意参与建筑和制造方面的竞标。

金轮企业将建造往返丹绒浪沙和马西佳哈耶峇鲁的收费站大道,该路段竣工后会衔接士乃迪沙鲁大道(SDE)。

●分析

金轮企业再下一城后,工程订单节节攀升,分析员看好该公司2018财政年会走出低迷,盈利将恢复稳定增长。

马银行研究指出,该公司今年至今夺下高达9亿3000万令吉新合约,手中订单提高到20亿令吉,获利展望乐观。

随着捷运二线(MRT2)动工,该公司的建材预制业务也会大有起色。

马银行表示,鉴于金轮企业的新合约远高于该行估计的7亿令吉,决定将新合约目标调高到10亿令吉。

该行将金轮企业2017至2018财政年盈利预测上修2%、8%和7%,并调高目标价,评级也由“持有”升至“买进”。

丰隆研究调整基础年份至2018财政年底后,将金轮企业的目标本益比由10倍升至11倍,目标价增至2令吉70仙。

该行认为,虽然金轮企业现财政年盈利可能减少16%,但下财政年有望逐步回升,促使该行调高评级,从“持有”调至“买进”。

金轮企业周五升5仙,收报2令吉23仙。

(吉隆坡28日讯)金轮企业(KIMLUN,5171,主板建筑股)以总值3607万5168令吉,从马星集团(MAHSING,8583,主板产业股)手中收购两块土地,计划兴建商业产业。

金轮企业向交易所报备,旗下两家子公司与马星集团的两家独资子公司签署协议。

其中,Kiiville私人有限公司与马星产业私人有限公司签约,以总值1424万5867令吉,收购土地面积约2亿836.30平方米的所有商业永久土地。

该土地位于富莱苑(Taman Sri Pulai Perdana)城镇内,毗邻Pulai Springs Resort,距离柔佛士乃机场20公里,及柔佛城市中心约24公里。

此外,Kii Ashbury私人有限公司,则以总值2182万9301令吉,向马星集团的Meridin East私人有限公司收购面积17.90英亩的农业永久土地。

这片土地位于Meridin East城镇项目内,距离士乃迪沙鲁高数公路仅2.5公里。

内部融资及贷款

金轮企业将通过内部融资或向银行贷款,完全以现金支付收购价。

上述两块土地,将被发展成为商业产业,且在与有关顾问(如测量师或建筑师)协商并完成规划和发展细节后,便会将发展申请呈交有关部门审批。

由于处于初步阶段,发展总值、施工和完工预测时间,盈利回报等暂未敲定。

金轮企业称,这项收购为公司提供在战略地点增加地库的机会,以加强未来营业额和净利。

管理层有信心,该商业发展项目能够深受大众的好评。

金轮企业和马星集团在柔佛合作密切,马星集团曾颁出多个兴建合约给前者,包括房屋和道路合约。

金轮企业近期积极吸收柔佛优质土地,不久前才宣布向UEM阳光(UEMS,5148,主板产业股)收购位于柔佛依斯干达公主城的土地。

该土地面积约28.995英亩,该公司出价为8209万7421.25令吉。【e南洋】

这两块土地面积,分别为约2亿836.30平方米的商业永久土地,及17.90英亩的农业永久土地。

行家建议

鉴于收购时间漫长,我们中和看待这项最新收购,因为我们预计该公司会在2020财年才开始发展,届时开始贡献。

除非金轮企业决定早日结束,否则我们预计这项交易会在2020年末季才会完成。

土地评估对发展总值比例为10-15%,我们预计这两块土地的潜在发展总值,介于2亿4000万至3亿6000万令吉的范围。

而该公司的净负债水平,将从截至第三季的0.06倍,增至0.12倍,仍处于可管理水平。

因此,我们认为,该公司未来会继续在柔佛增加地库,目前,该公司未完成建筑订单企于约21亿令吉,未完成制造订单为3.5亿令吉,同样足够忙碌2年。

年初迄今,金轮企业共赢得9亿4000万令吉建筑合约,占我们2017财年新增订单的94%,而我们预计,受到主要项目如泛婆罗洲工程,未来建筑营业额将重拾增长步伐。
