Flextronics to grow Senai ops aggressively

SINGAPORE: Barely three months after setting up a medical devices facility in the Iskandar Development Region (IDR), electronics manufacturing provider Flextronics International Ltd now wants to ramp up its operations there.

Currently, only half of the space at the medical devices site at Senai is being used, where four production lines are running.

The expansion would put the Senai plant on par with its sister facilities in Singapore and China, a senior official told Business Times.

“Apart from ploughing more investments into the medical facility, which began operations in April this year, we are also looking at hiring more engineering talent,” Flex Medical’s vice-president for global devices (medical equipment) Daniel Tan said at Flextronics’ Kallang Place facility in Singapore.




No figures were disclosed for the expansion project in Johor, where components for high-volume consumer medical products such as liquid and gas chromatography, immunoassay blood diagnostic system and cellular sciences equipment are beginning to be manu-factured.

Although the Senai medical devices site is currently engaged in surface mount technology, and the unfinished medical devices are then moved to Flextronics Medical in Singapore, the company is looking at having the Senai site take on more manufacturing capabilities.

“In about six to 12 months from now, we are looking to grow the Senai site in an aggressive manner,” Tan added, saying that some of its top medical devices customers include Agilent Technologies, Abbot Laboratories and Waters Medical Systems.

Besides tapping into a pool of young engineers at Universiti Teknologi Malaysia in Johor where Flextronics has sponsored a laboratory, Tan said Johor’s proximity to Singapore will enable the company to train its Malaysian staff at its Kallang site, while seconding its senior Singaporean engineers to assist their counterparts across the Causeway.

Apart from Singapore and Senai, Flextronics’ medical capabilities in Asia span manufacturing facilities in Suzhou and Gushu in China, while a design centre is found in Beijing.

EXECUTIVES from the Iskandar Regional Development Authority (IRDA) made a sales pitch yesterday to the Brunei Investment Agency (BIA) and private investors in the Sultanate, in the hope of attracting them to cash in on the economic corridor's growth momentum.

Chief Operating Officer Hilmi Mohd Nashir said IRDA was eyeing Brunei investors for the corridor's planned development in the property, tourism, medical services and logistics.

Representatives from IRDA met with BIA executives yesterday, as the corridor was aiming to get the sovereign wealth fund as an investor.

IRDA has trained its sights on Brunei investors for its high-end hotels and Meetings, Incentives, Conferences and Exhibitions (MICE) venues, Hilmi said.

Over the next one to two years, Legoland Malaysia and Johor Premium Outlet, which will feature 80 to 90 outlet stores, will bring in four to five million visitors "in the initial stages", said Hilmi.

"We expect a lot of visitors and will require top class, five or six star hotels, not just the three and four star ones," Hilmi told The Brunei Times.

What IRDA is doing will compliment what Singapore has, he said, and will be offered at a lower cost.

"Another area for our investors we are looking at, is medical needs of the region, where our investors can come in. Some examples are specialist hospitals or fertility hospitals, which are difficult to find in the region, but may be available here at Iskandar," he said.

The Iskandar economic corridor is centrally located in Southeast Asia, Hilmi said, adding that IRDA is looking to capitalise on the connectivity that Singapore provides with the availability of Changi Airport, ports and the Mass Rapid Transport (MRT) system which will be entering Johor in the future.

IRDA is also hoping to develop a Halal Logistics Hub, a total supply chain from farm to fork. Hilmi said this could be a potential for Brunei to look at as a possible investment.

Azwah Mohd Noor, senior vice president of IRDA, said the development region has achieved a RM$73 billion ($31 billion) investment target. Fifty-nine per cent of investors are local.

"The strongest sector supporting our investments is in the manufacturing industry, followed by properties investment," she said, adding that to date, 40.1 per cent of the total committed investments have been spent.

Azwah said some top class institutions would be set up at the investment region Marlborough College, Newcastle University Medicine Malaysia (NUMed), Netherlands Maritime Institute of Technology, University of Southampton Malaysia Campus and Management Development Institute of Singapore as the infrastructure is already set in place.

Moreover, Hilmi briefed prospective private sector investors on the oil and gas sector in Iskandar and its surrounds, which contribute to further economic growth expected in the region.

Just outside the IRDA region, Petroliam Nasional Berhad (Petronas) is setting up a US$20 billion ($25.5 billion) refinery.

"Oil and gas development is big. We want to have them in Iskandar which we think of as the emerging oil and gas hub for Asia," he said.

Hilmi also said that Iskandar Malaysia would have a deep-water centre, which will be the only one in Asia, comparable to the likes of those in Argentina, Gulf of Mexico and Europe.

"The downstream and spillover effects will provide a lot of employment for the region, and raise the standards of living for the people there while creating opportunities for development. We must compliment Singapore and leverage what they have to offer as our aim is to grow together," he said.

