Senai Airport seeks to be southern hub

JOHOR BARU - The Johor government is in talks with airline companies to introduce international flights from Senai Airport next year to cater to an expected increase in tourist arrivals, following the opening of a theme park in Iskandar Malaysia.

State Tourism and Domestic Trade Committee chairman Hoo Seong Chang said the number of tourist arrivals was projected to increase two-fold with the opening of the Legoland theme park.

Touted as the first international theme park in the country, Hoo said the development was expected to draw between one and two million visitors a year, with those from across the Causeway expected to double.

"Moreover, with the opening of the Johor Premium Outlet in Kulai in November, the state will see a boost in tourist arrivals.

"The state government has started organising familiarisation trips for foreign tour operators and media groups to Johor.

"We, therefore, want airline companies to be prepared for the influx of tourists," he said, adding that the state government is targeting groups from Indonesia, China and Thailand.

Hoo said Firefly, a subsidiary of Malaysia Airlines, which is keen to make Senai Airport its southern hub, was planning to start flights from China and Bangkok next year.

"The state government, through Tourism Malaysia Johor, is also planning to organise familiarisation trips for tour operators and media representatives from Europe, but the expenses for this group will be much higher," he said after flagging off the Explore Johor Treasure Hunt 2011 at the Persada Johor International Convention Centre here yesterday.

The event, jointly organised by Johor Corporation, the Tourism Ministry and Tourism Malaysia Johor, saw the participation of 50 cars, each with four participants, which will head to Kota Tinggi, Tanjung Leman jetty and Pulau Sibu.

Johor recorded 16 million tourist arrivals via its various entry points last year.

Of this, 1.7 million were tourists from the state.

想买来住的应该不要计较价钱快点买,不然就会付出更高的代价了.

(努沙再也讯)配合柔南依斯干达特区发展,一个位于古来的名牌商品城将在今年11月11日开幕,商品城的各类高级品牌都以25%以上折扣的厂方优惠价格出售,预料开业第一年可吸引400万人次光顾。
  《南洋商报》报道,名牌商品城(Johor Premium Outlet)斥资1亿4900万令吉(约6000万新元)建设,建筑面积33万平方尺,建设工程已完成80%,由云顶集团和美国西门地产集团(Simon Property Group)联营。

  报道说,商品城将展销各类高级品牌,包括Burberry、Coach、Polo Ralph Lauren、Prada、Armani、Canali、Ferragamo、Tod’s、Zegna、Nike、Cucci、Calvin Klein、Puma等。

  商品城开幕当天将邀请到首相纳吉主持开幕仪式。

  自从马来西亚依斯干达特区在2006年推介后,柔州境内2217平方公里种植树胶和油棕的园丘已开发为医院、大学、国际学校、旅舍、货运和制造枢纽,而乐高主题乐园也将于明年投入运作。

  报道说,配合特区的庞大发展,特区内许多要道和高架汽车天桥已如火如荼建设中。迄今,特区共吸引732亿令吉(约300亿新元)的投资,其中41%来自国外,包括新加坡。

  报道也说,尽管新加坡的投资慢热,但当局相信在马新两国的合作和联营下,新加坡厂商和投资者对特区的发展潜能将会更有兴趣,进而加入特区发展行列。

依斯干达特区转运直透巴士 首阶段古来路线开跑

(新山25日讯)大马依斯干达特区转运直透巴士(BeXTRA),首阶段往返古来路线开跑,在繁忙时段提供直达目的地的服务。

 由大马依斯干达公共交通部队(PAIM)及依斯干达特区发展局推出的新巴士服务,将分成3条主要路线,包括往返新山及古来、乌鲁地南及大学城。

 现阶段,古来路线已在本月起投入服务,乌鲁地南及大学城路线,则预计在9月及11月陆续开跑。

 据初步规划,巴士每天凌晨4时45分至晚上10时30分川行,但只在高峰时段,即清晨5时至上午9时,及下午5时至晚上8时,提供“直通”服务。

 意味著,巴士在繁忙时间将从起点直达终点站,间中不会停车,至于非繁忙时间,乘客还是可以在特定巴士站,要求上下车。

 依斯干达特区发展局总执行长依斯迈指出,有别于巴生谷区推行的转运直透巴士服务,即从总站到数个巴士站载客,之后再取道大道到目的地,本地将更著重于加强服务、舒适度及乘客意见。

 他说,巴士只在特定巴士站停站,相对缩短行驶时间,当局也在特选地点建设快捷转运巴士站,届时,每个站将设有时间表、巴士到站显示器、电眼及无线上网服务(只在特选的两个车站),致力打造一个更舒适及安全的候车环境。

 “其中,巴士到站显示器将由巡查员监控,并受陆路公共交通委员会(SPAD)及警方监督;巴士站建设工程预计今年内完成,现阶段则使用现有巴士站。”