其实这种大型infrastructure的投资,就像产业买卖一样,如果说property是在一个非常ulu的地方,一开始在property launch的时候,发展商为了吸引买家,通常都会给很多offer 和incentives,好像比如说免利息直到屋子建好,5-10%downpayment discount,免legal/stamp duty fees之类的,这通常是第一阶段,第二阶段的产业如果说sales到很好,过后就会抬高价来卖(谁叫你买家一开始不早点来,现在我整个区作起来了,此时不砍你更待何时)。第三第四直到整个project完了基本上就是这种戏吗。。

iskandar的情况其实也差不多,可是不一样的地方是发展的规模非常大,现在初期阶段政府一定给发展商很多比其他“国家”还要好的优惠(tax breaks)来吸引外来投资者...等到后期整个plan都realise之后就太迟了。可是马奶下有很多这种发展商的bad record (MSC就是一个例子),不过还好我们的好邻居新加坡就在旁边,再加上把tanjung pagar火车站还给他们来换取他们来这边投资,我只可以说出这个策略的人,新山人要感谢他

当初我也很怀疑Iskandar,甚至看死它将是另外一只白象。。。多亏我姐住在Bukit Indah,我有时间就去看访她,才有机会看清Iskandar,她5年前买的双层排屋,从200k到最近有人开价350k,5年前我还笑她傻为什么买这么Ulu地方。。。

(柔佛‧新山8日訊)馬來西亞依斯干達特區成功吸引外資,特區內的房產發展日益穩健,造成近3年來,越來越多新加坡的產業仲介公司越界在新山活動,估計目前有逾百家新加坡產業仲介公司在新山非法進行產業交易。

馬來西亞產業仲介師協會柔佛州分會今日在新山舉行的新聞發佈會上,發佈上述消息。出席者有該分會主席呂茳禾、前任州主席兼全國中委林文彬、財政部委任的產業仲介監察官林亞歷等人。

呂茳禾:非大馬公民不具資格

呂茳禾指出,根據1981年估價師及產業仲介師法令22(D)條文的規定,凡不是馬來西亞公民或永久居民者,都不具備成為註冊產業仲介師或見習產業仲介師的資格。不過在有關法令生效前,就已經註冊為產業仲介師者,則不在此限制內。

他表示,凡觸犯法律並罪名成立的非法產業仲介師,可被罰款不超過2萬5千令吉或監禁不超過3年或兩者兼施。如果持續違例犯法,違法者可面臨每天500令吉的罰款。

他說,截至目前,在柔佛州,已向馬來西亞估價師及產業仲介師委員會註冊的公司有98家,以領域分類的話,分別是估價師及產業仲介師(30家)、評荐師及產業仲介師(5家)、產業仲介師(63家)。

林亞歷:禁擅豎立廣告牌

林亞歷解釋說,在有關法令下,新加坡產業仲介師越界到新山進行產業交易活動是違法的,身為監察官,他有權檢舉違例從事產業仲介活動的人士。

他說,新加坡的產業仲介師可以在本地尋求本地註冊的產業仲介公司合作,進行產業交易活動,他們不得擅自在本地豎立產業買賣的廣告佈告牌。

他表示,但是隨著馬來西亞依斯干達特區的快速發展,新加坡產業仲介公司在本地非法豎立起廣告牌子,進行產業交易的現象,時有所見。

林文彬:應與本地業者合作

林文彬說,這三年,新山的產業市場,越來越多來自新加坡的產業仲介公司也加入活動,代新加坡公民處理產業交易事務。

他表示,來新山分一杯羹的新加坡產業仲介,也許都不知道他們是越界犯法在進行產業交易,其實他們可以尋求合法的途徑,如與本地註冊的合格產業仲介師合作。

他指出,站在公會的立場,都是希望把非法的產業仲介業者引入正軌,成為合法的產業仲介師或仲介員。(星洲日報/大柔佛)

'UEM Land to gain most from Nusajaya'

UEM Land Holdings Bhd is expected to be the biggest beneficiary if Singaporean investments surge as a result of the recent swap of the Tanjong Pagar railway station land with Singapore, says HwangDBS Vickers Research.

Malaysia agreed to swap the railway land, which it owned, in exchange for six parcels of land with a permitted gross floor area of up to 501,020 square meters.

UEM owns 4,208.7 hectares of land in Nusajaya, a key component of Iskandar Malaysia.

In a note today, it said the completion of major catalyst developments such as the Coastal Highway, Legoland, Newcastle University and Johor Premium Outlet by next year would transform Nusajaya into a hive of activity.




"We expect Eastern & Oriental Bhd's 85 hectare Resort Wellness development in Medini Central to do well given its strategic location near the second link.

"Singapore's stamp of approval should see strong interest from Singapore buyers," it said.

Hwang DBS also said Genting Plantation Bhd's land bank of 2,226 hectares in Kulai, Johor, was poised to ride on Nusajaya's success.