古来再也终站—大古来—古来医院—士乃—士姑来公主花园—柔佛花园—安莎娜广场—新山中央医院—黄亚福街—新山中环综合车站

每日载客量达300人次

新巴士服务不到一个月,每日每辆巴士载客量平均达300人次,反应理想。

 据斯干达特区发展局提供资料,当局共准备24辆巴士投入转运直透巴士服务,每条路线将有8辆巴士川行,而现阶段,古来路线的8辆巴士,平均每日载客量约2400人次。

 上述公共交通主要服务对象为上班族,当局希望在繁忙时段的直通服务,可协助这些脚步匆忙的乘客节省时间,并更准时抵达工作地点。

 尽管如此,当局强调也将尽量照顾其他年龄层乘客需求。

 另一方面,依斯迈也相信,透过转运直透巴士服务,有助进一步推广依斯干达发展局属下“Trans ISKANDAR”交通服务品牌,并凸显其创新、动力及具竞争力的特点。

Grand Iskandar taking shape



NUSAJAYA: There is a sense of excitement in Iskandar Malaysia as key projects in this mammoth economic corridor take shape.
One of this year's highlights will be the opening of the Johor Premium Outlet (JPO) in Kulai-jaya with Prime Minsiter Datuk Seri Najib Tun Razak slated to attend the opening on Nov 11.
Shoppers will be able to buy branded items at factory discounts of 25% and above for famous brands including Gucci, Prada, Coach, Ferragamo, Ralph Lauren, Esprit and Calvin Klein. (The JPO is a 50:50 joint venture between Genting Group and United States based Simon Property Group).

Once completed, the gross built-up area of the JPO will be approximately 330,000 sq ft and is expected to bring in four million visitors in its first year of operations.

Besides the JPO, a number of key road infrastructure works have been completed in this vast development which is three times the size of Singapore.

Since the inception of Iskandar Malaysia in 2006, parts of the 2,217 sq km landscape which was once planted with rubber and oil palm is slowly changing with the opening of hospitals, universities, international schools, hotels, and logistics and manufacturing hubs.
Some of the eight road projects have in fact been completed ahead of schedule, namely Jalan Yahya Awal Jalan Lingkaran Dalam Interchange and the Ulu Tiram Interchange.

As for some of the development projects in Nusajaya, the Britain-based Newcastle Uni-versity Medicine Malaysia has been completed while construction of Marlborough College Iskandar is under way.

The construction of Iskandar's Legoland Malaysia theme park, also in Nusajaya, is progressing well and is scheduled to open next year.
Legoland will offer 40 interactive shows and rides along with 15,000 Lego models, including those of famous buildings. It will be the first of three planned theme parks in Iskandar Malaysia.

Two lead players involved in the planning, implementation and funding of the project are Iskandar Regional Development Authority (IRDA) and the Khazanah Nasional-driven Iskandar Investment Bhd. Johor Mentri Besar Datuk Ghani Othman, who is also co-chairman of IRDA, has been hands-on since the inception to ensure the smooth implementation of the projects by having briefings at his office in Nusajaya and at IRDA's headquarters in Danga Bay.

Ghani has been aggressively promoting Iskandar during trips abroad.

These efforts have been successful as to date, RM73.24bil of investment deals have been clinched including 41% from abroad.
“I am happy with the progress of the projects taking shape in Iskandar Malaysia.
“Some of the road projects are actually ahead of schedule,” Ghani said.
Ghani is also known to question officials whenever it comes to projects that seem to be lagging behind, including the Senai flyover built under the supervision of the Public Works Department.
He has earned a reputation for not depending on official briefings on projects and has never hesitated to visit project sites to learn first-hand about delays or the projects' pro-gress.
Singaporean interest and participation in Iskandar is also expected to be further boosted through the settling of some of the thorny issues in the Points of Agreement between Malaysia and the island republic.
“It is just a matter of time before Singa-porean companies start investing in Iskandar in a huge way due to the warming bilateral relations between both countries,” a diplomat said.
IRDA has kept the public informed of the various projects through its Open Day events, including exhibitions.
It has welcomed public feedback and suggestions, and is also engaging the Facebook generation through its Facebook page, “Friends of Iskandar Malaysia”.

400多的,明年可能就没有了,如果有去新花园跑跑的话你就会发现,很多发展商现在在test market,一开始卖价还ok,到后期就开始变贵,最后几间超级贵,卖完了如果还有人要,就代表价钱上探的空间还很大。。。而这个情况几乎反映在每个新的花园,尤其是SP Sxtia的。。。可以说是领头羊。。。

等到4/5月去问,sales说2012才launch,而且价钱500k+开始起跳!!

but 我个人是没有觉得不合理啦,坦白讲iskandar区是一个发展中的区域,地理环境的因素绝佳(没有地震火山,sudden fload),如果以投资股票的技巧来看房产买卖,iskandar本身就是那种所谓的稳健成长股,有朝一日会成功(不敢讲一定)。

所以现在买价虽然开始上升(不说贵是因为如何定义贵?),可是如果你觉得它的管理层有用心经营整个计划,那么把它看成是一项投资,也不是一件“包亏”的事情。

等到4/5月去问,sales说2012才l ...

    对啊!我在去年及时入场现在都已经觉得有点幸运了,因为我去年面的时候我的薪金也刚刚好过罢了,今年的话100%贷款不到了

对啊!去年300k+,今年400k+,明年500k+ 。hauzi大大的屋子今年就500k+了 。


BI的新launch排屋都已500k起跳了。。。相信以前400k的排屋的bumi lot release也很快会hit 500k。。。