"The increased activities in Johor will benefit MMC Corp Bhd, a premier utilities and infrastructure company.

"This could take the form of more investments at its land in Tanjung Bin and Senai, more passenger travel and cargo movements at Senai Airport, higher throughput in Port of Tanjung Pelepas and Johor Port and expansion of Tanjung Bin's power plant by 1,000 megawatt," Hwang said.

The developments at Nusajaya would also be driven by the partnership between WCT Construction Sdn Bhd, a construction and property development company, with Iskandar Investment Bhd to develop 1Medini.

The first phase will consist of 300 units of condominiums slated for launch in 2013.

"We understand that Iskandar Investment is in talks with several local and foreign investors to build a three-star resort hotel, four-star business hotel, a retail mall and a high-rise tower in Medini worth RM1 billion," it added. -- Bernama

这两年基建工程确实是新山从来没有发生过的。
虽然工程确实缓慢,加上导致的塞车让人火滚, 但是对未来的交通自然有很大的帮助。
至于现在最热门的都在新山西区,和世纪大丰这些华人区,还是要看好好才投资。
要不然就是大风吹的游戏,发展商的炒作也只是他们的赚利。

JOHOR BARU: Shopping for branded products will be the attraction for visitors to Kulai after the Johor Premium Outlet (JPO) opens its doors on the auspicious date of Nov 11 or 11.11.11.

Designer brands like Burberry, Coach, Polo, Ralph Lauren, Prada, Armani, Canali, Ferragamo, Tod's, Zegna, Nike and Puma will be featured in the RM149mil outlet.

The outlet will be located on an 18ha site and will sell the products, which will be a season old, at 25% to 60% cheaper than the malls.

The project is a 50-50 joint venture between Genting's 54.6% owned subsidiary Genting Plantations Bhd and Premium Outlets, a division of US-based Simon Property Group.

The outlet is about 80% complete and is based on Simon's flagship Premium Outlet “Woodbury Common” just outside New York. There are 52 such outlets in the United States, Mexico, Japan and South Korea while the JPO would be the first in South-East Asia.

A purpose-built flyover is being completed on the Second Link to ensure a smooth connection from Singapore and the North-South Expressway.

Mentri Besar Datuk Abdul Ghani Othman said the project would significantly increase the number of visitors to the state both from other states and from Singapore.

“The JPO construction is on schedule and it will open in the third quarter of the year as scheduled,” Ghani said.

Prime Minister Datuk Seri Najib Tun Razak is scheduled to open the JPO and has indicated that it should be done on Nov 11 because of the auspicious date.

JPO director Datuk Justin Leong said the company planned to bus in visitors from all over Malaysia and Singapore, and use the Senai airport to bring in regional tourists from countries like Indonesia and Thailand.

“This is an exciting development for Johor and Malaysia as it will be a key driver for retail tourism.

This will also feature Iskandar Malaysia on the map,” he said.

It is learnt that Education@Iskandar Sdn Bhd, a unit of Iskandar Investment Bhd, is expected to sign a partnership agreement with Reading Business School soon.

Kuala Lumpur: Britain's University of Reading Business School is setting up a branch campus in EduCity in Iskandar Malaysia, Johor, for between RM150 million and RM200 million, sources familiar with the plan say.

This would make it the third education group from the UK to set up branches in Iskandar Malaysia, highlighting their confidence in growth in Asian markets.

To be known as University of Reading Iskandar, construction is due to start next year, said a source.

It is learnt that Education@Iskandar Sdn Bhd, a unit of Iskandar Investment Bhd (IIB), is expected to sign a partnership agreement with Reading Business School soon.

EduCity is the education hub of Iskandar Malaysia, comprising world-class multi-university campuses, international schools and colleges, as well as recreational facilities and accommodation for over 20,000 students.

Demand from foreign universities has been so strong that the allocated land for EduCity is fully occupied. But IIB has said it would provide more land for EduCity.

The others that have committed are Marlborough College, one of the UK's leading independent co-educational boarding schools, and Newcastle University Medical Malaysia (NUMed), which is being built for RM90 million and due for opening this year.

IIB did not respond to questions sent by Business Times.

Set up in 2001 and located in England, Reading Business School is the centre of the world's business research and teaching.

The global institution had said in April it is investigating the prospects to set up a branch campus in Malaysia.

This was after a discussion with Datuk Zakaria Sulong, the High Commissioner of Malaysia to the UK, and leading regional business representatives on the investment potential in Malaysia.

Talks were centred on investments in Malaysia and how students and graduates of Reading Business School will have good chance for work placements.

Besides Marlborough College and NUMed, the hub consists of the Netherlands' Dutch Maritime University, the RM300 million Management Development Institute of Singapore, and the S$82 million (RM203 million) Raffles University Iskandar by Singapore's Raffles Education Group.
